They promised the house was cleaned and ready to move into. It was not ready at all. Damaged walls, holes, mold, everything really. Shortly after signing our lease they are already pressuring us to sign a new 12 month lease. It's totally ridiculous and way too soon. Now our home is on the market and tours are being scheduled. Keystone Property Management is unequivocally the most negligent and irresponsible company in the Iowa City area. Kyle Vogel, the president, and his employees profit off of young people who don't have the means to stand up for themselves. I was lucky enough to have access to a lawyer and successfully terminate our lease after just three months. Upon moving in, it was clear the unit had not been cleaned. Pictures included. There was mold lining the bathroom walls, rodents in the kitchen, bugs in all rooms, among many other broken/damaged appliances and hardwares. Our front door did not seal closed, there were smoke alarms ripped from the ceilings, essentially destroyed, and the list continued to go on. Our emails and phone calls were IGNORED for over a month until someone finally got back to us. During the two months following, the unit failed Iowa City housing inspections on THREE separate occasions. On top of this, two vendors were hired for our unit for maintenance. Both vendors had our contact information, yet neither communicated when they would be arriving. They appeared inside of our unit with keys to our unit. These were two separate instances of unlawful entry. After expressing these concerns, we were told by Kyle Vogel that it was reasonable for them to enter, which is simply untrue, and were subsequently brushed off. After all of these pressing issues, we decided it would be best to terminate the lease as the conditions were clearly not up to code and caused significant stress on all tenants involved. We decided to first try to reach a mutual agreement of termination. Within three minutes of sending the notice via email, Kyle responded with an immediate decline. At this time, we were forced to terminate the lease on the grounds of the two instances of unlawful entry. After another week of radio silence, Kyle agreed to treat the lease as terminated, but "without conceding to any of the claims" described in our notice. The inability to take responsibility for the condition of the unit is enough to see that this company and its president are unfit and unable to continue managing properties as it does. If I could give less than a one star rating, it would be done without a second thought. If anyone reading this is considering applying for a unit managed by Keystone, I thoroughly advise that you avoid this business AT ALL COSTS. read more

The management is very kind, but they don't really know what they're doing and are pretty lazy. I've asked for maintenance to come to my apartment for the same issue (and then the issues have been accumulating) and they have promised each time to come during that week. I called 2 months ago and none of these issues have been resolved, even after my follow-ups. Also, they don't maintain their buildings very well. Before I signed my lease they said that they have a security guard and cleaning service that comes every week. NOPE. I think giving them 1 star is too much. They are the worst management company in Iowa City. They will complain about fixing things, and will tell you there isn't anything wrong when there clearly is. Also if you give them a deposit you wont get it back they are very dishonest about when you move out and will say that there damages that were not there. Keystone Property management has been no help since we started renting a home in which they service. The house is owned by a private landlord and all maintenance is routed through Keystone. We moved in August of last year and still have problems from our initial move in check list that have gone unresolved. We rented this home because it has a garage and are unable to use it still, which is a nightmare in these winter storms. I have spoken with them about the maintenance at least 4 times over the last 6 months and each time I'm told it will be resolved the following week. It still has not. Also when they conducted their yearly city inspection they were quite rude. The inspector himself was very polite whereas the Keystone property management representative was rude, poked around personal things in our home, failed to remove his shoes dragging snow and ice throughout the house. He then told the city inspector that the issues with our garage were being worked on right now from which previous experience with him has shown to be a complete lie. There is a lack of respect for their tenants and a general laziness about the way in which they conduct their business maintenance. Perhaps this gentlemen simply does not know how to do his job, by my hunch is that he is just lazy. Their business would probably receive better reviews if he was let go and replaced with someone who knew how to answer an e-mail or manage his time better. This was THE worst experience I've had to deal with in my life. The men were rude, lazy, and inexperienced. We went without a dryer for 3 months, our refrigerator was at 56 degrees for months before they would even consider doing anything about it. And we had to have them replace almost every appliance in the house expect the microwave; that includes working on the heat and air conditioning more than once. When our dryer caught fire due to a lack of knowledge about venting, we called to see what could be done and the emergency contact said, and I quote, "what do ya want me to do about it!?" Then he hung up. We paid them $1650 a month for a house that was in bad shape. I would only tell you to rent here if you have college students and don't expect to get your money back. Keystone manages the condo complex where I live, and Gene, the former owner (who still works there) is the most unprofessional person I've ever had the displeasure to interact with. He swore at my husband. He continually cut me off when I was asking questions in effort to understand something regarding our bylaws. He has left multiple interactions with us by shutting down completely and shouting, "UNBELIEVABLE! UNBELIEVABLE!" while leaving our questions unanswered, or trying to pass the buck. This management company is the worst!! My son rented 307 S. Linn St Apt 103 from Aug 2016-July 2017. He was to sublease his apartment from May 2017-July 2017. I called Keystone and talked to Deb Hull, who has absolutely no clue what she is doing. Zero. I explained that my son was subleasing mid month and specifically asked what paperwork we needed to draw up to secure the 2 week payment from the new tenant. Deb Hull said that they handle ALL of the paperwork and we will get the refund for the 2weeks that my son was out and the new tenant was in. Complete false information. Do not have any conversations with anyone there over the phone. Do everything thru email so you have records of their stupidity. We live in Coralville and anytime we need anything fixed or looked at, they send someone the same day, sometimes within the hour. The work is good, quick and dependable. My comment was deleted previously, but I feel the need to warn people about this company. I had a house on Giblin that I rented through Keystone Property Management. There was visible black mold along the inside of the house, squirrels that lived in the attic, and the basement drain would back up waste. When we informed them about the squirrels they did not patch the holes that we pointed out to them, instead they put up one live animal trap along the gutter, about three feet away from the hole. One day it closed, due to weather or something, but they never came back to check on it. That was their way of solving the problem. One trap. Meanwhile we heard them fighting and scurrying above us every time the house was silent. There's nothing like trying to ignore the fact that there's a sheet of animal waste right above you. When their health inspectors came by I showed them the black mold along the upper wall of my bedroom, the bathroom, and the living room. I told him I was worried about it more for health reasons than I was about looks. He looked me straight in the eye and told me black mold isn't dangerous. I disagreed, but at the time I was a naive 19 year old and dropped it. You know that feeling you get before you get really sick? Where you feel lethargic and have that dry cough that just won't go away? The next day you're in bed and after some rest you're good as new. It was like we never got to that point, and we were constantly in a state of fatigue, perpetually in that pre-sickness state. My roommate developed terrible hives, I got them from time to time as well, but hers were horrible and covered her entire body. For me it was a once a week thing, for her it was every single day. They started at that house and it took a few months after we moved for them to subside. These weren't the only ailments we suffered that could have been a symptom, but they're the most prominent and the easiest to prove. I can't believe a grown man could lie about something that is that dangerous. How many other things does this "health inspector" lie about? Is it really worth ruining someone's health, and potentially their life, just to make a paycheck? I complained again when a maintenance guy cam to caulk the tub that apparently leaked through the wall, which was probably the source of the mold. He said that black mold was not harmful unless you could see the spores. I don't know if he was stupid, or if he thought I was. He told me they just painted over it anyways. I was baffled, but to be honest this place was beyond saving. Lastly the basement would back up, when they were informed they sent over the maintenance guys again. My roommate let them in and they went into the basement to do their thing. I was asleep in my bed, they had come at 9 and I had slept in until 10. It was the middle of winter so our heater was on. Their way of solving the problem was to pour pure bleach over the entire area, which would've been fine if we had either had the furnace turned off or they had given us a warning. I woke up, got ready for the day, and went to meet my sister for lunch. At lunch my brain was a mess, I was literally high. My balance was off, I had a splitting migraine, I couldn't even keep up in conversation. I didn't know what was wrong with me until I lucidly made my way home, I entered the house to a thick pungent smell of bleach. I had been in that all morning! Since I woke up to it I must have been used to it, I had no idea the entire time that I was literally being poisoned. We opened all the windows and spent the night away from home. I cannot believe they didn't mention anything to us at all. It's a cheap place, but the cost to your health more than cancels that out. Even if it is literally the last apartment in town, you would be much better off just living in the Ped Mall. That sounds like an exaggeration, but I assure you it is not. I've lived in this apartment for about 6 months now, and having lived in another college town I was aware of how awful some landlords treat their tenants. These guys take it up to a whole other level! Allow me to list a few of the ways Keystone has disappointed me: 1) They held on to my security deposit and first month's rent and cashed it with my second month's rent, causing my account to be overdrawn. Then they started the eviction process without even informing me. Thankfully, I worked it out, but really? 2) The sliding door was completely broken, and I called them about 25 times to replace it. Finally, they came to "repair" it. Even the repair man said Keystone is bulls**t. Keystone literally sat with their thumbs up their butts for months simply because I asked them to replace something. Then they don't even replace it! The repair man used the words "total loss" and "I'm not a miracle worker" but apparently Keystone knows best. 3) The apartment complex might be the cheapest one ever built. Nothing works, the plumbing explodes regularly, and everything was built to be cheap, not to work. This place is a dump and I guarantee nothing is to code. Thank god the contractors they have are competent. I'm surprised Keystone hired anybody who takes their job seriously. 4) Like Jessica D said, they show up unannounced to yell at you. 5) They were really easy to get a hold of when I was looking for an apartment, but after you sign the lease they become ghosts. Zero followthrough, zero customer service. 6) They realize they suck, and have given themselves a 5-star review on Google. Everybody else has them at 1. This list is far from comprehensive. I lived at a Keystone Apartment for a year and it was the worst apartment I have every rented from. Gene is one of the worst landlords I have ever had. Examples are Gene would just show up unannounced, he charged me for damages that were already there and he called me numerous names in meetings together. Do NOT rent from Keystone. I was a good tenant (they even told me so), always paid rent on time, etc. I'm a young professional in the area. What finally broke me from Keystone was their absolute lack of caring about my living situation. Major maintenance requests went ignored for MONTHS (i.e., at one point for a span of about three months, we literally had zero appliances other than the fridge working in our unit). We put in maintenance requests, called to speak with many people, personally visited the office multiple times (honestly almost daily at one point) and were continuously told many things ranging from a request had been put in and they didn't know why maintenance hadn't been to our place, they didn't have the money to fix anything, or that they flat out didn't have to provide us with working appliances! They would show up unannounced to poke around the place and yell at us for random ridiculous stuff and take pictures of our unit and our things without our consent. If you are thinking about renting from Keystone, believe me, it is NOT worth it. Even if the rent is super cheap, which is why I initially rented from them, it is not worth the stress and terrible living situation. read more

Our student rented first apartment (for college); all of our contacts from beginning through 1 year of lease were through Cabel at the company. He walked us through the contract section by section, answered all questions before the lease was signed and afterward; was responsive to requests for maintenance (sink was leaking upon move-in, promptly replaced with new faucet); clothes dryer in laundry on floor did not work for most of the year, attempts to fix it were unsuccessful, so daughter did laundry on another floor; also noted that hallway was painted some time around spring break. Our student was a good tenant, rent always early/on time; kept apt. neat & clean. We had heard horror stories about landlords in Iowa City not returning security deposits or most of the deposit. FULL deposit was returned to our student w/in about a month after move out. Only reason I didn't give it 5 stars: some litter/debri would accumulate outside apt. on sidewalk/parking area in general public area; ants crawling on outside steps and around perimeter of building (though never saw any inside); and lots of cigarette buts on outside steps -- a commercial ashtray receptacle for use outside of building would help, but maybe they are concerned of it being stolen or someone having to empty it all the time. read more
