Although there are many 5-star reviews, my experience with Nhan Cao was not pleasant. As a customer unfamiliar with the loan process and paperwork, I naturally had concerns and asked for his assistance. Instead of offering support, he told me I was the most bothersome client he had dealt with. Besides, in the paperwork, we agreed to a specific fee, which Nhan Cao charged through my bank account. However, later in the process, he requested an additional payment in cash. There was no written agreement or documentation for this extra amount. Although I was uncomfortable, I went along with the request at the time. Later, I spoke with a friend who works in the real estate field. After reviewing my paperwork, they informed me that this type of transaction was illegal. I then did my own research and found that under California Business and Professions Code § 10176, real estate licensees are prohibited from accepting or demanding any undisclosed compensation or secret profit. Violations of this law are subject to disciplinary action by the Real Estate Commissioner, which is exactly what happened in this case. Unfortunately, it was too late to notice this fact, since I had already switched to a new agent before being aware of it due to the loan's interest for every month being too high (above 10%) and that person was able to lower the loan. Therefore, I'm sharing this experience to warn others: if a realtor asks you for an extra amount in cash, please don't follow their instructions unless everything is clearly documented in writing and legally justified.
