Our move-out experience has been frustrating and unfair, and we…read moreare still battling them over our security deposit because of charges we believe are false and unsupported. Their maintenance inspector reported items as missing that were clearly shown in our photos, and he also tried to take credit for work we completed ourselves, including spackling repairs we documented. We strongly recommend never relying on phone calls alone with this company. Keep everything in writing and maintain a paper trail for every conversation, request, and dispute. If you do not have it documented, it may be denied or ignored later. We have photo evidence that contradicts several of their claims, yet the dispute is still ongoing. The process has felt dishonest and one-sided from the start. If anyone else has experienced similar issues with American Homes 4 Rent, please contact me.

Reach out to get it fixed and wait three days to find out the contractor they scheduled had no availability and had to do that myself, Amber or no one from AMH knew this apparently. So after getting to the bottom of that, finally get another technician out that Friday. He needs to order a coil which AMH wouldn't approve and I kept getting the run around about that until Tuesday when they "Want to get other bids" so we have to wait until the next Friday for another contractor to come out and say we just need a frion recharge. Now we are getting the run around and the contractor can't get approval. Can I sue?

We stayed this past week at 610 Jungle Drive, "The Walker" in Edisto because our old vacation…read morerental fell through so we had to scramble to find somewhere. Once we got there we realized this place was outdated, dirty, and smelled. The spray painted address on the piece of wood taped to the house was our first sign. The bottom of the house had a section that was once screened in, and instead of fixing it, they left all the furniture there to rot in the weather and gather dust. The outdoor shower was named "The Dungeon" by our group because it looked like something out of a prison. There were two entrances, the one led straight into a bedroom with two bunk beds, which we ended up locking anyway because people were tracking sand (inevitable) into the bedrooms less than a foot away from where you sleep at night. The window sills in this room had loose change, and other things people randomly left there along with spider webs and nests. Every time I went to sleep in that bed my nose got so stuffy I couldn't sleep, the beds probably were never cleaned. The dresser in this room had one drawer FILLED with junk ranging from bathroom cups to magnets and thumb tacks. Disgusting. We decided after the first 10 minutes we weren't leaving our food there after we saw MULTIPLE COCKROACHES (alive and dead) and old food that had been dropped in the 6inch by 15inch hole next to the oven down into the counter. We had to leave our food in our friends house down the street. The fridge also froze half of our food. The bathroom in the hall had the drain blocked and would fill up with water very quickly to where you were standing in your own filth after 4 minutes of turning on the faucet. Both toilets took forever to flush and you had to stand there and hold down the handle for 25 seconds for it to flush. All the pictures and paintings looked out of place the decoration was terrible and most honestly looked like someone's kids art projects. The pillows they have had big yellow stains on them too. The worst thing is that they wanted US to clean everything before we left. They left a huge list: make the beds, clean the fridge and floors, take out all the trash and clean all the bed sheets. This we didn't mind as much, but the vacuum they had smelled like poop when it was running to the point where we had to cover our noses, it just shoved the dirt around and never actually sucked anything up. We stayed the day we had to check out (check out at 10am) and at 2-3pm there were people there already!! It's like they didn't even go in to clean it because they left the giant list for the previous renters to do! I would not recommend staying here, and if this is any indicator of how they manage properties; I don't know if I would in any of their other properties. I tried to call and they had a dial up tone when I called. Then I contacted someone on the live message which is pictured in this review. Not very helpful at all. Oh! They also had Frebreze CAR VENT CLIPS in the AC vents.

I wish I could give more than five stars for this team because we had an amazing experience. We…read moremoved quickly with looking at a new home and with needing to sell our current house. We used ChuckTown Homes to do both! We met with our buyer's agent, Andrea, to discuss all of our wants/needs in regards to a new house. She promptly got us set up on a portal to begin mapping out where we wanted to be and for houses to be tagged for us within our budget. She was prompt in getting back to us with any questions and with setting up viewings. When it came to negotiations with the sellers of the home we wanted, so was very proactive! Our buyer's agent, Matt, was just as great! We set up an appointment for him to view our house to discuss what we think we can sell for (as well as why, including other homes in the area that were comparable). He advised us on how to have the home set up for photos and how to have things done for showings. He was able to help us navigate toward good offers and ones that seemed like they wouldn't be a good fit. He was prompt in getting back to us via text, email or even by phone when needed. We really appreciate all of the hard work they put into making the transition of selling and buying our homes easier on our family. We would highly recommend them for your buying or selling needs.

I worked again with Bill Barrus to find another furnished apartment that…read morewas slightly larger than my tiny, cramped box of a place (hey, it's your first Charleston apartment!). Good news--Bill is still amazing. Bad news--the market was even worse this time. Side note: CFA's new offices are gorgeous. Plenty of space to sit and fill out forms. The day I was there someone had made a ton of cookies--always a plus. The search was nothing short of brutal--upwards of 15 apartments were seen and tears were shed. Multiple times. Once in a Dunkin Donuts. I asked Bill "is this the lowest point of my life? Crying in a Dunkin Donuts?" To his credit, he did not respond. Thank you, Bill. To make a long story short, Bill never showed me anything out of my price range unless I specifically asked to see it. He looked with me on inconvenient days, at inconvenient times, when the forecast called for rain, when he had other clients, and when it looked like my best option would be living in a box on the street. Jeremy Cooper even saw me one day after narrowly missing out on an apartment and gave me his business card, telling me to call him if I ever had any problems. Then, when all hope seemed truly lost (and more crying had ensued), due to CFA's great relationship with a management company, I was able to find an apartment that technically wasn't even on the market yet. The apartment was, believe it or not, in my price range and in the exact area I was looking for. Even though the search was arduous and frustrating, Bill never got frustrated with me or suggested that I try another broker or company. He followed up with me whenever he found a new apartment that might fit my criteria and constantly promised that we would find an apartment, no matter how long it took. He was right and proved to me again that he's a class act and the people who work at CFA are class acts too. In my admittedly low and difficult price range, some brokers wouldn't give me the time of day. CFA found me an apartment that I am very, very happy with and never one time acted like I wasn't a top priority. Would wholeheartedly recommend and will absolutely continue to utilize their services (if they'll let me, after this nightmare of a search) in the future. *Erik Roth assisted me when Bill was out of the office on vacation and was also a huge help.

They apparently read YELP Reviews but do not return phone calls to the residents that live in their communities. Residents wouldn't have to post Yelp Reviews if AMCS would return their phone calls, or respond to their e-mails regarding the matters addressed in my initial review. It's not that people want to voice their concerns in public forums but people have a right to know what others have experienced as residents within an AMCS community, at that point they can make an informed decision as to whether or not they would choose to live in one. Thank you Jaime K. (From AMCS) for pointing out that at one time my regime fees were behind, I already mentioned that in my review of the attorney that AMCS utilizes to handle their legal matters. I'm glad that you brought that up, people should read that review as well when making a decision as to whether or not to reside in an AMCS Community.
