Our experiences have been a mixed bag with Grenadier. If you asked me would I build again with Grenadier, I would say no.
We secured our lot with deposit in October of 2016 with a projected completion date of April/May 2017. We had bought a new home, track home, previously and had no issues, so we didn't expect any this time either.
However, April/May came and went, so did June, July, August, we finally moved in late Sept.
We communicated our frustration in that we were running out of military storage time of our household items, (generally 1 year after retirement) and we ended up spending a great deal on renewing our apartment lease, 2 times during the build, both short term renewals which are generally more expensive than long term renewals, because Grenadier kept pushing out the completion date.
The red flag came in July when I called our Sales representative, Jessica Herring, not a realtor, to express our concerns and ask for assistance. I also asked for firm projected completion date to which she had no response. When I pushed back and said, how can you not know, you're the builder she threaten to return our deposit and cancel the contract. Which is a bully sales tactic and also intimidation.
We moved in September walking the house with the building supervisor. WE actually had a wonderful experience with our building supervisor, he actually listened and responded to our concerns. After walking the our home together, a punch list was signed by both the building supervisor and ourselves. Since that was the only copy, the building supervisor said he'd be sending us a copy shortly. For the record, we never did receive our copy and was told later it "was lost."
I didn't work for the next 7 months, making myself fully available to help oversee repairs. I would assist the building supervisor by e-mail him every 2 weeks with updates, which trades had called, when they'd plan to show up, if they'd completed the repairs, etc...
It became apparent quite quickly that the trades were unreliable at best, often times they had said they'd called me to schedule a repair when they hadn't, when they did show up the work is incomplete and shoddy. I think Grenadier went through several trade companies for drywall for example.
After 7 months of being unemployed, I decided to return to work. Gotta pay for that new house, right?
I'd love to say I have some unreasonable standards but that's the thing, I don't. Everything on the punch list and warranty repair we requested is in the warranty standards set by Grenadier.
The warranty is misleading at best. In the course of the year the warranty position wasn't even staffed. Grenadier did not communicate any of this information to homeowners. They'd contract with a company for a few months or the person hired would leave after a week. So warranty items went unanswered to and for lots of folks have continued to be an issue.
The other issues is the energy certification itself. Grenadier offers an "Efficiency Promise" via www.efficienypromise.com offered by TexEnergy Solutions Inc and US Eco Logic Inc. These companies have multiple complaints against them via the BBB for fradulant and misleading promises. Essentially, the way it works is you submitted your heating and cooling expenses for the year, in our case, statements for Atmos Energy and Green Mountain Electric, if your energy efficiency isn't what was promised because the house exceeded the HER's index cap for your home, then you received a refund of the difference. In our case we received a wooping $35.00 check for the entire year. How? Well, they don't differentiate between winter and summer. They take the lowest heating bill for the year and the lowest cooling bill for the year and that's the difference used. So July was obvious our lowest heating bill(because we didn't use heat.) and (January was our lowest cooling bill, because we didn't use the AC). It's shocking really.
After several attempted from July 2018-to present to get our home repaired the response has been lack luster at best. We finally got some involvement from the building supervisor and have managed to make more head way in the last few months. The quality of the work has been commented by many as being poor during the initial building, so it's no surprise that certain units need more repairs than others. Ours was the first, therefore, they've improved, learning from their mistakes.
