    RENTERS, BEWARE!!! Things started out fine, but quickly went…read moresour. Communication is infrequent and poor. Unless, they needed something or were coming to accuse us of lies. So many issues but the FINAL straw for me was our dealings with Jenn. As per my lease, I submitted my photo inspection, when requested, AFTER our 6 month mark. About 1 month after this, my own home purchase was complete and I slowly started to move things over there, although I don't need to explain myself, I am travelling a lot during the holidays and didn't have the time to get everything done at the end of our lease. Our lease ends 1/31. Being proactive. There are 4 people on our lease. Only my fiancé and I are in the process of being between both houses. The other 2 tenants are still at the house full time. WELL WITHIN THE CONTRACTUAL OBLIGATION OF OUR LEASE. Well one evening we get a wonderful text from Jenn, asking if we ALL vacated the property. To which, we replied no and explained the above. The response "Well can they cover the rent by themselves?" FIRST OF ALL, my rent has NEVER not been paid in full, it has NEVER been late, our utilities are still on and paid for, AND it was stated at the beginning of the lease, that the only 2 people responsible for paying rent are my fiancé and I. Paying MY rent is MY business. Especially when I have never made it any kind of issue for you. It is always paid on time and in full. My blood pressure flew through the roof. I can't believe how unbelievably unprofessional this was, not the mention the fact, it was downright RUDE. In addition, this should have been a phone call discussion, but as per usual, there is minimal and awful communication... Until GRPM needs something. To follow up on this, out of no where I am asked for permission to enter for an inspection a week later. If no one can be there "I WILL need permission to enter." Again, this should have been a much more professional phone call and discussion. I've already provided the what was asked for in the lease. I still made the effort to be there, and requested a better time frame than "9-5 on Friday" because I have dogs and A JOB. I won't be giving permission to enter when I am not home, to people I no longer trust. This "dire" inspection was changed 3 times. All because GRPM has no respect for other peoples' time. When you send me a text, to have me CONFIRM I will be there on time, only to turn around and reschedule for later in the day. Sorry, but no. Try again. Second time, I get a text 27 minutes before my scheduled time saying "I'm running late" when you AGAIN confirmed the time the night before. Frankly, I've already wasted an hour of my day driving to the house but go off. I turned you away. I don't run on your schedule. FINALLY, after me being a bitch, we get on the same page. Low and behold the poor girl doing the inspection DOESN'T EVEN KNOW WHY SHE'S THERE. "This is usually done as a self inspection." Girl, I already did that a month ago. Basically, GRPM is being petty because they think we moved out and violated our lease. Well, the lovely inspector gave a raving review of how awful your company is and stated she was already looking for a new job after only being there a few months. High employee turnover... also a great look! The saga only continues moving into our move-out. I had to call, text and email multiple times to try to get the move-out instructions. I'm glad I did, because that's the only way I knew my utilities had to remain on an extra 3 days for the inspection. For 1 month, after returning the keys, we heard absolutely nothing about the inspection or any claims on it. 2 days before their 30 day period was up, we get a text about the claim made and asking for our forwarding address. I replied within 10 minutes... with the forwarding address and asking for pictures of the supposed damage. As per our lease, we have 15 days from receipt of the claim letter to dispute. I kept asking for pictures. I kept getting ignored. A few days later I received the letter in the mail... so it's clear you saw my initial text message because you used my new mailing address. 15 days later, I receive the email stating my payment has been initiated. STILL NO PICTURES. Imagine if I didn't uphold my end of the lease. You can bet your ass they'd be pursuing me. But they think they're above the law of the contract THEY wrote. Disgusting. Maybe I should pursue legal action to show these idiots, yet again, they ain't it. GRPM is full of crooks. You can tell by every review written here. Their customer service is abysmal. It's clear that people who rent from them and people who rent their homes with them, are all treated poorly. The fact that this company is still operating is beyond me. I'm truly disgusted with the behaviour, lack of professionalism, and audacity of the GRPM team. I would not recommend renting from them to anyone. To Bruce, Jenn, and every other moron at this company - you suck.

We didn't know much about this company until we moved here, but learned that they are a newer firm that bought out Prudential Real Estate. When you see their signs, you can tell that they have high standards of doing business - the signage is just very professional, noticeable but doesn't look like a child designed it. When you walk in this office, that story continues. Recently remodeled, this location is very nicely adorned. When you come inside the fresh clean decoration and coloring feels welcoming, and this is continued by the staff greeting. The front desk staff, broker, and agents are all courteous and make you feel like you truly have their full attention. I've had the pleasure of speaking with the broker and I can tell she truly is there to help others. The unfortunate thing is that the office is kind of hidden in this strip mall of sorts... you have to know its there to see it! I can't say much more, as I did not work with a Berkshire agent to buy our house. My wife recently started calling this place home base and is an agent with the office - she says it's a great brokerage with which to partner. From doing some open houses with her, I've talked with people and they all seem to have a high opinion of the company. That's all I can say without writing something to lead anyone on - a little conflict of interest ;).

Unfortunately, our experience with Cindy was disappointing. After agreeing on a deal and signing the necessary As Is purchase documents, we began due diligence ahead of schedule. However, we later find, the listing was updated to "highest and best." When we finally heard from Cindy, which just happened to be after the highest and best deadline ended, she mentioned she had been out of the office but received some REALLY GOOD offers she was legally obligated to present, fair enough. However, this left us asking: After both parties agreed to a mutually fair deal and we had signed all documents on our end, why did it feel like our offer was being shopped around? This entire process wasted valuable time and resources for our team and contractors. As investors or agents representing investors, I'd recommend proceeding with caution when dealing with Cindy. While we typically don't write negative reviews, this experience was unprofessional and a significant drain on time, money, and energy.

    Avoid Progress Residential at all costs - they are a health hazard and a lawsuit waiting to happen…read more I moved into one of their homes in April 2025, and since then, it has been nothing short of a nightmare. My AC has never worked properly, and even after I spent hundreds of dollars on TWO additional AC units, my home still climbs above 80° on hot days. Progress Residential never once offered to place me in a hotel (as required when a property is unsafe or uninhabitable), and they have flatly refused to address the real issue: MOLD and MILDEW literally growing out of my walls and vents. Under Florida Statute §83.51, landlords are required to maintain rental properties up to health and building codes, provide working air conditioning in habitable condition, and ensure the premises are free from dangerous conditions. Progress Residential has failed on every count. My home has humidity readings over 90%, visible mold and mildew, and severe air quality issues. Instead of fixing it, they gaslit me--claiming what's coming out of my walls "isn't mold" and delaying action for months. For those who don't know, mold exposure is a serious health hazard, violating both Florida Building Code standards and HUD's habitability requirements. It causes respiratory problems, asthma attacks, and long-term health damage--yet Progress Residential thinks tenants should just accept living in it. Now, in September, after five months of neglect, they have done NOTHING to fix the home. Instead, Vickie from Progress Residential has tried to bully me into signing an NDA in exchange for a laughable "settlement." This is not just insulting--it is a clear attempt to cover up their liability while tenants suffer in unsafe, uninhabitable conditions. She has been working on my case since early August and we have gotten absolutely no where she's just a higher paid person to push you around and ignore your request and try to make you out as crazy. She is terrible at responding and only gave her email which she takes well over 3+ days to respond. Progress Residential's business model is simple: * Collect rent at all costs. * Ignore Florida law and tenant rights. * Deny, deflect, and drag things out. * Offer hush money instead of repairs. This company is a disgrace. They do not care about your health, your family, or the law. They are violating Florida housing statutes, exposing tenants to toxic living conditions, and then trying to silence anyone who speaks up. I have photos of the mold and mildew, proof of humidity levels over 90%, and temperature logs showing my home routinely exceeds habitable conditions. This isn't just bad management--it's criminal negligence. If you value your health, your sanity, or your legal rights, stay far away from Progress Residential. They should be investigated, fined, and barred from ever renting to families again. ABSOLUTE TRASH COMPANY AND HOME! AVOID AT ALL COST. UPDATE 10/01/2025 Still nothing has been done. Still no hotel. Still no repairs. Still living in mold. Progress Residential is trash--an absolute shameful company that should be fined, investigated, and barred from ever renting again.
