Every part of the 30 day process was easy. We were never stressed or questioning what step they/we were at in the process. We had constant up to date messages. On Tues we looked forward to Jaymie video calling to update us. After having several mortgages in our past. We have never felt so sure and secure than with Jaymies team. Me and my husband are in the process of buying a home and Michael Hernandez was recommended to us by our realtor and wow is he awful! We had a meeting scheduled with him at a specific time, he was late so I sent him a text message confirming our appointment, no response. He called me at 11:34am an hour and half late. He didn't even apologize it took him 30min into the phone call to realize he needed to apologize. Michael was so rude, disrespectful, and unprofessional for the way he spoke to me on the phone. I'm a potential client and you think you're allowed to disrespect me because I decided to pick a new lender because you were late, and talked to me poorly? Then Michael started to text me and harass me after I said no thank you twice to his sale pitch. He then said "I had a very bad morning". That doesn't give you a right to raise your voice and change your tone. He also lied about knowing any knowledge on VA home loans. He has no experience in the job he chose. He needs to go work in car sales or be a collection agent for the way he speaks to customers. Would never work with this company again! read more

Our realtor recommended Guild in 2021 when we found a house to purchase. I was on the fence at the time in buying. Giuld reminded me that the rates would keep going up, they anticipated it anyway. That worried me a tad and ended up signing with a 3.69% rate. Weeks later it went above 4% and has crept up since then. They were right! and I didn't feel played. I didn't have many other lenders to compare to since this was our 1st purchase of a home, so having the comparison of others wasn't going to happen. However, I never had any problems whatsoever with Guild. From the 1st phone call, I knew what they needed from me. They stated they would reach out frequently to request signatures or request for documents on my side. When they requested the info I sent it off within 24 hours. I was never asked 2 times for any one document. Our agent at Guild was very upfront, communicated effectively, and kept my wife and me updated through the process. We were told we would have a 30-day closing. However, we closed in 22 days & signed our docs and closed on Valentine's Day 2022. We had a great experience with Guild. I haven't experienced many things other had, in fact none at all. The house purchasing experience (1st time) was absolutely painless, aside from the mountains of paperwork and docs required. All in all I would surely use Guild again and again so as long as the service we received was the same. Kudos - job well done (for us anyway) read more

Guild Mortgage Co. does not cater to its customers in just the basics--You can't make a payment unless it's the full amount, period! So if I want to make 1/2 of my payment now and more next week and then the rest at my due date, I can't just do that or even make schedule-ahead payments! It's utterly ridiculous in 2024 that I'm given no choices whatsoever, just the full amount in one phone call or nothing!! Why can't I just call and pay what I want to pay when I want to pay it?! Who cares when as long as you get the full amount by its due date? Oh, does it cost you a little bit more in $$$$? Well a bad review can cost u more than that. It's frustrating and not user friendly by any means. I've put in several requests. All I get is sorry. What do you do for folks who ever get behind and pay what they can?--do you just tell them sorry, oh well?!?! Hmmmm, seems you must make exceptions at that point. read more

Spencer and his team is amazing! They are fast and always keep you updated on what is going on. What they tell you is what you can expect. They always call and leave a voicemail as well as follow up with an email. I have worked with other mortgage companies before and have never had as good of experience as I had with them. David Yurovchak was recommended to us by a couple who are both real estate agents (The Thompsons) as they said he was responsive and on the ball so in mid 2021, David set us up with John Panich. With credit in the 780s and zero debt as well as interest rates at around 3%, I pre-qualified for a mortgage, IIRC, in the high $500s. I picked a home with KB Homes and put roughly $50,000 down. Being out of state, I was told by both David and John that I would only need to put 10% down (they ignored the fact that I had told them I would be self-employed in Nevada) and John assured me that my rate would be a touch over 3%. January 2022 rolls around and the fed announces they're raising rates - I called John and asked him about it and he assured me I was staying in the low 3s. For this reason, when KB homes called and offered me a rate in the high 4s, I turned my nose at it and as I was already locked in. It turned out, he had never locked the rate so when I contacted him in June asking if my rate was still locked in, he didn't answer...for two weeks and I haven't heard from John since. It was then that I received a text from David introducing me to Melissa Barney who would be my new loan officer. There was no explanation of what had occurred but I pressed her and quickly found out why: John Panich had been 'asleep at the wheel' so to say and never locked in the rate. Melissa, who came across as very polite and genuinely sympathetic, explained that John no longer worked there and she wasn't sure why but that the file was a complete mess. They then informed me that we needed to put an additional 10% down on my home on top of the 10% I had already paid to KB homes because I was going to be self-employed in Nevada. Now, to put this in perspective, I had paid $51,500 and they were requiring another $51,500 or else I couldn't get a mortgage. That was all of the money I had in savings to pay for the move, an emergency fund, a fund to purchase a work vehicle, liability insurance, et al. In other words, they made it impossible for me to move. Despite being absolutely livid, I was so stunned I couldn't say much at all. That was bad enough, but then they hit me with a second bomb: because John had never locked the rate, the lowest they could get me was a 6.5% AFTER I had spent $20,000 buying down points. They then toyed with the idea of combining it with a HELOC, etc. but couldn't figure out a way around the additional 10%. When I did the math, I realized that if I paid that additional 10%, I would have been left with something like $280 total in the bank. Now, there was no apology from David, no acknowledgment that this had fallen apart under his watch, now accountability. He just acted like this was all par for the course and appeared to preferred handling as much as possible between us by phone conversations, which was a red flag. Even then, he was vague. The closest they came to a solution was for us to have a friend or relative write us a letter stating we had been living with them and could therefore deduct the rent from our total expenses. It sounded fishy so I asked around and was received the same answer from all in the know: it's straight mortgage fraud, don't even think about it. I immediately started looking for another lender without telling them and that afternoon, found someone who was competent enough to handle it legally and so after a back and forth of two weeks with them, I told them I no longer needed there services. I ended up closing with a 6.1% on a conventional and instead of $2,400 a month payments, I have $3,400. The new lender said he'd never heard of David Yurovchak or John Panich but said he definitely wouldn't give them jobs if they came knocking. read more

If I could give zero stars I would. I started the refinance process sometime in July and up until now I'm still waiting. All documents were submitted timely and I have great credit. They'll keep you hanging, give you plenty of BS and completely waste your time and money. (They've cost me $1000 in appraisals and nothing came out of them). This review serves as a warning to potential customers to stay away from this company. There are many other mortgage companies that will keep your best interests in mind - and work hard for you. Like many Las Vegas residents, I was furloughed in March due to the Covid-19 shut down. Like many Americans, my wife and I have been stressed out about paying our mortgage as a result of this job loss. I was excited to learn that Guild was offering a relief program for its members. What a great deal! Instead of waiving mortgage payments for one, two or three months and increasing the term of your loan, they require you to pay all past due mortgage payments after the "relief" period was over in one big lump sum! This program will help absolutely no one, especially the bank. Sadly, this forbearance program is fairly standard by all banks. Once again, the middle class bails out all of the banks while they receive a big fat pay day in times of economic turmoil. read more

Want to give HUGE thanks to Spencer Valerio and his team. They once again have exceeded our expectations! I was excited to represent my long-term clients/VA buyers who purchased a new construction home with a projected 6 month completion. After researching the options of financing through the builder's lender or through Guild, they elected to move forward with Guild. Guild implemented a rate cap which gave the buyer the insurance of a guaranteed payment in a rising rate market. Once the closing date was within 30 days Guild was able to float down the rate to the current market rate which luckily equated to $140/mo below the cap. Win win for the buyer! By far the worst experience in my life! Of course I didn't read these reviews until I started having problems with them. Like the others mentioned. The left hand has no idea what the right hand was doing. They always had an excuse and blamed it on other people or departments. It was such a awful/painful/stressful process. I talk to other lenders (out of state, or I would of used them) and they couldn't believe what was happening to me. Everyday was a new issue with this team/organization. And if I didn't call to get an update days before closing I would not of known about any issues and would of delayed my closing date. I wish I could say something positive but noting comes to mind. I'm not sure how they charge the amount they do and in return they provide you with some of the worst service I've seen.... read more

If I could give Guild a negative number I would. We are on the receiving end of a real estate transaction with Guild. We are selling a home and when we found out the buyer was using Guild we did a 45 day escrow instead of a 30 as they are known for not being efficient. Well 45 days have passed and we still haven't closed, Guild extended the closing for an additional week which is up this coming Friday, now they say they can't meet that deadline either! Now it's maybe closing on Monday or Tuesday. I work for a bank, I understand the frustrations of mortgages, but our bank has a closing guarantee for purchases. This company needs to get their act together. If you are selling or buying a home ~ run if someone suggests Guild...we are about ready to pull the plug on this deal, the buyer will loose his escrow deposit and we'll have to start over. read more

I contacted Spencer V. to help assist us with getting a mortgage. He responded to my initial phone call very quickly. He gave me clear instructions on the application and the process after. After we completed our application, we scheduled an appointment within the same week for a sit down. I was most impressed when we walked in the door and they had our names on the board to welcome us. Spencer was very professional and explained the steps that we need to take to obtain a mortgage very clearly. Run away from this company. Rates were the same as with another lender but was a HUGE problem. We have purchased many houses before however, we have never has such a negative experience as we did with Guild Mortgage. The people are nice but inefficient. The right hand does not know what the left hand is doing and as a result (like with others) our closing was delayed causing us a huge headache and both my husband and I having to take a day off work (again) to re-sign the new closing documents. Speaking of documents, as other posters have stated, Guild Mortgage kept asking for the same documents over and over again. My HR person was quite upset when they asked her on three separate occasions to verify my employment when she had already done so twice before in a 45 day period. Also, they forgot to include some closing documents in the new closing packet, they then informed my escrow agent that we would need to sign those docs by closing, but then told my real estate agent that all docs were good. Which one was it? As I stated no one knows what the other is doing and they blame the "underwriter" for all of the multiple requests. All they want is to do close the deal and don't care about follow up and the details. They too cost us over $1000, a delayed closing, and a ton of needless stress. DO NOT USE THEM!!! read more

If there was a negative star rating I would use it. By far the worst home buying experience ever. Contacted on a Friday late afternoon requesting documents for a Monday closing. WHAT?! It took a whole week to get what was requested, then more documents were needed. We are surprised we were not asked to give our blood type. Again, worst experience ever. Oh and the house still has not been recorded so my family members are sleeping in ny front room because they have no where else to go. Horrible! read more

So initially Jim was great. Fast and competent with our complicated case, but then over time the closing kept getting pushed. We liked his assistant Jaymie but at times we got some mis information by accident (they were not always on the same page). I realize that things are crazy in NV becuase it got hit the worst in the country but really Guild? They asked us to give in the same documents over and over again and again and again. I wrote the same letter 3 times, multiple times, they asked us to write them a letter explaining why Guild looked into our credit... Guild!?! I asked to complain to the management and felt a bit bullied. Then I was given the run around when I asked about my underwriter's name becuase I knew that she was a big part of the anal problem preventing our closing multiple times. They refused to give her name to me. All I was going to do was put it in this review and say request not to have her and I was going to write a letter to corporate... not that they give a damn about the little guy. I also lost out on $800.00 worth of closing costs which we could have gotten back but the company pressured us that they would delay closing once again if we wanted to get that money so we just gave in (they knew we were renting and could not stay so they knew we would fold under pressure). At a certain point you just don't have any fight left in you. This was over all a difficult experience. I would not go back and not recommend them to a friend. read more
