Avoid this sleazy company if you are a property owner or a renter. Aside from the insanity of…read morehaving to pay a security deposit before your application is even accepted (red flag #1).... The condo we rented was given to us in disgusting conditions (dead bugs and mold in the fridge/freezer, backsplash literally fell off the wall from the bugs that got behind the stick on tiles, litter piles in the master bath closet, roach poop CAKING the porch closet and scattered in all the cabinets, among other things). We also had to fight to get our water turned on after they refused to, despite our lease and listing that stated tenant was not responsible for it. It took 2+ weeks to get running water. Then we struggled to get our amenity keys (mailbox and pool). We didn't get mailbox keys until 3+ weeks after moving in, and the 1st attempt at pool keys took over a month...then they wound up being the WRONG keys. They failed to return our security deposit on time, and only did so after we threatened legal action. Again, if you are planning on renting from this company DON'T. If you are a property owner who values their asset and wants a property manager that will care for your property...it's not them.

Vincent, the owner, doesn't seem to care about his property management clients. He actually just hung up on a call when we were trying to address the issues we were seeing with billing anomalies. We requested detailed billing statements from them to review the statements and NEVER got a response by email to the request. We requested these at least three times. They were not very clear in their communications on rentals, either. It was hard to know when there was going to be a tenant or not and what the rate that the unit was going to be billed at. I would not recommend them until they get their act together.

Ryan was honest, straight forward, walked us through the process, and did what was right for us. The property had a contract in about a month, even through the present COVID-19 issue facing us all. He made things go seamlessly, and we were so appreciative for all of his hard work and dedication, making us feel as we and our property were of his highest priority. Ryan made himself available to us at all hours (one of my sisters resides in Germany, and Ryan was always available). We can never thank him enough for everything he did for us. It's a stunning admission of incompetence. What she confirmed was they took the listing at the Sea Oats in Cocoa Beach and didn't feel compelled to inspect it! Imagine how anyone would feel when they arrive to a 90 day rental condo only discover broken appliances, ripped screens, broken blinds and living amidst construction site and be told that, because the realtor was not hired to manage this property, FLORIDA LIVING REALTY...soon to be rebranded as LIVE LOCAL PROPERTIES...are not responsible to reveal anything to the tenant. REALLY??!!! Keystone Kops look professional compared to this group of fools. What a complete farce. AVOID THESE CLOWNS, at all costs. All they are looking to do is burn tenants.

We called the following company today in hopes of finding a property manager for our condo on Cocoa…read moreBeach. After some phone tag, we were graciously connected with the company owner. We were new to the whole process of hiring a property manager; hence we were asking very general and basic questions about the company and their services. After a few questions and answers, the owner became extremely offended and hostile towards us; simultaneously adapting a very obscene demeanor. She outwardly scolded me for my "arrogance"; regardless of my attempts to apologize. Through my attempts in expressing offers of remorse, she repeatedly interrupted to conceitedly state that our services would not be any good to them. Afterwards, she made an extremely brash comment, at least in our perception, towards us and our property; that in which I will not relay. Overall, I can not say much about how effectively they manage their properties; although, I can say the owner has an extremely poor sense of customer service and acts reprehensible with any possible conception of incivility. Everyone has bad days and maybe that's all this was, but we were very upset and offended after our conversation with her and would recommend avoiding association with this company.

We stayed in unit 710 for the last week, and while our vacation was enjoyable there were a few…read moremajor hiccups. First the elevator situation is incredibly frustrating, so much so that it made me not want to go down to the beach. I am able to walk down stairs pretty well, but am not able to walk up the stairs. We were on the 7th floor and there was only 1 somewhat functional elevator in service on property. The second elevator had a sign on it stating they were hoping to have it working by the end of March, but a resident that we spoke to said the sign had said February at one point. The functioning elevator was tiny, unreliable, and constantly stopped on the 3rd floor. Many times we waited between 5-10 minutes just for the opportunity to board. Also, the functioning elevator was not able to be used from the second and fourth floor, which I'm sure is illegal from an ADA standpoint. Second, the water was shut off 2 days in a row during our stay. The first day it was off between 10am-2pm which was no big deal. The second day was an unpleasant surprise and we were told it would be off between 8am and 2pm. Third, if you want to use the pool you better go early! People come out around 8am and claim all the chairs and tables in the pool area, so unless you beat them down there you won't have anywhere to sit. Overall our unit was nice but was in desperate need of upgrading in the common areas.

We are often on the space coast for work and combine it into a vacation to take advantage of the…read morebeach and the proximity to Orlando attractions. For the last 15 years we have been coming here and have stayed in probably 10 of the units. Each is individually owned so there is quite a variability in decoration, furnishings and electronics but they all have been very serviceable. The condos are 2 or 3 bedrooms and are a very decent size. It is right on the beach, with your own balcony with ocean view. The property has a very nice pool as well, shuffle board and putting green. There are the usual snowbird vacationers but still quite nice for the kids. We saw a great firework show from our balcony last night put on by the city. The management here is responsive and helpful. Each unit has a fully stocked kitchen (minus food!), access to washer and dryer (though ours had a set in the unit) and two full size bathrooms. The units are not luxurious but a good value. Some could use with updating or doing away with the ubiquitous beach theme decorations but overall they are comfortable, clean and convenient.
