He offered ability for float down, a low interest rate with no fees, on the surface everything seemed great. When we tried to lock the next day, all of a sudden he said he had 2K in fees. At the time I didn't check other agents in his company so I agreed since 3.5% was such a low rate at the time (end of January 2015). I wish I had worked with another agent because when I did check, other agents gave me the same rate without the 2K fee. Stephen was condescending and argumentative, overall difficult to work with. While we were trying to close our refinance, he was on vacation and he didn't even notify me or let me know to contact someone else. Then when he picked up my call, he was exasperated that I called him during his vacation. Which is absurd because I was never told beforehand that he was leaving in the first place! Had I known, I would have been fine to follow up with someone else. Other gems during our conversations - "Oh I know our online site says your loan was submitted to the bank, but in fact it was not and we will need more time to hear back from the bank. Nobody uses the online site anyways", "Oh when I said that the loan was being submitted for approval what I REALLY meant is that it goes to our internal team first and not really to the bank yet." In the end, the refinance was still rejected. Overall a bad experience and a waste of time and energy. Luckily I was able to close with another bank instead at a low rate.

Not only did I get a great rate of 3.50% on a 30 year fixed, but there were lender credits paying for every single penny of the closing costs. I'm not sure how Stephen or this direct lender gets such good rates, because when shopping other lenders, most lenders were quoting me much higher rates of 4% or even higher ( due to the loan being a large Jumbo). Stephen was always available to take my calls. He was always very informative with a direct no non-sense approach. At one point during the process, there was a market- improvement, and without even having to ask him, even though my rate was locked, he requested a float-down on my behalf to an even lower rate. As a result of this good service, I have since referred 2 family members to Stephen, and they too now have loans in process at these great rates. This lender takes no short cuts on processing. Some of the documents they asked for did seem silly. I just sent them in without a fuss. I didn't mind having to jump though some hoops to save such a large amount of money over the life of the loan. PS: Even after closing, I got a nice box of Dancing Bear cookies shipped to me as a thank you closing gift from Stephen. I thought that was a nice touch.

    I did not use ASAP Mortgage, but here's why I'm writing a review. A few months ago, when mortgage…read morerates were way low, I called around asking for quotes. The internet banks were quick to give me quotes at competitive rates. I figured I would call ASAP to see if they could do any better. When I called, the owner answered the phone and spent the next five minutes talking me OUT of refinancing. She said something along the lines of, "listen, I could sell you a mortgage refinance and make a commission on it, but based on your current mortgage and how much you owe, it won't be worth it for you." I then sat down and took a hard look at the quotes I had been provided and realized that the owner of ASAP was right - a mortgage refinance wouldn't have saved me any money, and it possibly could have cost me some. When is the last time you heard of a business owner turning away a sale because it wouldn't be right for the customer? I was impressed.
