I have never written on Yelp before. When I read Yelp, I often do not trust what I read. Too good and often the guy who is being written about is the guy that wrote it. Too bad and a competitor may have wrote it. So for me to write up a review on Yelp, it must be an extraordinary experience. So here goes. I have never sold a house before and thought I just might be able to handle the whole process by myself and save on the commission. Glad I did not, as I found out. There is a lot more to selling a house than putting out a sign. When I chose my realtor I did not know any qualified realtors near my house. I chose "the local guy", as I had received flyers over the years telling me about how the market is in the East foothills. When I first met Gustavo Gonzales, he had a comprehensive market analysis and a price to market my home. He knows the market in the East Foothills as well as anyone. He answered all of my questions. After considering two other realtors, I chose Gustavo. He convinced me that spending money on cosmetically fixing up the house would result in a substantially higher price than had I not invested some money on the basics. FYI - get pre-cut granite counter tops at EZ Kitchens off of Montague. Huge selection. I saved about $4000 on that choice. This was recommended to me by Gustavo. I had several friends who gave me ideas on ways to market/fix up my house and I almost went along with some of their ideas. Then a friend told me what I knew all along - Gustavo does this for a living and he knows how to maximize the amount to invest on fixing up house and your sales price. He recommended Natalia from Envy Decor, who did a great job on staging my house - well worth the money. Gustavo was on top of the entire sale of the house, from beginning to end. He was always available to answer any question I had. He seems to know everyone in the East Foothills. He held open houses. He is very personable and easy to talk to. Gustavo is not the President of Santa Clara Valley realtors for nothing. He gave me about 40 different recommendations to prepare my house for sale. I followed all of them, except as to a couple of my favorite plants to remove. He has a landscaper who did a great job and I left it to those two to take care of upgrading the landscaping. I used my own contractor, but he does have a contractor. I employed his cleaning lady - so basically, if you hire Gustavo, you don't need to worry about hiring the correct people to help you upgrade your house. In addition, he helped with me with making a smooth transition with my tenant prior to putting the house on the market, as Gustavo is also well experienced with landlord tenant issues as a property manager. If you're even remotely considering buying a home, Gustavo is your guy! Honestly I can't say enough good things about how we met and the entire process, but let me itemize a bit: - he is always, and I mean even when he's busy or on vacation, always available to talk, just pick up the phone - complimentarily, he is always proactively emailing or calling you with updates and further information - all documents are handled securely and electronically through a proper third-party document review and signing company (I have to say, this is a big requirement for me) - he WILL fight the good fight for you because his entire process revolves around making sure you, the buyer (or seller) are happy I know it seems like I'm just another happy customer leaving a boilerplate 5-star review because indeed, I am happy, and I even feel I've made a new friend. Gustavo always stands by his word and follows through, and you really couldn't ask for more when you're making the biggest financial decision of your life. If you have one RE agent/broker in your phone, this is the guy you want. A little more background on my deal: I called Gustavo about a rental randomly off Zillow. Unfortunately he had just rented it out so he asked me point-blank, "Why don't you consider buying?". I explained how I had super cold feet given the real estate market rebound and how I did NOT want to get into something over-priced just for the sake of doing it 'now', but he invited me to his office anyways and I agreed we could sit down and see what's actually on the market and superficially review my finances. Frankly, I still wasn't sure I could pull it off (down payment would be too much) but G gave me the confidence to look further and find all the money I could to make this happen. We settled on a realistic budget and started watching the market. Fast forward 1 week and I'd picked out my perfect new home, listed at a slightly higher price than we both thought was realistic for the area. Now mind you, this place is about 90 miles from his office, so I figured it would be one of those things where he refers me to a friend in the business to handle an out-of-town inquiry. Nope, Gustavo hopped on the phone immediately and setup a viewing with the listing agent, basically just saying, "Go check it out, if you like it, we'll move on it.". Needless to say I was extremely excited, propelled by Gustavo's confidence without question. He would later join me to visit the property on several occasions, even taking the time to inspect alongside the home inspectors, asking important questions I would never have thought of, and generally bringing me up from total newb to savvy buyer. For that knowledge transfer I am eternally grateful. In the end, we got the place for a sweet deal under listing price (the area allows for more of a buyer's market) and while G is used to working on seller's market type deals in the bay area right now, he flipped into buyer's mode without hesitation. The sellers ended up paying for everything in the closing pretty much, sans the inspections which I paid for (and wanted to do so). During this process he referred me to his preferred lender and I was able to get financed and close in 21 days! I had a time limit to meet (rental I was in was being sold) and G made it happen. Now I've never bought a house before, but Gustavo explained everything down to the tiniest detail and in ways that anyone could understand and be at ease with, so again, the confidence assistance he can provide by way of his expertise is just second to none. You will not be left in the dark, and you will not go wanting for more information on any of the various home-buying topics/steps. In the end I couldn't be more pleased with Gustavo's expertise and treatment of me and this deal, all the while concurrently handling 2-3 other deals.
