Here we're In Canyon, Texas apartments with no hot water for 3 weeks now. A week ago the water was blue/green. And when you go to contact them no reply on the weekends. The woman In the office make 2x more than a man work 50+ 60+ hours a week yet no one Is around on weekends to reply back to dozens of people's hot water not working. I hate living here. Took them a month to even give me the right laundry room key. They were to lazy to come to canyon to see If the keys worked for 3 dozen + people. read more

We've lived here for four years and at first maintenance requests were handled promptly. A couple of months ago our a/c went out and it took 4 weeks (during the hottest part of the summer) to get the repairs completed. Two weeks later and they still haven't come to get standing units that were supposed to cool our townhome until repairs were complete. Two of them never worked. Fired After Being Racially Targeted I was recently terminated by Pace Property Management after receiving a call from a stranger who claimed I had cut them off and flipped them off while driving a company vehicle. Not only was this accusation completely false, but the caller also used racially charged language, referring to me--a 25-year-old Black man--as "permanently tan." In my life, I've never encountered someone using such a bizarre and offensive term, and I've certainly never heard it taken seriously by a company. What's worse is how my employer responded--not with support or a thorough investigation, but with immediate termination, based solely on the word of a random caller. No one at the company asked for my side of the story or considered the racial nature of the remarks. I had never seen the person who called, I did not cut anyone off, and I definitely did not make any obscene gestures. I don't even behave that way in my personal vehicle, let alone in a work vehicle. This entire experience has made it painfully clear that Pace Property Management does not have the systems or integrity in place to protect its employees--especially when it comes to racial harassment. They enabled a hateful and false accusation to end my job, and that's something no one should experience in a workplace. I hope this review serves as a warning to others and a wake-up call to management. Protecting your employees from hate and discrimination isn't optional--it's a basic responsibility. read more

Where do even begin? When we first started renting from PACE back in 2016 everything was good. We received 24hr notices prior to entry, maintenance requests got taken care of. Then shady Stacey came into the picture ~ 2018. ( you'll understand why we call her shady Stacey at the end.) Failure to provide 24hr notices prior to entry. Claims when you select yes on the maintenance request form that they have permission to enter the unit, it means PACE can show up when ever it's convenient for them not you the tenant. We have two pets so notice is necessary to make arrangements for them. Iowa state law is landlords/ property managers must provide a 24 hour notice prior to entry. Only in the even of an emergency can they enter without notice. PACE illegally entered our unit several times, I kept all email communication. Presented it to a lawyer, PACE had violated the lease agreement. When I brought this to Stacey's attention, she denied all wrong doing and that the lease was still valid. We had another place we could immediately move to, and with the lease violated by the rental management we wanted out. We had asked about subleasing our unit, Stacey said subleasing was not allowed per the lease agreement. However I had read though the lease agreement prior to asking.... and it was in the lease agreement that subleasing was allowed with written permission of the property manager. It's clear Stacey is unaware of the lease terms and state laws when it comes to being a rental manager. She treats tenants like they don't know a thing about the laws/ rights as a renter. In 2015/2016 my first rental management company I rented from was involved in a class action lawsuit for illegal lease terms/ violations. I didn't take kindly to be taking advantage of by Stacey. Maintenance showed up one Monday without notice, I denied them entry as I did not have a 24hour notice and it was my right as a tenant to deny entry. All I had was an email saying Monday, no date, no time. Could of been any Monday at anytime. Maintenance also was "testing" locks one day, I was home and recorded the event. Ask him if I could help him, no response. As I said before I reached out for legal advice to verify that laws were being broken. They were. With us wanting out and Stacey aware, she reached out in the beginning of February that someone wanted to move in March 1st,2021. Per state law we needed to have a 30 day notice to move. We got a 12 day notice once she confirmed that a lease was signed. Was not accommodating on moving time frame. Should I mention during all this I was 6months pregnant... and during the polar vortex. But it was our idea to "move last minute" Stacey cannot and will not take responsibility for any of her actions illegal or legal. Deposit was not returned within the legal 30 day window either. I had reached out after the 30 days, and it's crystal clear she is unaware on how to count. Lease ended February 24th,2021 we should of had our deposit with all the necessary paperwork by March 26th, 2021. We did not receive the deposit until April 5th, 2021. She claimed it just had to be post marked by the USPS by April 1st, 2021. Iowa law says failure to return deposit/ all necessary paperwork in 30 days of the lease ending can result in the landlord/property manager owing the tenant up to double the deposit amount. Our deposit check was post marked by USPS April 3, 2021 ... Shady Stacey breaking more laws, and not being held accountable. Unsure how she still has a job with PACE. read more

I would give a 0 if I could. I have had multiple maintenance requests that were urgent including no air conditioning at end of July. Took a week and a half to fix and was never kept in the loop. They had told me it would be fixed way before then. I had damage to screened in porch from the derecho that still has never been fixed after multiple requests. now the heat has not been working for over a week and still have no answers or fix. Absolutely horrible and would never recommend to anyone to rent from this management. read more

If I could give lower than 1 star I would. It begun before we even moved in! When the previous tenant was still actively living in the apartment on the day we signed our lease to move in. It took an altercation with the former tenants roommate and over 2 hours to get someone from PACE to come....help us move the previous tenants things out of OUR apartment. Once that was over it was pretty okay besides them totally not being in contact with us at all till it was resigning time. Where they promised to install a shower for us if we resigned. We never got that shower and when we contacted multiple times about it to set it up, there was no reply. This was an issue we always had if we tried to contact PACE. No reply. Then we had our toilet break and their little red head maintence man yelled at my girlfriend while she was squatting on the floor at his knees till he was red in the face when she was explaining what was wrong with it because he disagreed with her. He was physically overtop of her and I had to come in and ask him to leave and not come back for him to stop. PACE then told us we had no choice but to have him come back and fix our toilet but we told them no. So they left it broke for awhile. Till another maintenance man came and fixed it. (When talking to Nolan and another guy they told us they did not believe us that he treated us so aggressively about our toilet). We had a light break in the meantime. So what did they do? They sent the angry little red head while our other female roommate was home. She immediately asked him to leave and have someone else come fix it (because they have many many maintenance men). PACE told us we would have to pay for them to hire someone else to come fix the lights if he could not do it. When we refused they would not budge until multiple angry phone calls later. Finally another maintenance man came in and fixed the lights (because like I said they have plenty) all while agreeing that the red head is a twerp to work with. We thought that would be all of it. But then they showed our apartment 20+ times and tried entering once illegally because our neighbor wasn't interested in showing hers. We stopped him at the door but who knows how many times they did that without our knowledge. Then one morning a car crashed into our building...yes a car. And what did PACE do? They told us to get out at 8:30 in the morning and find ourselves somewhere to stay. They said pack for staying 3 days somewhere else. But it was a week before we could get in contact with anyone about going back to our apartment. Once we did get in contact it was basically to tell us to get our food out that was rotted and we were expected to clean out our apartment as much as we could even without electricity or water in up to 97 degree heat. It has been day 30 since moving out and roughly 15 phone calls and numerous emails about getting our deposit back with nothing but issues and fake promises for when we will get it. So today we went to PACE where Stacey would not let us inside until her daughter pulled up and wanted to come inside to talk to mom. Since she was forced to open the door she was forced to talk to us. She didn't have anything nice to say to us and pretended she had no idea about our situation even though for the past 3 years she has been the only person they say we can contact (always with no answer). Because we were asking for our money and I said she had no morals she shut the door on us and we have yet to receive it. I hope we are not the only ones seeking legal action against these people. read more

Can't even answer simple questions without being rude! I ended up having to move before my lease is over and I was trying to ask questions about being able to get out of the lease early. Basically all I got was insulted and told I should've reached out about moving sooner, even though this is literally the earliest time I could've brought it up. Very rude and I would not rent from them again. read more

Honestly I didnt think it got any worse than eagle property management but pace property has out done them by a long shot. Very unprofessional, the main office is over an hour away from their property in Marion. Maintenance only comes once a week to the Marion property , and the office takes weeks to do anything you need from them. I highly do not recommend, save your money and time. read more

We lived at the "Pace Property Townhomes" in Tiffin. We were shown a different townhome than the one we lived in. The one we were shown had beautiful polished concrete floors, and then moving day came, and the townhome had a nasty concrete floor with splotches/stains, chunks taken out of the wall, paint chipped, and broken blinds. And the one we moved into was "brand new." The place started falling apart the day we moved in. When we reached out for maintenance or to management, they were always rude and tried to make us feel stupid. After talking with other residents, we realized there was a huge discrepancy in rent rates. We found out that people in Townhomes identical to ours were paying WAY LESS than we were and for no apparent reason. These townhomes are overpriced to begin with, so this upset us even more. We got out of this place as soon as we could. Do NOT live here! read more

I leave no stars for Pace Property Management. I moved in near the end of 2020 in the Bainberry townhomes and was shown one that did not have the polished flooring, I had to buy batteries for the remote to the downstairs ceiling fan. But long story short, I was charged a ridiculous amount of money to move in due to my credit that I paid over $4000 just to move in. Sad to say from 2020 when I moved in until 2022 when I moved out it was at least 3 people that I dealt with in the office and what got me overly upset that they lost 2 of my money orders: one was for a small amount that could be replaced instantly and another for a larger amount that could not be replaced and then on top of that I was charged for them filing 3 Day Notices. The property/operations manager there is just out right awful and now when I drive by I see a sign in the grass saying now hiring with a sign on bonus......truly hope it is for a new property/operations manager and GET RID of Stacey. Where do I begin? First they changed our moving date without even speaking to us after it was already established in February of this year and Liz was very rude and proceeded to blame us for their own wrong doings. Then when the moving date was corrected and we had it established for Sunday to move in the let us know today that there is maintenance that they need to fix in the apartment and have to move our move in date to May 3rd, 2022 which was very inconvenient to let us know literally two days before were suppose to move. Pace Property Management has terrible people working for them and that they should reevaluate how they run a leasing office and there staff should definitely be fired or find another source of income cause clearly this job isn't for them if they can't even properly communicate with their renters until it's convenient for them. We all are struggling but that doesn't give your company the right to talk or treat people any kind of way nor does it give you the right to make it seem like it's the renters fault when you guys are levelheaded enough to know if you have people moving into your building you should already have the maintenance fixed or let people know weeks or even months in advance that things may need to change or whatever the case may be that way everybody is in a understanding with each other. I hope your company see this and understands that what your doing is wrong and you need to make changes. read more

Lived there for 3 years, the first 2 were nice and great service then they changed the Manager and everything else changed to the worst!

I don't even have time to describe all the issues I've had with Pace, specifically their property manager Stacey. When I started renting with Pace everything was great and I never had an issue. At some point their property management changed and Stacey started management. Stacey constantly talks down to you in any form of communication, is very short with you as a renter, and overall shows no respect for renter rights and Iowa renter laws. I am not sure how unaware of Iowa laws she is or how unaware of renters right she is. Pace would send out offers for additions to the apartment to re-sign the lease and they would never follow up on the installation of the additions. Once I finally got ahold of someone, Stacey, I was informed that it was my responsibility to schedule the additions, not the apartment complex. On multiple occasions I was not given a 24hr notice that maintenance would be coming, or if I was notified it was simply a day, not any particular time. Each time we renewed our lease as well the rent continued to rise by unreasonable amounts for the apartment we were in. There were no renovations done, there was no updating to the apartment, and even no updates to the grounds or parking lot around the apartment. I needed to move out of the property early and it took Pace over a month and a half to find a new tenant for the apartment. Iowa law states that the company is responsible for a speedy release. When we got our deposit back we did not have any information given to us to discuss why certain amounts were removed and we were not given an itemized list of charges. There is no transparency with Pace and very little reliable communication. I would avoid this company at all costs. read more
