This review is so overdue, but the summary is Dale and Helen did an outstanding job getting our house ready to sell and then actually selling it and I cannot recommend them highly enough. Neither my husband nor I had family in the Bay Area and so we had always regarded our time there as a temporary thing. Well, the time had finally come - we were closing on a house in Washington and it was time to look at selling the house he had bought a long time ago. We'd kept up with all the major structural things - new pipes, updating the electric, a new sewer line, that sort of stuff - but the kitchen was still original and the primary bathroom was definitely nothing to write home about. While we finished closing on our new house, we started the process of interviewing various realtors. Dale and Helen stood out as honest, fair, and willing to give our project their attention. Moreover, at least one review said they had done a fantastic job managing the prep while the owner moved out of state. Sign me up! I am here to be another voice that they did an excellent job of managing the entire prep process and the sale itself. We met a few times before the move to go over some of the disclosure paperwork and discuss the things that might need to be done and what our budget was. The landscape work started even before the movers had our stuff loaded on the truck (and to be fair, it needed a lot of work) and I left the keys behind for the indoor contractor to start later that afternoon (along with the power brick and chair they loaned me when the power went out for my last two days at the house!). From that point, all I had to do was approve the work done and write checks and they took care of the entire process for me. I got timely updates and was happy to rely on their advice regarding what helps the house sell - after all, the whole point was that it wasn't going to be our house anymore. When the house did go on the market, they did a lot to drum up interest and hosted open houses that weekend. We had a total of five offers presented to us for our selection and were absolutely amazed by the price we got for the house (even knowing it was a seller's market!). Helen and Dale did a lot of legwork to support closing the deal, including pulling comps for the appraisal and answering questions as needed. From our point of view, all we had to do was choose the offer and sign the paperwork when the mobile notary came by our new house - they took care of absolutely everything else and we are incredibly grateful to them because navigating all of that from two states away could have been a nightmare. They were also incredibly supportive when, on closing day, a major medical complication came up that prevented us from being quite as celebratory as hoped (and indeed is the reason this review is so overdue). They called to check in multiple times after the fact and in general made it clear that we were humans to them and not just clients. I cannot say enough good things about how much it helped to have the house sale DONE while dealing with all of that and a huge part of it is because of their hard work. Dale and Helen were our listing agents to sell our house in the Cambrian neighborhood in San Jose. We had lived there for 20 years and, it was a bit out of date when we bought it. We updated the primary bathroom during our time in the house, but that was it, so when it came time to sell, to say that it had really needed some help. We were tempted to just sell it "as is", but fortunately we met Dale and Helen when we were interviewing realtors. They came in with a wonderful attitude and a plan to get our house into move in ready shape. They were the only ones that surveyed the property thoroughly and really paid attention to every detail of the house. We closed on the sale of our home today, and I was ready to write a review immediately. Dale and his team did an amazing job. Our house sale was a bit of an unusual situation, we had not planned on selling and a unique opportunity to be close to family came up that we could not pass on. We needed to get our house on the market quickly, but we had been in it for 10 years and there were a number of things on the to do list. We knew picking a realtor would be an important part of the process. After looking at many reviews online and interviewing several realtors, we decided Dale was the person we wanted to move forward with. This review is from a Seller's Point of View. Our house was listed on December 9 and Escrow Closed on January 15. WOW! I started interviewing brokers in November. I interviewed three brokers. Among the three, Dale was the most impressive and genuinely nice. We chose Dale because he knew the market in the San Jose Area and even had a team of interior designers. What truly stood out was how quick his assistant, Gayelynn responded to our inquiry for an interview - it literally took 2 minutes from the time we sent the e-mail request to the time we received a phone call from Gayelynn. The other brokers took at least 24 hours to respond to an interview. Dale also had the most accurate CMA among the brokers. Most likely because he knew the San Jose Market well. We listed our property on December 9 and recieved our first offer about 2 weeks later. December is supposedly a very SLOW time to list your house but Dale and his team aggressively marketed the property and we had offer after offer after offer. First impression of this guy was a used car salesman. That lady Helen looked sloppy, she seemed out of it like she was going to fall asleep. She was the agent who "help us buy " after we sold our home. She did not seem very reassuring she could do that . When he was giving his speech about all of his advertisements, internet and marketing strategies ,which I guess was ok, it just seemed like a sales pitch not someone who take the biggest transactions of our life sincerely . In May of 2018 my brother passed away leaving me 2 properties in Santa Clara. I live in another state, so it was going to be quite an ordeal to empty his house of all his posessions and ready the place for sale. The other house was a rental with a tenant and family living there. It was an overwhelming task and I was unsure how to get it all done. Luckily, a close friend of mine was also a close friend of Dale Warfel and recommended him to me. Dale and his partner Helen Gardin were invaluable in the entire process of readying my brothers house for sale. After I had removed all of my brothers important papers and personal things , I was able to hand the keys to them to take over the task of emptying the house. I simply could not have done this without them. It was painful to have to throw away a lot of his possessions and I was fortunate that they took care of that for me. Then literally from the roof to the flooring and everything in between had to be replaced and updated. They and their crew handled everything in a timely and efficient manner. They did everything within my budget and the place looked better than it ever had. They put it on the market and it sold in 1 week at over the listing price.
