By far, this is the best home inspection company I've ever come across. Whether you're buying a new build or a resale, it's absolutely critical to hire the right inspector, and this company is it. The owner personally did the inspection and took his time not just to identify issues that I'm 99 percent sure others would have missed, but also to explain everything with patience and clarity. I was so impressed that I hired him again after the seller claimed they had fixed most of the issues. Thanks to the inspector's thorough follow up, we discovered that many of the so called repairs were either incomplete or just cosmetic. The home inspection we received from Good Look Home Inspections was marginal at best. One of the most obvious but missed items were the skylights. The roof had two visible skylights from the exterior of the home. But inside only one was visible. One of the skylights had been covered up during a renovation but was never properly closed off in the attic or on the roof. This was clearly not indicated in our inspection report. While we were informed that the roof needed to be replaced, no where in the inspection report did it indicate that one skylight had been covered up inside the home but never removed from the roof or properly sealed from the attic. This error cost us a considerable amount of money to repair before replacing the roof. The inspector also missed rodent activity in the attic. The rodent infestation was clearly noted under the whirlpool tub, but no indication of a problem in the attic where rodents had chewed electrical wires. This was a huge error that could have caused a fire. Finally the inspector failed to note or indicate mold and water damage by and on the air handler inside the home. The unit was only a few years old, yet the frame and unit had rust visible along with visible water damage on the baseboards. Once we moved into the home we had the unit serviced and the tech notified us of this issue. Again very clearly visible. In closing, the inspector was rushed with this inspection and if he was too busy to do a full and proper inspection, then he should have stated this and not taken the job. We paid a huge fee and trusted this individual and were completely let down. Consume beware, do your research and find a competent home inspector! read more

Needed an inspection for my one year warranty on my new home. Sean came out and went above and beyond. He was very thorough and provided us with an easy to read report. Good Look Home Inspectors performed an inspection on our house (Sellers) in March of 2020. We have bought and sold a number of homes without any issues on previous inspections. Our experience with Good Look Home Inspectors was much different. First, the inaccuracy of the report: 1. Recommended a water pressure regulator: We had one, newly installed, feet from the hot water heater. 2. They reported no hot water coming from the faucets or shower: We had to hire a private licensed plumber to investigate this claim. He proceeded to turn on the faucets and showers and found no issues with hot water, while rolling his eyes. 3. They reported no caulk being present on our new quartz countertops: The countertops were caulked using a clear silicone. 4. On a side note, the grammar used in this document was unprofessional with incomplete sentences and misspelled words. For example, instead of whether (they used weather), and instead of regular (they used regulator). Second, their disrespect of property: 1. After leaving our home, we attempted to open the shades and our curtain rod fell off the wall. 2. That evening, we went upstairs and heard a noise in the guest bathroom. They left the water running in the bathtub. 3. The following day it seemed warmer than usual. We checked the thermostat and it was left on a high temperature and not returned to the original after inspecting our new AC unit. There was the potential for consequences regarding this inaccurate report, which brings to light the importance of the inspection and accurate outcomes. One being, the buyers' obvious concern about the lack of hot water in the home. This could potentially have led to the buyers backing out and no transaction taking place. There was also the potential for a lawsuit, as the buyers questioned why the sellers did not report an obvious knowledge of no hot water on the disclosure, suggesting purposely excluding significant information. In this case, the transaction did take place without litigation; however, these actions did bring the importance of an accurate report to the forefront. Although I have some construction experience, home inspection is not my area of expertise, so I am not aware of the minimum level of competence in this field. I would think the ability to detect if a faucet or tub is supplying hot water, identifying a water pressure regulator, and identifying a caulked surface would be a few of the minimum competencies required. When investigating the credentials of this home inspector, I discovered he acquired a certification through a free, online course through InterNACHI. At the very least, I would question the accountability of this program. read more
