The whole team was amazing to work with during the years that they managed my rental property. Their responses were timely, they addressed issues immediately, and they maintained a level of friendly professionalism that far exceeded all of my expectations. I live in another state than the property and knowing that it was in such good hands gave me a peace of mind that I can't even begin to put into words. Just recently, it came time to put the property up for sale. Jim put me in touch with a great attorney and the sale went through without a hitch. I was beyond impressed when, even though they were losing the management of the property with the sale, they continued to provide top notch service throughout the remainder of time the property was in their hands. Called them few times regarding the issue we have about rats.. they said they will send someone .. a month later rats still rats..... getting fatter and shitting everywhere.. we have to sanitize every day and this rats becoming part of every day life yet still no one have come to inspect the problem.... do you guys job and resolve the problem... shame on you and you what you call this a property management yet the only issue you guys know is to take our monthly rent..... read more

I can't speak highly enough about Jim and Grand Realty Group. I hired Jim as my property manager in 2010, and from day one he helped me navigate some issues with my HOA and restrictions on renting my property. After I had my place for lease he was proactive in getting the house filled and very engaging through the leasing process. He did an outstanding job managing the expectations of some difficult tenants and making sure my interests were taken care of at all times. Since I had moved out of the state and was often out of the country Jim gave me a great piece of mind that my property was being cared for. When I decided to sell the home vice continue to lease I hired Jim as my realtor and he again did an outstanding job. He had frank conversations with me and managed my expectations of the market, but worked very hard to get me the best price. Phenomenal! Jim and his team managed 10 of my properties for 6 years (I live out of state). Jim took over after I fired my previous manager (they had done a terrible job and were up to some shenanigans). So when Jim took over management the places were in bad shape, leases were a mess and it was all pretty much a shambles. I was living in Asia at the time and did a bunch of research online but wasn't really sure what my options were. Jim took on a very difficult task and very quickly put things right, straightening out the leases, security deposits and performing an exhaustive audit and inspection of all the properties. In total, Jim managed my 10 properties for over 6 years and I must say he and his team did an amazing job. As I sold the properties Jim also handled the sales, for which he also did an amazing job (admittedly a much easier task than managing my places). I doubt your situation will be as messy as mine (lucky you!), so you can rest easy knowing Jim and his team will handle all of your affairs promptly and professionally...at a very reasonable cost. As an out of town landlord it's crucial to have someone I can trust, and it quickly became obvious that Jim is highly professional and trustworthy. Jim is a horrible and very rude individual. He will rip you off and not even take a moment to talk to you respectfully. He kept my whole security deposit on made up deductions and amounts. Careful with this group. They highly scam homeowners renting as well as renters. They WILL have many deductions from security deposits and not return monies due the renter. They WILL also charge the homeowner triple for relatively simple maintenance or updates. They do not stay on top of maintenance issues, return phone calls, and consistently push off work that is promised. Beware!! read more

Had the unfortunate pleasure of dealing with Jim. He smiles and talks to you, but does not keep you in the loop. I am an Active Duty service member and by federal law there is a military clause that allows individuals with orders to break a lease with no penalty. He stated I forfeited all of my security deposit due to me leaving early because I was changing duty stations; OFFICIAL orders were provided. I text and called in regards to doing a walk through PRIOR to me leaving so I could fix anything that was not up to par. He stated to just leave the keys on the counter and he will do a walk through 3 weeks after I leave. He emailed me with outrageous price quotes due to damages, but did not provide a picture or proof. A walk through was done two months prior; for a lease renewal, and was told I only had to get the carpets cleaned and walls cleaned(provided a receipt of doing so). Very upset that suddenly damages came up and equaled exactly the price of the security deposit. Watch out, especially military personnel. They do not honor the military clause. read more

I had the unfortunate pleasure of renting a house managed by Grand Realty Group. The house we rented was as is and since we were in a time crunch we just decided to rent it anyways, that was our first mistake. Before we even moved our stuff in I had to request that the previous tenants clean the place, there was hair on the walls, the microwave was dirty, the ceiling fans had a big layer of dust on them. The toilet seats were moldy and when we requested new ones Jim questioned why they needed to be replaced. Every time that we had something that needed to be fixed people would show up at the house unannounced. Towards the end of our lease the house went on the market and we were going out of town for 2 weeks and asked that no one go in as our dog was there. Well I received a phone call saying that the insurance guy needed to go in to look at the roof and I told the person that we spoke to Jim 2 weeks ago and told him about the situation, it obviously went in one ear and out the other. They were not impressed that we would not let them in and told us we were not being cooperative. We told them they could come when we got back. Well a week after we got back from vacation I got a surprise visit in the morning from the roofers and the insurance people. No one told me that they were showing up and Grand Realty really didn't seem to care either way. Upon check out we were told that the place needed to be cleaned and we told them it wasn't cleaned when we moved in and they said if we didn't we could not get our security deposit back. We cleaned up the filth and asked when we could do our final walk through. Well apparently they don't do that because it takes a couple times to find everything. Seriously? First of all the house in on the market and I'm not responsible for anything the people going in may do or any workers you have going to fix that place. After 30 days we asked where our security deposit was and we were told the landlord was asked to mail it. 2 weeks later we still have not received it and per the lease it states that we get our security deposit back within 30 days interest free. To me that means after 30 days the landlord owes us interest. They refused to pay any interest and when the mailed it out the second time it was received within 3 days, so they obviously didn't mail it the first time. I'm not even going to get into the whole debacle about how we were moving 3 days early and told them we were switching the utilities out of our name. They told us we couldn't because our lease was till the end of the month and we threw the military clause right in their face. We didn't even ask to have our rent prorated. Screw them! I would never ever recommend them to anyone for anything at all. read more

Terrible experience with Grand realty, Jim is extremely incompetent in communication. He is the only person that runs his shop. I had my doubts going with a place named Grand Realty to begin with and I regret it, I regret not going with a reputable company. Jim is extremely horrible in communication and doesn't respond to anything. My lease ended on June 30th and I made sure that everything was super clean based on the lease and brought in professionals to clean the place and payed a lot of money out of pocket to clean the rental before I left and left it spotless floor to ceiling. Lease agreement said 30-45 days to get my security deposit back and it has now been 55 days and I still haven't received my security deposit. Got an email saying so much money will be deducted from my security deposit for BS stuff they made up to make money off me and update stuff at the rental on my expense when I had already spent so much money to make sure the place was super clean. Since I am a single father, I was counting on that money for my kids' school expenses before they went to school this week, which is lawfully my security deposit but I have now hired attorneys to file a lawsuit and take Grand realty to court to get my security deposit back since I haven't heard anything on it after trying and trying to communicate, and that is my hard earned money and I will not let them steal it. I have proof of single little thing since I took lots of pictures because from everything I experienced and heard I had a bad gut feeling with these people that they will scam me. They seemed very odd and crooked to begin with and I wanted me and my kids out of their place as soon as my lease ended. They dont like to return security deposits, apparently this is the thing they do is keep the security deposits and rack up BS made up charges just to keep your security deposit. Also spoke to a couple of neighbors a few houses down and they told me some terrible stories and events with what Grad realty does with its tenants, so instead of even entertaining the thought of renewing my lease, I wanted to get out of a contract with Grand realty. I should've known this was bound to happen and I should've known better than going with a hole in the wall company. read more

This company is very in professional and Jim was extremely rude from the beginning. Going over our rental Jim marked stuff on his sheet that he never checked. We also had several leaks that caused mold in our house and having a new born baby thought this would be taking care of right away it took them 5 months and alot of pictures and emails for them to finally come out. Renting has never been easier than it has with Grand Realty Group. I'm able to pay my rent quickly online, and can submit any issues online with pictures so they can take care of it right away. Last fall we had an issue with a wasps nest and submitted the issue online. The next day we came home from work and there was no sign of any wasps! They are fast and awesome! I'm going to be using them to rent until I buy, in which case I'm sure they will be handling that too! read more

Jackie was quite amiable and showed us two homes which we thought were very nice. We subscribed to their site to view their available houses which was similar to Trulia or Zillow but far less manageable and convenient with a very dilapidated selection. We applied and had to pay 80 dollars for the application fee. We were told the accepting process in total would take 72 hours. After 48 hours they called us back and said the rent would need to be raised 25 to 50 dollars / month if we really wanted to rent the house. I believe this was unethical and should have been made apparent from the beginning before we paid the fee.They were unable to deliver a decision in the 72 hour time period as promised, regardless of the fact that we gave in and said we would pay the extra money and put off our move-in date past the original day. Overall, we were very let down by our experience with Grand Realty Group and would have considered this a one star rating if not for Jackie's professionalism. read more
