Effects include reoccurring mold, constant fungus gnats, and structural decay in the flooring and framing. The estimates for repair are expensive, so only cosmetic repairs were ever performed. All of the issues in the unit and building continue to exist and will likely be sold to prospective renters without disclosure. Everything is available as LA County Dept. Public Health or Burbank Code Enforcement public record. While the company owner failed to maintain the implied warranty of habitability, he did raise rent by $300, introduce a $35 fee for online transactions, charge for estimated water usage, add chargebacks for repairs and ultimately evict me from the property. The property. 3610 W. Chandler Blvd. Unit #A, remains in a state of uninhabitability currently. The company presents itself as corporate professionalism, but it's just a sole-proprietor with a high-turnover staff that's incompetent on its best day. The conditions pictured still exist. However, Vic left the country on a trip before he updated the file or sent out the lease agreement, so a different manager gave it to a different couple. I interviewed several real estate agents and a lot of them said the same things. They are gonna be my best friend. They're gonna treat my house as my own and I'm gonna get you the most amazing deal. I can honestly say that Edwin means what he says and says what he means. He delivered on all of his promises and was ridiculously helpful during the move. He went and bought boxes for me. He got packing tape for me and he just said, hey, do you need boxes? I said yes and within an hour, he was at my front door with boxes, his team, his staging, his photography, and videos were all top-notch.
