We first reviewed the form together so he understood what it was they were looking for. He went up in the attic and was able to answer all the questions I needed without actually getting on the roof. He was thorough, professional, and went the extra mile by providing a handful of pictures that I could include with my application. When I drop the paperwork off at the insurance carrier today, she commented on knowing John Pate personally and agreed that not only is he a doll, he is very helpful, very thorough and meticulous with his work and that we should not have any further requests for information from the underwriter due to John's clear explanations and accompanying pictures with the form we submitted. As long as I live in South Carolina, I would recommend John Pate for any inspection work needing to be done on my home because we trust him implicitly! Why go anywhere else when you can have the best? Just call Top to Bottom and have peace of mind the first time!

I hired Bridgewater Home Watch to inspect a home for me that I was buying in Myrtle Beach, SC. I was purchasing the home remotely from California so the inspection service was critical. After taking possession of the home Bridgewater failed to inspect and report on all of the following major items about the house that cost me over $10,000 to repair. When I requested my money back their insurance company made every excuse in the book to not refund my money. IMy only option to recover losses is a lawsuit. 1) One of the three HVAC heat pumps was not even turning on and the compressor had to be replaced. He reported a 2 degree temperature difference at the air handler but never went outside to verify the compressor was coming on. Air handlers have emergency electric heating coils. Duh 2) Front foyer marble floor has huge chips and holes in it, so bad that flooring repair companies will not even repair it but only replace. 3) Master bedroom 4 inch R20 ceiling can lights had bulbs obviously hanging down out of the cans, When I went up there to check it out, the bulbs and sockets fell out in my hand. The sockets were rusty completely off the wire with the line wires exposed inside the cans. Sockets had been Jerry rigged with PVC pipe to connect socket to light bezel. MAJOR fire hazard. 4) 3 of the 5 bathroom toilets had completely rusted off toilet tank bolts, the tanks were loose and ready to fall off and one tank was leaking a gallon of water a day on the floor. 5) All 3 garage doors had entire 1 foot sections of the bottom door rubber seal completely missing. 6) All 5 outdoor wall sconce light fixtures had paint that completely had rotted off the fixtures. 7) Entire vinyl fence line had bottom rails sagging so much that in many sections the upright rails were falling out. 8 ) House has 65 windows with 35 2 inch faux wood blinds of which half of the blinds had missing wands, broken tilt mechanisms, broken slats and at $150 each to repair/replace was a huge amount of money to repair them. 9) Master bath has very loud pipes banging in the wall when you run the shower hot water for more than 5 minutes. 10) One exterior door lock was not functioning preventing the house from being properly locked up. Door between house and garage lock not working. 11) Huge $5,000 BBQ appliance had rusted shut drawers and grates completely rusted through and appliance was completely unusable. 12) One of the 2 electric water heaters did not have required expansion tank installed. 13) Tray ceiling light strip had section of strip not lighting up. Upon inspection found the plug on the light strip was connected to the house romex wires by splicing the romex wire and looping the bare wires around the light strip plug prongs. Romex is supposed to be terminated in an electric box with a plug socket. Major fire hazard. 14) Rear patio door obviously had missing safety chain causing door to swing and slam into wall. 15) One bedroom closet had obvious shelf torn off and missing. 16) Alarm system panel had obvious "low battery" flashing warning on the monitor screen. 17) Huge and obvious candle wax stains on the rubble stone fireplace and fireplace hearth. Wax was not removable and hearth stone must be honed down to remove the stains. Very expensive repair. 18) One rain gutter was completely buried in the ground preventing rain water from properly flowing out the bottom of the gutter. Bridgewater Home Watch is completely and utterly incompetent to provide home purchase inspection services. Alan Myrtle Beach, SC
