6 months ago we moved into the duplex thinking that it would be cleaned the day that we moved in, it was never cleaned. All the stuff that was messed up here was never fixed before we moved in. Before we moved in there was a broken window that they told us would be fixed before we moved in, after moving in it took them two months to fix it, there was a mold problem that was never taken care of that we had to fix, and they give you a green sheet to write all of the problems with the apartment/house on so they don't charge you for it and they say that they will fix all of the problems. Not sure why you cant give them 0 stars.... The lease from HA Edwards is subject to change at any point (EVEN BILLING and EXPENSES). They say you can have guests over, but give no guest passes, no signs in the lots, nothing. Then they will tow your car at your expense to make a quick 300 off you when you least expect it. If you call them and expect anything but a scripted conversation, you will be unpleasantly surprised by the attitudes of the employees. Bottom line, these guys are sleezy and they do just as much as they can get away with, honestly the complete opposite of what a company's mission should be. Some of their properties are decently nice, but they know they can get away with stealing from tenants, especially college students, so they do. I also appreciate the condescending manner in which they speak to me and my daughter about issues with the duplex that she lived in for the past two years. Is it possible to give 0 stars? My roommate and I lived in the Collegiate Downs apartments for two long, annoying years. Where to start... The apartment: this place was nothing special. Built in the 80's and not much done since. So why on earth are our neighbors in brand new duplexes and paying hardly a penny more? Stop kidding yourselves HA Edwards, your location is prime, put a few thousand bucks into it and put some appliances in there from the 21st century. Speaking of appliances, our AC unit was from 1989. Yes, that is correct. Our energy bills were never under $250 a month and that's when we had it set 78° in the summer and 65° in the winter. This was a 2BR apartment need I remind you. There were so many other things but let's move on. The Office: never have my roommate, her parents, me, or my parents had a positive experience with the staff. They are rude, condescending, snappy, and lazy. They screwed both of our families over in $7000+ of rent by breaking a releasing contract and making it impossible for my roommate and I to find someone to take over our lease. If you're curious as to why, please message me and I will be happy to tell you. The Landlord: last but not least, please make sure to watch your car on game day and watch the little man in the sweater vest. He's apparently the landlord's friend/groupie. It only takes about 5 minutes before sweater vest gets the tow truck on speed dial and your car is gone. Even if you have a sticker and live there, if sweater vest and landlord can't see it from a mile away, it's "not their fault" and viable to be towed. I do have one positive experience. There's an adorably sweet man that comes to spray pesticide every few weeks or so. He's truly a gem and I miss him dearly. I have waited years to write this post. Why so long? Because I knew they'd be even ruder and worse to me if I was still living under their roof. But now I've been released from the shackles and I can't be tamed. I've been living at one of their properties for my senior year and this is by far the best real estate company I've experienced in Tuscaloosa. Their office employees are very courteous and helpful. Their maintenance employees are incredibly friendly as well. Boh came and changed my air filter and was super cool. They also don't price gouge the students who live in their units which is also great. As a UA student I would totally vouch for this place if you're looking for a good place to rent for the school year. read more

Would give them a zero if that was possible. Where to start...I lived in Quail Valley. I paid extra for a washer and dryer, which was installed by the Edwards maintenance man. He failed to correctly tighten the connections on the washing machine water lines and they leaked. Those connections are behind the machine and out of sight. The downstairs neighbor reported water leaking from his ceiling. Edwards tried to charge me for the repair work, as if I was somehow responsible for their maintenance man's inadequacies. While they were working on that the same maintenance man noticed three couches in my living room. Next thing I know, we're called down to the owner's daughter's office, where we were accused of having a third roommate who wasn't on the lease and threatened with eviction. Seriously, for having three couches! Like another reviewer said, I cleaned the carpet with a Rug Doctor and got on my hands and knees with a scrubber to remove any spots. The floor was cleaner when I left than when I moved in. But Edwards still kept the security deposit saying that I had to pay for cleaning (in case you're wondering, Alabama law does not allow them to withhold deposits for routine, normal, and customary actions like cleaning floors soiled by normal use, but Edwards knows you won't hire a lawyer for $400, so they steal that money from you). They did the same with the keys to the pool. Turned those in, but they still charged me $40 for losing them. Had a roommate who smoked. The guy below me smoked too. The roommate, however, had a pot for butts; the guy below threw them out the sliding glass door and onto the grass. One afternoon as I was sitting on my balcony patio the super comes walking by with her husband. He reaches down to pick up one of the butts and she tells him, "don't do that, I'm going to stick to those guys upstairs with a bill for cleaning up." Guess they were still sore about having to pay for their own plumbing mistakes. Oh, and one more thing - found a couple dead mice in my kitchen. Yum! In short, there are plenty of other places to rent from in Tuscaloosa. Use them. If the Tuscaloosa rental market received a collective enema, H.A. Edwards would be injection site. read more

DO NOT RENT FROM H A EDWARDS! Where should I begin....I would give negative stars if possible. On move in day the yard was in such bad shape the City of Tuscaloosa had a notice in the front yard. The condition of the house was TERRIBLE! There was obliviously nobody to tend to this house for several weeks (possibly months). The toilet seat was broken, light fixtures and bulbs were missing or broken. Many of the appliances didn't work and H A Edwards took days to respond and typically weeks to replace/fix. The staff is very lazy, rude, and unhelpful when you do have problems (and trust me you will have many problems). For example, when the A/C went out in August H A Edwards took over two weeks before it was replaced. Now let me get to my favorite part. Over $3,000 in damages! I know what you're thinking, holy cow this guy must have destroyed the place. The reality is H A Edwards charges you for everything possible. Light bulbs ($20), Cut the grass ($200), Replace the carpet ($2,632.94), etc. I even got charged for the broken toilet seat ($35) and a cleaning fee ($300) which was funny because the house wasn't cleaned when I moved in. DO NOT RENT from H. A. Edwards! I have called more times than I can count about maintenance problems and a lot of the problems have not been fixed. I moved in in August 2014 and it's now January 2015 and I have been reporting problems since the day we moved in. They are slow and they forget about you. They even had my move in date screwed up. We couldn't move in when we were originally told because the place was a wreck! They called a cleanup crew at the last minute when I called to complain. Especially DO NOT RENT at Quail Valley apts. These apartments are NOT worth $650 a month. There are way to many loud and rude people who live here. There's very bad smells coming from the sinks and tubs (which still has never been fixed) and that's not only in out apt and like I said way to many maintenance problems!!! read more

When we moved into our apartment, it was bug infested and not in great condition. I had to call three times to get them to come fix the bug problem. Now that we've moved out, they're trying to claim we owe them a bunch of money for bogus reasons. I will admit that we did mess up a tiny part of the carpet, but there were several charges unrelated to the carpet that were just completely absurd. When I tried to talk to them about the bogus charges, the person I spoke with (Richard) was incredibly condescending. Stay away! They're ok. They cut costs wherever possible, and rent out some dumpy places, but usually they are real prompt about fixing the bigger problems, if you call to complain. The lawn care is absolutely horrible, but if you don't care about that, it's not a problem. read more

Long story short, DO NOT rent with H.A. Edwards. They are poorly managed, do not respond to requests, and because a lot of the properties are owned by third party owners, a lot of the requests are left undone. Our leasing agent LIED to our faces so that we would sign the lease, and their website misrepresents their houses. We really should have sued. Long story is, H.A. Edwards is terrible. We moved from Florida to Tuscaloosa for grad school on July 2012. We chose the house we moved into because of the amenities listed on the website, as well as the pictures posted. When we drove up to Tuscaloosa to see the house before we moved in (10 hour drive nonetheless), the house was a complete wreck. Nikki Gautier (although I think she goes by a different name now) was the Leasing agent who showed us the house. She promised us that by the time we moved in, the house would be completely renovated, cleaned up, there would be brand new appliances including a dishwasher, and that all the holes in the screen doors and walls would be patched up. The day we moved in, after they had 1 month's notice that we were moving into that house, the only thing they'd done was paint the over the wallpaper all around the house, not even bothering to remove light switch boards or doorknobs. The house was completely filthy. There was a pretty thick layer of grime on the wood floors (which they told us they would replace with brand new wooden floors before we moved in). There was dust, hair, and dirt all over the place. Clearly it had not been cleaned, so when we called to talk to them, they said it was too late in the day to send cleaners, so they would send them the next day. We had to stay the night in a hotel room (about $200 that we had not planned on spending) and go the next day to hope someone came by. They sent cleaners who had no idea what they were doing ( a family) and we had to go over everything they cleaned once more. We had to get them to send someone to resurface the floors, and after they were cleaned, there was an apparent trail of wear on the floors themselves. Come to find out from a neighbor, a HOARDER lived there before us and you could see the paths that she used to take around her hoard, because they were worn into the floor. They failed to notify us of this. Needless to say the house is a mess and they did nothing to facilitate our time there. The house was so poorly insulated, that in the summertime our electric bills were almost $300 even though we kept the temps at 78 and in the winter time, our gas bill was consistently over $250. They have running gas in the house but do not have a gas stove, never put in a dishwasher, and never addressed the roach problem that we had. We also discovered black mold, which nothing was done about. The only time they came to fix anything was when I placed a post on their public facebook page, which they promptly deleted. We decided we'd had enough, subleased our 2nd year, and got the hell out of Tuscaloosa. DON'T RENT HERE. read more

Beware! My child and I moved into a rental house that was infested with fleas before we moved in. My child got bit on her feet, ankle, legs, and arms. I had to take her to the doctor twice for treatment. My child still has bite marks and scars. HA Edwards was slow to respond to the situation, so I had to pay out of pocket to purchase flea sprays and bug repellant to protect me and my child. When they sent someone out to spray for fleas, the fleas didn't get any better and kept coming back. Me and my child continued to get bit. I also had an issue with mice in the home. Again, I would not recommend that anyone rent from them. There were several problems with the home that I noticed was wrong after moving in. I am still waiting on the dryer to be fixed along with other things! There was also an issue with the paint chipping, in which they sent someone to paint And then left paint dust and chips on the floor. The kitchen had a bad smell. The tile is nasty and sticky. No matter how I clean it, it's still is dirty. This agency does not care about the people who live in them. HA Edwards said they would not let me out of my lease, even when my daughter continued to get bit by fleas. All they said was that they are "trying" to get rid of them. Trying has not stopped my daughter from getting bit. Also they removed a shed from the backyard prior to me moving in, so now there is no storage area. They didn't tell me that it would be removed before I signed the lease. If you are thinking about renting from this place, you really need to ask around. I would say "stay far away". This home has been a nightmare since I moved in. It has been scary to live in the house with the bugs. It's sad but I would rather be at work than to be in the home. Zero stars. I have paid rent perfectly and on time each month. For the first five months I was mailing the check from Birmingham between the first and the third, which according to H A Edwards was taking 5-8 or more days to be received and processed therefore they were adding huge late fees. I now have the check hand-delivered and require a receipt emailed immediately however, they continue to try and gauge me for fees from the first five months of renting. I wish I would have known more about how they acquire extra money from their tenants prior to renting. Since we will be leaving at the end of our contract we have now been informed that $250 of our deposit will be used as a cleaning fee. Please research the companies you entrust not only your children with but your money. And lastly, they have an option of paying online however it would cost an additional almost $30 in fees for me to do so. read more
