    I needed a survey so I looked up company's, didn't get quick enough response from first company…read morethat started with an I so I call IE/SE and got quick response from Rachel (great gal to talk with) gave her needed info got quick response and date for survey-Matt the young man surveyor was waiting on my Wife and I, showed him what I thought were correct monuments (which were) and he started to find all other monuments like a mountain goat because of terrain (marked all for easy find ) shook his hand -waited just a couple of days for finally billing and documentation map I give them a 10 ,very professional/on time/care about their Clients - I would and will give their company a high rating and of course their phone number to anyone that ask who did I hire for the Suvey , Thank you Rachel and Matt ( the mountain goat ) Sincerely Mike

John visited our property and said it was a simple project that would take around three to four months. The initial experience was good, and John walked us through the expectations of the County, and helped us facilitate a noise survey and septic certification. After we did this, it all went downhill. Allegedly, the county had reservations about our proposed business, but then John started just not communicating for weeks on end. We kept getting told that he was "working on it", but the communication got less and less frequent. We got another "working on it" in May 2024, and nothing since. Here we are closing on two years and John still hasn't told us where we stand. Riverside County isn't blameless in this either, but we trusted John to get the job done and we are very disappointed.

    I truly hate leave negative reviews, but after living in a Tricon Residential community and…read morespending months attempting to resolve issues through the proper channels, I feel compelled to share my experience. The most significant issue has been an ongoing HVAC/heating failure that originally began in February 2026. Despite multiple maintenance requests, countless phone calls, technician visits, involvement from Tricon maintenance personnel, and even a third-party HVAC contractor, the problem continued. What was most frustrating was not just the repair itself, but the complete lack of communication, accountability, and urgency surrounding a basic habitability issue. Throughout this process, I communicated directly with Regional Manager William Yanez Manecke who later just cc'd some other people in management, the leasing office team, Tricon customer service, centralized maintenance, onsite maintenance personnel, and outside contractors. Despite repeatedly explaining that I had already contacted maintenance, escalated the issue, and took time off work (8 days to be exact) to accommodate multiple repair attempts, I continued receiving the same response: call maintenance again, follow up again, and continue waiting. Eventually, after months of failed repair attempts and lack of meaningful updates, I was forced to file a complaint with the City of Menifee Code Enforcement Division. The City reviewed my complaint and immediately opened Code Enforcement Case CE-26-0539. Unfortunately, the HVAC issue is only part of the problem which has still be fixed or address. The overall condition of the community has steadily declined. Trash cans are routinely left out throughout the neighborhood for extended periods, creating a cluttered and neglected appearance. Common areas frequently appear overlooked, and there seems to be little enforcement of community standards that residents are expected to follow. In which William continues to provide excuses, what's sad is no other community has this issue. I literally gave him the plan to have them removed at owners expense and he did what he normally does, not reply.... The dog park, which is advertised as a community amenity, is often littered with dog waste and appears to go extended periods without proper cleaning or maintenance. Residents paying premium rental rates should not have to navigate dog waste, overflowing trash cans, and poorly maintained common areas. Also the pool, they'll tell you is heated, but it is not and not to mention their gym, the overhead speakers don't work, I told them via email in February that the treadmills were breaking down and STILL not fixed. What disappoints me most was the lack of ownership and accountability. Problems are "acknowledged", but meaningful action often appears delayed or passed between departments. Residents should not have to act as project managers to coordinate communication between leasing staff, regional management, customer service, maintenance teams, and contractors just to resolve basic issues. For the amount of rent being charged, I expected significantly better communication, responsiveness, and pride in the community. Instead, I experienced poor communication, delayed maintenance resolution, declining community standards, and a complete lack of urgency regarding issues that directly affect residents. I sincerely hope Tricon Residential leadership takes a serious look at its customer service, maintenance escalation process, community upkeep, and management accountability. There is a substantial gap between the image being marketed and the experience I have personally received.

I was the first tenant to…read moremove into this complex, and I truly wish I had known that this is not a traditional rental community. From the beginning, there were issues. We were originally scheduled to move in at the start of December 2023, but were notified last minute that construction delays pushed our move-in back two weeks. We had already given notice to our previous landlord, so we had to scramble to extend our stay. We tried to be understanding since we had a newborn and didn't want added stress. At move-in, the property manager pointed out areas that needed touch-ups that we could expect corrected in our initial weeks but those fixes were never completed. About three months in, we started hearing noises in the walls. By month four, it became frequent enough that we contacted maintenance. We were told this was "normal" for a new build and that pest control was our responsibility. After escalating, their team came out--but instead of resolving the issue, they sealed the entry points and trapped a rodent in the wall. We were then stuck living with the smell of a dead animal for a week, with no response or help from management. Unfortunately, this wasn't a one-time issue. When the weather got colder, the rodents returned. Multiple neighbors reported the same problem, so this is clearly a property-wide issue. Other problems continued: * Routine maintenance issues (lights, vents, etc.) were consistently labeled as "tenant responsibility" * Amenities were delayed far beyond promised timelines * Construction would begin working before the Menifee noise ordinance (we expected noise but not at 6 am) * The front gate frequently malfunctioned in the initial months, sometimes preventing entry/exit * It took months to receive a second garage remote and it was only prioritized after they flagged something for us to complete * Solar panel activation was also delayed * The maintenance line was basically nonexistent because Tricon didn't have it live yet We gave management the benefit of the doubt since they were operating without a proper office and handling a new development--but the pattern of poor service never improved. About five months after moving in, we were contacted about an unpaid move-in fee that had never been included in our original balance. While the amount was small, it was frustrating to be held accountable for their oversight months later but again we ended up giving them grace. Later, our key fobs suddenly stopped working without notice due to a system update that affected a "few" tenants but we were not informed. It took nearly a month to receive replacements, during which we couldn't access amenities we were paying for. You might wonder why we stayed so long. Honestly, we assumed many of these issues were out of the front office's control, and with a young child, we didn't want to deal with moving again. However, in our final year, we discovered a persistent pink substance in our shower that kept returning despite constant cleaning. It was eventually identified as mold. Maintenance initially claimed it was our responsibility, but their own technician admitted it was caused by improper sealing during construction. After escalating to corporate, they finally approved repairs--but only after significant back-and-forth. At move-out, we encountered yet another issue. While 30-day notice is standard, this property requires 60 days. We submitted notice 40 days in advance and requested leniency due to our ongoing issues, but never received a response in the 40 days prior to moving. After moving out, we followed up repeatedly and were ultimately told--again--that everything was our responsibility and we're not extended the same grace we often gave them. Final advice:If you choose to move here, document everything. Follow up constantly. Take photos at move-in. Don't expect flexibility or proactive support. If you're considering signing a lease--my honest recommendation is to look elsewhere. Based on our experience, if they didn't prioritize their first tenants, it's unlikely things have improved.
