My experience with this agent (representing the seller, and we…read moreare the buyer) was one of the most stressful and unnecessarily adversarial real estate transactions I've ever been part of. During the final walkthrough, we discovered that the washer and dryer -- which were explicitly included in our purchase contract -- were missing. The seller agreed to provide a $2,000 credit to replace them. Instead of honoring that agreement, the agent tried to reduce the credit by applying a completely invented $250/day "penalty" for a delay that was outside of our control . No such penalty exists anywhere in the contract, and it was inappropriate to try to use it to diminish a credit that was simply compensating for missing items. What made this even more concerning was that the agent then suggested sending the $2,000 to us outside of escrow rather than documenting it properly. Given the "penalty" she was trying to impose, this created real concerns over whether we would actually receive the full amount. Contractual credits in a home purchase are supposed to be handled transparently through escrow, not privately through off-record transfers where the amount can be changed without oversight. When our closing was briefly delayed due to an insurance underwriting requirement tied to the property's 20+ year-old roof, I explained multiple times that we were working as quickly as possible. I was extremely sick with the flu over Thanksgiving, spent hours calling insurance companies, and even missed a major company offsite so I could stay available for signing. Despite all of this, the agent repeatedly told us that the delay was "the buyer's fault," showing zero empathy or understanding of the actual situation. She also insisted on charging us a $250/day delay fee despite the fact that no such fee exists in the contract. Even worse, she repeatedly told us that closing "had" to be pushed to Monday -- which would have added several more days of the "penalties" she wanted us to pay. When I contacted escrow directly, they confirmed that they never said closing needed to be delayed and that Friday closing was absolutely possible. This contradicting information created completely unnecessary stress at a critical moment. Between the misleading statements, pressure tactics, attempts to impose non-existent fees, and the suggestion to handle credits outside of escrow, the entire experience felt deeply unprofessional. Instead of facilitating a smooth transaction, the agent created conflict, confusion, and unnecessary stress at every step. Based on everything we went through, I strongly caution anyone against working with this agent. Given the seriousness of these issues, I will also be sharing this experience with her brokerage for their awareness.

When some work needed to be done in the house, Sonia had a ready list of well priced professionals to perform the work. Last but not least was the price. Sonia worked with us to determine a price that was one of the best in the neighborhood, yet allowed offers to come within days of the listing. The Purchase: The home we were looking to purchase was a short sale and Sonia used her considerable negotiation skills to make sure that we were considered seriously as buyers. Everyone told us that there was no way we would be able to purchase the home with a contingency on the sale of our house, but Sonia made it happen. By maintain excellent communications with the seller's team and responding to their questions immediately and thoroughly, she was able to able to put us ahead of other bidders for the house. As tenaciously as she stood by our side when we were selling, she did the same with us when buying. At one point, the seller had tacked on three thousand five hundred dollars in fees because it was a short sale. We had accepted this, but Sonia just casually mentioned that she had this fee dropped without any prompting from us. Overall, we have nothing but the highest praise for Sonia. She is supremely competent at what she does, which is allowing a person to get the maximum value on a sale, and an advantage in this extremely competitive market when making a purchase. In addition to her formidable skills as a negotiator, she has an excellent network of professionals that range from short sale specialists, fellow realtors, mortgage providers and specialists needed at address inspection issues, repairs and improvements. Throughout the at-times stressful process, Sonia remained a foundation of support that kept the process moving. Patio furniture was extremely dirty with moldy cushions, a toilet brush was left on the primary bedroom patio, the BBQ was filthy with only two burners working, and the backyard was dirty enough that we had to clean it ourselves. Inside, the home was not properly cleaned. We found mouse traps with bait in a kitchen drawer, dirty rugs, mold in the shower, loose toilet seats, several TVs that did not work, and sticky, deteriorating remotes. The couch was covered and visibly filthy, more like dorm furniture than a luxury rental. The pool table netting was ripped so balls fell to the floor, sports balls were flat, and a rusted outdoor table stained my husband's jacket. After checkout, the property manager called once, said he would follow up, then stopped responding. When a property is advertised as luxury, guests should not have to clean or deal with broken amenities while on vacation. This was not close to the standard promised.
