It is tempting because of location, but don't do it. The management has no interest in the residence except your rent check. Be prepared that any day of the week (including Saturday and Sunday) they may decide to start construction outside your window without any notice. The floors are thin, so I can often here my upstairs neighbors TV... Then there is the property manager who will give you he "little lady" attitude if you are a woman. Wish I could give zero stars for this dump. Co-signed for my daughter's first apartment after she graduated from college and, during the time she lived there, she and her roommate literally went weeks with no heat (during the coldest part of winter) and I've lost track of how many days without hot water and a clogged shower that was unusable. Didi, the office manager, could care less and continually told my daughter to call corporate, which never returned calls. One month my daughter attempted to pay for only the days she had hot water and was quickly notified she would be evicted if the full amount wasn't paid immediately. It was very disheartening to see my daughter and her roommate, who are both decent, hard-working young people on fixed incomes, treated so poorly. And, sadly, as I read in the other Yelp reviews, they aren't alone. Sickening! read more

It was great experience feeling like living in an apt in the East European countries during the 80s again. This place felt just like an old apartment in Prague that I stayed for about a month in the 80s. 1. Roaches I worked in Sac Downtown and lived in this apt alone. Whenever I came back from work to home, I was greeted by GIANT roaches (size of NBA player's thumb). The roach problem gets worse during the summer. And the best thing is some of them know how to fly! Roaches had friends too. There were all these random insects with lots of legs that I don't know their names. They are like one happy family. I don't leave food outside of refrigrator and I rarely ate at home. So I always wondered what they eat. I reported this problem to the management team, and they were apologetic that there were roaches in the apartment. I asked them if they would call their pest control company. They said, why don't I go buy a Raid from drug store. This is exactly what the landlord in Czech told me back in the 80s. 2. Ants Again, I don't leave food outside of frig. I have no idea what was attracting ants. But these ants would march a long line like the communist army back in the 80. I told these communist ants that there's no food. But they would come out and march. So I followed them. There were no food where the leader ant guided them to. But these ants would keep on march. To end their misery, I squashed them all. But soon, other communist ants would come out for no reason. I asked the management for pest conrol, but they apologetically told me to go buy a Raid again. Another communist Czech like cheap shot way to deal pest problem. 3. Bees So AC ventilation is located right above the front entrance. When I first moved into this apt, I found out that a colony of bees also moved into the AC ventilation and settled down there before I did. I've never seen so many bees in my life. In order to get into my apartment, I had to run from the elevator to the door, unlock the door and and shut the door as fast as I could to avoid letting the bees inside the apartment. YES, I reported this situation to the managment, and they were apologetic. They said they would take an action. I waited for a couple of days. No actions taken. Now, it became inhabitable as I couldn't even get into my apartment. I am a lawyer. I could've sue them. I could've throw that implied warranty of habitability doctrine that every law students learn in their first year to the management's face. But I'm nice. So I decided to wait and see if they could really solve the problem, like a civilized people. I called the office. I told them that if they couldn't get rid of the bees, I'm going to call the pest control myself, and deduct the costs incurred from the pest control from my next month's rent. The head guy at the management office begged me to wait for a couple days for them to do it by themselves because calling pest control is too expensive for them. I gave them one more chance. The next morning, someone knocked on my door. I went outside, opened the door and saw like thousands of bees dead in front of the door. Many of them were still alive but dying. And then I saw the apartment's painter standing out their alone, spraying Raid into the ventilation. I was horrified. Then I realized that none of the management wanted to deal with the bees situation, so they sent a painter to deal with it. I felt sorry for the painter. He probably got bitten several times to kill these bees. Then I realized that if they poisoned the ventilation with Raid, then I'm going to breathe in all that poison, next time I turn on the AC. 4. AC/Heater, Oven & frig The AC was broke since I moved in. I didn't feel like bothering the management to fix it, because I knew that they would do some cheap shot work. Even though AC broke, heater somewhat worked for the cold Sactown winter. It would blow out some lukewarm air into the apt, but because the apartment's so old and the insulation was so bad, it wouldn't keep the apt warm at all. And electricity bill was running around $100 for a month if I used the heater unit. So I decided to get a portable heater from Costco and used it. Oven did not work. Asked them to replace it but ignored. Frig leaked water from the top unit. Management asked me to turn off the frig for a couple days and turn it back on. I did that but still leaked. They apolozied and asked me to do it frequently. I was like, I'm moving out of this ghetto. 5. Deposit You don't get deposit back. I was going to sue them for my full deposit but I was kinda tired of them by then. I was like keep that petty cash. 6. Management They were nice and always apologetic at least. I think it's their corporate office that squeeze them out of cash. One of the part time male manager was annoying, but he doesn't work there anymore. When I signed my lease, this guy made jokes about me dying from asbestos. read more

Avoid if you can. I moved here out of desperation because I only had a week to find a place to live after receiving a job offer. The pros are that the complex is very conveniently located in downtown, there are a lot of amenities (like pool, jacuzzi, parking), and you can easily walk almost anywhere. The cons are that it's expensive. Expect to pay at least $800 a month for your apartment. I moved out because I found something less expensive and nicer on Craigslist, so I would suggest looking there first. Also, I didn't appreciate how they handled my security deposit. I requested three times for an initial inspection and they didn't comply. Even though I thoroughly painted and cleaned the apartment, I was charged 1 hour of painting for $81 and $70 for carpet cleaning, which they said were "standard charges". Sorry, but in my opinion their time isn't worth $81/hr. I would have taken legal recourse but I did not protect myself by taking pictures and documenting everything. When you move out, I would recommend handling all correspondence with the office in writing, painting everything yourself (get the paints from Kelly-Moore), cleaning the carpet yourself (rent for only $18 for 4 hours from Lowe's), save all receipts, and take pictures of your apartment before and after. With all of this evidence you will have a defensible case in small claims court if they try to pull any BS on you with your deposit. Remember, according to the law the main test is if the apartment was as clean when you move out as when you moved in. No landlord is entitled to mandatory deductions from your security deposit, as these guys are trying to do. read more

Do not rent here! The complex is dated and maintenance is hampered by the unwillingness of the owners to put money into upkeep. The on-site managers are employed by the owners directly and unresponsive. Unless you live on the third floor, noise inside the apartments is intolerable- with creaking floors and no insulation. Most importantly, it is hit or miss if you will get inconsiderate neighbors. My upstairs neighbor is up all night with 'guests' coming and going at all hours. Management won't do anything about the noise and the courtesy patrol vendor has been ineffective. read more

As many others have noted, this place is a disaster for every reason except it's location and the included parking. While those perks are great, I'll explain the rest. 1) The place is owned by a rich family back east who does not care to maintain the property. They hired Watt Property Management in San Francisco to attempt to do the work, and let me tell you, Watt Property Management does not answer to anyone or anything, let alone you. 2) Due to the above structure, the people you talk with and sign your lease with are seriously misleading you about their ability to take care of you as a tenant and take care of the property. What they are selling you is lies of a well maintained property. Look closely, it is utterly falling apart on the outside and in the units. 3) The contract is not negotiable. I asked to leave my lease a few months early and was met with a) Haughty laughter from the manager of the local office b) no response from Watt Property whatsoever. 4) I pray for my deposit. I have had a) a FLOOD in my bedroom at 1am that caused significant damage. They didn't replace the carpet, so I got the pleasure of an industrial strength blower in my room for a whole week. Compensation for my trouble? Lol. No. b) mold in my bedroom, which the maintenance supervisor denied for weeks, until a hardwood specialist came in and pulled up the floor and 30 square feet was rotted out and molded from the last season's rains. Did they repair the concrete that allowed the leak into the bedroom during summer? NO. I pray for no mold this winter, but I bet it's coming. 5) The security is actually a joke and a lie. You can access the garages from the outside by pressing a button which you can reach into. There are no CCTV cameras on the property like they claim. The security guy they employ at night just sits in his truck and doesn't patrol the property. The place is dangerously so easy to breach that I escort my girlfriend out into the garage if it's any time past 10:00pm. 6) The maintenance, as noted above, is a joke. They will write down your work order and send it to the east coast for payment approval. A lot of them just get denied or underfunded (per the maintenance people who work here - like they will request 5 parts and get 3 back). Do they tell you along the way? No. And if you ask for copies of your work orders, they will not release them to you "per company policy." Good luck claiming anything in court if it ever gets really bad. They keep terrible records on very critical quality-of-life maintenance that is one of the reasons the rent is so high. It may be broken, but you will continue paying max rent while it's broken for months and months. 7) There are lots of bugs of various kinds. Centipedes, roaches, stinkbugs, spiders. No ants, though. I wouldn't call it an infestation but they will definitely be coming in and dying on your kitchen floor from time to time. If you can look past all the above, it's a great place to live. The location is ideal for downtown walk-commuters. The prices are way to high for what you will actually get. Hope you're not home often. That's all folks! read more

I get to transit easily and feel safe doing it, parking is included so my car is on demand and I'm only two blocks from Golden 1 Arena. Just a killer location. I've read all the criticisms of Gov's Square and while many may be valid you will find the same complaints about any large corporate-managed apartment complex. For the most part, even though the walls are as thin as paper, I have been happy renting here. The grounds and the pool area are beautiful. But I am leaving after six months because of the jerk who lives in the apartment above me. Late last year when I learned I would be relocating to Sacramento to work at the Capitol, I started looking for places to live. I contacted Globe Mills, 800 J lofts, Alexan, Capitol Towers and Gov's Square, among a few others. Globe Mills, 800 J Lofts and Alexan either never returned my call or took forever to get back to me. When I called Gov's Square I got immediate service. The same with Capitol Towers, but Gov's Square was clearly the better deal of the two. These two complexes are fairly close in location and both are an easy walk to the Capitol. At Gov's Square when you rent an apartment it comes with an assigned parking space in a secure garage below the building. At Capitol Towers, you are not assured parking and an assigned space costs extra - a lot extra. They rent out their garage space to non-resident commuters, which means you have all that extra traffic coming and going. At Gov's Square, the only people in the parking garage are residents. It was an easy choice to choose Gov's Square over Capitol Towers. Another thing where Gov's Square rates vastly superior is the pool. The Capitol Towers pool area is dirty, not very large and blocked by a large wall. The pool area at Gov's Square is very nice. Clean, nicely maintained, open, attractively landscaped, etc. There are lots and lots of lounges, tables and chairs. The pool gets a lot of use in warm weather and is a real asset to the complex. The patio of my first floor junior one-bedroom overlooks the pool, which is very nice. My patio has a southern exposure, and all spring and summer I have been growing flowers, herbs and cactus. It is a lovely spot. Management has been very courteous and professional in all of my dealings with them. One of the males in the office - not the manager John nor the maintenance manager - has been a little condescending at times. But the rest have been very pleasant. My only real complaint with management is how they have dealt with the tenant in the apartment above me, or failed to deal with him. One big problem here is that the space between the floor/ceiling is sadly inadequate when it comes to blocking sound. At night in bed I can hear my neighbor pissing in his toilet. It's like I'm in the same room with him. But the big problem is that he is constantly playing his stereo and pumping up the volume. That has been my biggest complaint and the reason I am moving from here. I have complained repeatedly about this to the management. I know they talk to him about my complaints, because after I complain he throws a tantrum and pounds on the wall and stomps on the floor. This has happened repeatedly, most recently a few nights ago. Between 11 p.m. and 2 a.m. I woke up several times to his pounding and stomping. This neighbor also smokes heavily and it comes into my apartment - esp when the air conditioning is running. If I am out on my patio and he comes out on his and lights up, which he does often, the smoke inundates my patio. This tenant is well-known to the management. The first time I complained about this tenant, management knew exactly who I was talking about. This apparently has been a pattern with this tenant, who has lived at the complex for like a decade. But he somehow gets away with this behavior without and he just does what he wants. Right now as I write this I am listening to his pumped-up music in my apartment again. I reluctantly declined to renew my lease at Gov's Square and have rented a new apartment from CADA (Capitol Area Development Association), where they have assured me that problem tenants are dealt with following a strict protocol. read more

I stayed in Governors Square for 9 months, and I had the two bedroom townhouse for $1,500. The place is old and run down, but the townhouses were fairly decent and looked pretty nice. We did have quite a few things break down on us, you have to keep bothering them to fix it. It is nice living downtown and having a personal garage (only comes with the townhouse). Pros: - Located downtown with parking - They wont bother you about loud noise or anything else (because they dont care) - yup....thats pretty much it. Cons: - Grounds rarely got cleaned, pool is mostly this murky green color which they swear they clean (they just pick the leaves out) - Spa never worked - Security deposit? um...yeah I am still waiting on mine and I moved out 30 Sept 2014. - Things broken/not working/ needing fixing, won't be fixed - Roof leaked (they said they will fix it when I moved in..nope, they just painted over it, then said they wont fix it until the summer). So there was a hole about the size of a quarter that poured rain every time it rained. - Expensive being that nothing works and it is low quality So honestly it depends what you are looking for: Capital towers is competitively priced and has nice apartments with nice grounds, but no parking. And Governors Square is run down, competitively priced with CT, but has parking (if you have a nice car you may want to reconsider living here due to the break-ins). I chose Governors Square because of the space in the townhouses and the garage. HA, but after like a month when they paint peeled, ceilings leaked, garbage disposal broke (twice), and garage broke...I realized the mistake I made. read more

I lived here for 3.5 years and really loved it. Yes it was a bit mismanaged. Yes the front desk people were sometimes rude. But I would say overall, there were more pros than cons. Also, crystal and john are no longer there, and that seems to be most of the complaints on yelp. I had a 3 bedroom apartment on the second floor of the main building (the one with the pool/leasing office). When we first moved in there were problems with the master bedroom toilet, after a few repair visits they finally caved and installed a new toilet. Whenever something else went wrong, Darren was quick to repair. Only once did they forget a service note and I had to call in a few days later and then darren came later that afternoon. That's the deal with management, whenever we had an issue, they were usually speedy to resolve. As for the apartment itself, very little problems. Maybe 2 times did I see those scary centipede bug eating things in my apartment, probably no spiders, and ants were only a temporary issue when it rained, but I never recall bugs as being a major problem. I also NEVER saw a cockroach. I would agree, the landscaping was a bit constant and the dust blowing in the garage was completely annoying. One time I saw my freshly washed car covered in chunks of lint and other disgusting things, called and complained, never really noticed crap on my car from that point on. But there were always beautiful flowers, neat lawns and trimmed trees. Yes the on site "gym" is a joke but you're 2 blocks from 24 hour fitness and 4 blocks from capital athletic club. But the pool and hot tub on site were great in the summer! Lots of spots to lounge and 2 tables with umbrellas. The location is absolutely perfect. Close enough to everything but without the drunken midtown kids passing through at 2am and also very few homeless people. We once thought about moving because we couldn't find a new roommate for our 3 bedroom and looked in midtown- absolutely horrifying. One girl said "oh homeless people come around every 20 minutes to the trash but they don't bother you." There was tons of foot traffic, drunken people at 2 in the afternoon on a friday, it was terrible. Yes you will see a few homeless people every once in a while but if I had to walk my dog late in the night, I would just do so within the locked gates of the apartment and felt very safe. The only reason we moved out is because we all left sacramento. I would definitely recommend this complex to anyone (or perhaps just my unit?). The location was perfect, very spacious, garage parking (so you always had a spot during rivercats games! we would also watch the saturday fireworks show from our balcony!), and affordable. A short walk to Old Sac, the Rivercats stadium, american river bike trail, discovery park, and then a quick bike ride or $10 cab fare to all the fun stuff in midtown but none of the foot traffic! read more

Alright, where to begin? My girlfriend lived here for about a year and a half. The hot water in a large portion of the complex went out for about a week. Despite everyone calling and complaining management's response was: "We had The City come out. The water is not below the minimum temperature threshold and we are in compliance with providing warm water." Now I understand things happen but at least own up to the fact you have a major problem and make it a priority to remedy the situation! I honestly don't believe The City came out, but even if they did, the water was not remotely warm. It was a notch above freezing at best. Our dishes piled up in the kitchen as we could not safely disinfect anything. Eventually we literally ran out of pots, pans, etc. and were forced to eat out for every meal. Showering was obviously possible but it was realllllly cold, and again their attitude was essentially we were inconveniencing them for complaining! Finally, they magically found that a pipe had burst (I guess they didn't have a valve to shut off the water??). As a temporary solution they connected a flexible ~4" hose to the broken pipe and stretched it out and set the end of the hose about 10' from the stormdrain on the middle of a dirt slope. Clearly the maintenance crew really doesn't look at what they are doing because anyone with half a brain could see some problems with this temporary solution. This hose was sitting on a steep dirt slope that's adjacent to our garage. The storm drain is ~10' away in a flat area. Water and a ton of sediment flooded into our garage that night because the flow of water wasn't directed into the stormdrain?! Thankfully we had plastic bins in that area otherwise our belongings would have been ruined. I took 20 seconds to reposition the hose and immediately fixed the flooding problem. However, there was still tons of sediment slowly accumulating down in front of our garage. After about 36 hours they finally had fixed the problem. We told them they'd flooded our garage and left a muddy mess inside and outside. No apology, no help cleaning it up. They just left it. I should have sent a video of their discharge (which I still have) NPDES because it's illegal to dump that amount of sediment into a stormdrain. Moving forward, our friends who lived in the complex had their refrigerator go out. It took them 2 weeks to fix it so they had to buy a few coolers with ice to keep their food from spoiling. And lastly because I could go on and on, when we finally moved out they charged us ~$800 for "painting and cleaning." We had a team of 5 people clean the place spotless so you tell me how routine painting (we probably had 3-4 nail or screw holes which we filled with putty in the entire apartment and no scratches) costs $800. Look at all the other reviews and beware what you're getting yourself into before you move in. Oh, and now they're doing construction for ~11 hours a day. read more

Update: Last night at 3 AM the alarm in the elevator began to go off then at 3:30 AM the fire alarm began going off. It took fire crews ten minutes to get here and check everything out. They shut off the fire alarm but couldn't shut off the elevator alarm and told us to call our maintenance staff. I called them at 3:45 AM and it took till 12 PM today to get the beeping turned off. No one was able to get sleep that is next to elevator. Luckily I had ear plugs but it was chaos. Where was a manager during a fire alarm going off or where were they to assist. A few manager live on site and should be available in these situations. There is no concern for tenants or our well being. On top of it all I was just given our new utility bill without any notice the systems had been put in place. The bill is due Dec 28 and is $50 for 15 days of water, sewer, trash and hot water fee!!! One person.... Is 50 bucks. They are trying to rip people off after a lot of people have lived here for years. read more

I needed to find a place quickly downtown and hastily chose Governor's Square with an initial deposit of $1535. I signed a seven month lease for a 'luxury' townhome @ 1535.00 a month, with the intention to move to the bay area at the end of the lease. The open windows, new carpet and fresh paint masked the fact that this place was a dump. I quickly realized it reeked of old cigarettes and the sinks all had rust and cigarette burns all over. The vaulted ceilings were caked with old cobwebs and smoke dust. This place was probably a swingers paradise in the 70's - but it has seen much better days. The neighbors fought constantly, cops were called weekly. My car was towed in front of my driveway, and was broken into over 3 times. This is not luxury, it's a place where wealthy parents send their drug addicted, jobless kids (my 23 year old next door neighbor smoked crack on his patio - his dad paid for the place). After six months I received a note on my door stating my rent would go up 175$ - I was having a difficult time finding a place in the bay so I started paying $1710 per mo. After 4 months of 'month-to-month' I gave them my 30 day notice. 1535 x 7 mo = $10,745 1710 x 4 mo = $ 6,840 Total Rent: = $17,585 Deposit: $1535.00 I'd give my cleaning job a 6/10 and expected a few charges, but had complete faith I would be getting some of my deposit back - I spent close to 20k in less than a year, my deposit isnt so much to ask for. The bill: Paint 5 hours @ $81 = $405 Carpet Cleaning = $90 Clean Apartment = $135 House Keys = $150 Total of Work: $780 RENT NOT PAID: $1833.51 Grand Total: $2613.51 WHAT IS RENT NOT PAID?!?! After calling them turns out in the fine print, if you go month to month, its $175 ON TOP OF MARKET VALUE. I paid $175 on $1535, they think market value for this pit is 1875 per month. I owe them 4 months back-rent and they never told me until I left. This is a crooked operation and it looks like they wanted a nice round number like $20k from me before I left ($17,585 + $2613 = $20,189). Moral of the story, DO NOT RENT HERE. They are overpriced and they are crooked. read more

This is a terrible, terrible place I had ever lived! Just only because it is close to my work, I moved in about a year ago... despite its rent is higher than other apartments...now, I so much regret!!! BUGS: The first night when I moved in, I saw a BIG cockroach wandering around in front of me... I jumped up and killed him. Oh, my God! I lived quite a few apartments... I had never seen this before. But, this is just only the beginning of my nightmare. You will see all kinds of bugs: spiders, ants, wasps, especially that kind bug with thousands legs... I don't know its name, but it always freaked out... for so many times!!! And, one time I was sting by a wasp...all of a sudden, in my own bathroom... it was such a big and sudden pain... it made me cry!!! Even though they say the pest control comes over every Wednesday, DON'T believe in them. The bugs live in your rooms with you... all the time!!! DEPOSIT: "Don't expect to receive any of your deposit returned, even if you left the place spotless." ... I totally agree!!! They will rip you off!!! I spent almost two days to clean up... no any damage... but, here are the deductions which I got from a letter (I lived at one bedroom & one den): 2hrs Paint @ 81 = $162 Craft Carpet = $70 Ortega's Clean = $85 Also, don't expect an explanation!!! I went back to the office and asked them why... the manager John's attitude was awful!!! He was unfriendly, impatient, and definitely unprofessional... He just wanted to kick me out of the office... as quickly as possible, and threatened to call cops... What a crap!!! I haven't received the remaining of my deposit yet...as of today, after I moved out for 36 days! OTHERS: The heater was broken, so I had the coldest Thanksgiving last year. The AC sounds like a train. You can hear the noises from your upstairs. You can't put many dishes in your dishwasher... Don't move into Governor's Square. Otherwise, you will suffer all the pain, experience the worst of the worst. And, trust me: John IS the worst of the worst!!! PS. I am very happy with my new apartment... no bugs, no hassle read more

Not a great place to stay. Management does not like to communicate or respond to maintenance repairs. It took over 6 months for them to respond to request. And, some items they would never fix. One major issue was the length it took to get hot water to the apartment...up to 45 minutes. Their solution was to turn all the faucets on until the hot water arrives. Seriously? Like others who live here, I question the third party billing system. The bill is sent out on the 7th of each month and due on or near the 27th of each month. That is a Three week billing cycle. We, the tenants were NOT notified that our personal information would be shared with a Third party billing service. At the time of signing my lease, I was simply given a form that I basically HAD to sign or I wouldn't be able to lease the apartment. There isn't a water meter on the property (I've investigated) and I'm quite sure I'm paying for the pool, sauna, hot tub and sprinklers which go on at Midnight continuing to wake me out of a deep sleep. We are constantly being informed that there is no hot water or no water at all (yet I am billed as if I had accessible water) We, the tenants find this to be a huge, cranky inconvenience. Being that the rent increased, We, the tenants need to get to work and get that money to pay rent and that pesty Three week usage water bill. We, the tenants are being taken by the 3rd party biller and property management. NO DOUBT. The buildings needs a paint job, exterior cleaning and the cables surrounding the units are shabby, exposed and hanging from each unit in FULL VIEW and who is to say that a malicious person doesn't come up and cut them being they are in plain view and easily assessable- this is downtown after all- shady action goes down after Midnight. This place really needs work done, Third party billing is a HUGE issue and needs to be corrected. I am a party of ONE yet my water bill is often times $200+. Be cautious and know what you are walking into. Tenant vehicles are constantly being broken into due to the parking garage gate constantly being stuck and left wide open for all of downtown to be malicious and sneaky in the garage. Alright, here's the deal. Governor's Square is dated. Like, reeeeally dated. If you've visited the complex then you know that it doesn't even fit the neighborhood. You have this old-style apartment complex that looks like it belongs out in Orangevale or Fair Oaks or something, shoot Carmichael even but then directly across the street you have 30-story high rises and the new arena a block away. It's weird. It's doesn't fit. Over all my experience living there was...meh, just meh. If you needed something fixed or serviced they took forever. They laundry room would flood regularly and took them like 3 months to fix it. Some positives though? My apartment was huge, like 950 Sq. Ft. or something like that. I lived in unit #11 in the 330 N St. building. RIGHT on the corner of 4th and N. Cool right? I had tons of closet space, two balconies, and was right next to the laundry room, elevator, gate, mailbox and stairwell. Score right? Wrong. Beware of this unit. It's not noise noise noise. Did a say anything about the noise? Oh yeah, and there was a shit ton of noise. FML this place was loud. You have to listen to the Well Fargo Center garage alarm EVERY SINGLE TIME a car exits. All day, and all night. Every. Single. Fucking. Car. Don't worry, I went over and covered the speaker with some cardboard. Seriously, go check, it say's "Do Not Remove" and it's duct taped to it. It's still audible but no where near what is was before. You better just pray they don't remove it! That's how annoying that thing got. Oh and then there's the Waste Management garbage trucks every morning at like 4am. You wanna talk about a fucking ruckus? Bruh. Don't rent this unit. I'm not saying don't rent at GS, if you like what you see, go for it. parking is secure and included and there is of course the pool and everything and the location is sweet but this unit...THIS particular unit. Don't. If you've sign your papers, make sure you purchase some earmuffs or something. Other take your ass over to Capital Towers or something. Shit check Cada for listings. They're wayyyyyy better. This place is an absolute dump. I lived there for a few years only because i hate moving and the location was good. Other than that the place is terrible. I do not recommend anyone living there. They break health and safety code all the time. It took them two years to fix the sliding glass door that wouldn't close as well the dead bolt to the front door. The elevator prob worked half the time for if you're in a wheelchair you're out of luck. Now that I moved it took them 2 months to return my deposit and they tried to get me on all kinds of things that they are responsible for. Im currently contemplating taking them to court. all in all i do not recommend living there. Not worth the head ache. Pay more and live somewhere nice or at least a place that cares about their tenants. read more

I had an amazing summer here. My friends made do with the dated hottub, we frequented events at the museum, and had tan time at the pool. As winter approached i wondered if the gas fireplace would ever be fixed. I figured I'd pay the office a visit after a couple months, to where i found an entirely new staff. Eventually they decided to rip our balconies apart, to "repair them". I researched "loss of living space" laws, as my livingroom became full of the things I'd normally keep on the balcony. 2 months is probably twice the "sufficient time" to complete the deck, as it sat idle all the way until I moved out. I decided to move after the management had no valid reasoning for the delay. 3 months later I'm researching further tenant rights, as my deposit refund seems to be in the negative for "utility closeout costs". This, I only discovered after contacting them myself, to which the management told me its common and "your more than welcome to take us to small claims court , we go all the time." ~ this being said.. they do have new management, so I'll give them a nuetral report for now... but be weary.. read more

Highly unprofessional management. - Pool is always dirty and is constantly being repaired duct tape style. - 20 somethings will be in the pool/jacuzzi at 2am-4am after the bars close every weekend. They are loud. - Your neighbors all think it is ok to bring their various dogs to the pool. - Site manager is rude and will ignore you unless you use written communication and get him on the record. - Their are hoarders living here that bring in bugs and rats. - If you get a neighbor that is loud and/or has barking dogs, management will take no action. They can not be bothered. - They will not let you out of a lease early for any reason. (Every other apartment I have ever rented let me go with 30 days notice. Probably because they knew they could re-rent. This place can only rent to people that do not check reviews. I was that fool..) - The carpet is just nasty. Wish I had paid more attention to that before I rented. - Washer/Dryers are ancient and break a lot. Review by Flight A. is dead on. Any review above 1 star is an employee... "I love Governors Square" is a dead giveaway. Notice how they are both written in the same exact style...hmmmm. Too bad their is no good way for Yelp to police that. 10-23-2015 We decided not to rent at Governor's Square. Re: 2-bed unit Waterman #39, 3rd floor -1611 - 5th Street . Although the website says otherwise, utilities are no longer included in the monthly rent. There is no upgrade package available, and if management chooses to replace carpet, the renter is charged an extra $100 per month. We were initially told that the minimum lease is 3 months - it is not; the minimum lease is 6 months. We were initially told that #45 per month covered both cats, but were subsequently told that each cat costs an extra $45 per month and a $500 deposit is required for each cat. The 2-bed 'Waterman' supposedly has 1 1/2 bath; the '1/2' is a sink in one of the bedrooms. #39 has old appliances with no opportunity to upgrade. According to Deedee, the upgrade package has not been available for "a long time" although it is still offered on the website for many of the units. The plan of the unit has no room sizes, just overall square footage. No mention was initially made that this unit is at 5th Street - not close to the Crocker. A $300 money-order is required to 'hold' the property before renting, returnable only within 72 hours, or upon signing a lease. The level of false information by management/website reinforces prior concerns described on YELP regarding renting at Governor's Square. Toilet overflowed on Saturday and sewage got saturated into around 20 square feet of carpeting. They promised to send someone on Monday to deep clean the carpets. When I called on Monday morning no one seemed to know what I was talking about but they promised to "put in the order." I called back in the afternoon and they scoffed that I called back so early saying "Sirrrr, this happened on Saturday and it's only Monday." I reminded them that I had sewage on my carpet and a one year old baby. I heard the eye roll when she said she'd call back later in the day to update me on the status. No call. Tuesday AM I called back. Still waiting to get approval from corporate they said. I have sewage on my carpet I reminded them. I told them that I would be reporting this to the Sacramento Health Inspector. They encouraged me to do so. I called back in the afternoon - still no word from corporate. worst place to live ever, don't let the price fool you. Ive been living here 3 months and have payed my rent every single month on time exactly. This past month they came and said we never paid, despite dropping the check off June 1st (the day it is due) They cashed it 4 hours after receiving it. We showed our bank account on the phone that the money was taken out of the account to the main office, then went to the bank and provided a copy of the cashed check. The lady in the office said she will send it to corporate and let us know. Let us know?!! she never called, then sent us mail saying we still didn't pay. Who is to say they couldn't just say we never paid for rent and take us for everything. After they realized the mistake was on them and that i pay my rent, she told me that "people make mistakes". with 1400 dollars? you're a property management service that cant do one simple job..... Look at this page its a slew of your inability to accomplish one task. Manage the tenants of two nearly empty apartment buildings. I mean forget about maintenance, just the basic function of an apartment complex of taking money for rent you cannot even do right. No wonder they do nothing on this page to correct this awful stuff. Holy fuck! If I can give this place a zero DEFINITELY would. From the minute I moved into shit hole it became the worst year of my life. I have contacted "John from corporate" and had numerous discussions with the 2 year old minded DeeDee (who has nothing else to do but walk around miserably and screw her tenants over) about how they can do work orders or remove late fees since we had proof of receipts but it seems that since Deedee and John are old hags, their memory seems to not be at its best. The turnover rate is HORRIBLE at this place and you can talk and resolve problems with one person and they will be gone the next day without communicating with the miserable witch in "charge". Multiple times checks have been lost and late fees were given even with the proof of receipts! For a month we went without our garage and for a FULL year did not have A/C. Having recently sold a house, I needed a place to stay until my next purchase. One of the facility managers, Fernando, was very professional and helpful with not just finding an apartment that best suit my needs and budget, but also had a place ready to move into on short notice due to escrow closing on my house. During the walk-thru, I found everything in my apartment to be clean and in good working order (nothing fancy or upscale mind you). If you desire an apartment that has high-end finishes and up to date styling....look elsewhere. However, if you need an apartment downtown, that's clean, has some nice amenities (coin-op laundry facilities, secured off street parking, swimming pool & hot tub), flexible lease terms and is reasonable in price, then Governor's Square is a place worth considering. read more

Paying rent and utilities is a nightmare. They will take your rent check, claim it didnt go through and make your life hell even if you have evidence from your bank that you cashed your check. Out of all the apartments and houses I have rented, this place was by far the worst. The outside isnt even completely painted and is completely run down. The "community" utility billing system is overpriced and corrupt. This has been one of the worst years of my life when it comes to housing. DO NOT LIVE HERE. THEY ARE A BUNCH OF GREEDY CORPORATE PAWNS with horrible management. Also they will try to squeeze every dollar out of your deposit and suddenly forget all of the horrible conditions the apartment was in when you moved in. They have just changed there policy as of December to now include in the cost to live here... Gas, Sewer, Garbage, Water and you now have to have a 300k Renters Insurance policy with there name on it. That makes this place not worth it.!!! read more

It's been 12 months and they haven't fix anything and the place is getting worse. They will lie to get you to sign the lease. This place is awful, we didn't get a full walk through when we moved in. The paint job is so bad, paints all over the cabinet knobs and the line on the wall were not even. They cut the kitchen counter to put a new stove, but didn't replace the counter top and left the counter with big uneven hole. The toilet seat was loose, the A/C was not working and took them forever to fix it, the laundry facility is dirty & looks like it's hasn't been cleaned in ages, the common areas are dirty and full of spiders webs, broken glasses, and molds, there are water pumps in the garage and they are always leaking, and I can keep going with all the awful things. AWFUL management. The manger tried to screw us so many times with rent. Even going so far as to saying he didn't have our rental agreement on file so we needed to pay the month to month rent price for the last six months! When we told him we were taking him to court he somehow found the rental agreement 5 minutes later. The building are old and constantly need work. The elevators brake all the time. The guys who do the yard work stole my cell phone. The parking is nice though. It's underground in a garage which is nice for downtown. A junior 1 bedroom which is a studio is $1000. Very expense for the quality if apartment. At least Darren the maintenance guy was awesome. Just get his # and call him yourself when u need something fixed don't tell manager bc it won't get done. When finally moved out we got screwed out our deposit bc he said we never turned in a 30 day notice which we dud turn in! We just waited to be done with him so we just forgot about it. I moved into a townhome that was never cleaned, the carpet was disgusting, walls unpainted, and cupboards/counter dirty. I never had a move-in inspection like I was told- it took 2 weeks to finally get the manager and maintenance guy to come for a walk through. I did not feel they took anything I was concerned about into consideration. 2 days after moving in the master bedroom began to become flooded from the shower. When I called the manager to inform him I was told to "Just lay a towel down to absorb it" totally unacceptable. After a week of waiting for a response and the maintenance guy disregarding my concern I called again and demanded to speak with the owner. I called off a day of work to wait for the owner to come by to evaluate the situation only to find out that he forgot about me and left for the bay area and woundnt be back til later. When he finally made it over I was not available to be home for his inspection. No communication was made to me that they would need to tear the shower apart and rip part of the carpet up. I was out of a shower for 2 weeks, no communication ever regarding when I should expect to have a working shower again. After everything was fixed, I demanded some compensation since I was paying to have a shower that I could not use. Per the owner, since they fixed the issue they would not need to compensate me in anyway. I could go on with many other issues that I had but it would take all day. After all this, when I moved out they took my entire deposit and said I stil owe them $18. When I disputed they claimed there was nothing they could do. I had read similar reviews prior to moving in and did not take them seriously because I figured it could not be this bad still. Im glad I have photos and documentation to fight this one!! I was wrong and I hope that whoever reads this takes this seriously unlike I did prior to moving in. Good Luck in your search for a new home! read more

I lived at this apartment for two years. There are so many terrible things to note about this place that I won't even waste my time with the small ones. First, they have a third party billing (CUBS) for water, sewer, trash that amount to $190 a month for a two bedroom apartment. Where are they coming up with these numbers? Second, the appliances are old and the showers sound like a child is being murdered. Safe to say if you have a roommate, you will never sleep if they want to shower in the other room. If you live anywhere on the streets you will hear every car that drives by. Additionally, management couldn't be worse if a bunch of children ran the place. They are unorganized and unprofessional. When we moved in we opt out of replacing the carpets so the price of our rent would not increase. Well when we moved out they charged us $1500 to replace the carpets that have been in that same apartment for over 15 years. If you are not convinced by my post just read the other 40 one star posts on this place. Yes, the location is convenient but nothing else about this apartment is. Absolutely do not rent here!! My wife lived here for a year because it was so close to work downtown, but it was not worth it. Yes, the centipedes were an issue. Yes, repairs were ridiculously slow to get done. But worst of all, they are absolutely dishonest crooks! My wife's apartment was broken into during the day when on-site staff was aware that she and her roommate were at work. They stole laptops, jewelry, and other valuables. When she called to get the door fixed (it had been crowbarred), they refused to have a repairman stay long enough so the police could first arrive and do an on-scene investigation. THEY WERE GOING TO LEAVE HER IN AN UNLOCKED APARTMENT THAT HAD BEEN BROKEN INTO!! Also, they scam renters on the deposit. They will insist that you damaged the walls and the carpet and they need to be replaced, but in truth they pay bottom dollar for someone to sloppily slap a new coat of white paint on and won't do anything with the carpet. Seriously, a group of folks need to get together and do a class action lawsuit against these people! read more
