Multiple issues here & it hasn't even been a month. They showed me a clean apartment & then handed me the keys to an apartment that had stains everywhere. On everything. Even the toilet had stains in it. I was absolutely mortified. They ended up giving me an apartment that was actually ready to be rented out, but only because I advocated for myself. There's been too many disrespectful gestures to list. And I'm reminded of them every time I get their DAILY emails. read more

This place makes me hate going home. I see dozens of roaches scampering on the floors and giant roaches climbing up the walls. Sometimes HUGE fuzzy spiders appear in my apartment when I get home from work,(how did something this size get into my apt!) There are also TONS of regular spiders, so many of them, they have webs between my hanging clothes, crawl into my bags, dropping down from ceiling while I'm brushing my teeth... it's infested. The walls are pretty thin. The cabinets, bathtub, sinks and doors are all fine. Most neighbors won't acknowledge you, a couple are nice and some are rude. The management is so weird. One day they are nice and the next it's like they hate you! The size, location and price are great but the constant bugs and spiders (even after spraying) just wouldn't quit. read more

We moved here in June 2020 and couldn't be happier with some of the experiences we've had. Though we're bummed the pool is closed for covid, our neighbors have been fantastic. All our maintenance requests have been handled in a timely manner and always professionally. With the pandemic ongoing we've even seen our wonderful Housekeeper Wanda out and about sanitizing all the frequently touched surfaces in our building. I wish she hadn't been on leave when we moved in. Our apartment probably would've been much cleaner, sans the leftover ramen in the drawers and dust caked above our cabinets, and dog pee scented carpets, if she had been working. I'll be glad for this pandemic to end and sad to leave when we buy a house, but I'm pleased we chose to live at Greenmar. read more

I had saw these reviews before I moved into the apartment, but I decided to give Greenmar the benefit of the doubt and I'm glad I did. First of all, I found the two leasing agents and the property manager to be pleasant, attentive, and easy to talk to. They take care of a request or situation as quick as possible. If there is going to be a slight delay or if it is something completely out of their control, they will let you know. Also, the maintenance guys are very friendly and helpful. This staff takes their jobs very seriously. The grounds are kept very nice in general. When there is snow or sleet they are sure to put salt around the parking lot, the walkway, and the steps leading into the buildings. My dog loves the dog park so that's awesome they have one. There is a laundry room in the building so that makes it very convenient. I have lived in other apartment complexes in the past, but this one is by far my favorite. I really enjoy living here. read more

I have been living here for awhile now and I will tell you these apartments are not worth $700 monthly. Everything is cheaply made and breaks or ridiculously outdated. We have had our garbage disposal constantly clog up because it has worn out and instead of them replacing it they just tell us to throw ice down the sink. And then the inside of our dishwasher came apart and I sent a request to maintenance and they never showed. We had to fix it ourselves. There are holes on the ground that have caused me to fall in and sprain my ankle and our fan in the bathroom no longer works, and the closet doors come off track all the time and you can hear other people's heater and air conditioner and it shakes the whole apartment. I chose Greenmar back in 2012 due to the proximity to my job, and the low rent so I could save for a house. You get what you pay for, they are old outdated units. As the years went by they got bought out by a company called Monarch, that's when it took a nose dive for me. It was obvious the management team couldn't care less if there were problems, and took months to get a response from them. My particular buildings tenants were drug addicts, or criminals (no background checks). The police were always being called by the few decent renters in the building. My neighbors son overdosed on the back patio while selling drugs. The toilet and shower were leaking in the unit above mine and it took 4 months for the maintenance man to come and "repair" it (he just painted the ceiling). Then when I gave them notice that I was leaving the manager seemed shocked on my reasoning. I spent my last 4 months calling to get things repaired and never getting things done. I would never recommend this apartment complex to anyone. Yes you get what you pay for, but I work very hard for my money and expect something at least decent. read more

EVERY time management/maintenance needs to enter the apartment we get less than 24 hours notice via a note hung outside your apartment mid to late afternoon that says, "...tomorrow [maintenance/management/pest control/etc.] will be [spraying for bugs/replacing furnace filter/checking smoke alarm batteries/etc.] in your apartment between the hours of 9:00am and 5:00pm,"(and it's always on a weekday). I told the maintenance guy last time it happened that I was uncomfortable with a stranger just walking into my house at some unknown time. I can't feel comfortable showering or changing when at any time a stranger is going to walk into my house! He said they give short notice so they can check for hoarders. Seriously? It seems very fishy to me. The late fees are out of control and come with threatening letters claiming they've already contacted their lawyers to begin eviction process (after 2 days late) and they will pursue action to the fullest extent of the law. They do not accept cash, check, or money order for rent, only online payment through their portal or some sort of "pay card". For debit the fee is over $25, and if you pay via electronic check it takes 2-3 WEEKS before they process it. If your account is compromised/has an issue during that time (like when my identity was stolen and I had close my account and open a new one before the check was processed) on top of all the other fees you still have to pay, there's also a $35 "returned check" fee with another letter that states, "...writing a bad check over $500 is a felony and they are pursuing action with the police and their lawyers." The threatening and abusive letters are completely unnecessary and make for a VERY hostile living environment. And they've now said they are suddenly "REQUIRING" everyone to purchase renter's insurance within the next 1 1/2 months. The abusive, harassing notices and constant fear that someone from management is going to walk in at any time are the biggest issues for me. This place is a complete social engineering situation, it looks great at first from the outside till they have you in a contract, that's when you realize it's garbage but you're stuck. All of my neighbors agree that Greenmar is a terrible place to find yourself stuck in a lease. read more

Monarch Investments is the worst company ever and they are rude people ever for staff. Never fix things right and apartments are not worth the money when they don't maintain the roofs or buildings. Some have leakage from foundation cracking and mold in apartments. The maintenance people don't fix things since they hire regular people as not a real company that knows what they are doing. They put people in collections for not paying, but they charge things to people that are ridiculous in price as half the time they keep the deposit on people, but still charge out rages prices on people. MONARCH INVESTMENTS should be NOT in business as should not be MO or other states when they are based out in COLORADO! They need to learn how to do business ethics and get people in the places that know how to run the places right. Instead of charging out the A** on the places they should fix the building maintenance or most importantly the roofs on each building to maintain the cost of leaks or water damage on the ceilings. They always reply the same thing every time as use different comments on things instead of a copy of a saying to reply to people on the stuff. Maybe they should say, "Yes, we will look into the situation about each building to fix the foundation or roofs!" If they want to stay in business they should be understanding to people health or living situations. read more

Horrible management, very snobbish (the assistant manager). The head manager is actually very sweet. One thing that is annoying is they keep throwing new rules at you. The apartments are very small and all the appliances are outdated. They have updated apartments that tenants have moved out of, but you have to pay extra for those. I pay $660 and I think that is WAY overpriced for how small they are. No balconies or porches, no washer/dryer hookups. You share 2 washers, 2 driers with 10 other tenants in the building. It's a hassle, especially when they don't get their clothes out on time. You have to use a special laundry card and the machine to load the card will sometimes take your money or it is out of order. Very inconvenient. On the plus side, maintenance is amazing.. they respond very quickly and are super nice, and I have never had a problem with them. Personally, I cannot wait to move out of here. Just extremely small and outdated. Maybe if they were a little more updated, without the rent increase, it would be a little better. read more

I would give this hell hole zero stars if I could. This dump is not worth almost $700 a month to live in. Management is a joke. The appliances in my unit were right around 25 years old. In my unit, the garbage disposal would constantly clog. I needed a brand new one as I found out with my own research that it was also about 25 years old. They refused to give me a new one, they would just send maintenance out to "clean" it. I was told to just put ice down it. Common sense will tell you that blades get worn out after 25 years and need replacing. There was black mold growing near 2 of my air vents. When I moved in, there was a pantry moth infestation that i had to get rid of myself. GROSS! There was also a cat urine smell that was coming from the kitchen sink drain that I could not get rid of. I would consider management to be very rude. They let all of your concerns go in one ear and right out the other. They have one concern; MONEY! The people they let move in are something else. There was one stabbing in the building next to mine and also someone got thrown through a window in the same building in the two years I lived there. (I think there were drug dealers living there) These same hoosiers would be so lazy they couldn't even throw their own trash in the dumpster; they just threw it right on the ground. In my own building you shared 2 washers and 2 dryers with about 10 other apartments. It was nearly impossible to do your laundry there. And then people just took your laundry out of the dryer and set it on the dirty floor when they needed to use it. They do not take care of the grounds. There are holes in the ground from a mole infestation. I have fallen in these holes on multiple occasions. Do not expect your security deposit back when you move out. They charged me for outrageous charges. For example: there were a few spots on the carpet that you could have removed using steam cleaning. Want to know what they did? Charged me for replacing all the carpet in the unit. I bet you they just hired a steam cleaning company to clean it for a few hundred dollars. I got charged near $600 for carpet replacement. The carpet was not in that bad of condition, besides the fact that it was VERY low quality carpet. I bet it only cost them closer to $200 for replacement with the cheap carpet. Ridiculous! Also charged for painting the whole unit when I went in used nail hole filler and patched up the nail holes from wall decor. I guess they don't want you to have any decor on your walls. There was really no need for painting, but they gotta have that money. I thought racketeering was illegal. I was always a very good tenant. I paid my rent early most times and was never late. That means nothing to them. Ended up owing $400 dollars when I took very good care of the place. Please heed my warning and DON'T MOVE HERE! Just look at the other reviews. read more

The only reason I'd give this place even one star is because of the maintenance guy Jason. First, these apartments are straight out of the 80's. They claimed that the apartment my husband and I moved into was "newly renovated," but that was a complete understatement. Our walls were full of cracks. We had maintenance come and all they did was put some spackle on it. It just kept getting worse and at one point our front door wouldn't even close/lock. We came home one day and it was standing wide open. It's obvious that the building is unlevel. Our blinds kept falling off of the windows. Our dishwasher came completely unattached from the counter. There were squirrels that were constantly scratching at the roof and walls of our apartment. The noise level was insane. People slamming doors and screaming at all hours of the night, so if you have small children your kids will never be able to sleep. Our building always smelled like weed. Someone stole our grill off the patio. They never mowed the grass. My daughter never played outside because it was a foot tall or she'd fall in the massive holes in the yard. We also realized we lived in the same building as a convicted rapist. When we moved out they charged us $630 to replace carpet that they claim was damaged. The carpet was so low quality that when you vacuumed it would suck up chunks of it. If I had to chose between living here or being homeless, I'd find the nicest cardboard box I could and live under an overpass. This place sucks. read more

Very rude management as should have listen to my friend Matt as this place is horrible. Very over priced for a run down apartments that have never been updated in years. The company they have bought them out is from Colorado as they don't care what the management team does. All this company cares about is money and money. All the pipes in the ground need to be replaced as storage rooms for washer/dryer hook ups. The roofs need to be replaced as they are all old. The dishwasher and toilets are not great as plumbing sucks in there. When you comment or make a complaint with them they always say the same thing. People let there kids do whatever they want and no parents watch there kids outside. People always doing drugs or drinking outside. Parents get drunk as no life guard or anyone bye pool area to watch people. People smoking right by buildings, which is a health hazard. When you want to move, then they start harrasing you with all charges on you and they try to ruin your credit. They charge you even when you give them more then 90 day notices. When you have problems with neighbors they don't care and all they say is call the cops. This place is a joke and it is sad because this is supposed to be a great neighborhood with district, but Monarch Investments is ruining it with making it to be run down Fenton in St. LOUIS COUNTY! SAD FOR THE GREAT SCHOOL DISTRICT BECAUSE OF THE HOOSIERS THEY LET MOVE IN. This place has been there since I was a little girl, but have been built a very long time ago and when I walked in for a tour it never changed as still the same exact apartment I seen since I was young as surprised they never update or even made it bigger with more bedrooms for construction. read more

I have been living in greenmar apartments for the last two weeks, TIP TO ALL INTEREST RENTERS: IT IS NOT WORTH THE MONEY YOU PAY! This apartment was no where near ready when we moved in, broken lights, broken blinds, stove didn't turn on, there was tons of broken glass in a dishwasher that also didn't work! I turned in the checklist they give you that asks to list any issues with the apartment within 3 days of moving in which I turned in EARLY!!! The maintenance guy came out, a week later and fixed everything but didn't touch the glass or dishwasher. So I decided if you want things done, you've gotta do them yourself and removed all the shattered broken glass. After removing the glass, I realized the dishwasher wasn't producing any water... go figure. I call to the office to make them aware of the situation and they promise to send another guy out to look at it. 4 days go by, we get a guy out to look at in the meantime, the dishwasher completely flooded out the whole kitchen leaving an awful odor that still lingers in the apartment. Once I told them this they said I would be getting a whole new dishwasher. That was last Wednesday, I call up there yesterday, (7/12/17) and they still haven't placed the order for a new dishwasher but promise me the order will be made today. So now 2 weeks have went by, with no dishwasher plus the hassle of cleaning it out and cleaning up the mess from the flood. I am going to complain to the owners once I get a call from them, they need to remodel this apartment complex. Everything is from the 70's and hardly works!!! I am very dissatisfied, & I want something to be done to compensate for the money spent on food that couldn't be cooked because I was without a working stove for the first week, & all of the money spent on eating out. I think my first two weeks should be pro-rated. Unless Greenmar wants to continue to get negative reviews every week from me until I move out of here. No wonder this place only had 1.5 stars on here. While the location and apartments are great, I would absolutely not recommend living here. The staff is terrible at managing this complex and are the main reason we are leaving Greenmar. The first day we moved in, all the lights and A/C were on in our apartment (mind you, under our dime) and the front door was unable to lock. The door was open when I walked in. This means that the last staff member who left our apartment before we moved in did NOT lock the door and knew it was unable to lock, but decided not to do anything about it. In addition, we have been given less than 24-hour notice multiple times that a pest control company would be entering our apartment for bug spraying. This gave us virtually no time to prepare to have someone home (as I do not trust a complete stranger who does not even represent Greenmar in my home when I am not there). In addition, we were given our "45 Days Notice" to write our letter of intent to leave only ONE WEEK before the letter of intent was due. After we gave them the letter of intent to leave, they called us a week later asking us if we were renewing our lease. After telling them we turned in our letter of intent to leave a week ago, they said they could not find it! We literally walked in and handed it directly to a staff member who said "Thanks! I'll take care of this". She obviously did not take care of it. Also, this complex will charge you over $500 in cleaning fees for "normal wear and tear" if you do not stay for 18 months. The only time the staff seemed to be doing a good job was when we signed the lease. Couldn't get them to stop calling me then. To me, it seems like this complex is finding every which way to get money out of you. It's such a shame as the area is beautiful and the apartments are great. I would love to move back here if they ever get under new management. read more
