Unreasonably priced rent increases & random fees. As responsive as a brick wall. Doesn't fix anything. Welds terribly. Paints over problems like a band-aid. Lies about most things, first lie is "that heat & hot water are included" but weren't. A bunch of Amateurs playing pretend. Last advice: Really take a look at your "lease", because I don't doubt there are made up "laws" in it, to benefit them. (Aka the lease is probably Void.) Hope this helps. Genuinely one of the least professional management companies I have ever encountered. I put in an application for an apartment and was led on for weeks. Ben Reinhold (who was handling the application) would ignore our calls, emails and texts and, when we finally did get him on the phone, would say he'd "get back to us in 10 minutes" and then never call back. He also asked us for an additional up front "brokers" fee, essentially aiming to start a bidding war between applicants. We eventually were able to contact someone else at Greenrock and they confirmed, the day of our supposed move-in date, that we did not get the apartment. The only redeeming person we spoke to was May Rose who acted professionally and did her best to wrangle Ben into giving us a direct answer. read more

Move in was rocky, but after mentioned management acted quickly to fix their wrongs. Usually quick to respond to tickets. Once I was moving out the process was easy and I got my complete deposit back. Bummer that for a couple of months they were fixing the facade of the building so we couldn't access our balconies. read more

1. I arrived on the first to a dirty apartment (including dirty walls with holes/nails). This meant I had to push back my already scheduled delivery team at my expense. A family of cleaners came (not all wearing masks with no gloves)....leaving me to reclean the apartment again myself seeing as I work in healthcare and know that we are in the midst of a pandemic. On new moving day the apartment was just getting painted, leaving the movers to haphazardly leave my heavy furniture in the middle on my living room and bedroom, which later at my expense again needed to be placed in appropriate spots once the paint dried, it was such a rushed job that I actually opted on not having all the walls painted anymore. 2. I had identified broken things in my apartment before move in date which was assured would be handled...10 months later my main concerns were not addressed as promised and I'm unable to use my bathroom to the full fiction I was promised. I am extremely frustrated by these concerns which was later told to me by the landlord that I was making a big deal because I wanted to end my lease early....he still has not fixed my concerns. 3. I've had two instances of having no hot water. 4. Everything is delayed....whether it's not having hot water, being locked out of the apartment, needing to address issues with AC/heater remote etc. Everything is on their time, and I'm grateful to be able to walk to a friend's house 30 minutes away for times I've had emergencies and had to be waiting or just felt uncomfortable in my own space. 5. Everyone who comes to your apartment to address something walks into your space with shoes on....despite the very obvious shoe stand upon entry. The third time my heat was out the guy was telling me I needed to arrange for someone to come and move my very heavy couch so he could gain access to the electrical box on the wall. He was in his dirty shoes...on my white shag rug....but concerned about standing on my couch in his shoes....which would make me go an extra 4th day without heat.... 6. Ignored calls....constant game of "he said she said" ties into concerns being delayed if ever addressed, no one is held accountable for the shortcoming you are paying to prevent or be handled in an appropriate manner. I have never had such an unprofessional experience, and it's actually forced me in the middle of a pandemic to feel that much more uncomfortable in a space that was to give some relief. I barely even live in this apartment at this point. It's unfortunate, working as hard as I do and to come home to frustrations I'm paying to not have. read more

I've lived in a Greenrock Management company property for 3 years now and I have nothing but good things to say about them. They've been very transparent and accommodating, and maintenance requests have always been quickly resolved, even minor things like changing a light bulb we can't reach. Ben has always been very responsive to our emails and texts when he's needed, and Meir is great when there are more important fixes needed like the ac not blowing cold air. If I wasn't moving from NYC I would gladly rent another property from Greenrock because from talking to friends, it's rare to find a management company that's this good. read more

I lived under Greenrock management from 2021-2022, with roommates there for an additional year beforehand. The team was quick + responsive when it came to maintenance requests, and were always reliable with communication on other matters as well. The few times we had issues, like a dodgy pipe or broken toilet handle, they had it fixed ASAP and with great service. Living in NYC can be stressful, but the team at Greenrock is passionate and well-informed! They were also incredibly kind to give us a couple of extra days to move out since my roommates and I were in a major crunch work-wise that last week. I only wish they had more apartments available to move into! read more

Don't rent from these people. They'll find a squirrely way to steal your security deposit, no matter what. Absolutely ridiculous and disrespectful. Had to threaten to take them to court over the deposit after 5 months to even get a response on why they decided they had the right to keep it. Read your lease entirely and keep notes on it -- they hide shady crap in there to open up the opportunity for them to swipe the deposit. Absolute garbage. read more

Ben was a great landlord. One of the best I've dealt with in NYC. He responds promptly to any questions or concerns.

This landlord company (?) is lacking in transparency and entirely ignores any communication, only reaching out or responding when it suits them. Ben will consistently not respond to countless emails or calls about maintenance, lease renewal, and other questions. And forget trying to get your security deposit back--how could you when all these scammers do is collect rent and ignore tenants? Avoid them at all costs. read more

An incredibly shady and difficult to work with company. When it comes to getting your keys to move in, getting a basic landlord recommendation, and getting your security deposit back, Ben will screen calls and texts to the point of absurdity. Maintenance team was mediocre at best and the apartment was dirty when we moved in. There were also rats in the walls of the building and nothing was done to fix the problem. read more

I've lived almost 3 years in a Greenrock property and I've been very pleased with their fairness and transparency. Also, when maintenance is needed, they are quick to respond and send someone to help. I feel the rent is fair and appreciate that it doesn't increase sharply every year, so I'm very happy to stay in the great apartment I have. read more

I rented an apartment unit from Greenrock from December 2015 to about May 2016 (because of bed bug issues) when I moved out. I have tried in vain to get my deposit back. Since moving out, I have emailed Ben at least 5 times with absolutely no response whatsoever. I have called his office at three times, and I spoke to him on the phone in November 2016. He apologized profusely for not having sent me my deposit and said he would send it as soon as possible. It is March 2017 and I still have not received my deposit. It's my understanding that one of my other former roommates also has not received her security deposit. read more

Been living at a Greenrock property for almost a year now. Ben has been one of the best landlords I've worked with in a long time and it's refreshing. Very responsive to maintenance issues. Keeps the buildings tidy. Responds to any and all problems quickly. Beyond that he's fair, transparent and available. Would highly recommend any of his properties. read more
