This rental company is extremely hard to work with. They are not attentive nor responsive to tenant requests (specifically Angela S Hudson the leasing manager). They tried to pressure us into resigning a lease without telling us that they were going to increase rent and change terms within the document they were asking us to sign. They continuously ignored our requests to sit down and review the contract. They have outrageous maintenance fees which are not explicitly available to view anywhere on their website. Overall - this is the worst company I have ever rented from in Tuscaloosa. Update: Below in her response she continues to lie. This was a horrible experience. It all started when we told our realtor that we needed a 6 month lease! He proceeded to agree and show us a few places. We finally decided on a nice apartment (which is the only thing good about Allied), and then right before we go to sign they say that they only do 12 month leases. At this point we are screwed because it's August and school starts and we need a place to live ASAP. So we do it anyways and hope to find subleases for the spring semester. Then, I have a late fee issues to my account which only happened once (4th of a July weekend-the last month of rent) and request if they could waive this. My realtor gets back to me and says he will ask the accounting team because he has no control over this. I try and contact him 3-4 times within that week and did not hear back from him. They proceed to charge me another $500 late fee within that time I was waiting to hear back from him. Now they will not communicate with me at all and leave me no choice but to pay. Beware of your security deposit!!!!! This agency will steal as much of your deposit as they can. They took 650.00$ out of the deposit for cleaning. I cleaned that unit from top to bottom and I have the photos to prove it. I was charged 40.00$ for two blinds and 100.00 in labor for put the blinds up. They mentioned something about replacing a toilet that I have no clue of why they charged for that and over 250.00 for paint and supplies. I left that unit spotless. Why the paint???? I'm clueless on that also there was no marks on the walls at all not unless it was from previous tenants. Two fully grown adults and a 13 year old occupied this unit at all. Damaged two blinds trying to kill flies but we replaced them before moving out. SMH this agency is a joke,so Beware. By the way the unit was half *** clean and nasty when we moved in. She addressed my questions timely and actually remembered to follow up with me on a pending request. The worst student housing to ever exist in Tuscaloosa. Multiple times I tried to call regarding an issue and no one picked up the phone at 2:00pm during the day when they close at 5. Also, never ask them to run by your apartment because you left your stove on. They will charge you $95 just to turn off a switch. (So never leave your stove on) especially when they can't communicate with you in a timely manner about the situation when I clearly told them NOT to go. The outside of MYERS flats (my apartment complex) is always covered with dog feces and they never do anything about it when they can clearly have people that CAN take good care of it. There were also multiple times they showed our unit after we asked them not to multiple times. RUDE! Mostly all of our toilets get clogged every now and then (and don't ask to get that fixed either) because that'll be $95. I'm absolutely disgusted with the way these people run their so called "business". I'm even more appalled at the fact that I work as a leasing associate and I know this is not the way to handle a property. I co-signed on a lease for my store manager and her two daughters. They lived in the house for 2 years. 8 months after they moved out, I saw that my credit score went down 52 points. When I looked at the reason, it was because I had an account turned over to collections. It was from Allied Realty. I was never presented with a bill of any kind. When I emailed them about this, they responded with a copy of a letter that they sent out 5 months ago. And then said they cannot talk to me, and I need to talk to the collection agency. The letter was addressed to my manager, at their address, that she was no longer renting from. There was no mention of me, my address or anything to do with me on this letter. They had email, address and phone number and did not try to contact me about this bill. Now I can't dispute the phony charges that they billed her for. A $750 cleaning fee????? An additional $250 to remove paint cans from the basement (that belonged to Allied Realty.) $150 to cut the grass which once she moved out, was not her responsibility. If you lease from these people, be prepared to not only not get your security deposit back, but to billed for excessive stuff. And then be prepared to not get notified about it, so you are left to argue with a collection company, because they won't talk to you about it. In other words, find a different landlord read more

When our nephew enrolled at Alabama (Roll Tide!) we selected Elements on 30th for housing. It's clean and neat, convenient to the university and the move-in was easy and quick. Angela, the person we dealt with, couldn't have been nicer or more helpful--going out of her way to ensure her new tenant was satisfied and all was well. A one star is really too much for Allied. My daughter rented with two roommates at Myers flats in Tuscaloosa. They paid about 700 dollars each and they took a one month deposit. At the end when they graduated each got only 175.00 back. In other words they kept over 1500 from all three of them. It is such a scam. They wrote down 50.00 dollars for 5 lightbulbs. It is such a scam what they do to the University of Alabama students. It is disgraceful. The kids left the apartment in great condition. They wrote down they changed the racks in the refrigerator. My husband and I had a very frustrating experience with Allied which left us without housing and cost us over $2,000. The first day we moved into the property, we found it to be dirty, with mouse feces in the kitchen, a hole in the roof, and mold growing throughout the house. It looked completely different than when we walked through it a few months prior. When we complained, Allied said the home was "move in ready" and that the mold was "habitable mold." Mold makes me very sick, so we had to stay at a hotel until we could find a new place to live. In order to break our lease with Allied, we had to surrender our security deposit and first month's rent, even though we never lived in the home. Please be careful when renting with Allied. Everything Ruth C. said below is correct, regardless of what the Allied business owner said in response. Of course they are going to back up their company reputation. If this is not how "you operate your business", then I suggest you throughly train all of your employees to know this (however most of the time we dealt with the owner herself). Allied provided me the WORST living experience I had in my college years in Tuscaloosa! They say pest control is your problem (even though we had a pest control upon move in) and there was a hole in our ceiling for the entirety of our lease due to water damage and busted pipes. We didn't get our security deposit back because of this, however it wasn't our fault since the issue had been there since before we moved in. I had to ask them time and time again to come fix it. Management is horrible, EXTREMELY condescending and rude. Furthermore, they constantly showed our property to prospective tenants (most of the time we had to reschedule because they insisted to show it while we were out of town) yet they have show houses for this exact reason?? My daugher has rented at their property in Tuscaloosa, AL, St Thomas flats and all I can say after reading the recent reviews is, STAY AWAY AND BEWARE!!! The tenants with dogs are mistreated and abused by the management with fines being levied for not picking up their dogs waste, when they have decided in their cheap wisdom to put down pine needles in the dirt area making it impossible to pick up. The rental agent lied like a rug, told us about the new fitness and pool facilities to be built in summer of 2018, now going into summer 2019 and the only thing they have put up are more apartments. The walls of the units are so paper thin that when we have stayed there we could hear the neighbors until all hours of the night (not the neighbors fault they are college kids and recent grads) The second big lie, and there are many more, is the ease of subletting your apt out. This was done when the normal squeeze and high sales pitch is on to renew a year later with the assurance that if you sign now, we wont raise the rent and you get us to sublet your apt for us. Hell no that aint goinna happen and nice to take advantage of college kids. All in all dont be fooled by the nice window dressing of the units because the construction is inferior (water since day one has been dripping down the wall from the AC unit causing possible mold) and the management does not respond and sends nasty text messages. Allied realty is by the far the best rental company me and my wife have had. The apartment was clean, its spacious, and most importantly we feltsafe. Anytime we needed something fixed Allied didn't hesitate to send the maintenance guy out. Amanda snow, and Mr Hudson helped me out tremendously to find an apartment right for my family. Renters BEWARE and parents of college students looking to rent - beware of using Allied Realty of Tuscaloosa as your landlord. Let me share my experience with you. My son and his friends rented an apartment managed by Allied Realty dealing with Angela Hudson. On May 5 (2 1/2 months prior to the end of their lease), Angela Hudson emailed the 3 tenants an official move out notice informing the boys that their move out date was July 25, 2016. On July 19 Angela Hudson texted my son at 4:00 p.m. informing him that he and his roommates were to be out of their apartment by 10:00 a.m. on Wednesday July 20. Hudson informed my son that if he was not out by the 20th at 10:00 a.m., he would be required to pay an additional $67.57 per day (or $337) to stay until the 25th - even though the boys paid a full month's rent of $1,650.00 for July - Allied Realty Does Not PRO-RATE the final month of rent. Had mixed experiences with allied. Sometimes they were very helpful other times the epitome of terrible. Had a plumbing issue for several months that finally got resolved. During the time it was being ignored I was told to maybe go to the nearest gas station to use the bathroom. My main issue with the company is they will bully you into resigning your lease. Two months after we signed out lease we had people coming to look at it to rent. We are a family living here and it is extremely inconvenient having to put our lives on hold while they try and muscle us into resigning (I asked the receptionist if that's what they were doing and she with a little attitude admitted that they were) if would recommend using a different realty company. This company is rude and full of tude. Cannot recommend. Also don't go to the office unless you're into pictures of dead babies. Prolifers hang out outside twenty four seven. It's disgusting. Moved into Myers Flats and the downstairs bathroom was infested in mold. There were cockroaches crawling aroun the kitchen counters and in the cabinets every night. I tried to get them to come spray but they never came. The washer broke after the first use and it took two months for them to come out and fix it. Do not rent with them. Not only were there ridiculous charges when moving out, but also were neglected for the full year as plumbing and dishwasher were constantly broken without them fixing it. We had human feces in our yard for over half the year. Everyone who works there are terrible people who care only about getting your last dollar. A joke of a company and pathetic individuals. My daughter and her friends decided to rent at Elements on 30th in their final year at the University. As a parent, and leasing agent myself, I find Allied's tactics run counter to my property management's policies not to mention the lack common sense. We are grateful for our residents and treat them as the valued members of our community that they are. Bottom line, they pay the mortgage. We also consider our tenants to be 'maintenance partners' to help maintain our property. I have monitored my daughter's and friend's online maintenance requests that are ignored for months -- even when it's in Allied's best interest to remedy the situation immediately to prevent further damage to the unit -- (i.e. water damage from a bathtub above, not caused by the residents.) These are new buildings with maintenance situations that arise simply because they are new and need tweaking. Additionally, insects from outside that find their way inside are not addressed by Allied since they are renting a "townhouse," so pest control is up to the resident. What?! This is still a rental and it behooves management to take care of insects before the problem becomes an infestation and spreads to other units. However, I will put money down that the situation will be addressed when they move and we'll be charged hundreds of dollars. I find it confusing that if you rent an apartment maintenance (pest control in this instance) is addressed, but in a "townhouse" it's not. I don't get it but checking the Lease, and yes, there is language to this effect but I still don't understand the differentiation. Bugs are bugs no matter what rental they're inhabiting. It's company's such as this that give Leasing a bad name and keep all tenants skeptical of what they're getting for their rent dollars. Also, as mentioned in a previous review, we have the same problem that their home is commandeered by Allied to be used for viewings to prospective tenants. I realize the policies differ between states, but if I pulled this in California I'd be in violation of any number of civil statutes. I tell my daughter all the time I wish she had not left East Edge to move into this disaster of a situation. And, yes, to mirror yet another review, we were also given a serious sense of urgency to sign the Lease or lose the apartment even while numerous others remain vacant. I have been hesitant to post a review in the past but Elements on 30th and the management of Allied has been a huge disappointment, with the exception of Angela who is normally quite responsive even during her off hours. If you have a student considering renting here, I wouldn't encourage it whatsoever. This might be more geared more for families. Thank you. read more
