Deanna is amazing, and we cannot rave about her enough!…read more We had a very unique property with particular challenges that left us lacking confidence in our ability to sell it. On top of the challenging features of the property, we had moved to California two years prior to listing to care for aging family members, leaving the house empty for that time. When we finally decided our move was permanent, and it was time to consider selling, we interviewed several realtors. We felt rather deflated, as almost every one of them discouraged us from listing and told us to wait. Most did a quick Google search of local stats and said it wasn't a good time. The realtor who worked with us when we bought it wasn't even interested in trying to sell it. Deanna is the only one who took the initiative to go to the property and get a real on-the-ground view of it. She saw what the area had to offer, and that the house was a gem with two big issues that would require finding a very particular buyer (a working farm across the street, which we loved, and an insanely steep driveway). And she believed we could do it. She made a plan, gave us a TO-DO list, and assured us that this house would sell. She gave us the confidence we needed to buckle down and do the work to get the house on the market. There was some tough love on her part, when we started to lose momentum in our repair work, and when we wanted to price it higher than the market would support. That's exactly what we needed. She kept us grounded. She did some great staging of the property, and her photographer took gorgeous photos that showcased all the things that made us fall in love with the house when we bought it. She even made a photo book keepsake for us to commemorate our time there. Deanna was very realistic and did not over-promise. But she absolutely delivered!!! Our house was on the market for only 2 weeks, before it sold for cash at our asking price. She made the process of closing so, so easy. And she continued follow-up support well after closing, facilitating communication between us and the buyers in re: to personal items we had forgotten or mail that arrived late. We would highly recommend Deanna to anybody looking to sell their house. She's realistic, honest, and tough when you need direction to stay on track. And she is thoughtful and encouraging, recognizing the emotional side of selling a home where you've made so many memories. We cannot say enough great things about Deanna!

Their former home was a four car garage, and I thought they would never get a big garage again. They are now proud owners of a spacious six car garage and a beautiful home! I first worked with Wendi when I bought my first home in 2015. A couple months into searching, I was discouraged in this tough sellers-market. I was limited by budget and location. She taught me what to look for in a house. Galvanized plumbing? Clean crawl space? What's the attic like? Double pane windows? Asbestos? Lead paint? What are the bills like? What are the neighbors like? Good school district? Is there crime? What condition is the electrical panel in? New roof? I was tired of seeing dump after dump. After what seemed like an eternity, we found the perfect match. Two car garage rambler with private beach access to Lake Goodwin! We met at the house the day it went on the market and put in an offer that evening. I got it! She always made herself available to look at potential homes with me. This is extremely valuable when the market is hot and decent houses go pending within a day! Keep in mind I have not sold my first house as we want to have it as a rental property, otherwise she would sell it for me The second time I worked with Wendi my fiancé and I were looking to move into something closer to work. Again, same commitment. Day in and day out, willing to show you houses the same day you find something with potential. We finally found one we loved. We took a tour the day it came on the market, we put an offer in hours later, and although we weren't the highest offer, they accepted our offer that evening! She is Wonder Woman! Deep knowledge of the market, impeccable negotiating skills and someone who has a genuine interest on your behalf. Julie Hall embodies of all these qualities and so much more. Some years ago she helped us buy in Seattle, during Covid times and crazy competitive market- she made that happen! And recently she helped us sell our home for our move to the east coast. She made this happen in record time and even getting over asking. Not only did she manage the sell of our home, she even helped with the negotiations of our east coast home- she is that amazing. Allowing us the mental space to concentrate on our move and leave our Seattle home in her hands was the easiest and best decision we made. I cannot recommend her enough. She works with a very talented team- from financing to staging. She has no problem rolling up her sleeves and making things happen. I do not recommend Julie as a buyer's agent for first time home buyers, those unable to view a…read moreproperty in person, or are new to the region and climate. her best quality was assertiveness and speed to view homes and get realtor info during a market where home showings sold out before interested buyers could get in to see in person. Ultimately for our needs, the decision to work with Julie was a disaster and cost us time, emotional anguish and a lot of money. A lot. Given how anyone we tell our story to including other realtors says, "well you're not using her again! Right?" I feel it's time to share our experience. We worked with Julie for many months 2020/2021 to buy (then quickly sell at a loss) our first home. This was at the tail end of covid while travel was restricted and discouraged and vaccines were just coming online. I toured some places with her in person during visits from out of state but also virtually thinking I was saving a long drive and being responsible because Julie understood our needs. She didn't provide video tours with me but instead would describe things or send video clips. In contrast her assistant Allison gave great video tours and clearer feedback on homes. I should have explicitly asked for video tours. But I shouldn't have had to ask. I was shopping in the luxury market and even Redfin was doing them. Reflecting back, I think because Julie was remodeling her own home and enjoyed that process she was dismissive about the difficulty and costs involved in buying a home that had problems. We were willing to do some remodeling on outdated finishes or floor plans and could afford unforeseen costs so it felt okay to take some risks. But we wanted a move-in ready, watertight home without moisture damage. I explained how I'd lived in a moldy place and was sensitive. It turned out that regardless of our ability to afford correcting what turned out to be bad DIY, deferred maintenance, and poor construction, We learned that we didn't want to. our new home required 80% of exterior replaced as well as the alleged "2 year old roof with warranty" because it was void since no flashing replaced. Julie did communicate that interior finishes and quality were not great like the flooring which we intended to replace or the paint which we also would expect to change. She said she spent over five hours on the property. I incorrectly assumed that meant she had been using that time to inspect it as a realtor would to help me make an informed decision. I was incorrect. Even simply saying that she thought I should visit in person given the condition would have been helpful. If she had only opened the strange wet bar sink cabinet and described the (to be polite) DIY shenanigans or sent a photo, we may have passed entirely. It was one of many red flags. Problems were visible in person. Certainly if she had mentioned the mildew smell evident upon opening the front door, we would also have paused and likely avoided a lot of heartache. Certainly not have overpaid by as much. Ultimately, the home was borderline tear down for us after consulting many professionals, bids, and hiring an architect. for a time we thought we might choose to make lemonade out of lemons and end up with something really stunning. However the scale of project was not what we thought we were buying, even if we repaired the bare minimum. Julie regularly dismissed mold and mildew smells saying that a home just needed new carpet and paint or to "air out"; was dismissive of my concerns of the risk to buy and cost to repair and replace stucco and Dryvit siding on homes we looked at; on more than 1 occasion encouraged us to bid at or over asking on homes that had a record of difficulty selling and price reductions. One sold for about 120k under asking (after a huge price reduction already). She failed to obtain accurate parking rights information on a home that we passed up because we had incorrect information. If you expect your realtor ON YOUR BEHALF to walk completely around the exterior of a home you are not viewing in person and note for example obvious eye-level damage to Dryvit on a 1990's home (golf ball sized white styrofoam exposed) after telling you the house was traditional stucco. as well as obviously decayed original wood windowsills exposed to the Bay, broken seals, and a moldy smell upon opening the front door of a home that had a checkered sales past - find a different realtor. I could go on. This is certainly one review I wish I didn't have the occasion to write.

Julie helped me find my beautiful creek-side two-bedroom condo in NE Seattle in 2008…read more I needed at least a two bedroom as I planned on using the second bedroom exclusively for my top rated QuickBooks and Quicken set up, review, support, training, and help business in Seattle. She came recommended by my mortgage broker as knowledgeable about first time home buyer programs and able to deliver in a tight time frame as I had to find a place and close in 90 days. When I e-mailed or called her, I heard back promptly, usually within a day. I told her what I had been approved for including monthly homeowners dues and what I desired. She informed me that some wants would be difficult to find in the time frame I was in as well as my price range and brought me down to reality. Julie told me how she liked to work and I told her what I expected in return. We put together an action plan with responsibilities divided upon each of us. From reviewing my e-mail logs, I got daily or every other day updates from her. She then showed me around two dozen units. The last one was the one I picked. I did have other choices that were more or had higher HOA dues than what I was comfortable with. Julie helped me negotiate a good price in a seller's market and saved me about 5% off the already lowered listing price by suggesting a number that was high enough to keep the seller happy, low enough to meet my budget and realistic for both of us. One thing I remember Julie said to me was how the Ravenna Woods complex had over $100,000 in reserves (which is extremely unusual I found out later) so the possibility of getting hit with a special assessment was extremely unlikely. I was glad that she reminded me of that as one of friends had that unfortunate experience of having to cough up a special assessment because her condo complex's board was more interested in keeping the dues low rather than realistic. Many of the other complexes I had looked at looked like they hadn't been taken care of. And I wondered if I moved into those if a future special assessment would be my fate. Another thing she mentioned was when I looked at the (old) rug at my place, I wondered about the burns on it. Julie smiled and reminded me that I was "planning on replacing it so it wasn't really an issue, right?"

In fact, we weren't even sure of our price range or IF we could afford a home. Sarah paired us up with brokers who ran numbers for us and walked us through the process and answered all the questions we had. She sent us all sorts of leads, encouraged us to look in neighborhoods we wouldn't have initially considered, provided us with insights into the process, gave suggestions in terms of negotiations which she was extremely knowledgeable. Even when we found the house we wanted, she insisted on looking at other houses in the area, to ensure that the house was priced right for the area/market, and to make sure we had ALL the knowledge we needed in order to feel comforable in making an offer. She helped us negotiate our offer, talked us through possibilities, was INCREDIBLY responsive, and made the house buying process fun. She was honest and I always felt confident that she had me and my husband's best interest at heart. I started the process curious about buying a house and not even sure if i was ready - I finished finding me and my husband's DREAM home which we are so thrilled to be in. Sarah goes the extra mile - she priced out appliances when we were looking at a house that needed a new kitchen, helped by mapping up a kitchen through IKEA's online create-a-kitchen, and offered to go wtih me to price out the new kitchen, as well as visited places to help us pick out flooring and understand what the overall additional costs would be. We didn't even end up going for that house that needed all the work, but the fact is, Sarah was there every step of the way, always one step ahead of things, and just a fantastic asset. Sarah was more than a real estate agent - she turned into a friend who I would recommend to EVERYONE i know. A friend of mine recommended me to her and i'm SO glad she did. In the first couple of weeks of knowing Sarah, she made sure I knew that she would never let me buy a place that I did not love. This put me at ease, because I am not a fan of the "used-car selling" approach. I wanted someone to be just as sure of my purchase as I was, and Sarah fit the bill perfectly. That said, Sarah patiently looked at condos with me for over TWO years. She never once pressured me and she would not let me settle for something that I did not love. Once I found "the one", Sarah made sure it happened. And that day was no ordinary day - it was Thanksgiving Day 2011. Not only did she take me out to look at condos, she and I drove from Kirkland to her office in Renton to draw up the offer. This wonderful realtor spent a good portion of her holiday with me making sure that I could get my offer in and get the house I had always dreamed of. If that doesn't attest to the love she has for her job and clients, I don't know what would. Sarah is the only person I will refer to anyone who is looking for a realtor.
