This is not a flippant review, but one that was given a year (actually several years if including dealing strictly with the owners before they employed abc). Instead of controlling the bad tenants, (or even better, evicting them) abc seems to allow the dangerous and disruptive behavior of what seems to be a high level of instability of certain tenants evidenced by them throwing things out windows into the carport, screaming the most vile vulgarities and frightening things at the top of their lungs at all hours of the night, (causing a tenant's dog to run inside), outfitting their parking stalls like a homeless encampment with chairs, a mattress/blankets at times, boxes/bins, etc., dropping food and not cleaning it up, filming into the personal space of residents, allowing their dog to pee in the stairwell (per feedback from other tenants, & run off the leash chasing another pet into its apartment, smoking weed/cigarettes in spite the signs that indicate this is a non-smoking building (which the homeowners are aware of), and dozens of other things that have caused people in our building, & neighbors up the street for years to call law enforcement (once a week on average)... Law enforcement cannot understand why the "management" does nothing, especially since a fair amount of times the tenants here see deputies arrive in their riot gear/shields/helmets/guns out, including when the whole building was EVACUATED for hours due to what was understood as a DANGEROUS situation. There's nothing "complicated" about enforcing a lease in a building with less than a dozen units with a non-negotiable expectation of complying with and honoring what is in the lease. The CA Covenant of Quiet Enjoyment continues to be breached, and abc does nothing to stop it. It's been a week since the dryer has not worked, and abc still has not had the decency to get back to the tenant who first reported it...there are PLENTY of appliance repair companies who will come out within a day or two to fix the issue. Same tenant reached out a month or so ago at roughly at 8/8:30 a.m. for an urgent/emergency issue (yes, law enforcement was here for that), and a call center in the Philippines or somewhere else answered instead of abc. Anderson Ballard, please save yourself the time to even try to respond on yelp to save face; not one of you has responded with any resolve in the past year except that "it's complicated " and that you're working on it...looks like you ought to put some effort in to control or evict the bad tenants; aren't you embarrassed!? (Rhetorical, not for you to answer). Hopefully no one gets injured (or worse) on your watch from what seems to be a VERY, VERY VOLATILE household like a ticking time bomb of situations...now, something like that would really be tragic, and "complicated". It seems pretty clear that Anderson Ballard is not in the market to help tenants, but rather act as a buffer between homeowners and their (frustrated & neglected) tenants for (I'm guessing) a small fee...theres a tiny chance I could possibly be wrong, but it seems that Anderson Ballard would much prefer the issues to be enough to cause tenants to just move out (that's an illegal tactic)...we wouldn't really know, though, because Anderson Ballard does not communicate any updates except that "it's complicated", LOL, does not resolve tenant issues, and drags their asses in responding to building issues! We know "...all things work together..."; what abc does and does not do is not right, however, God is the judge, and that alone is sufficient.

My unit became uninhabitable from years of water…read moreintrusion from negligent building maintenance like basic waterproofing and landscaping. Effects include reoccurring mold, constant fungus gnats, and structural decay in the flooring and framing. The estimates for repair are expensive, so only cosmetic repairs were ever performed. All of the issues in the unit and building continue to exist and will likely be sold to prospective renters without disclosure. Everything is available as LA County Dept. Public Health or Burbank Code Enforcement public record. While the company owner failed to maintain the implied warranty of habitability, he did raise rent by $300, introduce a $35 fee for online transactions, charge for estimated water usage, add chargebacks for repairs and ultimately evict me from the property. The property. 3610 W. Chandler Blvd. Unit #A, remains in a state of uninhabitability currently. The company presents itself as corporate professionalism, but it's just a sole-proprietor with a high-turnover staff that's incompetent on its best day. The conditions pictured still exist.
