I relocated to California for work (RTO) and left the property in August, giving Marshall Reddick full authorization to manage everything--including tenant placement and payment of utility bills. This was by far the most horrifying property management experience I've had, and I own properties managed in other states. Over several months, I was instructed to reduce my rent five separate times due to what they claimed was a "poor market," yet the company changed real estate agents 3-4 times without my consent. Each time, they failed to run the live Facebook marketing campaign they had explicitly promised. Most alarming, I was later informed that power to the property had been shut off for three weeks before Marshall Reddick notified me. I was told this occurred due to a lack of funds, and only after the prolonged outage was I informed of a potential microbial growth issue--a serious risk to the property that should have been addressed immediately. Despite providing a 30-day notice for non-performance, Marshall Reddick ignored the notice entirely and continued to demonstrate a complete lack of accountability, communication, and urgency. This experience showed a complete disregard for: Basic property oversight Timely communication Tenant placement execution Utility management Owner fiduciary responsibility I would strongly caution any property owner--especially those managing remotely--before trusting Marshall Reddick with their investment.

At our celebration dinner, he shared some of the challenges he faced, unbeknownst to us, and earned even more of our respect. We also had a snafu with the closing/mortgage companies. Kyle stepped in and used his connections to get the documents we needed before closing. It was nothing short of a miracle that we closed in a timely manner and, even in this market, at a price that was lower than market value. This impression turned out to be correct and particularly valuable in the process of my purchase decision. I did the viewings myself with his team partner Grace. Once I had decided that I wanted to move on to the next phase with an object, the stage was set for Nelson Rua. He took a second look at the property from a completely different perspective, one that a layman like me wouldn't be able to see. The day after my viewing, I was given valuable information about the building substance and the quality of the workmanship in the house. In the end, it was Nelson Rua who successfully negotiated the conditions and managed to squeeze out another discount on the purchase price. The real surprise - and I shouldn't have been surprised, because I had this impression from the first meeting - is Nelson's professional network. I thought he danced at a lot of weddings, but I found out how good these parties were for me after I finally bought the unnamed house. I needed tradesmen for custom interior work, a pool builder and someone to install a reverse osmosis system for me. Of course I solicited bids myself, but Nelson Rua always knew someone who was qualified, what the quality of work would be, and I ended up saving thousands of dollars because of Nelson's recommendations. In addition, I had a good feeling that the work would be done well. Nelson Rua is an absolute professional in real estate. He is always willing to go the extra mile, shines with competent expertise and his professional network is an extraordinary added value.
