if I could give zero stars I will I recently got my deposit deduction back and it is outrageous what they tried to charge me for a toilet paper roll $15 and the smoke detector batteries were $18 the best part of my deductible was the cleaning and trash removal I have an entire video of the house that I cleaned they charged me $200. the Carpet was absolutely disgusting before I moved in even God himself wouldn't be able to get those stains off of the stairs they charged me $189 for those stains in the carpet and then the holes in the wall that were also there before I moved in charged me $100. I was a baylor student so I am a reliable source when I say absolutely do not go through them. I emailed someone there I will give you guys an update on what they say back. read more

My parents were moving to Waco and since I live here, I set up an appointment to view a property that Carbajal has for rent. My appointment was for 10am on Tuesday. My husband and I drove a good distance to the realty office and told the receptionist we had an appointment with Nikki. We then sat and waited for fifteen minutes with the receptionist coming in and out of the room and telling us NOTHING. No "she'll be right out", no "she's on the phone, give her a minute," nothing. After we'd sat and waited for awhile, the receptionist approached us to tell us the apartment had an approved renter as of the previous day. Nobody called to tell us this. We drove there for no reason. Nikki didn't have the class to come out and speak to us herself, especially when a mixup like this had occurred. Instead we wasted an hour of our time for no reason. This is especially frustrating as my husband and I were using this as an opportunity to vet property management companies in the area for us to use for our rental properties in the future. After hearing from local Waco investors, I decided to hire Carbajal for my 16 unit property in Waco. Donna was very smart in selling her company no systems, processes and proficiency - but very soon I realized that was a complete LIE. Worst mistake of my life. I was dealing with a different person for accounting, leasing, marketing and billing. They completely ignored my property - let it go down to 40% vacancy and let 4/16 leases expire without any renewal follow up. Donna's staff is very poor at technology, very slow at responding emails - it took me 3 weeks to get them to send me pictures of 1 unit renovation they got done for me through their preferred vendor. They dont even know how to take pictures and send them as an email attachment. I lost a lot of money with them, at least $10K. When I went there to meet them in person and address the issues, Donna and her team were busy doing their high margin Baylor turnovers. They blamed me and my property for all the vacancy, lying about crime and drugs at my location. They made excuses about working with one of my preferred vendors, as if that had led to 40% vacancy and not renewed leases. Donna finally owned up that they pay attention to Baylor turnovers and they just suck serving other customers in the summer. After complaining 2-3 more times, they never apologized or owned up to their mistake, and Donna left me completely hanging and terminated our contract without a referral. Towards the last few days, Donna so much as refused to even keep one of her window AC units in my unit for 2 days until I bought another one and nickel and dimed me. It was humiliating and disgusting dealing with them. They only care about their big clients, DO NOT HIRE!! CARBAJAL is a cheater and very unprofessional. read more

I love how my interactions with Carbajal are professional and yet still personal. I was locked out of my apartment in the middle of the night, and Carbajal did everything they could to make sure I got into my home. Mary is always really kind when I drop off my rent, greeting me by name and making me feel important and known. There may be problems you encounter with Carbajal, but really you'll find that's true anywhere you go. If there were negative stars, I would use it. This is the worst management company I have ever seen. My daughter lived in a house last school year, 2016-2017 that they managed. The property was not clean when they moved in. Several of the door knobs did not work, the front door knob broke and they would not fix it, the air condition filter was 14ft high, and they never would replace it, but the final insult was they with held a major portion of the deposit. The company said the door knobs were missing, and a large chalk board was left that had to be removed; the same large chalkboard that was at the property when they moved in. We talked to them in May, and was told to email the concerns. We emailed numerous times,and surprise surprise, no response. We will be following up with an attorney now. I was swindled and bamboozled into signing an apartment lease with this company and then due to unfortunate circumstances I could not move in. While I expected to pay a break lease fee and other termination fees, I never thought I would be charged for an entire 12 month lease for an apartment I never moved into. Furthermore, they took action to immediately send me to collections making it so that I can't get another lease anywhere. Don't rent from them! They showed me an Appartment but gave me a totally different one assuring me it was the same. It was dirty roach infestated. The air conditioning didn't work. I doubt they did anything to get it ready. They were really rude and unhelpful once I signed the lease. Maintenance request were slow. The building just had a terrible roach infestation in every room! I think they aren't doing well financially and cutting corners at expense of tenants well being. read more

Lived in one of the properties that was (mis)managed by this agency (Carbajal). In the middle of my lease the agency decided to break the lease and effectively evict not only me but the rest off the tenants living at the property. Refused to relocate any of us to a property of theirs (of which they managed several in close vicinity) for equal monthly rent. They wanted to charge everyone more even though they put them in this situation! Extremely poor business ethics absolutely shameful! While I was living there the office was a complete joke. I had witnessed the front office attendant Jesse lie and pretend he didn't know what I was talking about and had to hound him for weeks to get somebody from maintenance out to my unit. Weeks are you kidding me?? On top of that his standards for professionalism were dirt poor he hardly ever made eye contact and sometimes wouldn't even respond when I was standing right in front of him! Seriously, FIRE this imbecile. Lastly we cannot forget the dear owner of the leasing agency Donna who would never come out and see me when I requested her, it took a scathing letter to finally get her attention. Donna you are out of touch with your residents and btw when you replied to my letter claiming that I didn't utilize the moving service provided by the apartment owners, guess what? I DID. Shows how truly out of touch you are and how much of a mess there is up in that front office. If you are a prospective leasee at any Carbajal properties my advice is clear: stay away or else you will have to deal with incompetence, headaches, heck you may find yourself getting thrown out of your complex in the middle of your lease like I did and they will tell you tough nuggets! They told us we would be able to move in on August 1st yet 2 days later we still have not been able to move in. We have effectively been homeless having to get hotels for those 2 nights. Yet we have already paid over $2,000 in security deposits and rent and we cannot even step inside our apartment that we are supposed to be living at because we paid. Too bad I have to even give one star. They don't deserve that. I live at Gemeni village Apts who until recently were under carbajal. During that time the Apts went from decent to horrible. They fired all the workers who knew what they were doing and replaced them with non English speaking people who's qualifications I question. Drug dealing, fights, and vehicle thefts/vandalism became commonplace under carbajal due to the type of personalities they let move in. Anytime something broke it would take weeks, even for a simple fix. They neglected to enforce the weight/size and or breed limits on dogs and now we have over a dozen pit bulls and other potentially dangerous breeds living here. And since they didn't care about leash laws, some of them roam free to this day. When I approached them about some of these issues they asked me what I would like them to do about it. Just rude, poor to no management experience, and no idea how to show respect and give proper customer service. read more

I only wish I had read the reviews posted before my son moved in here. I have never seen a management company more difficult to work with. My son lived in the property last year. Many things were in need of repair when he moved in and, in spite of work requests, were never fixed. To top it off, we were charged in the end for repair of these same issues. They are the most disorganized and unprofessional company I have ever worked with. We have had a HUGE number of problems with them. It is not an "occasional" error as they state below in their sad attempt to defend themselves. They are reoccuring problems, and large in scale. Rest assured, their reputation within the Baylor community is not a good one and I hope that they will clean up their act, organize themselves and become a better management company who makes it a priority to take care of their tenants and have RESPECT for them. Carbajal Realty is the least professional business I have ever encountered in my life. They are slow to respond to maintenance requests (if they ever do), they are not helpful if you visit the office, most employees are uninformed about the company's operations so they don't know how to help even if they wanted to, and they show an overall lack of respect for their tenants. Most concerns are met with "Sorry, that's not our problem." Many employees are relatives of Mr. Carbajal so there is no accountability or incentive for them to do their jobs correctly or efficiently. I cannot wait to move out of the Carbajal-owned property I currently reside in (I've only lived in it for 7 months) and I would STRONGLY URGE any Waco residents, particularly Baylor students, to find someone else to lease from. Carbajal is the WORST company to lease an apartment from EVER. I have least many apartments in my life, and never have I experienced such a long, agonizing series of issues with a company. To start off, most of the employment is extremely unhelpful. If you get lucky enough to talk to Mitzy, you might get your problems solved. Second, when we moved into our apartment, it looked like crap. They obviously don't want to put any money into renovations for any of the apartments. Seriously, the windows wouldn't shut, the peep whole was scratched. I felt unsafe to say the least. Now, they tell you to write down on your move in sheet all the problems and they will come fix it. Well, that's a lie. Never expect anything to get fixed, EVER. The whole year it was a struggle to get things fixed, such as the windows (that never happened) the washing machine, the air conditioner, the broken kitchen drawers... I could go on. Now, when you need something fixed, they say you must email. Well, they never answer, of course. So when it came to our walk through, which I diligently tried to schedule in person, email, and by phone, I was never answered and we missed our walk through. So obviously our refund was totally messed up and now I wish more than ever that I would have lived under a bridge than rented from these clueless money suckers. Will never use this company to rent through again. There are too many internal issues going on. i.e. no one talks to each other to relay information, does not do a "make ready" for every apartment as it should be (they depend on the tenant to take care of everything), overcharge rent and the maintenance takes the cheap way out on fixing anything. I was never able to take a bath, only a shower. It was reported multiple times and they only replaced the screw which only caused it to strip the lining more and more, I finally gave up. I've had a terrible experience with this company and will never recommend them to anyone, at least not someone who wants a pleasant and safe experience. read more

Carbajal realty is the absolute WORST realty company i have ever dealt with. DO Not rent from them. When i was a senior at Baylor i rented an apartment on 10th street, and that October the apartment above me had a water pipe burst and flood my apartment. Luckily i was already home from class and was able to get most of my valuables out in time. Carbajal was already closed for the day so i called and left several messages and stayed in a hotel that night. When i went to the office first thing in the morning, they told me that they were no apartments to move me into... that i would just have to wait while they were renovating my apartment. That entire week i paid for a hotel room (Carbajal NEVER offered to help cover the costs, even after i asked what i was supposed to do for a week while my apartment was being "renovated". At the end of the week, when they had finished, the apartment looked horrible. They hadn't renovated anything, just covered up the holes (The roof in the kitchen had caved in)... after taking with my dad about not feeling safe living in that apartment not knowing what kind of water damage had been done to the insulation, etc. my father went to the office and was nice and it was "We're sorry, but we don't have any apartment openings right now" until he got angry mentioned me having to pay for an apartment and how maybe we should look into a lawsuit and all of the sudden "OH, there actually is an apartment that he can move into" It didn't end there unfortunately, the apartment they moved me to was on par with carbajal's customer service (ABSOLUTELY AWEFUL), there were roaches everywhere. After putting in serveral (3+) requests for exterminator, i finally just paid for one myself. The washer and dryer were broken and filled with old pizza that was left in there when the last person moved out. I honestly could go on and on. The lighting outside went out and no one replaced it... until the apartment below me was broken into by a robber. Carbajal just tries to skate by doing the minimum for its patrons. Only doing something if they are worried about repercussions from not doing them. They are absolutely terrible and if i could go back and go to brothers management, or ANY other realty office i would. On top of everything else, in case your not convinced haha, i was surprised by a bill saying i owed $150 more for damages on top of the deposit i had already paid when i moved in (I guess to fix the already broken washer and dryer).... not sure why i was surprised.... Seems about right ...I'm just frustrated i have to give them 1 star instead of 0 read more
