1.4 stars is 1.4 stars too high. We hired Heatherman Homes LLC to manage our rental property. The experience involved repeated communication failures, lack of oversight, and poor coordination throughout the management relationship. Among the issues we experienced: - A lease extension was executed without disclosure to us or approval by us as owners. - Tenant-reported concerns and maintenance issues were not consistently communicated to us. - During a furnace issue involving possible carbon monoxide concerns, the tenant was unable to reach the company and contacted us directly so the safety issue could be resolved. - We were repeatedly directed to coordinate directly with the tenant ourselves for inspections and walkthroughs despite paying for professional management services. - Requests for in-person walkthroughs and inspection support were declined. - Billing and records were delayed and were not provided during the management transition process. - After we provided notice of intent not to renew services at the end of the lease term, they immediately terminated the contract and then stopped replying to all communications. They charged full property management services despite terminating the contract mid-month and stopped providing services before the end of their contractual obligation. Most concerning was the overall lack of communication and responsiveness during critical maintenance and transition periods. We ultimately found ourselves performing many of the coordination and management functions we had hired a property manager to handle. Our experience did not reflect the level of professionalism, oversight, or client communication we expected from a licensed property management company. read more

Worst potential rental company I have ever encountered. Frances is the most unprofessional and down right mean. She wants to be right in every situation instead of trying to make things right for what is right. For a company who has military affiliation you'd think would work with military a bit better. Heatherman Homes has been our rental property manager since 2021. We are extremely happy with them. They are very professional, take care of our properties very well. If only negative star ratings were possible! A scam of a property manager. He will tell you what you want to hear and then as soon as he gets your fees.. ghost town!! Wasted my time looking at the house and listen to him tell me that because we meet every requirement by a mile, that our credit wouldn't matter. Told me to het my app in and it would be know problem. Then miraculously their office girl couldn't get in contact with any of our references, even though I spoke with all of them to let them know they would get a call! Tried saying they were not good numbers, even though I had just talked to them! Then the office girl comes back with a denial for the very thing the "Marine" showing the place said would b be no issue! Weird, almost like thy are just looking to scoop up fees. I should have listened to my gut, when another applicant showed up during my showing and then when the guy left, the "Marine" proceeded to talk crap about the guy! Guess honesty and integrity are no longer characteristics the Marine Corps looks for... Semper Fi, huh? Always faithful? Ha! Not this one! Hope you guys choke on our 100 bucks! read more

Let me start off by saying that if you want to work with a company that has good communication, this is NOT the company! I typically just let things go and i'm not the one to write bad reviews but this is well warranted. We rented from them starting Feb of 2024-Sep 2024 and had to break the lease due to military orders. When we moved in, the heat was not working for a solid 7 days until it was fixed. Mind you this was in the middle of winter in Virginia. They tried to put the blame of it not working onto us when clearly the system had a broken part under the house. Also, the condition of the home was unsatisfatory when moving in. They said they hired a "professional cleaner" but there were dirt marks on the walls, holes from nails that were never filled in, floors were dirty, shower was filthy. We had to go in and deep clean everything again. The list could go on. When we filled out our move in inspection, we noted everything little detail. When moving out, they charged us for things we had noted that were never fixed. We tried to argue it for months and never recived any response from Heatherman Homes for weeks at a time. Finally after calling, leaving messages and emails we recieved a generic email that stated "the owner agreed with our findings". So if you are looking for a rental, STAY FAR AWAY from Heatherman Homes unless you are okay with being treated poorly and okay with losing all of your security deposit. read more

if it were possible to give a lower review, I would. I'd like to start with saying that this is my personal experience. WARNING: I would urge you to be very cautious renting a home if you see Heatherman Homes LLC attached to it. They are owned by a military spouse so I was hopeful to have a great experience but that was not the case. They are unresponsive to any form of communication that doesn't include maintenance requests. (Those response time varied as well) It would typically take me emailing and/or calling a minimum of 3-5 times, once a week, before receiving a response. When I would call I would immediately be sent to the receptionist who would inform me that the property manager was unavailable, regardless of the time of day I called or time of year. The reason for their unavailability, that I was given every time I called, was that it was "busy season." Prior to move out, I emailed the property manager to confirm that we had completed everything. Upon move out, they charged us for items that that were wrong with the home prior to us moving in and items we specially pointed out to them during the initial walkthrough and each scheduled walkthrough thereafter. All of which they denied knowing about once move out happened. When I attempted to dispute these charges, they were again unresponsive. I had to follow up several times over the course of one month at which point they told me that that charges would stand. They ignored my request for an itemized receipt as they charged 750$ for yard work to include mulch, trimming hedges, and mowing the lawn. For reference there are two hedges, and two small flower beds at the front of the house. I informed them that we had mowed and trimmed, I will admit I did not remember the mulch as it was in an addendum I signed in 2018, and yet they disregarded the fact that we had done the mowing and trimming. They did not care about either of those things. We also vacated two weeks early and instead of communicating to us that we had missed/forgotten a few items in the 2018 addendum and allowing us the opportunity to take care of it, they said nothing. Then proceeded to charge inflated rates. All I asked is that 1. The charges be an accurate reflection of what occurred while we were living there and 2. That the charges would not be inflated. When I expressed my discouragement with their morals, ethics, and how they treat their tenants I was then reprimanded my Frances Heatherman and told if I wanted them to review the charges, I would need to be patient... keep in mind this was after I had already waited several weeks. Frances proceeded to tell me that they would no longer be "enduring me". Also note: they are graded F on the better business bureau and have 1.5 stars on yelp. read more

Good gracious where do I start... My husband and I are landlords for our house in SoCal. I know what it is like to have a property management company for my home. I would NEVER recommend this place as a property manager for your home unless you truly do not care about it. When my husband and I moved in to the house, it was so dirty. I've never had to clean food off of a wall in the kitchen before moving in. It was truly disgusting. They never did a walk through before us moving in. Clearly can tell or the lack of professionalism they just didn't care. Either way, horrible. I would say that they are responsive to maintenance requests. The house did have an electrical issue which resulted in me calling the fire department and I was told that they couldn't get someone out to the house for 3 days. That didn't fly with me. I lived in that house for 2 years and not ONCE did anyone from the property management come to check on the house or property. Not. Once. That just blew my mind. When the landlord sold the house, Heatherman was her realtor. That process was a hassle but they attempted to work with our schedules on showings and required maintenance to get the house sold. We took amazing notes on the walk through paperwork and move in photos (that my husband and I did ourselves because again, no property manager walked through with us) and supplied the required receipts of proof of professional cleaning (a joke because again it was a mess when we moved in), professional carpet cleaning, and gutter clean (gutter clean was communicated legitimately one day before our lease end date). We were "awarded" our full deposit (duh! They sold the house and don't care) but here we are day 39 and still waiting on our full security deposit back. They have 45 days to get that to us...45 days is this Sunday. What fun. Just avoid them if you can as a homeowner. They truly make me appreciate my property management in SoCal so much. read more

I wish we had read more reviews before renting from this company. Unfortunately with the state of our move (very quick) and state of the market, we had to rent. We own a property in TX which we self manage so we know HOW a property SHOULD be managed. Our rental was absolutely filthy upon arrival, and were told it was "professionally cleaned" lol. We asked for receipts that the carpets were cleaned, they couldn't give it to us but promised they were (AND expected us to clean them upon move out) Carpets were FILTHY. I have a 9 month old and cannot believe he had to crawl on the floors. Half the lights weren't working, fridge was leaking causing damage to the floors, basement toilet was leaking with urine all around the base. When we brought attention to these details they replied "they figured there would be kinks...and they don't do a thorough inspection.." I do realize that this company lacks integrity, and cannot handle the multiple properties they "manage". This is a warning to future renter...don't. read more

As stated by other reviewers, Frances does not work for Tenants and should be avoided. We experienced a long term flood on the property we rented, and she would not address it until we hired our own mold remediation specialist. Even then, it was not remediated correctly as she used someone cheaper (no fans were ever used, rooms were not sealed, some mold was simply built over, and mold was carried through the house). Phone calls are not returned, and her communications are curt. Currently, I am on quarantine for possible COVID19 exposure, and she won't stop scheduling in person viewings to rent the property and sending agents to the home where I am living. This is a serious health risk for the agents and their clients. read more

Heatherman homes did not abide by our lease agreement in fixing the refrigerator and a/c unit; they additionally discarded from their records a lease we signed that expired on a certain date and wanted to hold us responsible for two additional months after we moved out. Make sure to save all copies of local leases in case yours goes missing. read more

Frances Heatherman of Heatherman Homes is absolutely awesome and is a very caring and professional realtor. She has both managed our rental property and sold it. We are currently seeking another single family home and she has been extremely helpful. Once we find the property that we want we will most definitely use Frances to sell our current home. If you want a realtor that works in your best interest and has extreme patience while you seek, Frances is there for you. In reference to the other two bad reviews, as someone who has rented out and managed my own property prior to Frances managing it, I understand how neglectful tenants can be. Horrible and unprofessional company. As a military family, we have never experienced such poor quality from a property management company. The home we rented was dirty upon arrival, and the house smelled of cat urine. After complaining to Heatherman homes, we were told to let it air out. We were able to get in touch with the actual owners and they finally took action. The sub floor was soaked in urine and we waited 3 months for it to be fixed. Such bad communication and no respect for tenants! This is only 1 of many complaints... If you want a responsible company for both owner and tenant USE SOMEONE ELSE! read more

I have lived in one of their properties for 2 years. You can never get a hold of the broker Frances Heatherman because she is always out of the office. The front desk assistant never has any information and when you reach the department that you need for property management, they take their time to get back to you unless you call back and you happen to catch them in the office. Horrible customer service!!!! No communication but when they want their money for rent they are quick to get a hold of you but when I want my deposit check back, I am still waiting after 60 days!!!!! Horrible, there are much better property management companies out there! read more

Good luck using them. Maybe we are a one off experience. Been in this rental for less than 2 months, with 6 weeks of not having living room walls, flooring, carpet. We are forced to the kitchen eating area, or a bedroom. While this is an insurance claim, they will not communicate with us at all. We've left numerous messages and sent emails asking them to call us to discuss the issues. We've been renting for over a decade and they claim us to "hostile and threatening." All we want is a livable house and some sort of communication. That is our biggest complaint, absolutely no communication when there is an issue. Again, good luck using them. read more

Rented a house from these people I had very little time to move so I quickly moved in. The house was very dirty with lots of items left in the home. The yard was destroyed, it took me two weeks to clean up broken glass, trash, the fire pit was full of garbage. There was an oxygen tank outside the home that I was promised would be gone when I moved in. It took them 4 months to remove it. Whenever I put in a work order they would eventually send someone a (handyman) not real contractors to take a look. There was black mold in upstairs bathroom which took two months to fix. The main door did not shut correctly with two inches of space which allows cold air or hot air in depends in season. The air conditioning unit is improperly placed into a bedroom closet with no way for air circulation, the outside portion of the ac is hooked up with indoor wires. I reported this and nothing was ever done. Walls had holes light fixtures not hooked up. When it came time for me to move out they told me they were going to do final inspection after I was gone. A few weeks later they sent me some pictures and tried to say that there was a huge list of damage and deductions from my deposit. For the next 44 days they delayed and pushed me aside all questions for an invoice for exactly what they were going to take out until the day before they legally had to. The invoice has over 1350$ in charges for issues that they knew about or was reported to them already. When I called Francis I told her about this and then she said half of the things on the invoice the home owner was going to pay for and she would send me email next day with actual invoice. Two days later I called her back this time she gave me attitude on the phone and told me if I don't get it tomorrow best bet is she wasn't at work again and I'll get it when she sends it. This company does not care about the renters and I highly recommend everyone to stay away. Strongly do not recommend Heatherman Homes as a rental or management company. Although I may be bias, I feel my family is as good as renters come. In fact, we even own and manage two of our own rental properties. Heatherman Homes was difficult to work with the entire time and since moving on, we have heard nothing but bad things from others who have worked with them as well. Some of the employees are very nice, but, their decisions are over ruled by the owner, Frances. We had multiple bad experiences with them, but, the best example is a service call we placed. After living in the house for over a year, we reported only our second issue during the entire time... second! (First one was so major they replaced the floor in the kitchen as there was a water leak due to bad construction). We reported that the master bathroom had a very musty smell but that we could not detect any water leaks. We said it wasn't bothering us, but, that they may want to look at it if they had a chance. One week later, we had a $150 bill sent to us from Heatherman. Their plumber didn't find anything and they cited our lease that stated we would be billed for "unnecessary service calls." It was our SECOND call in over a year and we were just trying to keep them informed. We were not crazy renters that were calling about everything. We were looking out for them. Move onto once we had already moved out and new tenants had moved in (Note: we did break our lease early since we bought a house, but, we paid rent until new tenants were moved in AND we paid a "re-listing fee" of $1000). We reached out to Heatherman to inquire about our security deposit refund and inquire about receiving written notice that we were released from our lease as new tenants had already moved in. After multiple follow-ups, this is the exact reply from the owner, Frances: "We will be back with you once we have finished done what we need to do in order to complete the process. This will be done within the proper amount of time prescribed by law." This was over a month after the new tenants had moved in... great customer service if you ask me. Beware... read more

This was, by far, the worst rental experience I have ever had. The owner is absolutely horrible to deal with, the staff has an incredible turn-over rate (we went through multiple people during our experience due to "_________ no longer works here" many times), we struggled to get things taken care of that needed immediate attention and could have been hazardous. Not only was the situation terrible, communication with the staff was horrible and stressful, and more often than not, they were very hateful and rude; but I was even too afraid to post this review prior to now because I was worried about harassment from the owner. I will not go into detail as comments from anyone are met with animosity (as you can see from comments replied to by the company/owner) instead of professionalism and apology. This review is based upon a recent experience with Heatherman Homes rental properties. Specifically, we were looking to rent a home listed on their website. I was excited to reach out to Heatherman Homes mainly because they promote themselves as a "military family owned company specializing in professional real estate sales and property management" My husband has been active duty for the past 24 years. We have rented for 22 of those 24 years (13 homes). We are very familiar with the rental process. Northern Virginia has a very competitive rental market. Timing is everything. I found a specific rental property on the Heatherman Homes website that fit our timeline/PCS schedule. On 23 Feb I sent an email asking if it would be possible for my husband and I to tour the property. Within thirty minutes I received an automated email that referred me to an agent to contact. I emailed that agent on that same day and again within thirty minutes received an out of office reply with another agent to contact. On 24 Feb I called the number that had been given and left a voicemail requesting additional information on the rental and if possible could we schedule a tour. The agent returned my call on 26 Feb (Wednesday) and we scheduled an appointment time for 4p.m. on 29 Feb (Saturday). The property is an hour and a half drive one way and we arrived thirty minutes early. I texted the agent at 3:30 p.m. to let him know that were looking forward to meeting him at 4 p.m. to view the property. When we arrived at the rental property we were concerned that the "For Rent" sign was no longer in the yard. At 4:15 the agent had not arrived. I called the agent's cell and left a message stating our concern about the sign and the fact that he had not arrived. I then called the Heatherman Homes office number and left two messages stating that we had an appointment to view this home at 4p.m. and we were not able to reach the agent that was scheduled to meet us. After sitting in our vehicle at the end of the driveway for 25 minutes waiting and not receiving a call back from anyone we left very upset and disappointed. I texted the agent and called again. Finally, around 5 p.m. the agent called and stated that he was sorry that he had "messed up" and forgot to call us to let us know that the property was not being shown. He had no further information to provide us other than he was told to not show this property and he just forgot to follow up with us. Needless to say, we are very disappointed with the lack of professionalism shown not only by the agent who "just forgot" but also by Heatherman homes who failed to return my phone calls explaining the situation. read more

Rented from Heatherman Homes a little over two years ago. Property was dirty when I moved in, and I was told I was responsible for cleaning it up when I moved in because the owners of the property left the mess. The community had many amenities like gym, clubhouse, pool, parties, etc. However, Heatherman Homes never got me on the approved amenity list. I called numerous times with no response. I finally met the woman who handled the pool and gym, and she got me access when I showed her the lease. I never did get on the monthly amenity newsletter which included all the invites for activities. In addition to the lease, Heatherman Homes had to verify I was the renter in order to be afforded these activities. Nobody would do that because I later learned the owners had moved to a larger home nearby and were having the amenities newsletter sent to them so they could participate. I was the one paying for the amenities, yet Heatherman Homes allowed the owners to use the amenities instead of me. Heatherman Homes does not represent the tenants at all, but do allow the owners to get away with a lot. read more

I applied for one of their properties, but was denied due to credit and rental history. I was aware my credit wasn't the best, but was confused as to why I was denied for my rental history. I had my previous place for four years, never a payment late. I made several attempts via e-mail and by phone to dispute this matter and after several phone calls I spoke to two different ladies who kindly explained that "MAYBE" It was a mistake. Ms Frances contacted me about a week an half later stating the landlord reconsidered my application and that I was denied due to my credit score, but would have to pay a higher deposit. I declined, but still wanted to find out why I was denied due to my rental history. Today I reached out to Ms. Frances again via e-mail hoping to simply find out the answer to my question, but she seemed very agitated and RUDE writing back (No hello, good evening etc.) "You were approved but declined to move forward". I replied that initially your company sent me and e-mail stating I was denied due to credit and RENTAL HISTORY. She replied "Correct, You were approved". If this was a mistake how many other applicants have been denied due to mistakes? All my other encounters I had with other employees at this company were pleasant. read more

The home rented to us had a tenant when we first viewed it and we were promised everything would be clear by the time we were to take the keys. It was a disgusting home. For MONTHS we advised Heatherman Homes that the second floor carpet smelled of litterbox and cat urine before anyone came to the house to look into it. The fireplace was unusable (we were told by the inspector that it was in grave danger of a chimney fire from cracked internal tiles) nothing was done. There were rotting leaves and debris in the attic from where the roof vent had come loose. They fixed the vent, left the rotting filth for us to breathe. The vent system in the house had not been cleaned in years, there were two-three inches of filth covering the walls of the ducts. Heatherman Homes did nothing. The restroom vents were not to code and were being pumped right into the home's air circulation. Heatherman Homes did nothing. The house was not electrically grounded (as required by code to prevent FIRE) Heatherman Homes did nothing. We asked and asked and asked for work to be done. Multiple contractors would walk through our house pointing out problems we saw and others we hadn't. She refused all until she found the absolute cheapest (and most punctually-unreliable) handi-man she could find. We vacated the home after proper notification. She has not returned the deposit. She has not delivered notifications of deposit retention as required by law. She (again, this is Frances Heatherman of Heatherman Homes I'm talking about, not Jaclyn) has been erratic, loud, threatening, and condescending in conversations. I would NOT do business again with this company and will NOT recommend it to anyone. All beware. I rented from Heatherman Homes for four years from 2013 to 2017. I had previously been a homeowner and never experienced a rental situation in my life. From the very beginning my self and my family, four adult teenagers were treated exceptionally kind. I have a adult son with special needs and would often call the office with the air conditioning situation's. Every time he was treated with respect and assisted him with his needs. In the four years relationship with Heatherman Homes, I very much like popping in on the first of every month to pay my rent. They have a hospitality within their office that welcomes you the second you open the door. They always have a candle burning and candy in a candy dish and are very happy to see each and everyone of their tenants. read more
