We decided on a wood deck to match the majority of the homes in our HOA, and because we just like the look better. From the beginning of his crew showing up till the last piece of trash picked up they were extremely friendly and FAST!! They started on a Tuesday and finished by Friday for a 24'x16' deck that was 6' off the ground on uneven ground. Finish product was even better than the graphic design of it. After the sale was complete and the initial deposit was delivered, he all but disappeared. Here are the low lights: The project dragged on and went over schedule. A crew member showed up drunk and smoked pot in my yard. There was money stolen from my home. My complaints and phone calls to the owner went unanswered. Now that the work has been completed for several years, I am trying to get the 4 leaking skylights that they installed repaired, and the owner is cursing at me and telling me to go hire "the Mexicans" to fix the problem. Please keep in mind that this is a man who I paid more than $100,000. In addition to the skylight problem, the drywall tape and joints are pulling off the walls and ceilings, and there are numerous cracks that show poor drywall finish work and obviously shifting constructions. Do not hire Total Living Construction. You will be sorry. I am.

We hired Sandro to dig out and underpin a basement (with full gut reno as a separate unit), renovate several bathrooms, and completely redo a backyard/patio. Having someone literally dig out your foundation while you live there is a harrowing experience. But SVC exceeded our expectations. Not only were SVC's prices far more affordable than the nearest bid by a huge margin, but they completed every task up to my high standards. Sandro was always flexible when we decided to make changes to the plan. And he was amazingly good at anticipating questions ahead of time and making sure that he had our input when necessary. Sandro handled all aspects of the renovation including the design, architectural drawings, permitting, sourcing materials, and building. Only the structural engineering was outsourced (to a structural engineer). My only complaint is that the project took slightly longer than estimated. Everything turned out beautifully. There were multiple specialists in the house from the team that did the luxury vinyl tile, to the hardwood floor installers, to the stair refinishing team, the painter and stainer, electrician, plumber, and helpers. They were all very respectful of our house and cleaned up each day before they left. They covered everything for protection and what I thought was going to be a really messy job turned out to not be bad at all. The job took over three weeks and the Owner Daoud came every day, sometimes twice a day to make sure everything was going well. And, can't forget to mention Maisa in the office who worked with us on the contract and flooring selection and was extremely helpful. We highly recommend them and will definitely use them for our next remodel job.

TLDR; after hiring Michael & Son to build a dormer, I wouldn't trust them to build an IKEA…read morebookcase. The sales pitch was great, unfortunately they did not do what they said they would do, and they did not even do what they put in writing they would do. We paid for framing plans. They framed the dormer but it did not turn out according to the plans, so they took it apart and tried a second time. It still is nothing like the plans, it passed county inspection but I have my doubts about the structural integrity. One of the issues with the dormer is that they constructed an abrupt change in ceiling height in the center of the room. Their solution was to wait until after the framing inspection then build a drop ceiling by attaching 2x4 ceiling joists using drywall screws. Not to mention that the 16" OC #2 SPF that they used are about 1" too long to meet code requirements. They made three attempts at insulating the dormer. They still left uninsulated spots, and they stuck a piece of R-19 in the ceiling when they ran out of the proper stuff. They removed the shingles from our house before bothering to determine if we needed a new roof deck, which required plans and a permit. They claim they had no way to know but 1) they had already removed 1/5 of the roof for the dormer with one of the framing crew actually putting his foot through the roof, 2) it was obvious from the underside of the decking, and 3) I could have told them if they bothered to ask. At any rate we went all of March and most of April without shingles on our roof while they blamed the permitting office. With their tarps tearing in the wind, we literally had rain pouring in through the roof and running down through our walls. Of course, they aren't going to replace any of the interior materials they pressed forward with installing before the roof was done. Thankfully, the smells from the water intrusion are mostly gone. There are plenty of other things not done right, e.g., filling a gap in baseboard with drywall, finishing the siding by getting "creative" with vinyl and caulk, damaging our landscaping, damaging our gutters, damaging the existing siding, damaging one of our windows, leaving piles of trash in the yard for months, not installing the windows properly, not trimming the windows properly, not connecting up the electrical work.
