They wouldn't fix anything (our kitchen sink faucet would drip wasting water, they had someone come out to patch a settling crack in the drywall and never had someone come out and paint, the back door and front door never sealed properly and the back door handle was broken the screws on the handle where not screwed into anything, and the fence was in horrible condition, not to mention numerous problems with the next door tenant) when asked to address the issues we where told "oh we will fix that when you leave we don't want to do that while you're still here". We left the house cleaner then when we found it and they decided to nickel and dime us for repairs that where not our damage (it was the previous tenants, who also confirmed in writing that they caused the damage, Mitchel and his wife Lori where less then professional when handling it, to the point we where threatened by the wife Lori) If you are trying to rent a house they manage I implore you do think again and not make the mistake we did. You have been warned, they don't deserve the one star I had to give to leave this review.

When they came out to review the property, they came back with an offer nearly $41,000 lower than what was originally presented. My mom was ready to sell so she could move in with our family, and Rebecca from Smooth called us repeatedly trying to get us to move forward with the sale. We provided documentation showing the home had a good foundation report, a new roof, a new AC unit, a tankless water heater, and a ductless AC unit installed in the converted garage. After that, they came back with a slightly higher offer than before, which my mom accepted. A closing date was set for March 12. When we followed up to confirm the closing time, they suddenly informed us they were backing out of the purchase. In hindsight, we should have realized something was wrong because communication had been minimal during the final week. My mom had two other offers before she agreed to move forward with Smooth, and now they've walked away from the deal. Lilian from Smooth was handling the details of the transaction. We called and texted her multiple times and received no response. Looking back, it's frustrating to think about how much effort we put into rushing to clear out my mom's house to meet their timeline. Rebecca provided no real explanation other than saying they had to back out. It's incredibly disappointing, especially considering my mother's age and the situation they put her in. She has likely lost the opportunity to work with the other two investors who were interested in purchasing her home. I would strongly recommend not wasting your time with this company. If it were possible to give less than one star, I would. UPDATED: Approximately 4:34PM today, I received a call from Rebecca advising that she found another buyer for my mom's house. She stated they would most likely keep the same closing appointment but they would be offering at 13K less than what she had offered. I found that to be unbelievably suspicious that they have another buyer but for less. It took them some time to get this current title set up. This appears that Smooth closing was trying to pull a fast one. I reached out to some experts in this matter and they advised me that it was probably best that the deal did not go through as they probably would have tried to swindle down my mother even more. To think that a company would take advantage of a senior citizen who is currently on battling kidney failure (all things they are aware of). Scamming the elderly. Shame on you Smooth Closing!

The contractor left all his tools in his truck when he arrived at my place, and was frustrated that he had to go get them when he discovered he'd need a screwdriver to reach my A/C unit, which was sweating and needed insulation. When he saw the problem, to illustrate that point, he quickly wiped off the bottom of the unit, slinging water all over the place. He told me I was in grave danger of water coming down my walls, but failed to offer a clear solution. Instead, he said he'd "do some research" and get back to me. I didn't hear from him for two weeks - had to call the home warranty company to find out he hadn't filed anything because "nothing was officially broken." Seriously, WTF. I wasted $60 on the consultation. When i called to request my money back (he never submitted to the warranty company or sent me a bid on the work they wouldn't cover), he didn't return my calls. I guess I can give him credit for taking his shoes off when he came into my condo... Honestly, if he'd just admit he should've gotten in touch and explained sooner, I'd be disappointed but satisfied. It's the lack of communication that really earns the one-star rating.

My wife and I can't say enough positive things about this company. They're prompt, reply back quickly, and do the job right. I march they came out the same day and quickly got us back and running again. Now, when another part of the AC broke they came out and again, got us fixed right up super fast. I highly recommend choosing them for all your AC needs.
