Absolutely THE WORST refinance experience!!! I decided to refinance my condo at the beginning of this year and chose to work with loan officer Wayne Ma from Googain through a personal connection. He told me everything I wanted to hear such as good rate, low closing cost, and promised me that we'd be able to close within 30 days after we locked a decent rate at the end of January. It turns out nothing he promised was true. What I learned was that this loan officer was very unprofessional, incompetent, condescending, and dishonest. He was never on top of things to keep me in the loop and there were lots of back and forth on different matters. He would ask for certain documents from me when I had already uploaded them on day one. So he never even reviewed them! I often felt like I had to call and message repeatedly to find out the status of my loan application. He also promised to close by the end of February but that didn't happen. I should have walked away after seeing these bad signs but I was determined to close the deal so I sucked it up and continued to work with him. Huge mistake!! Then it's March. The day before I was supposed to sign my loan docs, I still didn't know the exact closing cost. Normally the loan officer would send a copy of the closing statement from the title company to the client but not in this case. He basically said to me that I'd know the cost when I meet with the notary. I was so shocked. How I'm supposed to sign without knowing the cost? What if I don't agree with or have questions about some of the fees? Even the notary was surprised and said borrowers would most definitely have seen these documents a million times before they sign. So he finally agreed to send me the closing statement and of course there were charges I didn't agree or had questions of. After that was resolved, I met with the notary and signed the documents thinking that'd be the end of it. I was wrong AGAIN!! After I wire transferred the full amount of the closing cost to the title company, my loan officer disappeared. I called and texted him for at least 20 times throughout the day. No response. I had to call the title company myself to find out the funding status of my loan. The title company told me that they had not heard from my lender either. Finally he called me back at 9pm and told me that they would not be able to fund my loan until 5 days later. By then my rate would have expired. I was beyond furious!!! He never apologized for not returning my messages and calls and simply brushed it off saying he was busy working. He even asked me to wait until my rate lock expires which would incur hefty fines that he said he'd waive. I just could not listen to more of his lies!!! I canceled my loan immediately the next day as borrowers have 3 days by law to cancel the loan without any penalty. I got my closing cost back from the title company quickly. Although I paid a condo certification up front which he promised to reimburse the cost but never did!!! This lender and this particular loan officer wasted all my precious time and money. I can't imagine their business would be able to survive with this low level of service and ethics. I would not recommend them to my worst enemy!!! STAY AWAY!!! read more

Hong Hu helped us on the mortgage process of our first home purchase. He is very professional and experienced, and super responsive regardless of business hours or evenings/weekends. It was a newly built home that we were purchasing. Initially we were solely working with the builder's mortgage company, when the final interest rate was revealed 30 days prior to the closing date, we were so surprised as it was much higher than what we expected. Apparently we were freaked out, but we decided to try our luck with Hong, as our friends referred. Hong said he would try his best, yet he did not promise he could make it and he suggested me to work with my previous mortgage company simultaneously -- that is one thing that I like Hong, obviously there are lots of uncertainties through out the mortgage process that are beyond his control, and he will not make his promise until he is 100% sure, which helped us a lot to get well prepared in advance. Within less than 30 days, Hong put tremendous efforts on our case. He was able to tackle all the difficulties, such as retrieving the needed paperwork from the super unresponsive builder and HOA insurance provider, and working with the inefficient escrow company. With all his help, we were able to close on time with him, with 0.5% interest rate lower than the initial one. We are 120% satisfied with Hong's professional service, and we would like to recommend him to all future home owners. read more

Ivy was our loan agent who needs specific mention here for the extent she went to help us go through the loan process within a fixed time frame we had due to various reasons. The timeline starting from our home escrow opening to the closing took about 15 months - making the home loan process more challenging as the home loan processing could only start 1 month prior to closing - we had to provide statements - explain transaction and activities with LOE etc - this was our 2nd home buying - but this was the most tough of all given the nature of things as mentioned above. I have done refinance for 10+ times and this practice is the worst ever. 1. Slow, unresponsive. Documents or info were sent and didn't get reviewed for days and then they will come back and asking for same info again without checking your original email. This happened maybe 30+ times throughout the refinance process. 2. Rate is not so good comparing to others 3. Totally unprofessional, especially from Grace. In the last week of closing even after signing the loan docs, every single day she asks for new info or documentations that were either sent before, or didn't explain why its still missing at this last stage of loan.
