This is my second attempt at leaving a review for Marta Perez, and I suspect my first didn't make…read moreit online because it was negative, regardless of it being accurate and true. Ms. Perez was the buyers agent in an ultimately failed sale of my home in Payson, AZ. We worked in good faith with her and her client - who turned out to be her sister, but with different last names, we were unaware during the transaction - including jumping through several FHA hoops for them, addressing ridiculiously minor inspection issues (tip over protection for the range, chipped paint on an exterior porch column, etc), dropping our ask for meaningful earnest money (ultimately just $1000) and moving up our own cross country relocation by 2 weeks to close on their requested date. Long story short, Ms. Perez and her sister were "less than honest" with my family, my agent, and her mortgage lender. After flying across the country to rush and finish addressing their list of requests, spending a 3 day marathon of packing, loading and cleaning to get on the road by her requested date, Marta and her client were no-shows to the closing. We had already signed our end of the paperwork, and were halfway across the country when the news broke. To date, Ms. Perez's duplicitous behavior has cost me more than $40,000 in lost wages, moving costs and continued mortgage payments on a home we no longer reside in. Thanks to her expertise - because she clearly knew what she could and couldn't do during the process, despite my agent REPEATEDLY informing her of the difficult position she was putting my family and I in - and AZ real estate laws, there is no penalty for her or her client, other than a bad review. So here it is: the bad review, urging other potential clients and agents to take great care in dealing with Marta Perez.

If you choose not to sign a lease, you still must pay the Admin Fee. I reached out to take care of this payment and they refused to allow me to make that payment, saying I had to make it in the portal, but as I did not have a lease, I was unable to access the portal. It looks like they want to send my unpaid Admin Fees right to collections, just to stick it to me. Don't allow yourself to become a victim of apartment leases owned by 29th Street Capital. Secondly, be warned about the Mandatory Deposit charge, they call "deposit waive fee", based on your credit or co-signers on the application. This is a monthly, and per lease charge, you will be forced to pay. 29th Street Capital owned apartments claims this is a standard practice. It might be for their company, but rest assured most other apartment leases will not gouge you in these two ways.

Also important to us is that she is very patient, even when we put our search on hiatus for a while. We then found a new location and Amy handled the transaction smoothly.
