Wonderfully comfortable and relaxing place to stay. This is a little oasis in a corner of Key West that's tucked away out of the Duval madness but close to several other attractions, like Southernmost Point, the Butterfly Conservatory, the lighthouse, and Hemingway House. Other than the occasional obnoxious motorcycle screaming by on Simonton St., it's nice and quiet. There is a Duval Loop stop just a block away that will take you to the "other end" of the island with all the bars and party spots. The staff at H2O is wonderfully helpful, and there are lots of little extras, like champagne on arrival and muffins and Dove bars in the room. This is the only hotel room I recall ever having with its own icemaker. The room itself was pretty large, with a full sitting area separated from the sleeping area by a privacy screen, giving it the feel of a suite. The bathroom is also a good size with plenty of counter space and a large shower (no tub). The balcony was roomy, with a peaceful view of a landscaped courtyard with water features. Everything has a modern, elegant design and definitely doesn't feel like your standard cookie cutter hotel room. There's a bar (with fun, interactive bartenders) at the rooftop pool. You also get coupons at checkin for two free drinks down the street at the Tipsy Rooster; you should definitely make use of those and wander down to this fun, sandy spot. Also a short walk away is family-run El Siboney Cuban restaurant, which offers filling and delicious lunches. This is one of the pricier KW hotels, but there are lots of amenities included that make the price reasonable. I honestly don't think I would spring for the (much) higher rates for the rooms with the private plunge pools. They actually weren't all that "private," as I could see directly down to the two that were below me. They're also kind of small, so I think you're better off just to get the regular rooms at the lower rate and use the uncrowded rooftop pool. H2O Suites was the perfect escape for our Memorial Day weekend! The resort feels like a hidden oasis; peaceful, tropical, and just a short walk to Duval Street and the Southernmost Point. We had a beautiful garden-view room with a balcony that was super relaxing. Some suites have private pools, which looked amazing, but we loved our spot. The rooftop pool and bar were a highlight--great views and even better happy hour! Bloody Marys and mimosas in the morning, then sangria with chips and salsa in the afternoon. Such a great way to unwind after exploring Key West. Our suite was spotless, modern, and super comfortable. Loved the spa-like bathroom, plush robes, in-room ice maker, and nightly turndown service with thoughtful touches like local muffins and Dove bars. We walked around the first day, then rented a scooter to see more during our quick trip. Big shoutout to Winfield at the front desk--so friendly and helpful! We loved our stay here. We ventured here for our honeymoon and they did a great job of making us feel welcomed and appreciated from the moment we walked in. The rooms are spacious and the bed is very comfy. The pillows are on the softer side but they worked. The lighting and features of the room are great. The water pressure for the shower was solid which I know matters. Location wise we walked to everything we did while we were here and it was great. Now I would suggest do not turn on the ice maker... it will make and drop ice in the middle of the night... there is an ice maker on the 2nd floor. We did have to a little hiccup with the parking garage since there happened to be a half road closure when we arrived, not the hotels fault and we made it work We got one of the rooms with the dipping pool and it was so warm. We really loved the front porch swing too. Really cannot say enough good things about this spot. The happy hour options and staff are great. Had an amazing stay at the H2O Suites in Key West! We decided to stay in a room with a private pool (not the plunge, but the private actual pool) and it was lovely and private. We had a corner unit and had it all to ourselves. The room was very spacious and we also had a front patio with a swing bench which was really chill. Staff was fantastic and the location was just perfect. Check-in and check-out was very efficient and easy. CVS was walking distance and great places to eat were a block or 2 away. Nightmare in Paradise I wrote this review primarily to help anyone considering H2o Suites Hotel who might have any kind of physical disability affecting going up and down two flights of stairs to access a room. I am also thinking about those of us who are older and just don't want to deal with the hassle anymore, especially when luggage is involved. However, I have also included some tips at the end to make the most of your stay if you do choose H2o. * * * * * I have a chronic neurological condition, peripheral neuropathy, which affects my feet and balance. As a general rule, it has not impacted our past travels. However, that all changed a couple of weeks before our visit to Key West. My physician unintentionally prescribed something for me that sent my condition into overdrive, making it painful to walk and my leg muscles very weak. In preparation for our trip, I called organizers for our planned excursions a week prior to make sure they were still possible with my condition and was relieved that most of the companies could accommodate me. The last thing on my mind was H2o. Who would imagine that a 5-star luxury hotel would not have elevators for guest rooms? On a whim, I Googled whether they did and was shocked to learn that their elevator does not - it only goes to the rooftop bar/pool and the second-floor gym (so ironic). This was going to be a problem for me, so I called to ask if any options were available. The front desk person was lovely, but not helpful. "If only we had known earlier, we could have made some type of adjustment," she said. I asked if, at the very least, someone could help with my bags - she confirmed that someone would be available to do that. What I learned later is that she checked on their ONE ADA-compliant room which was already occupied at that time. In retrospect, I should have asked if a first-floor room was a possibility but I did not know the building floor plan. Money was not an issue for the upgraded room, but I was not given that option. It was past their 14-day cancellation period, so we could not back out to arrange for other accommodations either. When we checked in a week later, nobody was available to help with our bags. The young woman who checked us in had absolutely no empathy for our situation either which made things worse. She actually seemed irritated at having to deal with us. My husband had to handle all of the bags after our long day of travel and I was simply traumatized. This may sound like an exaggeration, but it was not . . . walking up and down the two flights of stairs was frightening, especially after any rain. I almost did not want to leave the room. Bottom line is that H2o needs to disclose the fact that they do not have an elevator to the second-floor guest rooms! It is not mentioned on their web site anywhere and was not included in their confirmation email. * * * * * H2o Extras: - In-room: Upgraded toiletries & robes; complimentary frozen Dove bars & muffins (eh . . . if you have other options, go with those). - On-property: Welcome glass of champagne; at the full-service rooftop bar, complimentary mimosas or bloody marys in the late morning (opens at 11:00 am) with small snack, if requested. In the afternoon after 1:00 pm until 5:30 pm, wine or sangria. - Parting gift: It was a thoughtful gesture, but the candle they gave us when we checked out became a problem - it was bulky to add to our already full baggage. And, it was a red flag at the airport, so I was pulled aside and my bag checked. - Coupons: If you look behind the TripAdvisor review request in your room key sleeve, there are two tickets for drinks at The Tipsy Rooster. Unfortunately, we did not discover them until we were home. Really a shame, because we visited the bar a few times without knowing they were there. - Misc.: The icemaker is awesome but start it when you arrive because it takes a while to produce much. read more

We came to visit Duval street and the southernmost point and asked the locals for recommendations on the nicest hotel walking distance from both. Pretty much every person we asked recommended this hotel. While the prices are steep, I do feel that it's worth it. We checked in late and we were offered champagne. The night crew was awesome, helpful, and so welcoming. They showed the best customer service! Our room had a private pool and a very tropical villa vibe. It appeared that all the bottom floor rooms have private pools and the second floor rooms do not. The premier rooms feature more privacy in regards to the pool in the deluxe rooms but they both are indeed private. The hotel is Adults only but it was in no way, shape or form a party hotel or loud. The room was impressive! It featured high ceilings and a large shower. The bed is comfortable and the room features two large TVs. The vanity was perfect in regards to size and lighting and the toilet is private. The hotel doesn't have a resort but it has a lovey rooftop bar and pool that overlooks the surrounding areas. Not sure how to start this review since we thought our stay at H2O was exceptional. We enjoyed our 6 day stay at this trendy, beautiful, upscale property in Key West. From the moment we checked in, we knew we had made the right choice in celebrating our honeymoon at this property. Our room (#5) sat a little beyond the courtyard. We had a private pool and the landscaping provided just the right amount of privacy. Our room itself was absolutely beautiful. We had a large king bed, sofa (with TV), refrigerator, vanity, shower and separate bathroom. Oh, how could I forget the complimentary daily baked muffins, Dove ice cream bars, happy hour bloody marys, mimosas, and wine from (1 pm - 5 pm). H2O is only a short walk from Duval St and sat on the much quieter end of the area near the Southernmost Resort. This place definitely has a WOW factor and once you stay here, you really can't stay anywhere else. I've rarely been to a hotel where it looks just like the promotional pictures from the owners. Everything was immaculate. The staff is great, the room was fantastic, and the location is perfect. You're close to all the cool stuff on the south side of Key West. There's a turn down service that includes free mini dove ice creams and delicious muffins from a bakery nearby. Mini-bar prices are actually not that bad either. Parking is free, you just need to get a tag from the front desk. Some rooms include a tiny pool but the premium for those is almost twice the asking price of the rooms without. There's a tiny 24 hour a day gym that could fit at most two people working out. There's also a rooftop pool and you get access to the Southern Most point beach through the hotel, though it's crowded and tiny there. read more

This hotel is second to none in Key West, in my opinion. I see why it's rated the most romantic hotel in the United States!! This cozy boutique hotel is tucked at the intersection of Simonton and United about one block off the southern end of Duval. It's just over three years old and has 22 rooms. The bottom floor rooms have heated plunge pools to keep them comfy year round. The hotel has a couple of policies aimed towards keeping this charming place quiet and relaxing. Guests have to be over age 25 with no exceptions, even if traveling with family, it's 25 and up only. Also, they have utilized space well and made it where the place feels so intimate and romantic people are communicating quietly discreetly. H2O also has an all day happy hour?!? Free Mimosas and Bloody Mary's from 11-1 and then 1-6 free Pinot, rose, or Chardonnay. Bar closes at 6 again to maintain atmosphere at the hotel. The staff is what truly makes this place. Shout out to Carol our poolside rooftop bartender for being so nice, and really taking awesome care of us to make sure we were always comfortable. Also shout out to Zabrina. She checked us in quickly and efficiently, had roses and champagne arranged for the anniversary, and even walked us to the room and showed us around to make sure we had a good feel of it all! The rooms are huge, big showers with good water pressure, housekeeping staff works very hard, and the beds are super comfy!! We were totally pumped for our two-day getaway to celebrate our 25th anniversary (we haven't had a weekend away in nearly 8 years!), and we felt we have earned a couple nights away in luxury! H2O is definitely a splurge at nearly $1800 for two nights, which is why we were shocked at what we experienced. When we checked in, we were given champagne. There were anniversary balloons in our room. Those 'little touches' were most definitely not lost on us. All that said, though, we were surprised to find our private plunge pool wasn't private at all - anyone walking by or staying in the rooms next to us could see in. We were also shocked to find our pool was as in disrepair - peeling paint, weird (and gross) 'floaties' in the pool, and the bottom of the pool contained a good amount of sand and was badly stained. The entire pool just looked dirty and didn't look anything like the photos. Our first night at H2O was spent on a broken bed which resulted in almost no sleep. We alerted the front desk first thing the next morning and we were assured that our bed would be tended to. When we got back to the room later that afternoon, we could see that housekeeping definitely came, but he bed was not fixed, and the door to our room was left OPEN. Yes, you read that correctly - the door to our room was left ajar. We then noticed the bed was still horribly broken. In the midst of a downpour, two men came to assess the bed. Despite a bit of a language barrier, we were able to get our point across and explain what was wrong - and sure enough, it was determined there was a problem with the box spring. Unfortunately, in having to fix the bed, the clean bedding was pulled off and placed on the floor. When housekeeping returned to remake our bed, they wanted to remake the bed with the sheets that had been removed and put on the floor. The staff literally argued with me and insisted it was clean - and it was before being put on the floor. Ultimately, housekeeping agreed to remake the bed with fresh bedding, but not without making us feel like our request was absurd. Also, the comforters are not washed or replaced between guests - they are wrapped in two sheets, but are re-used between guests (I specifically asked two different people from housekeeping who confirmed this). Further, when our room had been tended to earlier in the day, the robes were removed and not replaced with clean ones (we did not expect replacement robes, so we had them hanging on a hook to dry). There was a sign that the robes were available for purchase at $75/each. How could I prove we didn't take them?! We requested two fresh robes and housekeeping ultimately complied, but again, it wasn't without hassle at that point. We were made to feel like we were being difficult customers when so much had already gone wrong already. The last straw for us was when we requested a late checkout (checkout is at 11, but we were told during checkin that if a request is made on the day of checkout for a later time, it can be extended until noon). We called around 8:30 a.m. on our checkout day to find out we could not checkout at noon; we were told they had "given away all of the late checkouts" and we were expected to leave promptly at 11. No adjustments were made to our enormous bill for the mishaps that we experienced. Extending our check out (even if just one hour later) would have been easy way for us to leave feeling a little bit better about the amount we spent. Nope. Bottom line? If you have low expectations with regard for cleanliness and room upkeep, this is your place. If you feel like spending nearly $900/night on a hotel room should afford you the luxury of what the photos look like? Save your money and stay elsewhere. I can see how people love this hotel because the attention to detail IS impressive. But so many little things were missed during our stay, it left us with buyer's remorse rather than the buoyant feeling we expected to feel after such a big splurge. We wanted to truly celebrate our 25th anniversary, not walk away feeling like H2O was a bait and switch. We will not stay at H2O again - it simply wasn't worth the cost (for us). But, if you have a disposable income and $1800 for two nights is your speed, your expenditure will include two muffins and two chocolates every evening, you'll receive frozen chocolate Dove bars, and your fridge will be restocked with bottles of water - like I said above, these little touches were absolutely appreciated. But the minute details like having a bed that's not broken, or having a plunge pool that isn't in disrepair, or having the robes and slippers removed without replacements, or the door being left unlocked and open by housekeeping were completely overlooked. H2O nee a facelift and a customer service overhaul. read more

I want to start by saying that I don't think I have ever left a bad review, google, yelp or otherwise so it goes to show how egregious we felt this was to drive me to leave one. My husband and I had a trip booked to the keys in November and wanted to stay one night in Key West on our way out of town. I saw H20 Suites and it looked beautiful and had good reviews, so we booked a night back in July. In the last month we have had some unforeseen circumstances come up so needed to move our travel to early next year. I called last week (28 days prior to our arrival) and had to follow up again today to get a call through to the manager who did not approve our request to change dates. The reason is some "special event" policy and they won't release you from your reservation or allow you to change dates within 30 days of your stay. I can understand cancellation but to not even be able to move your dates?? This statute of limitations is absolutely ridiculous - they are keeping our entire one-night charge including taxes and fees and it was a VERY large fee. This seems particularly unconscionable as we were only 2 days shy of their cut-off and when they would have easily been able to rebook the room since according to them it's a high traffic time in the area. If you are booking a stay here, make sure you read the fine print about their cancellation policy because fine print is exactly what it was. If you want a luxury hotel that actually gives a s#%t about their customers, go to Little Palm Island instead, who graciously modified our trip dates. Your cold inflexibility for our first stay has cemented our decision to never return or recommend your hotel. read more

Wow, can't say enough about this number 1 rated small boutique hotel in Key West. The hotel only has 22 suites and they only allow guest 25 and older. The hotel actually feels like your very own private villa because it was never busy and the staff is so incredibly attentive. The rooms are modern and 11 of the suites have small plunge pools. The daily muffins, bottled water and Dove ice cream bites are a very nice touch. After waffling for weeks on a hotel to book for our Key West honeymoon in September, we found H2O Suites listed on Yelp, with tons of glowing reviews. None of the lists I'd read for "best hotels in Key West" had mentioned it; how could they have been overlooked if they were so great? Because H2O is fairly new, and these lists were old! Their lovely rooftop bartender told curious guests that it was just under two years old as of this writing, and it shows. The construction is clean and minimalist with a sharp contemporary feel. It's romantic and intimate without cheesiness or pretention. There's not much space on Key West for new construction - but they really maximize the small-ish footprint of the property. First things first. H2O is an adults-only property, and best suited for couples, individuals, or pairs who don't mind sharing a bed. They have a sister property down the block that offers multi-bed suites. H2O is the place to go on your romantic getaway when you want to have a glass of wine by the pool without getting splashed by someone's noisy kid yelling and doing a cannonball. The perks are endless. That wine by the pool? Complimentary from 1-5:30pm. Mimosas and bloody marys are complimentary from 11-1. If none of that suits your fancy, the rooftop pool has a fully stocked bar manned by a friendly bartender until the early evening. They even have free snacks like chips and salsa, hummus, and fish dip! Every morning you'll find your in-room freezer freshly stocked with mini Dove ice cream bars. Every evening you'll return to your room with a freshly made bed, clean towels, chocolates on your pillows, and locally baked muffins! You get as many complimentary water bottles as you can drink (they want to keep you hydrated, after all). The minibar prices are much fairer than others I've seen, if you're the type to indulge. One of the perks of booking direct was that our four night stay included our choice of a complimentary 90 minute sunset cruise or jet ski tour. We chose the jet ski tour, which was expertly arranged by our concierge. This alone was a $160 value, and it was an amazing experience! They connected us with Barefoot Billy's rentals, and we even saw a manatee! In the interest of complete transparency, we emailed the management a few days before our trip to let them know how excited we were to honeymoon with them, and that we and our wedding were in the crosshairs of Hurricane Florence's remnants. Claudia, the manager, very graciously upgraded our room from the basic room (no plunge pool) to a deluxe room (with a private plunge pool on the porch). The plunge pool is a wonderful addition and we enjoyed taking a few private dips - but I feel confident that the rooms without the plunge pools would be wonderful as well. The property is small enough (~20 rooms) that the rooftop pool is never overly crowded, so a good swim is never far away. You honestly can't go wrong here. The staff took great care of us every step of the way. I never used a concierge's services until our stay at H2O - because this was the first time I felt like the staff was actually interested in helping me and making my stay as easy as possible! They helped us book the jet ski trip as well as a day trip to the Dry Tortugas. And here's the kicker - after we checked out at 11am, the staff invited us to continue using the pool and the free pool happy hour until it was time for us to leave for the airport. What incredible hospitality. We will be staying here next time we come to Key West. We had such a blast, we are already thinking about round 2! read more

Very pleasant experience in key west. They bring muffins each day fresh baked and are here for anything guests need. If you have traveled to key west before you may notice a lot of the hotels are pretty outdated inside and feel a little worn. This one is very clean and modern inside. We had our own plunge pool for the room and they offer a very nice rooftop pool as well. At the rooftop pool there are several nice happy hours during the day and fun views of the lighthouse. The hotel is within walking distance of anything you will want to go view or do. It's perfect for morning activities then relax in the afternoon before going back out on the town. Staff is attentive to any needs and our room was surrounded by a serene garden area. Relaxation at its best. Had a sitting area both inside the room and on the private patio as well so you are not at all crowded. The decor is modern luxury, which worked for me. Key West is cute, love the architecture, but I still want to stay in something modern! Air con is cold af- so in between every trip, I'd pop back to the room to cool down. Location is perfect! You're in the middle of it all but still it was pleasantly quiet. My husband chose this place to spend our 20th anniversary. It was absolutely amazing. The rooms are wonderful-gorgeous bathrooms- the plunge pool :). Wet bar and snacks, ice maker in room! Muffins at turndown....all staff from front desk to the ladies that took care of room were top notch. Handled reservations and transportation for us....perfectly located within walking distance for everything. Loved loved loved it. Key west was so much fun!!!!! read more

For a romantic adults only getaway and your coming to key west you need to stay at the H2O. We had the pool suite so we had our own private pool and we had a blast in it every night. Hubby sat back and smoked his Cubans and enjoyed his drink while I was in the pool with a glass of champagne. They do offer a bar selection in your suite that is pricey. So I would suggest doing what we did and stopped at the liquor store and stocked up on snacks and anything we wanted to sip on. We had a living room seating area, a desk area. The wet bar and they stick the bar. They do offer free water and free mini ice cream bars. Bedroom area and a very nice large bathroom. The shower is very large and you have two shower heads to get you completely relaxed. Turn down nightly include fresh muffins from local bakery chocolates on pillow and mini ice cream bars. Pool chlorine levels seems high to me as it's really strong smell. Adults only so I can understand why. The pool bar has a wonderful happy hour in morning of mimosas and bloody Mary's and wine and beer at night. read more

I want to start by saying, this is a great place to stay. It is very clean and in a great location. I wish I did not meet the one person who made me have to rate this place so low. But, there is a culture at this establishment that must be changed. I booked to stay 11/25/2023 - 11/29/2023. This was to celebrate our 25th wedding anniversary. On the day of our anniversary, (11/28) we left early in the day to get breakfast. While out we booked a sunset cruise for us and another couple who were with us to celebrate. After staying out for the morning, we returned to our room in the early afternoon to prepare for the cruise. We had a pick-up scheduled for 3:45 - 4:00 pm. Around 3:35 I went to the street, through the parking area, to look for our pick-up vehicle. It had not arrived yet. I noticed an employee also in the parking area. She was the "Complex Front Desk Supervisor". I quickly returned to my room to check and see if my Wife was ready. She was not. I returned to the front area and say the Front Desk Supervisor again walking by. She asked me if I needed some help? I responded, no I do not. I also stated that I was waiting for a ride to pick us up. She then asked me, are you staying at the resort? I answered, yes I am. She then asked me, what is your room number? Becoming disgusted with the questions at this point I chose to flag Her and walk away towards the curb to see if the vehicle had arrived. She proceeded to go into the reception area and yell out, "Pull the security tapes". Hearing this, from outside, I went inside the reception area and spoke to the front desk agent and asked him to, "let this woman know that we are staying here". I then went back to outside to look for our pick-up. Becoming hotter and hotter, I returned to my room to inform my Wife of the situation. I also was joined by our other friends that were coming out for the ride pick-up. We all became visible upset and wanted some resolution. We all went inside and asked to speak to a manager. The "Complex Front Office Manager of Key West Hospitality" arrived and we discussed the incident. He responded by saying he also does the same thing to guest. Asking if they are stayinbg there and asking for a room number. I asked him if he would then come inside and demand to see the security tapes? He responded, No he wouldn't. If there is an issue with security and unwanted individuals loitering, I would think they would come up with a way to identify guest, such as wristbands. Harassing the guest with the line of questions is unacceptable. Like I said, this is a great place otherwise, just wish that This didn't happen and ruined our 25th wedding anniversary celebration. read more

Staying at H2O was the best part of our trip to Key West. Honestly I wasn't a fan of Key West. I found it dirty, full of cheesy shops, with little to no younger energy and vibe. But the fantastic room, splendid staff and the overall chic hotel was our saving grace. Unfortunately I don't foresee myself visiting the Keys again but highly recommend this chic hotel for anyone staying in Key West. read more

There is a tropical storm turning into a possible hurricane. We have reservations for 9/26-9/28 concerned with my husband and my safety I called to ask for a refund. They said absolutely not we would have to charge you for one night stay. Good luck H2O with the storm coming your way. I believe in Karma. read more

This was an amazing experience. The place itself is immaculate and just gorgeous. It's like you step into a whole other world. The greenery and serenity of the place instantly relaxes you. The staff is the thing that pushes them over the top. They will do anything you need to make your stay amazing. We had no plans for while we there but they had tons of suggestions and were right there to book us things and make sure we were hand delivered to whatever we wanted to do. When we asked about the really good restaurants, not just the Duval tourist traps, Sean had lots of suggestions. The rooms are lovely. I have to say that I don't know if one of the non pool rooms would be worth it but it might because you have access to the wonderful rooftop pool. That pool is very sunny but is lovely and the bar tender at the bar was amazing both days (Alexis?). It's just the little touches too. Their is sunscreen for you at the pool. Snacks ate available from 11-5 at the pool and they are lovely to nibble on while you sip complimentary drinks (or if you don't like the free wine you can get very cheap beer and mixed drinks). You could literally just stay here and never leave during your stay. We will definitely be back. read more

The hubs and I were in Key West last April for my brother-in-law's wedding and I wanted to spend more time here since it was my first visit and we were trekking over from California. The wedding was in a different hotel and I did not want to stay there for the week. The hubs caved and I was able to book the rest of our trip here! The H2O Suites is amazing! We came over right after we checked out from our other hotel, and while waiting for our room, we were invited to check out the rooftop pool bar (free booze!). The bartender was wonderful to chat with and gave us a bunch of recommendations. I loved that this place is more quiet and not crawling with people all over the pool. The vibe is just more chill and relax and I absolutely enjoyed it. We splurged on the premier rooms (with the pool in the back) and it was totally worth it! I was in that plunge pool at least twice a day, especially at night! The porch swing in the front of the room was great to lounge on too! The rooms were clean and modern, and I really appreciate the extra space in the drawer fridge so I can stash all my leftovers every night. I love the lighting in the bathroom...perfect for putting on makeup! I absolutely enjoyed my stay here and would definitely come here if we visit Key West again! read more

So AirBNB stays freak me out and hotel chains can be iffy so obviously I'm super picky and finding a decent spot to rest our heads is always a challenge. H20 will satisfy the most discriminating travelers, trust me on this one! Georgeous grounds, rooms, everything really everything is just beautiful, clean and well done!
