DO NOT HIRE. We hired Gulf Coast Property Management, specifically speaking to AnnMarie, to lease and manage our rental property in Fort Myers beginning in January 2026. The property remained vacant for over four months while under their management. During that time, the property was reportedly shown only twice. Despite the extended vacancy, we received very little communication beyond automated weekly emails stating there were "no updates" and "no recommendations at this time." I had to repeatedly request information regarding marketing efforts, showing activity, tenant feedback, and ANY recommendations to improve leasing performance. We were willing to adjust pricing and make changes if necessary, but we provided with absolutely no proactive guidance - guidance you would expect from a professional property management company. On top of that, our new property manager went out today and discovered that the utilities had never been turned on and there was mouse/lizard droppings throughout the home. We trusted Guld Coast to help us rent and take care of this home as we are located out of state. They wasted 4 months of our time and thousands of dollars. This company is a scam and will not take care of your property. read more

If you are an owner considering working with Gulf Coast Property Management find someone else. This company is absolutely awful. I am a neighbor of an airbnb they manage. They are completely non responsive to problems with their renters, they don't care who they put in the house so there have been several parties, large numbers of vehicles, loud music, people roaming in our yard and police coming to shut it down, most recently Memorial Day Weekend. This is a residential neighborhood but Gulf Coast really doesn't care. They don't qualify the tenants so there are often many more people than the house is supposed to hold. After the last hurricane the home was in terrible shape and it was more than two weeks before we ever saw anyone from the property management company to clean up all the debris. At that point I actually texted the owner of the home. This company is a disgrace, not someone you would want to be handling your income property or second home. read more

Would give 0 stars if I could. As a renter in FL but an owner of a home in SC I am floored with the lack of care and concern they have for their properties. Our owner probably has no idea that the company he trusted with his home hasn't responded to maintenance requests we've placed since Oct 16 after hurricane Milton. Multiple phone calls not returned. Absolute worst management firm. After of using them for a whole year I got rid of them Dec 23, they have refused to give me back the security deposit and now in violation of the 15 day post Tenant move. That's 3000, checkout has been concluded and Tenant has already moved out. They will NOT respond in anyway whatsoever, calls, voicemails and emails go unanswered. Update: after firing this incompetent property management firm, I had the yard cleaned and cut which is what they should have done and now the yard once again looks amazing; we cleaned all the junk they allowed to build up in the AC closet and did another deep cleaning and have relisted with Airbnb and VRBO with me acting as the manager and a full-time cleaner/technician to keep up with the property. In 2 short months we have once again started to receive 5-star reviews and no complaints as before when Gulf Coast was pretending to manage my property. This company like most property management companies are a joke only there to collect money from the owner and never do any actual management. When I 1st rented from Michael Saunders it was so nice to have someone actually pick up a phone or get a handy man out to fix a problem since gulf coast took over I haven't been able to even get someone on the phone except their answering service who is of no help. I have had to fix issues myself because they won't and even paid out of my own pocket to do so. Avoid this company at all costs. Lmao the owner comments months later after minimum 2 more unpleasant dealings with this joke of a company the only way to fix the problems you're having is to clean house from top to bottom and restructure how you do business. read more

These people have no clue how be helpful, you never talk the same person. So you are constantly having to reexplain the problem. They use non-licensed people to try and do repairs, plus it's like pulling teeth to get anything done. Also trying to find ways to charge you for stuff that is completely unnecessary. read more

Very dishonest and disorganized company, NOT to be trusted. A property I used to rent at Gulf and Bayside was taken over by this company. They sent me a quote in writing, I clicked the book online button and booked the unit using my credit card. 4 days later they sent me a new quote that was $1,000 higher than their original quote. How can a company change a quote they've provided in writing after the booking?? When I called to say there must have been a mistake, I was put on a hold and transferred around for about 40 minutes. When I finally spoke to an agent, he told me they use a dynamic pricing model. Then he said they onboarded too many properties too quickly and didn't have time to look at the historical pricing. After expressing my disappointment with their unprofessionalism, they agreed to lower the quote, but still at a price higher than the original quote. I told them I had no interest in working with a dishonest organization and would be booking through a more trustworthy company. read more

We had a couple of real concerns when we took possession and the management team was attentive and had open communication with us through their app and telephone calls. Contacted this business to manage a straightforward rental condo. Surprisingly unresponsive with promised call backs that did not occur. This maybe due to fact as they informed me that they have over a thousand properties. The HOA for my rental condo also told me to think twice about using Gulf Coast as there's a lot of tenant complaints about lack of responsiveness. read more

Gulf Coast Property Management was very difficult to rent from. Repairs often took weeks and even months in one case. We rented the house due to the screened in pool, but when a storm ripped a portion of the screen they took 2 and 1/2 months to fix it. Calls to the office and emails to the staff led to nothing. Maintenance requests on the portal were removed twice before the 3rd time it went through. But even then we had to call and email the staff about the request. Leaving us with a mosquito filled pool and porch area for 2.5 months. During our walk through with the inspector, he pointed out numerous items that needed maintenance attention (main air vent dirty, closet racks damaged, etc) and none were attended too. Lawn and pool care was supposed to be included with our service, however our pool went weeks unattended. We received 3 notices about our lawn being out of control. Palm trees were not cared for either. The 12 month lease stated that we were to give a 60 day notice if we planned to renew or vacate the property at the end of the lease. We planned on renewing (regardless of all the headaches as we loved the property itself) however we were informed two days prior to that date to decide our future. This finally put us over the edge and made our decision to not renew the lease very easy. To make matters worse during the last month of our lease they chose to "show" the house while we were still living in it. There would be 3-4 showings per week. Meaning we have complete strangers walking into our house and totally disrupting our day. We were supposed to receive 24 hours notice on showings but this rarely, if ever, occurred. The agent would email one of us at the end of the business day for a morning or early afternoon showing the next day. They put the house on Zillow and other online sites so we constantly had people driving up to the house and in the driveway unannounced. We once had a couple show up with no agent present about a showing which we were not notified of ever. The worst part of it all was when we had the agent, along with prospective renters, show up unannounced to the property. When I told the agent we did not receive a notice he stood his ground swearing he gave us notice. He then had the audacity to ask if he could show the house while I was there packing to move out of the property. At this point I just caved and let him show the property to the couple. Once they left, he then tells me "oh yeah, there's another showing right after them." The experience we had with Gulf Coast was unpleasant. I would not recommend anyone rent from them if they can help it. They were unresponsive and totally uncaring once you non-renewed. I am very skeptical with the amount of positive reviews as they do offer a $10 rent credit for anyone who posts a review (see picture). And they're quick to note that before posting a negative review to contact them first. This is a sure fire way they try to flood out anyone who takes the time to post a negative review. read more

THE MOST incompetent property management company I have EVER had to deal with. It's been 9 weeks since we originally contacted them to get a new microwave, as ours had died (HOW TRIVIAL), however, we have had to call them once a week since then, because no one would acknowledge our request. Just last week they finally reached-out to schedule an installation appointment, and they no-called/no-showed us.. WE had to contact THEM to see what the deal was/is, and now WE have to go pick it up to install it ourselves; they made excuse after excuse. Before then, they sent a literal crack/meth-head contractor to fix the cracks in the ceiling of THEIR property and he ruined our furniture because he didn't properly cover the contents of our unit; he no-called/no-showed us, too, and the job was never completed. No matter the task, Gulf Coast CANNOT hire adequate help, nor do they care about the properties they're managing. We have to call THEM every month, to even get someone out here to mow the lawn. We have paid our rent ON TIME every month for the last 5 years; in-addition to our rent, we have to pay a fee specifically for the property management 'services'. This is a complete joke. read more

The CEO just sent an email to his renters please read, he stated the Coronaviras changes nothing and that paying your rent is just like buying your groceries, I'm not expecting a break but there may be people that do. Wow, talk about disingenuous! Why not return a phone call, or answer not one but two certified letters with all the email correspondence with your employees? Acknowledge the fact that the house was falling apart - hardware coming out of walls, doors coming off hinges, lights not working properly. Not to mention showing two ice makers in photos, neither one of which was working. An owner who just wanted to sell "as is" and refused to repair anything yet is happy to take over $10K in rent. 25% was a reasonable place to start, given the amount of time involved dealing with a myriad of problems, cost of extra meals out and food thrown away. Tenants were rif-raf, 4 dogs in the home and at least one other family. Tenants late on rent every month. Ok, so maybe not the property manager's fault, but the property was never visited even with the the negative stuff going on. Property was left trashed and I was left out to dry by this company. Unfortunately, after moving in things went downhill. No communication, and if we did talk to them about maintenance issues they were rude, took weeks for a work order to get completed and they always insinuated we caused the issue and will be charged.
