Roaches. They said it's inspected before moving in but no way they missed the dead roaches on the floor along with roach poop everywhere. It's obvious they tried sprayed it before to kill them since there's many dead but can't believe this is a thing considering this was said to be great management and pest free. It's nice they gave bait and spray then called an exterminator but the exterminator can't even come until next week so its not fast or apparent to be dire to help residents. Couldn't check the unit out before hand either. This one had to be "cleaned" and "inspected". It's not believable with dead bugs everywhere and roach poop under the appliances then food between cracks in the kitchen. Management is incredibly rude- I have never met any "professional'" management company so mean and belittling (The accounts manager is a huge baby and incompetent(He is weird and creepy toward young girls)and he lectures you like you're 12 years old about his job , saying bull sh*t like people and myself don't understand how hard it is.....come on!!) ( Also he goes on saying I'm not the only resident here and that has immediate concerns.....no sh*t! Very cliquey staff- they always gossip about confidential private information of residents. This company doesn't take maintenance issues (such as A/C or Electrical problems/plumbing leaks) shuttle service seriously enough to where they get resolved. My living room ceiling fan fell to the ground unexpectedly demolishing personal things I have YET to be repaid for, and this entire situation was basically LAUGHED OFF and not cared about one bit .Hawks Ridge is a huge money pit for me and my family, we have finally said enough is enough after almost 6 months of constant problems and dissapointments. Hawks Ridge promised amenities that are either not running properly or are not given at all to us residents (Too lazy to pay and fix hot tub, and filthy gym and common areas) Utilities are atrocious for a student housing complex. I was promised under $30 at the time of my rental - However it turns out to be $110 or more every month on top of HIDDEN FEES. Rent is also high for a tiny bedroom and outdated bath. There's plenty of trash and dog shit littering the premises and it's not like anyone cares to be responsible+pick up after themselves. Shabby and run down ugly outdated furniture. Fit and finish (build quality) is horrible- well below average for this price range. Looks like a bunch of messy second graders painted and textured this h*ll hole! Awful finished installation to fixtures and appliances as well. Very nasty baseboard and window ledge decay looking like mold, and ugly warping "hardwood" laminate! floors. Please don't move here- extremely overpriced with hidden fees everywhere. I am NOT planning to renew and if this is under your consideration I don't think you should either. There are plenty of housing options in the area that also have shuttles to campuses and offer WAY more than Hawks Ridge. Just look it up and you'll be surprised that Hawks Ridge is LACKING in each and every category if you haven't already. I am looking forward to moving out- and moving into my next beautiful home in Coralville with a non fake, relaxing revitalising pool and spa. We had an issue after hours. We called the business number and got the answering service. The answering service tried to contact (even went down the after hours contact list!) the on-call after hours person. No one answered. We contacted the Iowa City police who helped us get into the building to check on our son. The on-call person showed up a half hour AFTER the situation was resolved. read more

I am currently living at the Hawks Ridge property and would NOT recommend living here!!! The model unit looks NOTHING like what your actual apartment looks like! The carpets are disgusting in the hallways and in the unit, the apartment was filthy when we moved in, there is dog poop all over outside, the hallway and parking garage constantly smells like weed, there is mold growing in our bathroom, they claim to have a hot tub on their website but it has not worked the whole time I have lived here, the public restroom is covered in feces, my friend had tar on the walls in her unit, the utility bill is over double what they said it would average out to be, the staff is very uneducated and RUDE, the shuttle is very unreliable, the dryers take about three cycles to actually dry your clothes, the free printer never works, and the wifi is very unreliable. Overall I would NOT recommend ever signing a lease here at Hawks Ridge! read more

Hawks Ridge has been nothing but disappointing since I've moved in. The best way I can describe the place is a catfish, the online tour/staged room they have for tours make the place look very nice, clean, and put together. However, I was so surprised to move into a dirty apartment that looked nothing like what was expected. There was BUGS. Within a month, two pipes had already burst in my walls. My power randomly goes out once a month. They've inspected my room several times with NO NOTICE, even going as far as walking in one time without announcing themselves as I was getting ready for work. My keys will randomly stop working (they have chips in them like hotel keys), leading me to get locked out until one of my roommates returns home if the office isn't open. The main door of the second building has been broken since NOVEMBER of 2022, it is now July 2023 with it still broken. There have been many nights I've gotten locked out (due to there being no handle on the door), and had to walk around the entire building alone in the dark. It's ridiculous considering what we pay for rent and I know many people who have complained about this specific issue. The one good thing I can say about this facility is the staff. The cleaning ladies, maintenance staff, and front desk people are very kind and understanding of issues. However, they work for a company that doesn't provide them with the tools to give the tenants a good living experience. I would never recommend this place to anyone. read more

They know that a lot of international students do not want to deal with furniture and whatnot, but they overcharge for no reason, and they actually make fun of you behind your backs, I have heard staff make openly racist jokes multiple times. I was so excited to see that as a student we have free printing because it tends to be expensive. NOPE. does not work ever. When you need to print something you have to call the front desk or walk in and ask they print instead because of course no one knows how to work the stupid monster, and then you will be pointedly directed to one of the staff who is rude, act like they do not have time for you to print materials, and will just get fed up with the whole process. DO NOT SIGN WITH THIS COMPANY. The property seems very nice as you pull up the big hill into the driveway anointed with flowers, flags, and the famous rock that says Hawks Ridge, but trust me, they use your money for the appearance of the complex to draw people in. They do not use the money for the SAFETY of the TENANTS. While living at Hawks Ridge there has been multiple cars that are broken into in their underground lots, as well as apartments that have been broken into. They do not have cameras around the complex. They only have security cameras in the office, to protect themselves. We also have a "night watch staff security guy" who will walk in a blue shirt that says security on it sometimes at night, telling people they cannot drink alcohol in common areas. (Probably the only thing he ever does.) DO NOT SIGN WITH THIS COMPANY. When you move from this apartment, make sure you are receiving mail from them as you are to fill out a forwarding address sheet. I have seen staff actually throw tenants mail away because they do not want to deal with them, or handle the correct process of getting that individuals mail to them. DO NOT SIGN WITH THIS COMPANY. I have had zero problems from Hawks Ridge. The place is furnished, it's clean and and it's spacious. There is a great gym, a communal hang out/kitchen/entertaining area in building 2, a hot tub, vending machines, tanning, a pool table and tons of parking, including garages. The rent is all paid in one fell swoop and can be direct deposited from your bank account. There are also deals if you choose to renew early. I literally got to go into a money machine and grab money, then was given a free sandwich for one of the lease events they were doing. I don't go to the community events (I'm a grad student who is pretty busy), but they seem fun and interesting. The maintenance staff has been more than helpful. They e-mail you a notice when you receive a package. Although it's pricey to lock yourself out (I mean, that's your fault, I've done it a few times now), it would be anyway if you had to call a smith anyway. Everyone is always friendly and prompt with me. The only draw backs would be that the shuttle does quit running at 6pm, but these people who drive them have lives as well, so it's understandable. However, in the winter it gets packed quickly, so you might have to see what times are better for heading out. If you DO miss it, there is a bus stop at the bottom entrance that goes to the Pentacrest buildings (center of campus) every 20 minutes. Regardless YOU HAVE A SHUTTLE COMING DIRECTLY TO YOUR PLACE OF LIVING. I checked out many, many apartments in town before choosing this place. I have lived in ~many apartments and dorms through out my college career, this is worth the price. By nature I am rather brutally honest so I'm not blowing smoke people. I ALREADY paid the transfer fee, and Hawk Ridge was already received, so I am living in room B now! I have a record that Hawk Ridge received my transfer fee. In addition, the new roommate said Hawk Ridge told her that I was illegal moving to room B. That is RIDICULOUS!!! I told Hawk Ridge too many times that I am the resident of room B, not D. Also, I got the key of room B at last August from leasing office. If you guys said I was "illegal", but you gave me the key. Is that you also "illegal"??? I want to you give me a response. Apartment hunting is a difficult challenge when residing in California. I chose to sign a year lease here at Hawks Ridge because of it's advertisement -- "all inclusive apartment with a bus transportation to campus" and It did not disappoint. Rent is on the high end of apartments in Iowa City, but if you utilize all of their amenities and use your study breaks to attend their community events, it's pretty worth it. One down side to this place is the thin walls. If you have a inconsiderate roommate this might end up a terrible experience for you. For one, I live in a 2x2 model and while i'm in my room, I can hear my roommate's phone conversation loud and clear as if she was sitting right next to me. My overall experience has been great and I have renewed my lease for another year only after a few months. read more

The staff is professional and attentive. The amenities are amazing and I think it is nice that events are planned for the residents. Although my son has a car, he uses the shuttle service often. My experience living at Hawks Ridge was absolutely terrible. First of all, the model unit shown, is not at all what you are getting. The apartments are cheaply made and are not cleaned at all before moving in. When I moved in there was puke matted into the carpet from a previous resident that had not been cleaned. We were also told our utilities would be $20-30 per month, however they were closer to $120 a month per person. Hawks Ridge maintence staff had entered our apartment over winter break and raised our heat to 80 degrees when nobody was living there. The shuttle service is not reliable either, you are safer to drive to campus. The worst of all experiences was the black mold that occured in our apartment. We had noticed a leak in April of 2019, and then we reported it and we were told it was fine. September comes around and suddenly there are leaks of this manner all over the property. The assistant manager of Hawks Ridge came in and said she could smell mold in our closet, but told us it was fine and just to clean it with bleach and that they would be in by next week to fix it. However, it was two weeks and my roomate and I finally had to call to get them to come down to replace things. However, when the baseboards were removed there was black mold covering the walls. We had been living with black mold for at least a month due to Hawks Ridge's negligence. Finally, they agreed to move us to a hotel. We were told two days later our unit was cleaned and everything was replaced and we could move back in. We stated that we would not be moving back into that unit, they agreed to move us to a different unit. As we were moving our stuff out of our old apartment, we saw that their "replacements" were just painting over the mold. I had called the city of Iowa City housing inspector and he told me that they had just covered all of the mold up. Hawks Ridge puts money first before the safety of their residents. The office offered no help with our move either, even though the reason we were moving was completely their fault. Communication is severly lacking, and this place is nothing but false advertisement. Do yourself a favor and find a cheaper place to live closer to campus. Hawks Ridge is not worth it. read more

They Will Screw You Over I was way overpaying for my two bedroom apartment and decided I wanted to find someone to relet my apartment. I had given up hope when I got a call from the office that they found someone who was taking over the lease, but I had to vacate within a week. I moved out into a new apartment, deep-cleaned the place, then turned in my keys and checked out. The day the sublet was supposed to move in I was informed they had backed out and now I am responsible for paying for an apartment I do not have keys for. They claim that my lease says I cannot be let out until someone sublets. I say I had someone sublet, it was their fault they did not get a lease signed before they moved me out. I am going to fight them tooth-and-nail on this because I should not be responsible for their error. Aside from this problem, the apartments are not that nice: the wood work is rotting away from the walls, the complex is very loud especially on weekends, and the bus is really unreliable and does not run on non-school days. The apartments are clean and provide a lot for rent. For under $600/month you live in a furnished apartment with 3 other roommates. You share a restroom with one other person and the living area and kitchen are shared amongst the four. Also included is unlimited access to the gym and basketball court, a computer/study area on each floor, and an entertainment area with a pool table, ping-pong table and large screen TV. Lived here two years, overpriced for how far away it is from campus even if it's near Walmart and Aldis. Wifi goes out every day at 3 am for an hour so make sure you're not doing online work or you're screwed. Only benefit to living here and why there are so many 5 stars is because: 1. Hawks ridge did a promo that if you left a positive review on google you'd get a free pizza, and 2. hawks ridge management talked to the Iowa City police to make sure they didn't come out here unnecessarily to protect their tenants. Hawks Ridge is underage drinking central and a potheads utopia since the police will only be out there if someone actually dies or something equally extreme. So you're basically paying that hawks ridge premium for the pleasure of never getting arrested so long as you don't straight up murder someone, hell my roommates even had plugs (people who supply drugs and or alcohol) that worked in the Hawks ridge office and attended parties. So Parents, your kids are gonna be doing illicit things and substances, so why not sign a lease today so you know at the very least they won't get arrested! read more

There's mold coming out of the sink faucets, none of the fridges in unit even have a water filter in them. The air filters weren't changed when we moved in and still haven't been. The shuttle is often cancelled at very short notice, it rarely runs on time, if at all, and they often don't have enough room for everyone. The hot tub has been broken for years but they still constantly advertise it. The laundry machines always have issues and it seems impossible to get any type of refund. We put in a noise complaint at the beginning of our lease and didn't get a response for over two months. There are no security cameras in the parking garages, which has led to many car thefts. Vehicles have had their windows smashed out on several occasions. Yet they still hold no liability but charge us a monthly parking fee to put our vehicles somewhere where they're more at risk. When I did file a report with the office about the vandalism a few months ago, they never contacted me again. There are also no security cameras in the elevators or hallways, so we've seen a lot of vandalism and partying on all floors. When my roommates and I try to do anything our messages are ignored or even blocked from the Hawks Ridge pages. The office has been closed and it's impossible to get any maintenance or anything done. We're struggling to even get access to our packages. Don't waste your time and money to be stolen from and lied to. read more

FYI this place gives gifts for good reviews. When I was there, the Internet was horrendous, rent absurd, gym neglected and events gimmicky. They'd give out the community grill key without writing down who had it. They took our entire deposit except $3 for three of us. Hawks Ridge is the epitome of false advertising and bad service. The first week living there, the WIFI was unreliable so I could never get homework done. The "indoor pool" (aka a hot tub) they promised was permanently closed. Being so far off campus, a day bus and night shuttle is advertised for students; the day bus would get so crowded they wouldn't let students on to get to class, and the bus schedule was so sporadic and unorganized -- I would never know if the bus was going to come, or if it did, I was waiting outside in the middle of winter for it for a good 30 minutes because it was late. Also, the bus was cancelled A LOT, and at random times of the day too, so a lot of kids would get stranded on campus. The night shuttle also never ran and/or picked up where it promised, which is dangerous for residents who are waiting outside late at night. The bus was a huge problem for everyone during the year. The quality of the building it honestly terrible. The drains in all of the bathrooms and sinks didn't drain and would get clogged way too easily. The cable on the TV rarely ever worked or got service. The fridge is too small for an apartment of 4 people. My apartment did not come with some of the furniture that it was supposed to. And the actual apartments are not nearly as nice as the example one they show you. The walls are PAPER THIN; I could hear everything my roommates would say in the next room, and I could hear everything the people above me were doing 24/7. There is absolutely no insulation in the place, and the heating and cooling system didn't work efficiently -- in the middle of the winter I had to sleep with a hat and socks on, as well as 4 blankets because we couldn't get our apartment heated enough and I was constantly shivering. The only utility you have to pay is electricity, but that bill came out to be around $50-$70 PER PERSON (in my apartment of 4 people, that was $200+ for electricity). Hawks Ridge goes through MidAmerican, the same utility company at other apartments I've lived in, the maximum between 5 people for all utilities is $70 ....long story short, we were being scammed out of our money through utilities. There is absolutely no reason as to why just the electricity alone was that much, even when my roommates and I would leave for breaks (up to a month of no utility use), our bill was still $60 per person, which just doesn't add up after we turn off and unplugged everything. There are no cameras anywhere on the premises besides the leasing office. This made me feel extremely unsafe as the stairwells are dimly lit and easy for a predator to attack someone in. On top of the lack of security and no cameras, there were multiple vehicles stolen and broken into, including mine, during the year I have lived here. When I called the office, the staff told me to file an "incident report" which would essentially just be thrown into a filing cabinet and never looked at. The staff also said that they do not "promise safety", and they cannot "fit security cameras into their budget". Their "budget" is reserved for giving away $100 gift cards and catering random food in to entice people to resign their leases. The only people I appreciate are the maintenance and bus staff as they had to deal with the shitty management and worked their best to accommodate to the residents. As for management, I have never felt so disrespected by a leasing company. When speaking with the leasing office staff on the phone (despite a select few), most of them seemed irritated or annoyed when answering questions or helping residents. They did not seem knowledgeable on how to work their systems or how to go about dealing with any payment issues for rent/utilities, which made me feel like I was always paying more than I was supposed to be. The head of management (Maria Pleuger) is also unfriendly and unpleasant to talk to, she never wants to help and work with her residents, and always seems to be "out of office". Overall, DO NOT SIGN A LEASE HERE. Although having a furnished placed and shuttle bus seems nice, everything is unorganized and in too much of a shitty condition for what you pay for while being that far away from campus. My actual apartment had black, filthy carpeting, broken kitchen cabinet doors, black marks all over the walls, and the bathroom looked like it had never been cleaned- hair, mold, dust, dirt, debris everywhere. The stove and frig were covered in grease and food and the kitchen flooring was cracked, dirty and gross. The students, kids really, working in the office are rude, clueless, and lazy. The apartments block no noise so you get to hear your neighbors all night. Hawks Ridge is a terrible place to live, and costs way too much. Find a better cheaper apartment somewhere else. Don't think that because it is furnished it is a good deal. And if you have already signed a lease for next year, all is not lost! Just don't show up to move in. As a new tenant at Hawks Ridge I was very disappointed upon move in. The model apartment that is shown when you tour the facility is nothing close to what you actually get. The apartment was filthy upon move in. Our floor had rotting garbage in the hallway for 3 days, a drawer from the refrigerator of one of the units was left in the hallway with rotting vegetables in it. Great first impression. WiFi is constantly not working which makes it impossible for me to complete my online class at "home". The office is run by students who receive free rent and don't have a vested interest in the satisfaction of the tenants. Let me tell you about Hawks Ridge. I have NEVER seen a more shady ran place in my life. Putting aside the fact that the only way to be kicked out of this place is by not paying rent, there is zero vetting process whatsoever. You get randomly assigned roommates whom which you are responsible for at the end of your lease, the office is full of people who get their rent for free and are all either misinformed or colluding together to intentionally lie to residents. They have zero security camera coverage to protect residents I have had so many instances of care burglaries between my friends and myself. Everything Hawks Ridge does is about saving money, being as cheap as possible and nickel and diming their residents. Not only do you have to pay to do your laundry ( at a rate higher than any laundry mat) but you also have to pay 10 dollars just for the card you put the laundry money on. Also it should be expected to dry any load 2-3 times. Walking through the halls you can see the sloppy work done here in an attempt to fix/clean things. Body fluid stains are a common sighting, so are miscellaneous pieces and sometimes bags of trash. Again the management seems to take action ONLY when it is going to affect their pocket books. I've seen washers flood hallways and the water not be addressed for WEEKS, water in lighting fixtures, blood smeared on walls, animal waste, I've even seen cigarettes left laying around (what a great place for kids). whatever you do, DO NOT SIGN A LEASE AT HAWKS RIDGE. Before I signed my lease, I went through all the reviews and thought people were over exaggerating or just had a few bad experiences but they were far from wrong. The only good thing about Hawks Ridge is that the apartments come fully furnished. Other than that, this place is a dump. Its not very old considering other apartment complexes in the area but you would never know it. Everything is broke and unkept. Our faucet leaks, theres mold in our vents, theres rust covering all the sidewalk hand rails, elevators are always broke, the carpets in the hallway are filthy, the washers and dryers take 3 times to dry, the wifi is always down (don't write papers at 2am because it will kick you off), the free printers NEVER work, the bus schedule is always up in the air and always breaks down, the office closes randomly for 'office training" all the time, and the grounds are a mess with garbage and dog poop everywhere. Not only is this place a dump but the office people and everyone working for this place are rude, money hungry, and selfish people (besides maintenance they're super cool and helpful and I feel sorry they have to deal with the management because I can only imagine how they treat them ). All they care about is if you plan on renewing your lease and once you tell them no, they completely change their attitude towards you. If you have a problem they pretty much tell you they can't do anything and will belittle you. My roommates and I keep our apartment very clean but for some reason we had a bug problem and they told us it wasn't high priority so we would be at the bottom of the list. Recently our electric bill has fluctuated so much that there is no way of it making sense other than them scamming people out of their money. Our December electric bill was $52 A PERSON and we were only here half the month because of break.They are so money hungry its sad. Maybe if you changed your attitudes and fixed the place up to what you advertise it to be then people would actually stay! overall good price for the apartment itself! staff is very friendly and responsive. only complaint is the hot tub being out of order since we moved in and there has been a slow repair time. read more

I love living here. Shuttle can be a little tricky sometimes, but still very convenient. Friendly staff.

NEVER LIVE HERE! Horrible staff. They are mean, incompetent, rude and don't care to help a paying customer. They act like the buildings are nice but when you move in and see the beat up furniture, you'll be disappointed. Don't live there!!! The people is office is so rude. They lost my document and they blamed that I didn't hand in, even though I have witness. It's not a good place to live because too many weirdos here!!! Someone even play basketball upstairs in the room and some drunk people touched the alarm once a month!!! read more
