We were told to otherwise use the online reporting system for maintenance requests. One day, the electricity went down, so I called the emergency line. This was an emergency, as electricity is necessary for food and for medications that require a refrigerator. The man who picked up seemed very annoyed that we were calling, and asked if we'd instead used the online reporting system. I had to explain: "Again, the electricity is down. That includes the WiFi. I can't log into the online reporting system." He nevertheless continued to express his annoyance. (2) The online reporting system is horrible. Some of the messages that we've sent have never been answered. We reported issues with the windows to the online reporting system, and it's been over 7 days: no response. There have been other issues, which fall under the realm of reasonable wear and tear, and they've said that it's our responsibility (not theirs) to fix things. (3) Just so you know, they "shall increase rent at 7% annually for every year the lease is extended."

I also felt that the property was well maintained and that appliances were updated. Everyone I interacted with was friendly and helpful, especially Marisa, who I was in communication with the entire time I was there. You will have to give them nearly 6 months notice if you intend to renew or not renew your lease, which did cause me some stress as I could not anticipate if I'd still be in Boston that far out. A lot of students lived in my building, so I'd assume they were in similar situations. Thankfully, Marisa helped me work something out when it was time for me to move, but that general inflexibility is something to keep in mind for prospective tenants. Worst management company I've ever had. Some highlights:…read more1. Move in date was middle of August. Paid security deposit, full month of rent for July, and full month of rent for August. No early move in. 2. Move out date is middle of July, required to pay full month of rent in July. So the new tenant and the old tenant pay a full month of rent while neither are allowed to live in the unit? Ok. 3. Maintenance requests will be ignored, then marked complete on the portal. Called the office regarding this, they "know nothing" and ask me to "resubmit the request" only to have the same thing happen. 4. Surprise inspections. I got a text from them saying "Sorry for the late notice, we will be inspecting your unit in the next couple of hours" Landlord/tenant laws make such actions illegal, but it still happened. 5. You can't move in for a month and a half because of "cleaning" but then you move in and it's filthy. Stains on walls, dirt everywhere, windows repaired with packing tape and tin foil, refrigerator doesn't work, A/C doesn't work, wasp nest in the bedroom, sticky floors, broken bathroom tiles, black mold in the A/C, burnt out light bulbs, windows don't close.

They impose illegal fees on tenants (lease signing fees, which are illegal in the state of MA). Their employees are unprofessional; they don't respond to emails promptly and make threats about removing tenants from their apartments without reason. Their employees also lie about policies. The repairs they perform are substandard-- things almost immediately break again after being repaired-- and often take upwards of a week, leaving tenants without access to basic utilities for extended periods of time. They leave areas of their properties dangerously and disgustingly unmaintained.
