RENTERS, BEWARE!!! Things started out fine, but quickly went sour. Communication is infrequent and poor. Unless, they needed something or were coming to accuse us of lies. So many issues but the FINAL straw for me was our dealings with Jenn. As per my lease, I submitted my photo inspection, when requested, AFTER our 6 month mark. About 1 month after this, my own home purchase was complete and I slowly started to move things over there, although I don't need to explain myself, I am travelling a lot during the holidays and didn't have the time to get everything done at the end of our lease. Our lease ends 1/31. Being proactive. There are 4 people on our lease. Only my fiancé and I are in the process of being between both houses. The other 2 tenants are still at the house full time. WELL WITHIN THE CONTRACTUAL OBLIGATION OF OUR LEASE. Well one evening we get a wonderful text from Jenn, asking if we ALL vacated the property. To which, we replied no and explained the above. The response "Well can they cover the rent by themselves?" FIRST OF ALL, my rent has NEVER not been paid in full, it has NEVER been late, our utilities are still on and paid for, AND it was stated at the beginning of the lease, that the only 2 people responsible for paying rent are my fiancé and I. Paying MY rent is MY business. Especially when I have never made it any kind of issue for you. It is always paid on time and in full. My blood pressure flew through the roof. I can't believe how unbelievably unprofessional this was, not the mention the fact, it was downright RUDE. In addition, this should have been a phone call discussion, but as per usual, there is minimal and awful communication... Until GRPM needs something. To follow up on this, out of no where I am asked for permission to enter for an inspection a week later. If no one can be there "I WILL need permission to enter." Again, this should have been a much more professional phone call and discussion. I've already provided the what was asked for in the lease. I still made the effort to be there, and requested a better time frame than "9-5 on Friday" because I have dogs and A JOB. I won't be giving permission to enter when I am not home, to people I no longer trust. This "dire" inspection was changed 3 times. All because GRPM has no respect for other peoples' time. When you send me a text, to have me CONFIRM I will be there on time, only to turn around and reschedule for later in the day. Sorry, but no. Try again. Second time, I get a text 27 minutes before my scheduled time saying "I'm running late" when you AGAIN confirmed the time the night before. Frankly, I've already wasted an hour of my day driving to the house but go off. I turned you away. I don't run on your schedule. FINALLY, after me being a bitch, we get on the same page. Low and behold the poor girl doing the inspection DOESN'T EVEN KNOW WHY SHE'S THERE. "This is usually done as a self inspection." Girl, I already did that a month ago. Basically, GRPM is being petty because they think we moved out and violated our lease. Well, the lovely inspector gave a raving review of how awful your company is and stated she was already looking for a new job after only being there a few months. High employee turnover... also a great look! The saga only continues moving into our move-out. I had to call, text and email multiple times to try to get the move-out instructions. I'm glad I did, because that's the only way I knew my utilities had to remain on an extra 3 days for the inspection. For 1 month, after returning the keys, we heard absolutely nothing about the inspection or any claims on it. 2 days before their 30 day period was up, we get a text about the claim made and asking for our forwarding address. I replied within 10 minutes... with the forwarding address and asking for pictures of the supposed damage. As per our lease, we have 15 days from receipt of the claim letter to dispute. I kept asking for pictures. I kept getting ignored. A few days later I received the letter in the mail... so it's clear you saw my initial text message because you used my new mailing address. 15 days later, I receive the email stating my payment has been initiated. STILL NO PICTURES. Imagine if I didn't uphold my end of the lease. You can bet your ass they'd be pursuing me. But they think they're above the law of the contract THEY wrote. Disgusting. Maybe I should pursue legal action to show these idiots, yet again, they ain't it. GRPM is full of crooks. You can tell by every review written here. Their customer service is abysmal. It's clear that people who rent from them and people who rent their homes with them, are all treated poorly. The fact that this company is still operating is beyond me. I'm truly disgusted with the behaviour, lack of professionalism, and audacity of the GRPM team. I would not recommend renting from them to anyone. I wish I could give them NO STARS. They have been nothing but an incompetent company to deal with. Issues never seem to be resolved, not in a timely manner and not correctly. They try to half ass everything for what ever reason, I'm not sure. Nothing is even coming out of their pockets! I wonder if the owner of the house we're renting knows how shitty they are. My ac was broken for over 2 weeks and I have an infant , a toddler and two other young children... they don't seem to care. They replaced a part that just burnt out and almost made the unit catch fire because that's not even the issue!!! Everything is OLD and they want to cut corners to save a dollar apparently. My chlorinator seal is broken for the well house outside and not chlorinating our water properly and it smells like shit. They put my ticket as completed when nothing was fixed. They don't communicate properly with us as tenants when it comes to service requests and paying for the people doing the job. They should give all information necessary meanwhile I had to pay for something out of my pocket due to their negligence and then got mad at ME for doing what they should have done! I'm so fed up with them and think I need to start seeking legal attention for everything. We've been here going on our third year and this is the first time we've had issues with the home, you'd think they would be more than happy to help us and get things done seeing we never have issues and we have treated this house as our own, (and of course they expect their rent to be on time) but then just neglect you as a tenant. After four years I left the rental in great condition but the house was getting foreclosed and the owner was not paying his mortgage so the rental property kept my security deposit with bogus claims that I did not show a receipt that the carpet was professionally cleaned. I left the house immaculate and move in ready no issues but they still refused to give me back my security deposit. Pics below of how clean the house was left. When we first decided to rent through an agency after empty nesting and downsizing for the first time in many years, I thought oh this is going to be a hassle. We had never rented from a business and in the past had always dealt with individual owners. We are now on our second lease here and I have enough history dealing with the folks at Green River to feel qualified to speak about them. I have had a few issues with the property in the past and have ALWAYS gotten prompt and effective service from Jenn and her crew. One hot Saturday afternoon the AC went out and I thought to myself, well I guess I need to find a place to stay for a few days until they can get it repaired. I was anticipating a long wait as I had experienced before with individual owners. However, the management team at Green River was on the case and they had a crew out here by noon on Sunday. I was so happy that they earned a client for as long as I am using a rental management agency. I have not had a single problem stemming from them and I am happy to continue being their client. Property owners watch out! I have been with this company for my rental property for over a year, and they overcharge & provide poor service. They held my portion of the renter's payment for over two months, despite my disputes. When I finally got through to the right person, I had to explain for the third time that I already paid the vendor that they claimed I hadn't paid. I had been telling Green River that for weeks. They charged me a fee for the referral, a fee to pay the vendor, and the general management fee for the same month. That's just one of the many bad experiences I've had. Stay away! I would give 0 stars if I could. BEWARE!!!!! We rented a home from them in Fleming Island and had noticed some odd things. For one, our feet were getting black from the carpets. It was found later they had never inspected the home before we moved in. Then we started getting sick. My hair started falling out, my eyes became black and fatigue out of this world. My son was also experiencing these symptoms. We then found the below mold going through our HVAC system and that's when our nightmare began. They refused to buy a new unit They refused to remediate the mold and we had no choice but to get an attorney involved. They then retaliated with an eviction. We went through this for months on end as it was during Covid. They then decided to not answer ANYTHING in their portal for maintenance. We were left with no heat the entire winter. We even tried to reach out to the Homeowner who did nothing. They even sent out a company who that company told me this was not being done properly. It would be a book to write everything that went on, but suffice it to say, we are still dealing with the fallout of what they did. I was contacted by many people that have dealt with the owner Mike Collins and his sidekick Jennifer Hile with very similar stories that were more horrid than our story. I have texts from Homeowners that lost their homes because of what these people did to them. RUN from these people. They deserve to be in jail Btw, there's a reason they don't want you speaking to the Homeowner. They are charging the owners and then don't do the work or send in Snyder, the handyman. Now we are returning to our property and it was the first of 6/1/2022. Today's date is 7/19/2022. Moving back to our property we have received 2broken clickers for gate.Now we are following people in our gate to get in. Our hardwood floor has 2 holes in it. No mail box key,so we have mail in there since 6/1/2022. Garbage disposal is broke. Dish washer does not work smells like rotten eggs.Also door does not close & machine is wiggling in hole cut out for it. Have called since 6/1/2022. Also told us had been cleaned and floor was black stair well full of dust. Then Christine really sent them to clean and what a difference. Never received our 6 month walk throughs or our tenants final walk through. Never had us do a walk through when receiving our property back. Fine when things are easy, but utterly fail when you need them. We used Green River (and it's predecessor, Collins Property Management) as our property manager for 6 years for our rental condo in Ponte Vedra. They were fine for 5.5 of those years when everything was easy, just collecting a check, taking their cut, and doing some maintenance. When things got difficult to handle, they showed their true colors. The tenant began hoarding stuff, lots of stuff. So much stuff that the HOA of the condo complex began warning us, and eventually fining us for the junk the tenant was keeping on the common areas. Green River took no effective steps on this. They posted a notice or two to the tenant, but he ignored them, and still Green River did nothing. The HOA eventually fined us $1000. Still, no effective action by Green River. At no point did Green RIver do an inspection of the property to tell us what the real extent of the issues were. Do you want a property management company that literally doesn't do anything other than post notices to the tenant? That's all you'll get with Green River. Oh, and they neglected to fix a leak that was reported to them multiple times by the HOA. The result is damage to the downstairs unit that the HOA is now trying to hold us responsible for.  Then we decide we aren't going to renew the lease with the tenant, and that's when things got really interesting. Turns out the hoarding was even worse in the condo. Trash and junk piled up everywhere, including the front porch and back patio. Then we find out that Green River can't even inspect the property because they don't have a key. How does a property manager not have a key to the property they manage. I don't know because I never got a satisfactory explanation.  There was also a broken window, broken door, and rusted out dishwasher we didn't know about because Green River never went to inspect the property once the trouble started.  The end result? A costly eviction, and, thus far, 2+months lost rent, and over $10,000 in expenses paying HOA fines, removing junk, and repairing the condo. Much of this could have been avoided if Green River show any amount of due diligence in inspecting and managing the property as they claimed they would.  We eventually fired them once the lease ran out. At that point, the owner of Green River, Mr. Mike Collins, showed his true colors, and not only tried to avoid any blame for the issues, but tried to blame me. Just remember, if you have a problem with Green River, Mike Collins will try to make it seem like it is your fault. There's a lot more to this story, but only so many characters for Yelp reviews. Green River's VP of Operations did email me, two month after I fired them. No apology, just her sentiment that Green River was "sad" to see us go. She clearly had no idea what happened, so I sent a lengthy email back explaining it and asking her to make us whole for their negligence. Green River refused, and never acknowledged for even a moment that they played a part in making this situation worse. Just more proof that they won't be there for you when you need them to, or when they fail to do their jobs correctly. I'd give Green River 0 stars if I could. Don't use them. They don't care about you or your property, and they will show you that once they have to do more than collect a rent check for you. read more

Boy, where do I being with these A H0les . First , Mike Collins love to quote Florida law when his is stealing from you. When you enter his office you just stepped into his trap and you will not get out of the trap by just paying your rent on time. It is their game and your not going to win without a bunch of extra stress in your life. My case: Move in fees = $60 app fee, 2400 first ,2400 deposit , 700 Pet fee ( Highest I ever seen, but pet owners have no choice when it come to the babies.) = $5560. Move out fees: 2400 deposit, 400 cleaning, 175 carpet cleaning = $3025. Plus 40% interest after 15 days if not paid. (note no damage to the property and one could literally eat off the floor when I moved out ) I will concede the carpets. OK, here is how the scam works: 1) In the application process they will get your address , your sos. number , and your money. With these three thing they have all they need to pad their bottom line. 2) They sign you to a 12 month lease. That is not so bad at first glance, but if you do not move out on the same day you moved in it will cost you one or two months rent in penalty fees = 2400 to 4800. 3) Since the lease is over in exactly 12 months, you will have to release the property if you want to stay. $50 per month rent increase and $150 documentation fee. ( I think they do this part just for sport.) 4) Now if you do not want to bend over for the rent bump and doc fee, you will have to give them 60 days notice that you want to move out. 59 days notice will cost $2400. 5) When you give your 60 day notice they will start wanting to run people though your home. Realtors to "list the property" or new renters or whatever. If you do not jump though this hoop the cost will be $2400. 6) After you paid your rent on time, moved out on time, clean the house on time , given 60 days notice, you will get a Certified Letter stating that you are to forfeit your deposit and are responsible for the cleaning bill . = $3025 plus interest of 40% if not paid in 15 days. Now you can protest this letter in writing, but you writing to Green River Property Management. I will give you two guesses how far you can get with a protest letter back to the people you are protesting against and the first guess does not count. 7) Since they have your social security number and address, it makes it real easy for them to mess with your credit rating if you do not comply to their will. Bottom line once your money leaves your account and goes into theirs, they are not going to sign any checking which puts any of your deposit back into your account. And all though the year there were times they want to come in the home for one reason or another . My favorite was every 6 months they want to come in and take picture of every room in the house. Inside and out. $56 fee if your not there when the want to come in. PS. My biggest complaint was how offended this snowflake got (Mike Collins) got when I told him I would be disputing the move out fees of $3025. It is his sandbox and I should not be throwing sand. And I just hope this one star saves a little negative energy for those who read this. The Pros: Real easy to pay online. read more

Collins Property Managers are legalized robbers. They forget that the home owner is their customer, as well as the tenants. I had my house managed by them for three years. The only reason I renewed my contract for so long was because I lived too far away to properly vet another management company. They consistently use contractors and plumbers that charged way more than what the work was worth. I'm not sure if the managers were getting a "cut" of what was charged, but it was out of this world expensive. I was a general contractor about 7 years ago, therefore I know how much the bills should have been. Do you want to make decisions on your house while renters live there? TOO BAD! I requested from day one to be contacted for ALL non-emergency repairs so I could ensure my home was repaired the way I wanted. With Collins, I didn't find out about ANY work done until I received the bill. Except for fallen trees after Hurricane Irma, which they didn't even attempt to fix (they did email me about it, yay). I had to drive up to Jacksonville and remove the debris myself. Thankfully I had moved back to Florida just weeks before. Otherwise I'm sure the broken trees would still be there, dangling above the tenants heads anytime they went out back. Oh, you don't want to renew your contract after paying them 10% per month, plus whatever they got from their plumbers in crime? That'll be another $500 at the end, for nothing. "But we placed the tenants." I disagree, a great house in a great neighborhood is what placed the tenant. You simply robbed me for three years. We hired Green River Property Management to manage our rental unit in Jacksonville FL. Their team reached out to us after some early conversations and pro actively wanted to take on managing the unit. We had made them aware of the tenants issues and problems he was causing us and they reassured us they would be able to manage him going forward. The agreement was for 12 months with their company with an additional eviction clause inserted given the risk of the tenant. We were told that as long as he has paid his first months rent and deposit this would not be an issue for them to manage the home. The first week into managing the unit they acted as if they were surprised of the issues the tenant was causing them and due to the ongoing stress and inconvenience the tenant caused them they decided to terminate the agreement without our consent therefore not honoring the 12 months they agreed too. This company should not be soliciting services to manage properties as they claimed false promises to get us to sign with them only to find out the moment it got hard they terminated their agreement. This has now left us exposed as investors and less credibility with our tenants. read more

The only way to get anything done is to follow up daily yourself at which point you may as well manage the place on your own. The people are nice enough but the broker i believe his name is chuck is a whiny baby who cares nothing about his clients and gets personally offended when questioned about anything they are doing. Rented from them for six years. Each year rent increased and with additional $150 renewal fee. Received notice in December that out rent would be raised by $200 each month and given the option to renew. My husband and I are currently working with am agent to purchase a home, so we opted to renew despite the the heavy rent increase. Then, we were informed 30 days prior to the end of our lease that it is not being renewed and that we must vacate. And Jennifer, was kind enough to inform me that 30 days was plenty of notice even despite the fact that the company wants 60 days notice if you choose not to renew. Here's the best part of the situation.....they were all for renewing the lease before I requested some updates and maintenance be performed to justify the rent increase (remember, we have been in this home for six years, carpet was worn when we moved in, floors need to be fixed, etc.) Basic home maintenance that needs to be performed on any home. The few repairs that have been done, were done so poorly, we didn't bother requesting anything not major, for years. Do NOT rent from this company. They are useless and nasty. read more

We rented from Collins for two years. They appear professional up front, but that changed once we questioned the air conditioning for concerns of mold. We had a third party test it and confirmed our suspicions. Collins ignored the concern until we hired an attorney - then they finally showed some interest after months of us continually contacting them. It took several months for them to address the mold concern, a leaky kitchen faucet, and weather stripping around the doors. The weather stripping was never done right... unless seeing daylight and bugs crawl constitutes for being repaired. All of this was repaired ONLY after we hired an attorney. For the home owners - I can only speak from our experience, but I cannot see where you are getting your moneys worth. Barely a walk through every 6 months and everything you tell them is not addressed unless it completely fails. I guess if you have a lot of money to give to this service and want to receive very little in return for your property - then this is your place. I will never recommend Collins based on our experience. They became very unprofessional after you question them about anything. read more

My initial review was left one year ago when I reached out to what was then Collins Property Management in Fleming Island to lease my house. The contact was urgent in handling the paperwork and the company was able to rent the property in a month. My overall experience was positive, but now that the courting phase is over, their attitude is completely different. Today, Green River Property Management (not sure why the name change) has become complacent, blasé and just lazy. I find that I can't get an immediate follow up to any inquiries regarding the property. If a day or two has passed I'll follow up with an assertive email and it's only then that they might respond and rarely is it ever directly to my questions. Their communication is sub-par, if not poor. I don't have peace of mind living in Dubai and knowing that my first house is in the hands of people that ignore me the few times I've reached out. Emails aren't effective and phone calls are expensive. My advice is to call directly every time so that it's difficult for them to be dismissive. Also, read your contract. Comb through it. They pinch additional fees from tenants and owners. Leave a review only months after working with them. Let them earn their percent of your rent or rental income. I'll soon find out if my tenants are renewing or renting month to month. It's been three days since I've asked them about the new arrangement and so far I've just been passed around. No one is taking responsibility. Eventually I'll get an answer. Because I don't want to disrupt the tenants' lives, I'll wait until they move to begin working with another company. When I decided to sale my property after it was managed by Green River in FL, Jeani Sloniker, the accountant in this company, was very kind and prompt with her statements that she sent me over. She showed me the break downs very clearly and made it easier for me to fallow up and see all the charges that I incurred. Unlike Tom Ryan,the other accountant that was very inaccurate, added my account with other customers accounts charges and made it very confusing to see clearly the actual charges from the mixed added accounts. He was not as honest as Jeani was, and very short tempered, so I definitely not recommend depending on his word, or numbers, as they came so off, compared to what I received from Jeani from Green River management company, that was very clear and included only my charges, not others added up to my account. I'll suggest to any body who will do business with this company, to go directly to Jeani, the most honest, accurate, and knowledgeable accountant that saved me hundreds of dollars compare to what Tom would of charged me if I didn't challenged it. Just because of Jeani, the most cooperative, sweet, and articulate person, I didn't lose so much money as I almost did, with Tom calculations, that were so wrong and outrageously high. I'm glad that this company has one good accountant that I could relay on to do the job right and come up with the fair numbers to give me the final results that I was relief and comfortable with. Excellent work Jeani! I hope Green River will keep you there forever, to have one great accountant in their company, that any one can trust and feel safe that he won't get ripped off in the end. I signed up for Yelp just to leave this review, which should say a lot right there. As a property owner, I would never recommend Collins as a property manager. Ever. I've never been so frustrated with bad service, poor communication, and complete indifference on the part of someone I am paying to provide those services. That was bad enough but I had to leave when they started costing me money. According to their own estimates, I lost about 2,000 dollars when they returned the security deposit to tenants that had broken rules and smoked in the property. I had to eat those costs. Then, when I finally got another property manager, I was informed by Collins that the townhouse was ready to hand over... and the new property mangers couldn't even get inside because the door locks were broken. Who's property was Collins managing? I certainly don't feel like they managed mine. read more
