If I could give a zero star I would. I lived in one of their duplexes for two years. When my lease was coming up I looked for a new place and found a house that better suited my needs. When it came to Harrell being cooperative with me or the new leasing company, it was awful. They were rude and short and would not help me with any documentation I needed for the new leasing company. Thank goodness the new company accepted screen shots. Now, on to the move out process with Harrell. I followed all move out instructions and requirements to the letter. I also got my carpets professionally cleaned and deep cleaned my unit and appliances over three days. Per my lease, I paid $1000 security deposit, $400 in pet deposits, and $65 for my garage remote... again per the lease, all refundable. I'm not the best at math, but that adds up to $1465.00. Knowing this, why did Harrell say that the deposit amount was $1315.00? That didn't add up. On top of that, they took $583.43 from the $1315.00 deposit. They cited $354.38 for painting and $91 for cleaning! I have never not gotten my full deposit back and couldn't believe what they took. They also cited things that were not accurate such as missing bulbs and a smoke alarm battery. All of my bulbs were working and none of my alarms were beeping when I left the unit. I don't even care about the little stuff though. I just can't get how they charged me for painting and cleaning. I will never use them for anything ever again. read more

We applied to a home in Hewitt, and after a long process of them asking us for multiple things that were not in the application. We were approved. After they sent us the lease and we agreed to everything, they texted us a few hours later saying they were no longer going through with the lease because our dog was too big. Keep in mind they made me take my dog to the vet and send pictures of him at the vet during the application process. He is a very average sized dog (husky mix) and has lived with us for 7 years in our last three rental properties. Not to mention he is a service dog which we sent proof of to these people. As a former tenant of Harrell Realty Realty, I feel compelled to share my unfortunate experience with this company. From the beginning, I noticed that there was a lack of transparency and honesty in their dealings. Despite my clear and specific requests for maintenance, upkeep, and several things wrong with their property. Mice Carpet Stains Broken Cabinets and Faulty Electrical Wiring, Harrell Realty ignored my requests and failed to address these issues in a timely fashion. I urge any potential buyer, renter, or anyone that might have to deal with them to steer clear of them completely. Their lack of concern for their tenants' living standards and general disregard for honest business practices is simply unacceptable. I only give one star because it's required to leave a review. I have never had such a terrible experience. We had a bad experience the first time we rented from them but decided to try again a few years later. We were good tenants, we were RARELY late on rent, I'm talking maybe one or two times, In the almost 4 years we rented from them this last time. We put in a maintenance request for black mold in the bathroom, the PATCHED IT UP and said 'it's fine.' When we moved out we gave 2 months notice, we paid $250 to get the place cleaned the way they wanted, another $130 to get the carpets cleaned (per lease) and made sure the place looked great. It actually looked better than when we moved in to the place. We wait a month to hear back about their walk through... we get a bill in the mail stating that not only are they keeping our $1,000 deposit but they want another $411. Please I beg of you DO NOT DO BUSINESS with these CrooKS! They have no respect for anyone, and no consideration at all. I wrote a certified letter to their president and he never responded in regards to the living conditions and the negligence and rudeness of the maintenance staff. This is very disturbing to me how they they can get away with taking my deposit of 750.00, And making me get extermination for an existing issue. And the false accusations are just way too much, to top it off they sent me an invoice against my deposit that was more than the rent that I paid. The invoice had no description of the charges just totals that were fictitious, yet they demanded and treation me to pay them. I submitted to them invoices and pictures and letters and they still did not give me back my deposit. And this will really get you they photo shop pictures by altering them to make it look like you damaged their property, they did a marble countertop in a house that I rented from them in April 2021 like that. And they told us they would not except our notice over the phone we had to go in person and fill out a paper. We told we were not able to do that because we were not in the area. TWO YEARS LATER; they put it on our credit saying we owe them money. If we moved before our lease was up, I'd agree with them. But to report us after our lease was up is a scam. Maintenance was good and came out quickly when called. I was with Harrell for 1.5 years and only person living in a 3 bedroom duplex so minimal use of the rooms. The carpet was in horrible condition when I moved in as well as the cleaning of the unit. I had before pictures and sent them proof of a hole in the shower they stated was not there with a time stamped picture and they would not accept it. They charged me almost 400 dollars for painting due to holes in wall that I filled with white spackle as was required in move out instructions. No where did it state I had to get paint and cover that myself. This is a normal service Harrell should provide between renters to prepare for new leasing, it was not in the contract or instructions but they fleeced me any way. I warn everyone against using the Harrell Group. If you expect to get your deposit money back, don't have dealing with this company. I recently ended my lease of one of their managed properties. After we had vacated and cleaned the property, including having all the carpets professionally cleaned, I requested a final walk through. Harrell Group refused a final walk through. However, I felt confident that I would get all my deposit money back as the property was in great shape. I can furnish multiple witnesses who helped me clean and can attest to the cleanliness of the dwelling. I was surprised when I found that my security deposit was reduced by $360.00 due to painting charges. Apparently, they had the interior of the properly repainted at my expense. I have requested invoices for the work performed, but Harrell Group has refused to produce any invoices showing that this work was actually performed. read more

As many have said, if I could give them 0 stars I would! When my husband and I moved into the apartment complex, The Depot, we noticed a few bumps and bruises that we had no real problem with. The problems did start though whenever the downstairs neighbor, a couple with 2 kids, would scream at each other at all hours of the night also causing the kids to cry. However, this couple didn't stop there, they ended up getting a dog, and not a small dog, a pit that was bigger than their babies. Nothing against the dog, she was a cute dog. The dog barked all night, and then their German Shepard, known for "talking", barked all night as well. They continued their rude behavior by SLAMMING the front door so bad the entire complex shook! Then we move onto the old lady who probably shouldn't have been living on her own but was! She too had a pit who she almost couldn't handle. She would stand at the bottom of the stairs with the dog... She would walk outside in the middle of the night and scream, at nothing and everything. It was literally a fight to get a parking space that wasn't in the next lot because of all the people our neighbors would have over! By the time our lease was up I was 8 months pregnant having to walk all the way across the parking lot! I mean, it states in the contract not to do maintenance on your car in the parking lot and 9 times out of 10 someone would be out there under their vehicle fixing something! At the end of our lease there was a guy who had just moved in, super nice, but he had his work truck, almost like a dump truck, parked at the apartment! It took up 3 parking spaces, and he almost hit our vehicle on more than one occasion! The office decided to keep our entire deposit and then ask for more for repairs that weren't made by us! Excuse me, but no where in our contract did it say that we had to make any repairs or do a professional carpet cleaning! It took weeks to get a maintenance person out there! This is the worst management service I've ever experienced in my 11 years of renting. Not only is every person I've spoke to in their office completely disrespectful and rude, they do nothing to try to help in any manner. Even upon move in, the place was completely disgusting and wasn't cleaned. I mean urine on the toilets still from previous tenants, counter tops not even wiped down, spiders and ants in the property, window sills were terrible. Nothing was done. Lived there for ten months. Paid our rent on time every single month. Moved out two months early because we bought a house. STILL paid our rent and was told if it leased out earlier we would get our money back. It didn't. Reason why? They RAISED the rent the entire time it was under our name. Guess what? Worst apt experience ever in Waco , Tx ! And that's saying a lot !!!! I've lived in different places. Some fair, some good, some not so good. Hunterwood might look attractive on the outside, but- They can't keep a Maintenance man even one week.. They go through them like water bottles. . Ive been here 4 years, and when Harrell Realty took over , the whole place and management went straight down the toilet. Hunterwood was a nice apt complex , once upon a time. When the remodel started sometime in 2016, things got worse- fast , the construction workers break every law in the books plus more , drinking on site, children playing near heavy equipment. The bottom line is : Harrell Realty does not give one half of a crap about their tenants, any of them. They want their money- only!!! The tenant isn't important to them. My old neighbors there said they are about to jack up the prices sky high because of the recent remodel ! 700 up to 825 and higher. Hunterwood WAS a good apt complex , but a word of warning , anything you see that says Harrell Realty manages it, steer clear of it ! Please please ??!!! Don't make the same mistake we did ! This management company is the worst I have ever encountered. I own a student housing community in Waco and our service is impeccable for our tenants. Our goal is always the customer comes first and we work with our tenants in all aspects. This company will not schedule service around your schedule and the manager talks over you during the conversation and is just rude. She claims that her service people cannot preschedule service and sends them out when you are not at home only to have them leave and not complete the work. A loss of revenue and time for the service company. I do not know how this property owner is willing to let this company continue managing. All of the duplexes located in the Hewitt area are managed by Harrelll and I am fairly certain it is because there is no other option. Very sad because the duplexes are quite nice for the price. Betty and Connie from Harrell Realty are the worst. They both were very rude and broadline racist. Connie was very nice until she heard my last name and my application was in, after that she was trying to come up with every reason not to rent to us. Betty called us to give us another opportunity to back out. Telling us that once she ran the application mind you I had already paid and filled out hours before that we had 24 hours to sign the lease. It was said in such a way that made it seem like she really didn't want to run it and didn't want to rent to us. Nice before you put your application in and once they find out our last name they did a 180. Both were very rude and unapologetic when I questions their reservations about running the application. We make far more than 3x the rent and have nothing in our back ground to prevent us from renting the location. Thank you Betty and Connie for being bigots and showing it right off the bat. Similar to the previous reviewer, I recently ended my lease with Harrell. In actuality, new owners bought the property and all residents were being required to move out - though I inquired as to the future purpose of the land/property, I was told they didn't know. From the onset of my residency I had problems with the HVAC unit. I had to request maintenance three times before they finally got the unit in working order (this spanned nearly 1 month during the record heat wave in June/July of 2012). This not only made my living conditions miserable, but drove up my electricity bill. Later on during my residency, the HVAC unit started leaking through to the bottom floor. The apartment had patchwork in the same spot when I moved in so I asked if this was a recurring issue (fearful of mold). I never received a response and was told if the leak was my fault I would be charged (after I reminded them this had obviously occurred prior to my tenancy!). I made sure to be present when the HVAC repairman arrived and took a statement from him that the unit "was old and needed to be replaced". I informed Harrell and I never received a reply (nor did they replace the unit). Upon move out I received a $145 charge for "damages" done to the HVAC unit. I tried to resolve it and was told (no kidding) that they wouldn't remove the charge and "would not reply to me again." There was also a $240 "painting" charge under "damages". Other than some minor scuffs on the front door from normal entry/exit there was no damage AT ALL to the paint or walls of the apartment. They essentially charged me for a fresh coat throughout the apartment. Finally, in January 2015, one of the property sprinkler heads stayed on over night and coated the exterior stairs and walkways with ice. I fell down the stairs and injured my shin, ankle and knees. When I reported this to them they responded with "it should not get below freezing tonight so you should be fine tomorrow." They never sanded or salted. I'm also suspect of whether or not this building will even be used by the new owners or if they are planning to tear it down (with all of the economic development downtown). In which case, why do I have to pay $800 to fix it up? Not only is this group unethical throughout the tenure of your residency, but working with office staff that are rude and unprofessional (who have access to your HOME) is unnerving. My wife and I moved out a month early, so Harrell already had an extra month's rent from us and then they rented it that same month so actually doubled up on rent. A few weeks after we moved they sent us a statement saying they were keeping our entire deposit plus charging us $250. My wife and I spent hours cleaning that place. Some of the charges included $250 for "painting" (the only painting necessary was a few nail holes). They charged us to "service the AC unit" ...IN THEIR OWN COMPLEX! They charged us to replace the stove pans on their own POS stove. And they charged us $200 plus another $130 for "carpets and cleaning." The worst company I have ever dealt with. When I called to talk about the problem, they said put it in writing. So I wrote a long email explaining the problems and they replied in about five seconds and said they had reviewed the forms and are sticking with their charges. I have called since then and the secretary, Tracy, has hung up on me numerous times. One time she answered and set the phone down for ten minutes. I now understand why people are so negative about this company. They truly do not care about anything but their bottom line. I live at The Depot & have tried to get them to clean things up. In the last month I have found several drug baggies & other such paraphernalia. There are at least 3 cars that are leaking fluids & don't ever move, one is being used as outdoor storage! They do not adhere to their own rules about one car to an apartment & don't care that single, elderly women have to walk from a whole other part of the complex because healthy young men insist on taking the parking in front of our apartments. I understand people will have more than one car. Park the extras in overflow parking. I even suggested to the complex that they could number the spaces & assign one spot per apartment. I got no response after making two contacts. I had to tell maintenance how to fix the lock on my mailbox so it would quit breaking the keys, & the "new" flooring is already wearing out because they didn't bother to replace the rotted subfloor. If I could give zero stars, I would. These people need to think about more than how much they can take people for. I tried to give them a chance thinking this was just disgruntled past tenants. Nope. I was looking at one duplex specifically which was listed on SEVERAL websites as one price, but all of a sudden when I became interested in the price increased. I am very very disappointed with the pool policy at The Depot! It's ridiculous a grandmother cannot even take all her grandkids to the pool at one time without breaking the 2 visitor per tenant policy! The pool at the depot is rarely used and it's a waste to even have it open. Why bother with all the maintenance and upkeep for the very little I ever see it being used. Harrell is a company that is just in it for the money. If you expect your deposit back, do not rent from them. They will keep as much of it as they can. The office staff is not friendly or helpful, when calling to get answers they demand everything go via email. When questioning the move out charges and asking for details their answer is "We won't consider any adjustment to these charges". After living in a place for almost a decade, some of the charges seem to be to bring the property up to date. IMO that is the responsibility and cost of the owner not the tenants. I do not usually do this to companies or people but this company needs to be investigated. We became aware of this company in June 2019. Our landlord a wonderful guy hired them due to he did not have the time. Well this is when the horrible began. First of all we signed a contract to pay our rent of 1550. For a beautiful home and in our contract it states in writing which he got a copy that we pay on the 15th of the month due to that is when our Social Security checks arrive. Well in July. On the 5th we received a letter we were being evicted in three days because we did not pay our rent in the first . I was so upset because my husband and I are 68 and 73 and had never gotten or seen a letter like this. Called and a Mr. Harrell returned my call and when I tried to explain he needed to look over our lease and he would then know when we are going to pay our lease and he replied he couldn't stop the letter from coming ever month cause they do not know how to stop the letter from going out in the mail unless he calls the app owner. Well CALL THE MAN IF YOU KNOW HOW. Then July 2019 our air conditioner went out in the middle of a hot spell at 112 and more. We lived in our house without air four days because the man that they got to fix it wasn't coming in the heat to fix it because it is hot in the attic. YES SIR I BELIEVE IT WOULD BE. Then showers faucets would not quit leaking another 4 days and a higher water bill. This is my problem now. I emailed Peggy in maintenance like I was informed to do about the kitchen flooring that the dishwasher was leaking underneath and causing the vinyl wood flooring to warp and chip. I applied for a rental property. I paid $80 in application fees. $40 for me and $40 for my 18 year old son plus since I paid online the company they used charged $22.50 to process a debit payment. Well it was 2 hours later they called and said I was not approved due to credit. No explanation of what the credit score had to be plus they didn't call my current landlord and ask about my payment history, which that is all that should matter. If I could give a zero star I would. They are the rudest, laziest, most unprofessional people ever. Their maintenance team is aweful and the lady you have to go through to have anything done is just a big bully. I have been asking for simple fixes since August 2015 and it's now almost June 2016 and nothing has been done but emails back and forth. I don't know how many times I've asked for them to look at something because I had a water leak and my bills tripled and 4 months of begging they finally looked at something other than the sink and found it in the yard. My HVAC unit is in the pantry, but there isn't anything blocking the outside air coming into my house from there. When I started asking in August to have something like insulation put in to block that outside heat coming in my house, they just say that's how it was built they can't do anything but I can as long as I don't damage anything. They don't take care of their properties, they barely mow and trim hedges, and they are money hogs. I know when I move out I won't get my deposit back because they'll come up with something to keep that money. I've heard too many stories to back that up. I was a Tennant at The Depot a recent property for Harrell and for starters they use their own application. Move in condition of the apartment was disgusting. Stained carpet , Pet hair, bathtub painted over. Let alone no power in unit when touring. They do not spray for pest, or change air filters. Workers show up with no notice. My family and I decided to rent at the depot for the price and location which is the only thing these apartments have going for them. Parking is limited. Door dings are likely. Neighbors grill on their balcony/ patios. My unit always smelled like smoke. There is no rental break, When we bought a home we had to pay the last four months off to get out. Very rude people and huge liars. There is no service responsibility at all. They left me alone with their hose problems. After few months I had a mice issue at their house and they didn't take care of it. I had to pay out of my pocket for mice inspection and pest control treatment. Management told me that, before I moved in I saw their house and accepted as it is. So they didn't took an action with my problems at all. How I may know in advance their house will have mice after few months??? Their houses are very old and not well maintained. AC is not cooling enough. AC works all day but still couldn't go lower than 77 degree because of bad isolation. I had to pay lots of electric bills. I don't even remember how many times I called them for reporting problems for the house that I am about to leave. Windows are too old and very difficult to close them. There is a not closing window with gap that I am not able to close it with man power. From that gap I can see outside. That is so sad! How ladies can close these hard windows? I pissed off to have so many times maintenance people at home. Having many times unknown strange maintenance people at home while I have a family with little kids. I am not even feeling safe. And I am trying not to call them if it's not urgent issue. Having old ladies at front office with no respect and no business ethic. Talking rude to your face. I was happy with how fast maintenance came whenever I reported an issue. My only complaint with maintenance was that they did not call an exterminator about a rat in the wall, and they just sealed the hole up and both duplexes smelled bad for a few weeks. I was well aware (thanks to internet reviews) that they will charge you or withhold your deposit when you move out. After a terrible experience with a previous slum lord who destroyed our credit thanks to bogus charges, we were well prepared how to get the deposit back. I took my own pictures and a video when we moved in and out, read the lease front and back, and followed the move out instructions exactly. I learned that you will be charged for nail holes unless you patch them up and request touch up paint (which maintenance dropped off for me). I learned that if you don't change the air filter and have proof that you changed the air filter you can be responsible for an expensive coil clean. I learned that if you don't turn in a receipt for a professional carpet cleaning you will be charged for a carpet cleaning regardless. And I learned that your word means nothing about previous damages unless you have picture proof. Approach with caution. Save move in AND move out pictures/videos. Have proof you changed the air filter. Patch the nail holes AND get the matching touch up paint from them, and turn in the carpet cleaning receipt and you will get your deposit back. I rented a home from a business owner that hired Harrell to take care of his rental properties mid-lease. I was mailed a letter from Harrell saying that they were going to be collecting my rent for this individual. After receiving the letter, I called Harrell to speak with them to make sure that this was the case, and to get to know the company. I was a task just to get someone to answer the phone in the leasing department, and the few times I went up there, they had the office door locked. I paid $1000 deposit before I moved in, and when I moved out, Harrell sent me a bill saying that I had to pay for carpet service, trash services, and DUCT CLEANING. I have never heard of a rental agreement stating that, nor did the one I signed with the individual state such a thing. This is hands down the worst business I've ever had the misfortune to deal with. I don't even know where to start. These people who manage this place need to be immediately fired and replaced with those who not only know what they're doing but how to treat their customers. After repeated attempts to get them to make much needed repairs on the property I rent from, they continuously ignored our service calls and had the audacity to say that it's not their fault nor their responsibility to insure that this gets done. And not only that but after 2 years of being a customer and not missing a single months rent nor having a single complaint filed against us, but have had foundation issues, the roof falling apart, and water in the walls because of bad roofing, what do they decide to do? Raise my rent. And after only trying to ask if they'd be willing to work with us in pricing because of said reasonings, not only would they not ask, but they were also so very rude and condescending that I could not believe that this is actually a place of business. I could truly go on and on about how terrible this place is but my goal is that I truly hope that NOBODY ever has to deal with this level of disrespect or service from anyone ever!
