    We moved into Sutter Green in June 2019 and stayed until April 2022. We were lucky because we were the first people to ever live in our unit, one of the two bedroom, two bathroom Coloma floor plans on the first floor with attached garage and tandem driveway/parking. Over the three years we lived at Sutter Green we really enjoyed our place and made a lot of friends in the community, especially residents with dogs. The units are more modern and there is a good sized pool, hot tub, a workout facility (with pelotons), grills, dog park, dog spa, bike fixing area and package drop off area (through Luxer One) available to residents. When we first moved in the rent was $2180 for the two bedroom, two bath Coloma with attached garage and tandem parking for a thirteen month lease. When our lease was up during COVID they kept everything the same rate for a 12 month lease, which was great, but once the pandemic started easing up a bit and our lease came due in 2021 they upped everything to $2437 for a nine month lease which included their monthly fee for having a pet as we got a dog during the pandemic. Now I see on their website that the units start at $2555. The price increase is one of the reasons we started looking to buy a home and with rent continuing to go up we'd rather pay a mortgage for more space and something that is actually ours. Pros: - Newer buildings, units and appliances - Washer and Dryer in unit - Open Floor plans - Pool/Hot tub access - Gym Access - Dog Park - Dog Salon (washing station) - Grills - Package Locker Area - Heating and cooling is very efficient - Near Discovery Park, Grocery Store, Restaurants etc. - Short Drive to Downtown - Garage Spaces available - Sutter Green get togethers/parties - Great Neighbors - Patio with units - walking paths within Sutter Green - key fob entry to unit and complex/amenities - Short drive to downtown/midtown Cons: (I'm giving detail for context and constructive feedback for Sutter Green to improve but we really did love living here!) -Inconsistencies -The grills are not always very well kept. They often need a deep clean and maintenance and don't always function properly. They are first come first serve, unless someone rents the party area (free to tenants but a deposit is required) This wasn't always the case, when we rented the party room it was just the room and the grills were first come first serve- more recently is seems that people can "reserve" the whole space, however there isn't a Sutter Green announcement about it so if you're hoping to grill you may be out of luck for the day. -When we first moved in a lot of people had plants on their balconies and this made walking around so fun because I got to see everyone's plants and flowers. Within our last year they sent out a notice that we were no longer allowed to hang lights, have plants on the ledges and a few more things. I ended up putting mine on the ground and a lot of people just ignored the new rules but it seemed to stifle some of the creativity and fun in the community. -We LOVED that we had a refrigerator with an icemaker and water dispenser, however after our first year we learned that if we wanted to change the filter it would be $50 after receiving replacements for free in the past. Maybe this is standard practice, but since it's their fridge and you would hope they could get a deal for buying filters in bulk it surprised us. We never got a new filter after our first free replacement not because we wouldn't pay but because they never brought one even after a couple calls, we gave up because the water still tasted fine. -The dog park is a great benefit of living here but it definitely could use more attention. A lot of owners don't pick up after their dogs which leaves other tenants to pick up after them. Also, the pet waste stations around the complex have been known to get very full, especially on weekends and the bags run out sometimes and then many owners use that as an excuse not to pick up after their pups. For the longest time the water fountain leaked and left a gross area that collected leaves where the dogs loved to lay down and get slimy. I heard they've fixed this recently but it was like that for a couple years. Overall we really loved living at Sutter Green and it was the best apartment we rented before buying our home. We've been renters since 2010 and stayed in five places over the years in Ohio and California. We did just get our security deposit back and after living there three years and putting in $1000 deposit ($400 for the original deposit and $600 for the pet deposit) we received $595 back. I could go on and on about the positives and negatives of living at Sutter Green. Please feel free to DM me if you have questions about my experience. While the price does keep going up here, I imagine it's also increasing all over the Sacramento area and for what you get I think Sutter Green is a great option

    The apartments are quiet, and they look really nice, but once you move in things start falling apart!!! The apartments must have been made on the cheap because we have barely been here a month, and our kitchen sink has not stopped leaking! We have needed the maintenance to come fix it FOUR TIMES and each time they slap some caulk on it, and then it starts leaking again! So if you value your privacy, and don't like having maintenance over every day, this is probably not the complex for you!

    It's been 4 months since we moved out of our Sutter Green Apartment and both my husband and I still miss it. We were fortunate to get a really great apartment location that had the best views (in my opinion). We got the 2x2 apartment on the third floor which features floor to ceiling windows. There's a lot of sunlight that filters into the apartment so it's perfect if you have lots of plants like we do. My husband and I worked from home pre-Covid and the space has always been quiet. We lived there for a few months during covid and the noise levels didn't change. Our neighbors were really respectful of noise and the majority of them were working professionals. The apartment complex is dog friendly and they provide a dog park for your convenience. We have met really great people at the dog park who we're still close to today. There's also a great walking path in the gated complex and its well lit so that you can have a long evening stroll. We loved the staff. Krista is so sweet and full of energy. The previous manager Sara helped us with any issues we came across and followed up even when she was bombarded with so much work. Emily is helpful and always ready with a smile. The maintenance worker (I believe his name is Tony) was prompt with fixing any issues we had in the apartment. Any maintenance issue got resolved within 24-36 hours. Overall, we really loved living in Sutter Green. If we didn't have to move due to work we would still be there.

There is no wonder why people literally wait 12 hours to reserve an apartment in-person on lease day. Pros: -The management is professional and responds quickly to maintenance requests. -The apartment complex is clean and the apartment itself is spacious. You really get what you pay for. -Laundry facilities, pool area, fitness room, and clubhouse are all great and clean. -There's enough car and bike parking. You get one permit for each bedroom. -Sacramento Elite guards the complex at night -Located right next to bus lines -Located right next to In N Out Cons: (honestly these are not even the worst problems you could have with an apartment) -You can hear noise from neighbors walking outside and upstairs -The train constantly blows the horn as it passes (but you get used to it) -Bikes get stolen constantly (this happens everywhere in Davis) -There is a large homeless and drug addict population near the train tracks and In N Out (like you literally can see them shoot drugs)

    I have to update my review based on the last two months after moving out. I was told not to worry…read moreabout the last month's rent, that Oaks management company would work with me on the last month rent since we had been there 9 years, paid through COVID, and had to double pay rent our final month. Instead of honoring the agreement, they sent us to collections who refuses to work with us on a payment schedule and is incredibly rude and threatening. The fact that they won't honor our agreement which is in writing, leaves me no choice but to drop my rating. It would have been a one star except the on site landlord is incredibly nice and it wouldn't be fair to her.

With in 2 days of making my appointment, the last 3 available units had been rented and I ended up being ass out. Literally almost cried upon finding out this info. I'm not kidding. I'd like to only give them 4 stars because the neighborhood is gross and they have car "ports" where I'd prefer a garage but... I love the apartments interior SO MUCH I HAVE to give them 5 stars. I was literally dreaming of living here, being that it's brand new and I would have been the very 1st person to occupy the space. There's something so awesome about that, something I can't describe besides... It's an OCD persons absolute DREAM. *Sigh* Oh well... I guess I'll have to continue my search.     I lived at Hidden Lake for 1 year and have broken down aspects of my experience below:…read more Pros: Location - Conveniently located right off I-5 with quick access to downtown, shopping, and restaurants. Some nearby shops are even within walking distance. It's also very quiet and serene, with water features and ducks throughout the property. Maintenance - I absolutely loved the maintenance team. Anytime a maintenance request was submitted, it was usually resolved within 48 hours. The team took great care to ensure that issues were fixed correctly the first time. Cons: Front Gate - The front gate was broken almost 90% of the time I lived at Hidden Lake. If it worked, it usually didn't last more than a few days. If secure access is a dealbreaker for you, I would look elsewhere. The side gate also seemed to have a schedule of its own sometimes following the schedule of the leasing office and sometimes being chained closed. Parking - You receive one covered parking space with your lease. We had two vehicles in our apartment, and on Fridays and Saturdays, guest parking could be difficult to find. Construction - The property is undergoing extensive repairs and modernization, which is nice. However, the projects are taking quite a while to complete. Expect construction noise from approximately 8/9am until 5/6pm during the week. Near my unit, construction continued for about 1-2 months toward the end of my lease and a whole array of ladders and equipment left out next to a nearby building. Move-Out Process - This was, by far, the most disappointing part of my experience with Hidden Lake. After providing proper notice that I would not be renewing my lease, I expected to pay a prorated amount of rent before moving out mid-month. However, on the first of the month, a full month's rent was withdrawn from my checking account. I was unable to reach anyone by phone, so I emailed Jordan (the Community Manager) to discuss the discrepancy. He informed me that he could not reverse the charge and that I would need to request a stop payment through my bank. I completed the stop payment and still paid the prorated portion of rent that I owed. A few days later, Jordan charged me a $25 stop payment fee, stating that this was the fee the bank charged Hidden Lake and that I was responsible for reimbursing it. The fee, while nominal, was not my issue. Rather, my concern was that this was not communicated with me prior to contacting my bank. I disputed the charge, and explained to Jordan that if the Auto Pay function in the Rent Portal had worked properly, we would not have been in this situation. Jordan maintained that since the Auto Pay was set up by the resident (me), the system did what I had intended it to do. Well Jordan, had I INTENDED to donate an extra month's rent to Hidden Lake, I would've just signed a longer lease! I'm still not quite sure how an AUTO Pay system failing to AUTOmatically withdraw the correct amount constitutes something I intended to do, but I digress. After moving out and restoring the apartment to a move-in-ready condition, the final walkthrough was completed. According to the walkthrough paperwork completed by Jordan, the apartment required only "minimal cleaning." However, the cleaning company billed Hidden Lake for a "medium cleaning" rather than a light cleaning along with a $270 carpet cleaning charge, and I was invoiced accordingly. Given my previous interactions with Jordan regarding incorrect charges and account balances, I did not bother disputing this charge as I figured this would not go anywhere. I was ultimately more happy to leave behind Hidden Lake and my frustrating experiences with Jordan. Overall, Hidden Lake is an older complex undergoing lots of much-needed improvements. I would exercise extreme caution and thoroughly document the condition of your apartment as well as communications with the leasing office. Additionally, I would recommend having Jordan personally set up your Rent Portal's Auto Pay feature so there's absolutely zero opportunity to attribute any future billing issues to you.

The new owner (C.G. Falls is one of the shell companies identified as owner) bought the property in November and the nightmare started immediately. The last owner was also a corporate one but they were transparent about how much your rent would be each month because it's in the lease (which is a binding contract of course). This owner includes the monthly rent in the lease, but they also include a shady addendum that vaguely states that utility fees above your monthly flat fee would be billed as "excess utilities fees". They originally charged a flat fee as the base utility fee. Mind you, this is just for water, sewer, and trash. Of course, the company immediately increased the fee from $70 per month to $85. From the very beginning of my lease term, the owner charged these fake "excess utilities fees". I was annoyed, but the first month it was only about $20 so I didn't think too much of it. The next month, they charged me $40 above the $85 fee. Then, in March, that extra fee jumped to $80. This was in addition to the monthly flat fee of $85, so the total fee I paid was $165. Then, April, the company stopped collecting the $80 flat fee (without any notice), so I was charged the supposed full amount of usage, which had magically jumped to nearly $200. When I paid the rent today, I found out I was being charged $300 above my monthly rent. This is an illegal monthly rent increase. And keep in mind these extra charges ONLY increase each month and never decrease. Fluctuations in utility charges do not exclusively increase and County utility fees do not increase every month. The company gets away with this scam by using a system called Ratio Utility Billing System (RUBS). This allows the landlord to rob residents blind because it lacks any accounting of the fees and is deliberately opaque, making it impossible for residents to see how the fees are calculated, so the company charges whatever they want every month. It's basically a side hustle for the company. The reality is that you NEVER know what your rent is-just that it will be higher every month. You do not have any time to question these extra fees. And you will never receive an accounting or a copy of the master utility bill to review. I have requested both and been blown off. Instead, the owner uses "ledgers" to show tenants how their total rent was calculated for that month. They just put any amount they want. The ledger just namee each utility item and your supposed usage charge for each. SCAM! These rent increases (since this what the scam really is) are unlawful. Again, think twice about renting here-at least while this company owns the property. You will be stressed every month- especially if you are on a tight budget. Each month I am frustrated and angry. Dealing with this has become hell. Remember that, because of these fees, rent increases every month and you never know how much you're expected to pay, making it impossible to budget. I've lived here 7 years and was happy until now. I was never charged anything more than my monthly flat fee for utilities. Now, I regret renewing my lease. This company needs to be put out of business. No one should be expected to live with the constant stress of not knowing how high your rent will be because of these fake fees. At this rate, it is likely to double and then some in the very near future. If you are thinking about renting at the Falls at Arden, you need to seriously think about how much rent you can afford. If possible, talk to current tenants about these issues and how they are dealing with paying more every month. At some point, it will become unsustainable and you will have to move. The company uses the housing crunch to squeeze tenants for every penny because there isn't enough available housing. Do you really want to deal with this? I know I don't.

I moved out two weeks early, completed a pre-walkthrough with maintenance, and was told everything looked good. I even paid to have my apartment professionally cleaned. I left the unit in pristine condition -- no children, no pets, and no excessive wear. Then came the nightmare. After days and weeks of calling, leaving voicemails, and trying to speak to an actual human being, I got almost no communication. When I finally received information, I was told I owed nearly $600 beyond my deposit. On top of that, there were confusing and inconsistent lease terms -- I signed what I understood to be a 12-month lease, yet somehow they claim it was 13 months. My move-in was 4/16, I moved out a year later on 4/20, yet I'm being charged through 5/7. That math makes absolutely no sense. To make matters worse, when I went online to pay what I thought was my remaining balance, the system showed I owed over $1,200+ for a single week. The lack of clarity, accountability, and basic communication is beyond frustrating. The staff seems to have zero authority to actually resolve anything. You get passed from one person to another, with no real answers and no follow-through. And perhaps most concerning -- two weeks before moving out, I was verbally threatened and called obscene names by another tenant. I reported it to security and staff, left messages, and never received a response. This complex may look nice on the outside, but appearances are incredibly misleading. Between the lack of safety, nonexistent communication, billing confusion, and complete disregard for residents, I would strongly caution anyone considering moving here. DO NOT MOVE HERE if you can avoid it. You may end up paying far more than expected -- financially and emotionally.

William who was initially there when I moved in three months ago was amazing he called me when I was heading to work he says I don't want your car towed. (I came back and they didn't even pave my driveway just a white mark.) I reached out to the Sr manager and she says she put a note on my door my car was towed. (Nope she did not see pictures.) Right when I came to talk to the Sr property manger the deputy manager an African American young lady was rude to me when I asked to speak to sr manager and she begin to argue with me and threaten to have me thrown out. The Sr manager came out to calm me down after her employee attacked me and started arguing with me. She said she would call and five hours later no response. Which left me to do this. I have only been here three months I had a problem with my bank. I got a notice on my door I went straight to the bank and got a cashier check that they still screwed up but was able to fix when they went to cash it. They flagged my account and now I can't use blt rewards. And it makes me look like a bad renter. These people need to be really screened prior to hiring. I added pictures after getting my car out of impounding they couldn't even put a note on my door to tell me my car was impounded. I was out taking my daughter to orientation for college in Illinois. If my lender did not call I would have come home to my car gone and at least a courtesy notice. In stead I would have had to file a police report because they were negligent to provide details. I hate putting reviews like this up but people need to be aware of these actions. My original post was 5 stars I dropped to one. Look at the pictures guys now tell me does this warrant my car being towed away. And this is my designated parking slot (Someone needs to contact me so I can put the excellent review back up for the great maintenance crew who deserve it.)
