Jared, the owner always answered the phone and very hard working person that will go above and beyond to solve a problem. He " took me by the hand" to direct me how to open the owner portal that I couldn't get it to open with many times of changing password etc, and he had so much patience and kindness that I was impressed! When he came to my condo, he asked me if I need any thing else before he left, and that was very thoughtful of him to even ask. I had a serious issue with water intrusion from the upper unit that caused so much damages to my property including mold, that he was very transparent and offered his license contractor after 5 high estimates that I had, to fix the damages in very reasonable price. He came to check the results after he finished and made sure that it will be satisfactory. He shared his knowledge and guided me through the whole stressful process. Even on Saturday he picked up the phone and helped me with very delicate situation that I wasn't sure how to handle. His assistant Gabriella also very kind and responsive and has a lot of patience dealing with very flaky tenants some times that will not fallow up to view the property. She'll go the extra mile just to accommodate the client and I was very appreciative of the way she fallow through her promise. Which was beyond my expectation. This team: Jared and Gabriella, are the absolute best management property that you can count on to deliver results of good tenants and timely response and hard work that they'll not try to put off even in the weekends. I called about a condo listed with Real Property and the guys there made it their business to make it as easy as possible from the time I called them, through the application process, and dealing with the homeowners association. They continue to be helpful even after we moved in when we had a minor issue with a leaky sink. We can make service requests and pay our rent online and it seems like there's always someone available to help. I think this should be the standard when renting a place. Thanks!

    I waited 30 Days to post this review to give Benjamin the benefit of the doubt, to give him a…read morechance to prove his word as a property management company but here is the proof that he is a SCAM artist. I believe that Icon Realty was involved in hacking my bank account. I leased an apartment in the heart of las olas/Fort Lauderdale from December 2016, from Atlantic loft llc. I agreed to pay a 2 month security deposit of $2400 as well as first, last and security (pretty standard) got my key, etcétera. After 2 different companies handling our property, ICON Realty came in January 2020 and revamped property by implementing a ***online payment service ***** aka , a way to get into your bank account. I questioned who this is and why I had to use this system to pay, not only to be replied with "It is our new system and you have to use it, you must pay rent this way or consult your attorney" As I went ahead and used it but decided to not renew my upcoming ending lease of 3/30/20. I emailed, texted and explain that I would not be renewing the lease because not only I don't trust the payment system, I had a very difficult time communicating with Benjamin (who by the way runs the whole thing). He ignored all my calls and the ones he replied, he did very rudely. I promptly moved out on schedule and handed him the keys along with my original lease agreement. He took the keys and said that He did not have a refund and I would need to wait 30 days to receive one on the mail. Now 30 days later. My bank account has been HACKED and bank investigated the multiple charges leading back to that January rent payment. I have been getting random withdrawals from different wiring entities totaling over 1k so far. Due to covid19, I can not yet file a claim in court. And the reason I am writing this is to WARN tenants and landlords about companies like this! I am attaching the refund check I just received. What a joke! See you in court.

Unfortunately, the situation changed during the final days of my lease. On the last day of our lease, we returned to our unit to clean and retrieve the last of our belongings, only to find that the apartment had been entered without our knowledge, citing a plumbing emergency. Personal items were missing and had been moved, food was thrown away, and some items were later discovered hidden in a hole above the kitchen cabinets. When we questioned the staff, we received conflicting explanations: one employee claimed the entire maintenance team had entered the unit the night before, while another denied anyone had entered until that morning. We raised our concerns with management and submitted a written report, including photos. However, no one followed up. When I later contacted upper management, I was told they stand by their staff and do not believe our account, stating that we had "no evidence" and that it was simply our word against theirs. Additionally, we were sent a $700 bill for fees within the lease (read it very carefully!) I am sharing this experience to caution future residents. If you choose to live here, be aware that unresolved maintenance access issues, lack of accountability, poor communication, and even blatant theft may arise--especially at the end of your lease. I regret not filing a police report at the time and encourage others to document everything and escalate concerns immediately if something similar occurs.

    Don't let the fact that it's "New" fool you, this place is constantly full of spiders, ants,…read moremosquitos, worms you name it. 1 week after moving here supposedly Brand New appliances, microwave broke, garbage disposal broke after 1 month, lights flicker because this place was made so utterly cheap the electricity and the wall plugs don't work properly. NO one is staying to renew all my neighbors are leaving, it's not gated and it's not in the best area, people gotten their car broken into, there's constantly a group of kids from the neighborhood that don't live here come to vandalize, one security guard got his windshield broken by these "kids" and management didn't care, poor guy quit. There's also a fire alarm that's broken 6 times in a span of 5 months so you can imagine the super loud noises at any time of day, waking people up. The fire department has had to come several times but they're so cheap they won't pay to fix the issue. Furthermore, management sucks they charge you $1,000 for cleaning costs even if you take care of the place and the walls are perfect, they charge everyone that much once you leave. DONT MOVE HERE, there's so much more but I'll be here all day

When it came time to list my house for sale, she was my first and only call. I had a somewhat unique situation in that I had moved out of my house and was out of state for work purposes. When a home inspection revealed some critical necessary repairs, in my absence, Amy did a stellar job of coordinating reputable contractors with whom she had personal experience and who were able to perform quality work in a very short timeframe and for a reasonable cost. When a water leak appeared on the day of closing, Amy once again sprung into action, going above and beyond bringing in a plumber, cleaning crew, and multiple contractors for repair estimates. Ultimately, she still managed to get the sale completed with only minor delays and in a manner that was fair both to me and the buyer. Being 400+ miles away and limited in what I was able to coordinate due to work and time constraints, I consider myself incredibly lucky to have had Amy in my corner working tirelessly behind the scenes to make the sale happen. She did a great job of keeping me in the loop without over-communicating, which reduced my stress level, and she was open and up-front with me from the start, which immediately built up my trust in her. All things considered, I could not have asked for a better sales experience, especially in today's challenging real estate market. A review should provide an honest evaluation based on personal experience. Unfortunately, some of the comments I have read appear to go beyond sharing an individual experience and instead make allegations and statements about individuals and the company that, from my perspective and experience, do not accurately reflect what has taken place within our community. I can only speak from my own experience as a homeowner and resident. In my experience, Lily, IPMS, and our governing board have worked diligently to address residents' concerns and respond to issues as they arise. They have worked within the limitations of our community to increase available parking, and they have provided both written and verbal documentation regarding association expenses. IPMS and Lily have also assisted our current board in identifying and addressing issues that were left unresolved by previous board representatives. While our association fees have increased, our fees remain comparatively reasonable when considering HOA costs in surrounding communities. Our community has experienced challenges with our reserves and with the significant costs associated with necessary improvements. In particular, IPMS has taken the time to research and investigate roofing companies before our board entered into a contract for the replacement of our roofs. They have also worked alongside our insurance adjusters throughout this process, with the goal of making the project as financially manageable as possible for individual homeowners. As with any major community project, there have been some growing pains along the way. For example, temporary plastic tarps were provided at no cost by the roofing company, and some have understandably become damaged or displaced. We have been informed that replacing those tarps would involve an additional cost should the community choose to do so. No management company or board is going to handle every situation perfectly, and reasonable concerns should absolutely be voiced. However, I believe it is equally important that reviews and public comments be based on facts, firsthand experience, and the full context of what is taking place. After 21 years as a homeowner and resident here, I am looking forward to seeing this roofing project through to completion and continuing to work toward a stronger, better-maintained community.

It's a shame that ignorant folks don't realize the job of a management company and write bad reviews for stuff that is HOA board's and or developer's responsibilities (example Parking). You will find these recent negative reviews by a small group that violate their own Condo bylaws and that their friends recently lost their board's elections. Don't pay any attention to them, it is a Cheap attempt at trying to get payback for their huge loss. Lily Martin is extremely professional and doesn't allow ineligible owners to disrupt legit owner's meetings. So keep up the Good work Lily!
