We never even spoke over the phone, yet her communication and customer service were top-notch. Unfortunately, I had to cancel the appointment the day before. A full refund was processed immediately--no questions asked. Leigh was so understanding and accommodating of our situation, which left a lasting impression. Fortunately the following week, I was able to reschedule and once again, Leigh made it happen seamlessly. Our assigned inspector Marc Freislinger came out on a Sunday, arriving early and already working when we got there. He was friendly, thorough, and easy to talk to. During the review, he walked us through everything clearly and even offered valuable advice on what to ask the builder regarding repairs. That same evening, he sent a detailed inspection report--complete with clear photos and notes--just as promised. I can't recommend Desert State Home Inspections highly enough. By far, this is the best home inspection company I've ever come across. Whether you're buying a new…read morebuild or a resale, it's absolutely critical to hire the right inspector, and this company is it. The owner personally did the inspection and took his time not just to identify issues that I'm 99 percent sure others would have missed, but also to explain everything with patience and clarity. I was so impressed that I hired him again after the seller claimed they had fixed most of the issues. Thanks to the inspector's thorough follow up, we discovered that many of the so called repairs were either incomplete or just cosmetic. I'll be using this inspector for any future home purchase and cannot recommend him highly enough. It's rare to find someone who truly goes above and beyond and takes such pride in delivering exceptional quality. His service was the best investment I've ever made. It's hard to put a price on having peace of mind.

The home inspection we received from Good Look Home Inspections was marginal at best. One of the…read moremost obvious but missed items were the skylights. The roof had two visible skylights from the exterior of the home. But inside only one was visible. One of the skylights had been covered up during a renovation but was never properly closed off in the attic or on the roof. This was clearly not indicated in our inspection report. While we were informed that the roof needed to be replaced, no where in the inspection report did it indicate that one skylight had been covered up inside the home but never removed from the roof or properly sealed from the attic. This error cost us a considerable amount of money to repair before replacing the roof. The inspector also missed rodent activity in the attic. The rodent infestation was clearly noted under the whirlpool tub, but no indication of a problem in the attic where rodents had chewed electrical wires. This was a huge error that could have caused a fire. Finally the inspector failed to note or indicate mold and water damage by and on the air handler inside the home. The unit was only a few years old, yet the frame and unit had rust visible along with visible water damage on the baseboards. Once we moved into the home we had the unit serviced and the tech notified us of this issue. Again very clearly visible. In closing, the inspector was rushed with this inspection and if he was too busy to do a full and proper inspection, then he should have stated this and not taken the job. We paid a huge fee and trusted this individual and were completely let down. Consume beware, do your research and find a competent home inspector!
