Not sure how they're even still in business? Like others said if I could rate "lower" than 1 star I would.. They have been the property manager of my condo building for 15+ years and I've seen them go from not great to down right awful. Even sketchy.. They do absolutely nothing. All emails are basically ignored or just some generic response is give . Our condo fee has doubled but, nothing is ever updated? Even basic stuff is all ignored. Had continual noise problems with another unit and every time I would call Harvest to complain, they claimed they would send a letter but nothing ever changed. They never fined the other unit and didn't seem to care. Also, when I had water intrusion issues with my unit it took over a year to get the issue fixed by Harvest. They also charge ridiculous fees ($125) for document requests, ($150 for move in and outs). It's a total fee grab. read more

Harvest properties has managed my 24 Unit Complex for approximately 6 Years. I have worked with them as a resident and a board member. I do not believe that Harvest Properties is a good management firm. 1. Communication- Fast response to initial issues but do not follow through on corrective actions. 2. General Periodic Maintenance- I believe this to be marginal. Some items like lawn care and and snow removal are done well. Any other typical maintenance issues such as paint, gutter cleaning seem to be deferred and not followed up on. 3. Capital Project Management- They are good at getting approximately 90% of the work done. Final project issues and corrections take a while and there is a general lack of attention to detail. 4. Professionalism- I think this is the area in which they are lacking and is is systemic through the company. When issues are escalated past the property manager to the president items are still not resolved. There is no accountability to the resident and/or board. read more

I'm a condo owner at a property that harvest properties manage. I've notified harvest properties about an issue more than a year ago and they still haven't fixed it. The property manager ignores my emails, I've called and spoke to him and it's useless. He doesn't follow up to resolve the problem. I've reached out to the owner by email and left voicemail and he doesn't respond either. If you have a choice, save yourself the headache and stress, do not go with harvest properties. Steve, I know you're doing damage control, but if you thought the problem was as you stated, it only shows how completely neglectful you were of the property. We had at least 6 different managers at Harvest, the final 3 all had serious problems. About 5 years of issues we tried to work with you on. The 5 person trustee board had to come on because realistically your company left us hanging on nearly everything. Your bizarre assertion that people sold units and that affected your performance as managers is laughable. You refused to meet with condo board or handle issues with 3 different managers for years. After the last trustee's meeting that we had I feel I must leave a review so others who are looking for property management can see both sides. I am not on the board of trustees so I don't have all the insight of the relationship between Harvest and our property, but our lead contact is John Fantasia. We are a condominium association of 18 units. The first thing I have always noticed while going over our financial spreadsheet is that Harvest seems nervous talking about it and is unclear where to find certain information on the sheet when questions are asked. A feeling that a lot of owners that are NOT on the board have is that is that Harvest will cater to the needs board or trustees over anything else. Harvest wants to make sure they look good to only those that make decisions. One thing that sticks out to prove this is that Harvest will talk about how their clients and potential clients real like how our building looks from the front as the drive by. Later on in the meeting they talk about only washing the front of the building and not needing to wash the rest. Also they are willing to address a broken fence on property by stating "I can not predict when an 80 mph wind will come and knock it over." Harvest Properties don't want to help the owners by moving forward with new ideas, ideas that could improve your property and your resale value. When work is being done they would prefer to keep things simple and the same instead of suggesting finding ways to improve the infrastructure for the future. They refuse to talk about solar-powered solutions to off set energy cost for building electric usage, and refuse to acknowledge that there are city, state, and federal programs that could assist trustees to enter the 21st century. Harvest Properties also will tell you that electric cars have only become a topic this year and won't acknowledge that they have been growing in popularity for the last 10 years and that there is no need to plan ahead even tho there are already laws on the books in Boston stating that condo associations must accommodate electric car owners, and that this is being talked about at a state level. I know most of these subjects may be passionate to me but hopefully useful to others. A few last concerns and I think important ones. As stated at our last meeting I expressed concern that we had well under 50% attendance at the meeting, and that we didn't have an adequate number of people running for the board. Harvest Properties' stance on this is that it is very common and that we should accept it. When questioned if their was something they can do to help improve involvement the reply was "why?" During the meeting there was a medical emergency which seemed to distract some at attendance, I personally did not know that it was happening and would have felt the meeting should have ended there, but John Fantasia never once considered ending the meeting or checking on the situation. Steve Lewis will often say contact him directly which I have tried in the past, often his reply is "I will talk to my people" and often times that is not helpful. The last time I contacted Steve Lewis asking him to help me understand the role of his company with our association, a month prior to our last meeting, I never received a reply. I hope this helps anyone who currently uses Harvest Properties or is thinking about using them. In my opinion they only sell a service and it hasn't been a good one, and they will often side with larger contractors over the owner of the property they are managing. read more

Do not use this property mgr company. The new property manager Destroyed condo documents pertaining to a very important owner vote on limiting rental if units. Made no excuses nor were let go by trustees that did not want measure to go thru due to self dealing. They do not provide services outlined in their contract. They do not read nor follow condo legal docs and rules. Contributed to huge issues between trustees and owners which are ongoing. Allowed only certain trustees to speak with lawyer for legal issues. Does not maintain list of unit rental occupants etc. Sides with trustees that will continue their contract including increase in fees Choose another property management company! read more

Nothing , with legal questions he can't withhold from me . You'd think I was renting their condo the way I'm treated . Stay far away. Waste of money hiring them to manage anything . I only rated this a 1 star because I had to. I would not recommend this company. So poorly managed. As for the manager at oxy condo complex was awful. His name is John Fantasia. He is rude and condescending to women. We are not the only women in our complex who had a problem with him. We told John for well over 8mo we had a smell in our unit and we thought there might be water under our unit. He told us "let's not be stupid here, let's use our common sense". "There's absolutely no way you have water under your unit." We showed him our front and back doors would not shut and the floor were warped. And about the smell, he said maybe we have a mouse under our stove. Long story short we had a broken pipe in our unit and had water from the front door to the back and had to have the whole floor torn up and our brand new cabinets removed. No apology from him or the upper management. Worst company out there. Beware of this company. So poorly managed. They said they were going to take him off our property and they never did. I bought my apartment in 2012, but I effective moved in the latest 2013. Since I moved in I could see a lot of problems going on in the condominium and the way Harvest Props, leads with situations. I think they don`t take to serious certain neighborhoods as they should. Maybe because Lynn is not the best neighborhood in MA, so they sound not to care about it. They are supposed to do meetings every year, check the building to find potential problems, etc. Here, there is one year and a half that we don`t have a meeting even with me keep sending them emails asking for it, and also every year they change the manager of the building. So, information get lost in between. If they don`t change the way they do business, they are going to loose customers. I am not satisfied at all. read more

They charge too much for their condo fees, don't actually do anything when you complain about it, and if you've got issues with annoying drug-dealing people in your building, they turn a blind eye and hide in a corner from you because they don't want to deal with it. I rented my first apartment in Ga from this company. BEWARE of the bait and switch trick they show me a beautiful to bed two bath. My apartment looked nothing like that. The front area by the leasing office looks nice but the rest was a dumping ground. My apartment was not clean when I moved in hair and dirty razzors in the tub. After 3 days some broke in trying to squat for the winter. Drug dealers hung out my apartment until the management decided they had enough. Bad ass kids running all over the parking lot I would not let my dog live here. read more

I have worked with Steve and the team at Harvest Properties for years. I was first introduced to them years ago when I was looking buy my first property. A friend lived in one of the buildings that they managed in the North End and gave a great recommendation, so I gave them a call. I remain very glad I did. With being a complete newcomer to the market, Steve helped us figure out what our budget would allow and helped us to identify what was really important to us. Harvest developed a target list of properties(and comparables in the neighborhood) for us and even though we went to see a lot of them, Harvest never became frustrated with how long it was taking us or how much time they had to put in to help us find the place that was just right. When we finally found the property they were experts in helping to schedule the inspections and in negotiating around the findings. We ended up moving in a loved our condo every day we were there. A few years (and a few kids) later and it was time to move to more space. I never hesitated to call Harvest again. While finding our house this time was actually pretty easy the negotiations with the seller were not. In fact, without the Harvest team I would have called it a nightmare, but they kept us sane and on track and again very happy with our purchase and the experience with Harvest Properties. read more

They send more than one person to do a job so not only do they charge a monthly service fee but they charge for the second person. On top of that, they take 5% of all service calls as a fee. They are notorious for saying yes, the next week it is yes, and the month after that it is yes. However, they don't deliver. Please beware and do yourself a favor, hire another company!! read more

Harvest manages a 24 unit condo building where I own a rental property. During the recent snow storm, they were extremely responsive to issues created by record snowfall and prolonged 0 degree weather. They have also been extremely efficient in administering fractional tax bills (which are currently assessed to the building and not individual owners). read more

We have had Harvest Properties as our property manager for our condo association for 5 years. They are a good company. I was on the Board of Managers for three years and Harvest worked hard to help us bring our building up to snuff, and keep it that way. @ Jack: It is not the responsibility of a management company to do something about drug dealing, that is the Board's job. Or YOUR job as a citizen. And you may find it annoying that the guy below you smokes, if he is smoking cigarettes that is entirely legal. Everybody thinks their condo fees are too high, but have to looked at the budget and seen how much things cost these days? Unless you can point to something specific in the budget that is too expensive, then the condo fees are exactly where they need to be. I moved into international village in Indianapolis Indiana three weeks ago and I have had several floods along with apartment not cleaned and heat not working properly. The maintenance are horrible and no clue or training as in what they are doing. staff is horrible as well and have no control over the property. I have had constant issues since I moved in and now I may have to take it to the news and board of health. I would not encourage my worst enemy to move there. read more

Reviewing Lakewood Apartments in Bristol Ct. --- The worst experience I have ever had anywhere in my entire life (I've lived in 5 states). These people lie, don't answer their phones, charge you late fees even though they cash your checks before the 10th of every month. They let motorcycles park in hallways of the buildings. This went on for 2 years until I finally left. I called the police to report it, but was told bc it's private property, the apartments had to do something about it-which they NEVER did. The motorcycles were parked in front of the mailboxes in the hallway so you couldn't get your mail. Police dogs were there on a regular basis with police screaming for people to open their doors based on drug suspicions. You can hear everything. Outside doors don't lock and people come upstairs to try to sell you things. I had one lady try to open my door to come into my apartment. This place is awful and the people that work there are worse. DO NOT under any circumstance live here. I have a respectful job and would rather live out of my car then live with criminals and fear for my life. read more
