We love living in Grant Mill! We have been here for about 2 years and have had nothing but a good experience. The apartments are large and spacious and have modern amenities, while still having a historic/loft like vibe. The location is close to broadway and Seven Stars bakery is right around the corner, in addition to many other great local businesses. The staff here, especially Jessica and John, are so friendly and helpful and really take into consideration all of the residents needs and requests. Since we have been here we have seen a lot of improvements, and it seems like a lot of the other reviews are from a few years ago when it was under other management. If you are looking for a comfortable and convenient place on the West Side, this is a great choice. If you're a dog owner they are also super pet friendly and allow large dogs, which can be hard to find. read more

Grant Mill - Apartments Near Me - Providence, Rhode Island

The good, the bad and the ugly about the Grant Mill apartment complex. Just trying to give you an unbiased scoop. I was hesitating in either rating this place 2 or 3 stars. But decided on a 2-star rating as bad/ugly things for this apartment substantially outweigh the good things. I also could not rate it 3 stars - because I made a decision to move out of this apartment because of the issues below. In retrospect, this apartment does not support the rent amount. GOOD: 1. Nice and reasonable apartment manager 2. Tall ceilings 3. Not far from downtown 4. Brick walls (esthetics) 5. Apartment has courtyard, and small gym & movie theater - though will be shut down if there is a COVID flare up. No swimming pool. 6. About a 10-to-15-minute walk to restaurants (but one needs to drive everywhere else for shopping etc). Still have to drive there after dusk and in the winter. 7. Friendly tenants. BAD: 1. Appliances are cheap and on a smaller side. Including refrigerator, dishwasher, washer, dryer. It looks like whoever built the apartments ran out of money at the end. 2. Few, shallow cabinets. No pantry 3. Old hardwood floors (100 years old) which are uneven with a lot of dirt in between the planks (need rug over it) and sticking out nails - makes dangerous to walk barefooted 4. No tiles (plastic floors in the bathrooms). Bathroom stalls are cheap - plastic as well. 5. By 9PM the main parking lot is often full and you need to park on the parking lot across the street (on security later). 6. Street noise (cars honking, loud car music, fireworks). Graffiti on the outside wall. 7. A/C and heating unit is extremely loud - -took me a month to somewhat get used to it. If I am on the phone - need to shut the door leading to the hallway - otherwise impossible to talk. 8. The so-called granite bay area does not protrude out enough to put bar stools - thus it is useless. 9. Apartment allows only ONE free outside parking spot per apartment. Must pay a lot of extra money for the second car. UGLY: 1. Security is lacking. The main parking lot is fully open to the outside. Car break-ins are fairly common. You need to expect at least one break-in into your car during a year. Recently there was a break into a paid garage - bikes were stolen. 2. Tenants are approached and threatened on a regular basis by individuals who come onto the premises asking for money, banging on car windows, etc. The management does not do anything about it. 3. No matter what you hear otherwise - this is NOT a safe neighborhood to walk after dark - especially for a female. 4. Terrible sound insulation between apartments -- hear all neighbor bathroom sounds and can make out roughly 70% of the conversation. There is no thermal insulation (except for a fairly thin brick wall). Thus, electric bills run at $300 a month in the summer - really unacceptable. Winter heat is also very expensive. This must be accounted for when looking at apartment rent amounts. 5. A lot of dogs (thus can hear continuous barking in the apartment next to me) 6. NO overhead lights - -thus apartment is very dark. No lights whatsoever in the bedrooms. Need to buy your own lamps - but it is still dark. read more

Hmm. After reading the reviews I thought that I'd write one with another perspective and full honesty, not simply bile and vitriol. I'll start with a 3 star rating and then give pluses and minuses to adjust from "Average". Positives: Terrific location: The Mill is walking distance from some fantastic neighborhood bars and some of the best restaurants in the city. You can reach the edge of downtown providence by foot in about 10 minutes. +1 Helpful and friendly leasing staff: I've contacted the leasing staff on many occasions, sometimes with complaints, other times with questions, and I've found them to be friendly and very helpful. They've gone out of their way on a number of occasions to help me. +1 Style. I like the style of the building and my unit. Mostly original, highly distressed hard wood Mill floors, exposed distressed brick, nice appliances. I like it and get lots of compliments. +1 There are things that I don't personally have a good frame of reference on so I will comment on my experience but I will not give pluses or minuses on them. Leaks. I've had none. Maybe others have. Odors. Yes, I can smell what others are cooking when I'm in a hallway but I've never smelled anything in my unit. Again, maybe because of my floor plan. Safety. Yes, there are car break-ins. My car has never been broken into. Umm... we live in a city people. Personal safety? I've never felt unsafe or threatened or worried once. Never. It's in a diverse residential neighborhood with awesome, hard working and caring people. No one breaks into the building and anyone worried about shootings are kind of out of their minds. No one is going to shoot you unless you're mixed up in a personal drug deal gone bad (and in that case you're going to be a target regardless of the neighborhood.) This is a safe neighborhood and I don't fear going any where at any time. Amenities / value for the money: I've seen some complexes with higher rents per square foot with more amenities, and there are obviously many rental properties that have no amenities. Small work out room, theater room with leather seating and a large flat screen tv, pool table, fooseball table, small courtyard... kind of a wash. Rodents. I did notice droppings in my unit so I purchased traps. I've never caught anything but I have also noticed that there are no longer any droppings. This is an old Mill building so it's not hard to believe that there are rodents, but if there was a problem it has either been addressed by a pest control company or by closing the trash chutes (a negative, see below.) Negatives: Closed trash chutes. This stinks. There were trash chutes at the end of each floor that allowed us to get rid of garbage without going outside. I know that people abused the things like crazy, sat their trash inside the rooms instead of putting it in the chute. The solution was to close the chute. Now we have to carry our trash down the stairs and across the lot to a large dumpster that is often full. Many residents cannot heave their trash bags high enough to clear the top of the dumpster so sometimes the area is strewn with garbage. Gross. -1 Noise. I can hear the person who lives in the unit above me walking and I can hear music from that unit almost as clearly as if the speakers were in my apartment. I don't hear noise in the hallway but that my be because of my apartment's floor design so I can't refute what others have said about this. Other friends who live in the building have heard telephone conversations, parties, talking, etc... through the floors. It seems that the floors have a lot of gaps and noise flows through quite easily. It's an old Mill building with (mostly original, distressed) hardwood floors. Sometimes I'll hear a siren from the surrounding neighborhood, sometimes I'll hear a jet flying out of TF Green, but these are rare. -1 Parking lot maintenance. Not good at all in the wintertime. Cluster***k? -1 Starting with 3 stars. Plus 3 stars for the "Pros" / minus 3 stars for the "Cons" brings my rating to 3 stars. 0.00006/5 There are mice in this building- the management locked trash rooms "to control MICE," Rats too, probably. I kid you not! Management made my friend/ ex- neighbor promise to remain quiet about the mice in her unit. But I will tell the truth! I watched it all play out firsthand. They refused to address the unit's issues and blamed her for the mice. Needless to say she moved, but not without limitless resistance from management: After she called an attorney, the Providence's mayor's office, the Providence housing advocacy office, secretly brought in an exterminator, went back & forth over email exchange with Allison, Joe, and Sara and members of the corporate office, Grant Mills finally agreed to bring in a pest control person to inspect the her one unit for holes, close the trash room & refunded only half of 1 month of rent after constant bickering between Brady Sullivan. She had stopped living in her unit for weeks at a time and they knew it. They also stated that they would do her the favor of locking the trash rooms- she never requested that they lock the trash rooms, but asked that they be kept clean and stop letting trash linger into the hall way. Brady Sullivan/ Grant Mill were using her mice complaint as an "out" for maintaining the building, specifically the trash room... When she moved permanently from the unit, there were food bones in her closet from what the rodents had carried in, I suspect. There had to be RATS in the place, and by place - I mean entire building. My friend was meticulous and had no pets- there's no reason for this. They gave her such grief during this whole ordeal and also for breaking her lease, especially considering the situation. Maintenance told her that because she was not home during the day and her unit was so quiet that the mice moved in. All I'm saying is do not rent here, especially- Unit 207. read more

We lived at this place for two years and thought our apt was beautiful and we didn't have a lot of issues with our neighbors. We thought the staff was nice and thought we always got responses to our requests. The issue was that we have 2 dogs. We paid an extra $100 a month to have the dogs as a "pet fee". Then when we moved out, we were told that they have to replace the carpets because of a "strong pet smell" which will cost us $1000 from our security deposit! There is no smell! What was the $100 a month for! And for the record, they use a black light to see if there are any pet stains! Are you kidding me!?!? They did a walk through inspection with us to and didn't mention any odors! So my suggestion is that if you have pets, Don't Live Here! They will gouge you! read more

In our search for apartments in Providence, this one stood out, particularly due to the fact that no one seemed interested in getting our business. The leasing agent, Danielle was very rude and reluctant to schedule a tour or provide further information on the apartment. Grant Mill has made several improvements under the new management company. They really are great to work with. Danielle in the leasing office is always super easy to get in touch with and handles any request with care and urgency. They hosted a social event last week that I was unable to attend, but I still appreciate the office's willingness to create a community here. I used to live in Grant Mill, i was relocated for work and am no longer a resident. i was recently browsing around and i saw these comments about the building and had a completely different experience. i had spent time in Providence for a few years before making the move to the West End, the neighborhood Grant Mill is located. The neighborhood is far from the best and "safe" is hard to judge. Safety comes down to your ability to be aware of your surroundings. The neighborhood is in the process of a revitalization, much like the entire city of Providence, Grant Mill is playing a major role in the area. The building is absolutely gorgeous and the neighbors were very nice. For it's size the amenities are great; a movie theater, common area w/ a nice flat screen TV, fooseball and pool table, and a gym. The neighborhood has amazing restaurants and little bars, there is a big park mere blocks away with a farmer's market during the summer. Being a responsible and understanding adult, I had no issues living there. Every guest I had was amazed at my place. The management was responsive and always kind, I would move back in a heart beat if there were more job opportunities in Providence. read more

Spent a year at Grant Mills apartments, Overall- the money spent you would expect much more. The quality of my 1 bedroom apartment was nice-though the $1,100 price tag was a bit much. Yes the trash chutes were taken out, though when they became backed up with trash, the smell was horrible. Within the year spent, I believe cars were broken into 8 times. My car was one of them this past winter. Even though they have cameras, police will not do anything and the apartment complex does not look into it any further. Management will be your best friend and turn on you very quickly. Sara comes off sweet ,but does not have your best interest. I was told my carpets needed to be shampooed, I only had carpet in my bedroom and it was a 10x10 room. Sara had given me a card for a company to come in and do it for me, I had responded I would do it myself.(I know a company would charge me $100+ to come out) I ended up renting a rug doctor and chemicals doing it myself. Ended up paying $45 or so, once she had completed a walk through of my apartment, stating it was fantastic and I had showed her my receipt of the rug doctor(proof of shampooing). She replied everything was perfect. Well I received my deposit in the mail last week in full minus $130 for shampooing carpets. I questioned Sara regarding this and she had responded it has to be professionally done. Though she had looked at my receipt and bedroom stating everything was perfect including the carpets during my walk thru, but since I did not hire someone I was charged $130. Talk about two face, obviously she did not want to look bad in front of corporate and I can only assume she did not tell them what her and I had discussed. read more

I have lived at Grant Mills for two years and I can honestly say I love living here. I have lived in several corporate run apartments and this by far has been my best experience. The leasing team, Dean and Rebecca are great and they cannot do enough for you. They are quick to resolve any issues. The head of maintenance, Ed, does a fantastic job of keeping the building and grounds immaculate. Whenever I have had a maintenance issue, it was fixed the same day. Dean, Rebecca, and Ed care for this property like it is their own. Most of the apartments feature original restored mill wood floors, ceilings, support poles, and exposed ductwork. Most of the apartments have different floor plans so it is worth taking a look. If you are reading the old reviews, the management has completely changed and the trash chute issue has been resolved. read more

We lived at Grant Mill for 1 year. We did have mice; you could hear them in the walls at night. After chasing one around at night and again the next morning we told the office and maintenance gave us some traps. The traps caught one mouse right away. After still finding more droppings and seeing/hearing more we bought peppermint oil and cotton balls and stuck those under the sinks, bought a couple wall plug-in noise pest control devices and that seemed to help. Although our cat still caught another one. We also had centipedes. Quite a few of them. Parking was horrible and we got a parking ticket when we had to park out on the street during the winter. Our car was also towed by the complex without notification of plowing and we had to pay for that and to get it towed back. Our neighbor upstairs was very loud and the noise in the hallways was horrible. Especially on weekend nights/early mornings when people stumble in drunk shouting and laughing. Absolutely NO consideration for the other people living there. The people on the street are also REALLY loud at night. Often blasting music and shouting right in front of our bedroom windows. Sometimes people walking on the sidewalk would randomly knock on the windows in the middle of the night. Someone nearby also routinely set of firecrackers late at night. We also had a leak in our ceiling that ending up ruining our TV and caused damage to our entertainment center. We had to buy another TV and still have our damaged furniture. Yes, you can smell what people are cooking and you can also smell pot on occasion. The location to downtown and Federal Hill is nice. But the neighborhood is kinda iffy for the $. The management team in the office was nice overall. Some people were easier to deal with than others. They always let me know when they received a package for me. All maintenance issues were dealt with promptly, although they went through many maintenance staff. If it was not so expensive, we probably would have stayed longer. read more

This place sucks - they took away the garbage chutes in the building because they are too lazy to pay someone to clean out the chute on the weekends... now all residents have to walk across an unsafe parking lot every time they have garbage. Do not move here, everyone who works in the office will lie to your face. The rent is astronomical and the management company unprofessional, save your money and stay away! read more

I wish if there are a zero to rate this service. I am an international student who live in this building a whole year2016 to 2017. I lived with my wife after our honeymoon. I don't recommend to live in this building for the following reasons. First, safety which they brag about, In fact, they lay about. the building is located in a neighborhood that is not safe at all. My car window got smashed twice. Also, one day I wake up and the thieves stole almost four cars tires. It become something normal to see smashed windows and cars without tire. Second, the management team does not respect tenants privacy and culture, they enter and leave my apartments without my permeation. Third, there are many bills are on you. You pay for gas electricity and water and sometime parking and lots of fee. The rate is too high because I experienced less of what I paid for.
