    Actual FRAUDS INDEED. SAVE YOURSELF and YOUR FAMILY. The shuttle never runs according to schedule and they claim they can't do anything about it. But clearly they can. Management is incredibly rude- I have never met any "professional'" management company so mean and belittling (The accounts manager is a huge baby and incompetent(He is weird and creepy toward young girls)and he lectures you like you're 12 years old about his job , saying bull sh*t like people and myself don't understand how hard it is.....come on!!) ( Also he goes on saying I'm not the only resident here and that has immediate concerns.....no sh*t! Very cliquey staff- they always gossip about confidential private information of residents. This company doesn't take maintenance issues (such as A/C or Electrical problems/plumbing leaks) shuttle service seriously enough to where they get resolved. My living room ceiling fan fell to the ground unexpectedly demolishing personal things I have YET to be repaid for, and this entire situation was basically LAUGHED OFF and not cared about one bit .Hawks Ridge is a huge money pit for me and my family, we have finally said enough is enough after almost 6 months of constant problems and dissapointments. Hawks Ridge promised amenities that are either not running properly or are not given at all to us residents (Too lazy to pay and fix hot tub, and filthy gym and common areas) Utilities are atrocious for a student housing complex. I was promised under $30 at the time of my rental - However it turns out to be $110 or more every month on top of HIDDEN FEES. Rent is also high for a tiny bedroom and outdated bath. There's plenty of trash and dog shit littering the premises and it's not like anyone cares to be responsible+pick up after themselves. Shabby and run down ugly outdated furniture. Fit and finish (build quality) is horrible- well below average for this price range. Looks like a bunch of messy second graders painted and textured this h*ll hole! Awful finished installation to fixtures and appliances as well. Very nasty baseboard and window ledge decay looking like mold, and ugly warping "hardwood" laminate! floors. Please don't move here- extremely overpriced with hidden fees everywhere. I am NOT planning to renew and if this is under your consideration I don't think you should either. There are plenty of housing options in the area that also have shuttles to campuses and offer WAY more than Hawks Ridge. Just look it up and you'll be surprised that Hawks Ridge is LACKING in each and every category if you haven't already. I am looking forward to moving out- and moving into my next beautiful home in Coralville with a non fake, relaxing revitalising pool and spa. (Believe it or not It's also CHEAPER than Hawks Ridge-and what I pay NOW!) Im probably gonna break this lease if possible with my family lawyers! Unfortunately I'm very embarrassed to have friends and family over and call this place where I currently live. These people only care about money, and their leases are written only to protect their lazy as*es and suck your bank accounts bone dry. It's DIRTY, RUN-DOWN, NOT ACCURATELY ADVERTIZED and NOT FRIENDLY. I promise, Im not normally b*tc*y like that ...but this is a HUGE disappointment and a disaster trying to get out of here. don't move here. Don't waste your time. You might end up living withirresponsible students, drop outs who are morons. You'll definitely experience some form of renters/tennants regret after its too late to turn back. THEY WILL SCREW YOU OVER. I promise you that! Hope this is helpful. Thanks for your valued appreciated time to read this.

    The staff are not helpful, the buildings smell like marijuana, and they will charge you move out fee's.

    Honestly my only complaint is that the wifi is quite slow. Other than that I enjoy all the events and the shuttlecock has been a lifesaver.

Despite the fact her group wouldn't be moving in for 10 months, walkthrough in October 2024, with them set to move in August of 2025, the company told the girls they'd need to sign right away or lose the apartment. Tenants pay exorbitant rent for units that are dilapidated and dirty (they do not clean between tenants, or at least they did not ours). Nonetheless, they will assess you OUTRAGEOUS amounts for the most minor maintenance requests. This is a very shady company that is run by people who have made a fortune preying on students. In addition, after "lease signing season", when they were all warm and friendly to prospective tenants, they reduce their hours to about 3 hours a day, and you would be extremely lucky if you catch them during that time! I literally showed up a week straight 15 minutes before they said they closed (I had work so couldn't go earlier) and each time the door would be locked and blinds closed. I would knock because I heard voices inside and saw cars out back, but they would get quiet and not answer. One night I caught one of the employees entering the back after running and errand, but she wouldn't talk to me, just kept saying they were closed and to come back during business hours while walking away and closing the door on me.

    I recently developed a huge leak in my bedroom, that has soaked the apartment. The whole apartment…read moresmells bad, unsure if that is from mold or contaminated water or both. I tried to seek help, as this started on a Saturday, but there was no management or maintenance staff to assist. It's day 2 of the problem, the smell of getting worse, and I don't know if the apartment is safe to be in at this point. The windows in the apartment are not designed to open, except for one in the corner, so I cannot open the windows for fresh air. In general, the building is very poorly kept and extremely dirty. As an example, the hallways on my floor have incredibly stained carpet, there are holes and unpatched white paint on the blue walls, the trash room is disgusting, and currently there is a trail of some substance (crumbs? Chipped paint? I can't tell), leading out of the trash room running through the hallway. The pool area is super dirty and gives frat house vibes, and the concrete needs a good power spray clean and some refresh on the chairs. Anyways, I moved here for PA residency at UI. I don't recommend this place for anyone older than 22 who wants to live in a well maintained, clean space. Also, the pictures on the internet are very misleading...don't except some nice, luxury downtown apartment experience they try to sell -- this is not it!

    TL;DR 520 Ernest Ct location is cheap, surprisingly has a…read moregreat commute downtown, and is a good budget option with moderate quality facilities. Trade-offs include: Extreme noise from nearby airport, thin walls / particularly obnoxious neighbors, near-constant construction projects at early hours, and odd / inconvenient policies for shared spaces. FACILITIES The rooms are nearly 11'x11' excluding a small 2x3 closet, though supposedly some are slightly larger. It's dorm-style with two shared bathrooms per level. Hotel housekeepers come in once-twice a week in the morning, normally yelling at each other in Spanish for about an hour. The place is kept clean by them (though not by my floormates- Cockroaches have started showing up), but you can't keep appliances in the shared kitchen and there are no provided trash cans in the shared areas, which is obnoxious. Tiny notices are posted all the time telling us to clean up our shit or we'll be fined, though my neighbors apparently need to leave their trash bags in the kitchen. ACCOMODATIONS AND PROPERTY MANAGEMENT Hotel management is kind, responsive to maintenance problems, and fair. 6 month contracts are rare, but price negotiation with them is quite easy. For a single room here it's $420/month including all utilities but internet. Shared internet is slow but useable, but for $40-$50/month you can get a fast private line. 2 bathrooms per 10 rooms means they're both in use extremely rarely, but having to bring your own toilet paper is a small inconvenience. A washer and dryer are on every level, which is only sometimes busy and is $1.50/wash, $1.00/dry. Anything left out in the kitchen or hallway is considered fair game and quickly taken. NOISE My frustrations with this place are mostly noise. I am an extremely deep sleeper, and nothing about living next to an airport bothers me. I've lived in big cities and loud dorms where noise was unavoidable, but this is completely too much. I've lived in the 520 Ernest Ct. location for a year and a half and am just about to move out in a couple months. I'm writing this because another huge, unnecessary, and early hours-exclusive construction project is starting, and I need to vent and warn. I cannot say enough about these damn construction projects- Right now and for the past few months it's been slowly replacing concrete sections in the driveways, from probably 6am-2pm. My absolute worst experience in this place was during the month of finals last year, when the construction work digging up the miniscule easement made the place unliveable for an entire month. The phone line was knocked down by a bulldozer rearing its ugly head feet from my window, so there was no internet and ~apparently~ no willingness to call the phone company. The noise was unbearable, and I well and truly am hardened to such noise. Combine this with lawnmowers, leafblowers, a hick family living in a small hovel next door that loves to pump up the Tim McGraw and rev their shitty muscle car's engines, a childlike idiot on the floor whose nighttime gaming sessions require him to scream "Oh damn!" for 3 hours while Call of Duty rumbles over a souped-up surround sound system, and too-thin walls. As a 2nd/3rd shift worker, this has not been the place for me. If it was a dollar more expensive, the lack of sleep wouldn't be worth it.

Oh my goodness I could rant and rave all day about how terribly unprofessional they are. Literally making my skin crawl thinking about it. How can such a god aweful place still exist? Oh that's right they prey off of poor college students that have no other option but turn to them. Ugh why are they the only place in Iowa City that has 6 month leases? Seriously this company is ran by such scheming greedy money makers. I should have known they were trouble ever since I first signed the lease. I mean who doesn't have copy's of the lease to give out right then and there? And after sending email after email I still had not recieved a copy of that lease. Not ok. Icing on top of the cake. I called and asked them to email me a copy and the lady Moon said no. Just straight up no. I asked why and she said because it's too much work. That they have copies at the office and I can just pick it up there.... That is a PROBLEM! I reside in Illinois and am not going to drive all the way to Iowa just to pick up a copy of the lease. Can she not scan it to me or send a PDF? She supposedly can't. I should've asked for one early, which I did and didn't get. So supposedly it's my fault. Not to mention that she was incredibly rude and no idea what she was talking about. She was consistantly contradicting herself and running in circles. I haven't even moved in and I already can't wait to move out. In fact I'm literally on the verge of cancelling my lease and finding somewhere to live for 6 months. Wish I could rate them a 0 or -1000000000. ASI you suck.

    Fired After Being Racially Targeted…read more I was recently terminated by Pace Property Management after receiving a call from a stranger who claimed I had cut them off and flipped them off while driving a company vehicle. Not only was this accusation completely false, but the caller also used racially charged language, referring to me--a 25-year-old Black man--as "permanently tan." In my life, I've never encountered someone using such a bizarre and offensive term, and I've certainly never heard it taken seriously by a company. What's worse is how my employer responded--not with support or a thorough investigation, but with immediate termination, based solely on the word of a random caller. No one at the company asked for my side of the story or considered the racial nature of the remarks. I had never seen the person who called, I did not cut anyone off, and I definitely did not make any obscene gestures. I don't even behave that way in my personal vehicle, let alone in a work vehicle. This entire experience has made it painfully clear that Pace Property Management does not have the systems or integrity in place to protect its employees--especially when it comes to racial harassment. They enabled a hateful and false accusation to end my job, and that's something no one should experience in a workplace. I hope this review serves as a warning to others and a wake-up call to management. Protecting your employees from hate and discrimination isn't optional--it's a basic responsibility.

    Where do even begin? When we first started renting from PACE back in 2016 everything was good. We…read morereceived 24hr notices prior to entry, maintenance requests got taken care of. Then shady Stacey came into the picture ~ 2018. ( you'll understand why we call her shady Stacey at the end.) Failure to provide 24hr notices prior to entry. Claims when you select yes on the maintenance request form that they have permission to enter the unit, it means PACE can show up when ever it's convenient for them not you the tenant. We have two pets so notice is necessary to make arrangements for them. Iowa state law is landlords/ property managers must provide a 24 hour notice prior to entry. Only in the even of an emergency can they enter without notice. PACE illegally entered our unit several times, I kept all email communication. Presented it to a lawyer, PACE had violated the lease agreement. When I brought this to Stacey's attention, she denied all wrong doing and that the lease was still valid. We had another place we could immediately move to, and with the lease violated by the rental management we wanted out. We had asked about subleasing our unit, Stacey said subleasing was not allowed per the lease agreement. However I had read though the lease agreement prior to asking.... and it was in the lease agreement that subleasing was allowed with written permission of the property manager. It's clear Stacey is unaware of the lease terms and state laws when it comes to being a rental manager. She treats tenants like they don't know a thing about the laws/ rights as a renter. In 2015/2016 my first rental management company I rented from was involved in a class action lawsuit for illegal lease terms/ violations. I didn't take kindly to be taking advantage of by Stacey. Maintenance showed up one Monday without notice, I denied them entry as I did not have a 24hour notice and it was my right as a tenant to deny entry. All I had was an email saying Monday, no date, no time. Could of been any Monday at anytime. Maintenance also was "testing" locks one day, I was home and recorded the event. Ask him if I could help him, no response. As I said before I reached out for legal advice to verify that laws were being broken. They were. With us wanting out and Stacey aware, she reached out in the beginning of February that someone wanted to move in March 1st,2021. Per state law we needed to have a 30 day notice to move. We got a 12 day notice once she confirmed that a lease was signed. Was not accommodating on moving time frame. Should I mention during all this I was 6months pregnant... and during the polar vortex. But it was our idea to "move last minute" Stacey cannot and will not take responsibility for any of her actions illegal or legal. Deposit was not returned within the legal 30 day window either. I had reached out after the 30 days, and it's crystal clear she is unaware on how to count. Lease ended February 24th,2021 we should of had our deposit with all the necessary paperwork by March 26th, 2021. We did not receive the deposit until April 5th, 2021. She claimed it just had to be post marked by the USPS by April 1st, 2021. Iowa law says failure to return deposit/ all necessary paperwork in 30 days of the lease ending can result in the landlord/property manager owing the tenant up to double the deposit amount. Our deposit check was post marked by USPS April 3, 2021 ... Shady Stacey breaking more laws, and not being held accountable. Unsure how she still has a job with PACE.
