UCKLE UP! Building 9HP, right next to the leasing office, has serious rodent, maintenance, noise, and management issues that future residents should know about. For months, I've complained about excessive noise from the upstairs unit. Children run, jump, slam furniture, bounce balls, and create constant noise from early morning until late at night. I've submitted multiple complaints and even called law enforcement during overnight hours after being repeatedly awakened. Despite repeated reports, the problem only got worse. The bigger issue, however, is the rats. Shortly after moving in, I reported signs of rodents in my apartment. Management sent an exterminator who placed basic traps that caught one mouse. One additional trap was left under my sink and never resolved the problem. Fast forward recently. I woke up to find my 6-pound dog's food bowl completely emptied overnight. She does not eat that amount of food. I found scuff marks, tail marks, torn food packaging, droppings, and other signs of a large rodent. I immediately reported the issue to the leasing office and was told an exterminator could come out the following week. Concerned about the situation, I hired my own exterminator the very next day. After inspecting the apartment, he confirmed the presence of a large rat and set professional traps. I also installed a Ring camera in my kitchen, which captured video evidence. The photos and videos were shown to the assistant manager, property manager, and leasing staff who never replied to my email to date. The property also has significant maintenance concerns. The AC closet contains a large hole in the ceiling, visible water damage, mold growth on the walls, and standing water in the water heater drain pan. Water has been leaking under the floorboards, potentially causing damage to both my unit and the apartment below. I notified management, left a note for my downstairs neighbor, and reported the issue. They continued to physically bypass me requesting undocumented inspection so I called the City & BSO. Cuz now I got heated. A Sheriff's deputy responded, inspected the conditions, and documented the concerns I reported agreeing its deplorable conditions. I have also filed complaints with the Department of Agriculture regarding both the rodent infestation and the condition of the AC unit. What concerns me most is that after reporting these issues, my eviction process suddenly accelerated despite weeks of communication regarding rental assistance and payment arrangements for ONE MONTH. Whenever I sought clarification, I was often met with delayed responses, dismissive communication, or no response at all. I physically visited the leasing office seeking answers because emails and phone calls frequently went unanswered and they played dumb until I got irate refusing to leave without a resolution so Anyeleys w/e trespassed me because I challenged her competency at understanding my clear English. We are charged fees for services that are inconsistently provided. Trash pickup skips bags despite being left in designated locations. Walkway lights have remained broken for months, leaving pathways dark at night. My son was often uncomfortable walking through the poorly lit areas because of the darkness and surrounding conditions of duck poop and dog poop in the walkways. A former tenant even informed me that they heard rats scratching inside the walls before transferring upstairs. Yes THE NOISE MAKERS. There has also been a noticeable turnover of leasing staff. Several employees who were helpful, and professional are no longer there understandably so! Since their departure, communication has significantly declined. To date, one rat has been caught in the professional trap set by my exterminator. Another continues to evade the traps. If you're considering moving here, be prepared to deal with rodents, duck poop, trash at your doors,water damage, mold issues, excessive noise, inconsistent services, poor communication, and unresolved maintenance problems. This is the worst apartment complex I've ever lived in. For starters the police is always in this complex due to the kids they have no control over. You cannot work out in the gym because it's trashed, the kids are always in there. You cannot even go to the pool because it's dirty w/ chairs thrown in the water. Next the washer doesn't really wash your clothes and are always leaking. Imagine you and your family going out for dinner to come back to your door being kicked in by the police because the water from a washer that wasn't even on was leaking water through the walls into the units below you causing their breaker box to fill with water almost causing a fire so they had to turn off your water and turn off my neighbors power. For their after hour maintenance man to come and say he's taking his family out to ice cream and they'll be back tomorrow to fix it. The thermostat is always turning off, toilet paper holders always falling off, garbage disposal always breaking, and valet trash not coming to pick up your trash. Your light bill due to the old appliances they use will sky rocket. You can barely be home and will be paying a $400 light bill. Lastly, they charge you a numerous amount of fees on top of your rent. Lets say your rent is $2334 when it's time to pay you'll be paying $2604 with all the fees they include and don't be late because then you'll be paying over $2800. I signed my lease in my new complex on 5/19. I finished cleaning and moving everything out of here on 5/24 which is the day my when my lease was up. They have no key dropbox or mailbox to leave the keys and were closed, I sent them an email received no response and the following day was Memorial Day they were also closed. 9:00am on the 26th I returned the keys and told Kendra and which she handed me a paper to complete. I received an email with move out fees being charged over $150 for having the keys until the 26th, I was then charged $450 for the police kicking in the door due to their water leak, and went to speak with someone they use an offsite team that has no phone number and KENDRA is so rude and disrespectful didn't care about anything I was saying basically kicked me the building and said have a nice Saturday. This is exactly why they cannot keep anyone living in those apartments everyday you see someone moving out. read more

In the past, whenever I would see a scathing review of an apartment complex, I always wondered if the reviewer had turned on the dramatics a little to get their post seen. I couldn't imagine that living anywhere could be so unpleasant... until I lived here. I should've been wary when, upon moving into the unit, it was rampant with cockroaches. I didn't think too much of it just because it's Florida, we get roaches. I put in a maintenance request, they came and sprayed. Unfortunately, that didn't do anything and I had to put in another request. Fortunately, that one did the trick. From then on, it was mostly little things. More often than not, 'valet' trash was not picked up. I lived on the third floor and I was WELL aware how much of a hike it was to get up there so I never said anything, despite the fact that I was putting my trash out on the designated pickup days. It only became a problem when I would be stuck maneuvering around my week-old trash to get out of the front door because it kept getting neglected. Whatever, not the biggest deal. During the rainier months, I noticed a leak in my closet. There was a solid inch of water on the floor after heavy rains. Put it a maintenance request, someone came and did something, but it did not work. I put it another request and it was taken care of the same day. All good and well. If I was solely rating my experience during my lease term, they would probably get 3.5 stars, maybe even 4, but it's what happened after I had already vacated the apartment that pushed me to write this review. I'll start off by acknowledging that i neglected to thoroughly read the section of my lease that states 60 days notice is required prior to the move out day. As such, when I went into the office on November 2nd to give notice of my November 12th move out day, I was informed of this. I was also informed that failure to provide 60 days notice requires payment of liquidated damages in the form of one months rent. Wasn't thrilled about that, but it was my fault, and so it was paid. November 12th comes and I turn my keys into someone at the office who was new to the location and didn't know where the exit paperwork was kept. Red flag number one, but I didn't notice it at the time. Two weeks later, I get a call from the office asking when I'm moving out. I inform them that I had been moved out for a few weeks at that point. They apologized, explained that they were updating their system and some wires were crossed. They told me that they would update my file in the system as moved out. Second red flag, but this time I was getting suspicious. It gets filed to the back of my mind after not hearing anything more for a couple more weeks. Then, at the beginning of this past week, a MONTH after I've been moved out, I get a text message from an 'Emily' at Hampton Lakes office telling me that my rent is late. I tell her what I told the last person who called me from the office. Emily tells me that, because I failed to give 60 days notice, that I am responsible for the apartment for 60 days from the date I did give notice; I gave notice of November 2nd so this puts me as liable for the unit until January 1st. I feel that it's important to note that, despite paying rent for the entire month of November, I was NOT permitted to remain in the residence for the rest of the month, but now these people are telling me I owe them money for the next two? I will include the text conversation on this post for reference so I don't have to quote everything that was said. I informed Emily that I was told of no such rule, that I haven't even been living in the unit and would not be paying for a place I can't even inhabit because, up until this point, they still thought I was living on the premises! Emily tells me that I'm responsible for the apartment, whether I'm residing in it or not and I finally get some sense and go back to reread my lease. NO WHERE in it does it say that, despite Emily insisting that the terms for move out were clear. At this point, I'm living two hours north and the people in the office don't pick up the phone as if their lives depend on it so I arrange to come back down south so I can go down to the office in person with my boyfriend (who was also on the lease) and get this situation figured out. Fortunately, the day before we were set to do so, my boyfriends mom was able to stop by herself to see what the problem was. She met with Naomi Pena and explained what was going on. Naomi looked us up in their system and said that we did not owe ANYTHING and, in fact, the apartment was in a good enough state to receive our security deposit back. Naomi closed out our file in their system after confirming that we are not responsible for the apartment until January 1st, basically disproving everything 'Emily' claimed in our text exchange. I would really like to express my gratitude to Naomi for clearing up the situation. I really hope this kind of thing doesn't happen to anyone else. read more

Can I just say that the staff that work in the leasing office are just the worst with attitude and NEVER answering phone calls. If you send an email, you do not get a response. For the amount of rent that I pay for the past few years, I should be able to access ALL amenities. Has anyone ever heard of a community pool closed on a Sunday? This one is and it was never like that before. Pool used to be open from dusk to dawn Monday - Sunday. Also, the gym, I originally paid an additional $25 for a gym card and now that doesn't even work. The only positive I will say about the community is maintenance, and not even unless you have 1 of the only 2 Latin guys- Carlos and I forgot the Cuban man that only speaks Spanish. Carlos and the other man came after another maintenance couldn't resolve my issue and Carlos went above and beyond saying that he will figure it out and he did. Carlos fixed my A/C, especially in the Florida Heat!!! Again, this is after the other maintenance guys said they need to order a piece, which didn't need that. The other maintenance folks, have the worst attitude they "start" the issue and close out the work order as completed and in reality, never come back to finish. Valet trash is a joke, I am paying double for valet trash, and they appear when they want and sometimes even later than trash pick-up should be. The daily emails about trash pick-up and etc... however, the trash is piled up at the dumpster resulting in raccoons and rats. You can't blame the tenants for that! read more

No one cares at all and anyone who says otherwise is lying to you. There are just too many issues to list them all out in this review. this place is terrible since the new management. trash piled up. raccoons everywhere. they doubled the fee for valet trash even though they barely come to get the trash. cheap paint that chips easily, especially in the bathroom. They advertised there is a gym which has been "under renovation" for over a year. cheap floors. You can't get anyone on the phones. Do not move here. Property is filthy. Rent goes up terribly about $200-300 every year. They will charge you about $130 extra for utilities not included in the rent fee. They charges a lot fees as well. They never answer their phones. Never return phibe calls either. Problems do not get resolved because the manager is never in said the front desks that's a lie. I moved out of this complex after living there for 12 years. It was a beautiful complex when I first moved in. When I moved out, well suffice it to say, the projects of Chicago would be a better place to live. I moved out for several reasons. The top of the list was the "smile" was gone from each and every staff member. That "smile" was there prior to RPM Living taking control of the property. Second, there is no control on the property at all. People speed in and out of the complex and endanger the lives of those who walk through the main entrance. I almost got hit again when I was driving past two weeks ago by a white chrysler 300 that didn't so much as stop at the entrance. Third,I was told when I moved out that I would be contacted via email by some 3rd party contractor that would detail the move out inspection and refund of deposit. To date NOTHING. I called the office and Amber said I have to contact these people. Amber needs to be replaced. It should NOT be the responsibility of a tenant current or former to go chasing after their money. And finally for the last renewal proposal I recieved from the property was a joke. Renewal clearly stated that certain breeds of dogs, (i.e. pitbulls) are not allowed on property. The week before my move out I counted 7 on property Along with two huskies. Would I recommend this complex as a place to move to, absolutely not. There are better locations, with better features for less money. What I do miss is the staff and the smiles they used to have. What I don't miss is the "I don't care attitude" that RPM living is insisting upon. read more
