They accepted our offer shortly after listing. We soon learned that they subsequently accepted ANOTHER offer from another buyer and had 2 active contracts in place. When we raised the legal issues of this, Kym Ottaviani took over for Anya saying that she was inexperienced and did not understand things. After the rough start, we were afraid that Kym and Anya were going to make the closing as unfriendly and difficult as possible. Sure enough, Kym became difficult to reach, was unresponsive to our calls and requests for info. In the end, we ultimately decided that trying to work with Rex Realty was not worth all the headache and did not go through with the transaction.

For over a month we were being aimlessly directed by a very part-time inexperienced agent. Prior to finding Lisa/Jen I spent countless days of viewing unorganized listings. Weekends were left alone scouring open houses. We is where we kept running across Lisa Morgan at open houses. After a solid month and a half of working with a part time agent, living in a hotel with our dog, spending thousands of dollars, our lives stuffed in storage pods; we decided to leave our part-time realtor and start working with Lisa Morgan. That was the best choice and long overdue. Lisa was one the most organized relators that understood central Florida's industry & inventory. Don't let that sweet southern voice fool you! She is very attentive, has suburb responsiveness, 5 Star Process expertise, & her negotiating skills matched her dynamic personality! The best part of working with these two is you never felt neglected. I understand that I am not the only customer requesting their business. If I had a home/question/ comment that NEEDED to be addressed immediately and she had an appointment. She sent an immediate response or sent back up! They would never show me the results of the mold testing and now I have health issues. The Property Management is a joke at Sand Cove. There's always some kind of issue... water is turned off due to plumbing issues, elevators not working because they are too cheap to fix it the correct way. And never any compensation for the inconvenience of these issues. Sure the views are great but its an unsafe neighborhood. I was assaulted, had a gun pointed at me, and my paddleboards were stolen... yet management did nothing about it. Still no security is in place at the complex eventhough they promised security when I signed my lease. It no longer exists because they are trying to "cut costs". Again, I was assalted by a neighbor & nothing was done about it. My paddleboards were also stolen on the property and they didn't do anything to help me recover them. None of the security cameras work or they are conveniently pointed in the wrong direction so Sand Cove is never to blame. Criminals live there & guns have been pointed at neighbors, yet management does nothing. Packages also get stolen all the time by the mailboxes. Such poor management. I've also never felt such discrimination. Wendy, the apartment manager, will tell you exactly what you want to hear so you will sign the lease... then you are on your own! They do as little as possible & only fix the important things in the cheapest way possible. They've also walked into my apartment unannounced numerous times. No privacy. They've raised the rent and charge for other things at any time (storage, carports, water/sewer). YOU HAVE BEEN WARNED.

The exterior of the building was in great shape, the views were incredible, surveillance was all around the building, and the cherry on top was that we got a couple waives from the residents pulling in. I WAS SOLD BEFORE I EVEN SPOKE TO WENDY!! LOL. So.......I call Wendy (the property manager) and she says "I'm standing outside and i'm behind you".....(TALK ABOUT CUSTOMER SERVICE....SHE WAS WAITING FOR OUR ARRIVAL AND MADE US FEEL SO WELCOMING !!!!!!! We walked into the office and the rest was history. We toured a couple units and we picked one out that we absolutely are in love with and enjoy very much. Wendy has been such a sweetheart to work with and she's very professional, very quick to respond to your emails and picks up right away when you call her, she's honest/transparent and most importantly she's amazing at what she does and I truly enjoy every moment I interact with Wendy. She TRULY CARES ABOUT HER JOB AND YOU! She's by far the best property manager I've ever dealt with and she truly deserves recognition for this! Everyone in the building has been so welcoming, friendly and it's just an amazing community! Multiple pools with one of them overlooking the water. Quick and easy walk over the the restaurants, bars and shops of Gulfport. I always felt safe here, and neighbors are very friendly. Especially great location if you fish! Only drawback is that washer and dryer are not included in the unit so you have to pay and go to the community laundry room, although I never had an issue with getting an available machine. Also the floor plans are kind of small, but worth it for the beautiful view. New management is very friendly and great that the office is now open on Saturday's as well. When our new Realtor came over, we were given a worksheet breakdown of what we would be pay, this was something that was never given to us from John. So when it came time to signing the bid, we were told "oh you're getting $XXX back, then it was $XX back, then you might break even- I didn't consider a VA loan." I cant stress enough how awful is to work with, please do yourself a favor and find a new Realtor.

I reported the dog park water bowl almost a week and a half ago because it was full of stagnant water, algae, mold, and mildew. Management responded saying someone would come clean it, but nothing has been done. We are in Florida during extreme heat advisories, and dogs deserve access to clean, fresh drinking water. Instead, the water bowl has been left in this condition for weeks. It's frustrating that something so simple hasn't been addressed. I hope management will finally replace or properly clean the water bowl so pets have safe drinking water.

The apartments are decent, and exactly what you'd expect from a slightly older building run by corporate entities and a bottom line. Nitpicky details: If there are broken rules that impede on the convenience of the staff, it's addressed in a lengthy email. If the only ones bothered are residents, they don't do much. My primary example is pet waste. People just leave dog poop everywhere and I can't even use my porch on a windy day because it just smells like old, hot, poo from all the pet waste people don't pick up and the office doesn't address it.
