BEWARE of Home Dream Realty. My dad passed away and I could only pay the March rent. I was told I had to be out by the end of March but I was still obligated for the rent through the end of April unless they could rent it out before the end of April. They were going to take my deposit for the April rent. They listed it for $400 more over my rent so they had a hard time renting it out. I left at the end of March and was told I could not back on the property because I didn't pay Aprils rent. I learned from my lawyer that was a lie, they couldn't kick me out even if I hadn't paid the rent. I should have had access to the property. Technically, they shouldn't charge me when they refused to let me on the property Home Dream Realty wouldn't fix things that were wrong with the house, I paid to have people come over and fixed the attic vents 3 times and pay the people gas, buy the plastic and duck tapes because they would not send someone out quickly. Gusty winds were blowing rain in the attic and I was trying to prevent mold. My bathroom water in the sink was dripping for over 5 months non-stop, running up my water bill and they did not fix it for 5 months and only fixed it then because I told them my dad passed away and I had to move. The Bathroom toilets were also running at a different times and it took them awhile before people came out to fix it. I ended up with almost $800 water bill. I had to take leave and go to Spotsylvania county and beg them to get rid of the bill. Kitchen sink had water leak for over a year and was never fixed until I told them I was moving. Took years to get the laundry room doors fixed, I hung a bed sheet over the door way. The landlord would never fix anything. I talked with people who lived there before me and experienced the same stuff. I have tonz more issues like this with emails, texts and printed documents to back up my claim. They sent me a list of 9 items they were trying to charge me for. Which were bogus or lies. Here are some of them. * GRASS -Said grass wasn't cut, I went the next more and the owner was there and grass did not need cut. I have photos, * Said a broom was left on the porch - Yes, because I the driveway is dirt so I didn't want people looking at the home to track dirt in the house. They stated they REMOVED the broom. That was a lie. I went there next day and the broom was on the porch still. I did not go on the property but someone else did and I took a video of them removing the broom. So saying it was removed was a lie. * Tried to charge me for a toilet holder not on the wall, that had falling off and I reported multiple times but they didn't fix it. * * Tried to 2 blind slits on the floor, I broke one and bought a replacement those were extras I was giving them, because all the blind slats were old and cracking. If you touch them they broke. I did forget to pull a few command hooks off the wall, I offered to go back but was told I couldn't go back it but it wasn't a big deal but they charged me $175 to take them off the wall. I took a picture of every wall, floor, door, ceiling, and appliance before I moved out. I even put a nice door with a code lock on it and left it for them. Beware, they don't fix items, lie in emails and try to charge you for things that were not issues. They even tried to charge me to remove a broom, for extra paint ($100) that I left for them and extra blinds I left for them. BEWARE!!!!!!! You don't want to deal with this company. read more

Trash, just trash. They made us jump through loop holes, made it impossible to get anything fixed because things constantly broke at the house I was renting. Treated us like children simply because we are a young family. No respect given. Charged us so much it became almost impossible to live there. This is a great company! We originally worked with them when purchasing our home. A fellow military family had worked with them before and raced about Rick Banez. After working with him we saw why. He truly cares about helping people find the homes that work for them. He helped us find our house and eventually helped my parents find their home as well. When it came time to move back across the country and rent out our home we turned to them again. Let me start by saying I never typically leave reviews or go this route. However, My experience with Home Dream Realty has been a nightmare. Their application is incomplete and does not allow you to put all the information they require to make a decision. When I asked someone to call me or review the application and decision with me I was told through email "no one will be calling me back". I tried to go to their office to speak to someone in person and it does not exist. All the addresses that are provided are empty buildings or dead ends. I started to feel as though this was a scam. Anna is completely unprofessional and refuses to do anything face to face or over the phone. I have yet to speak to someone other than through email!! Please be very careful when working with this company. They are only interested in every dollar they can make! read more

Complete shysters. I will never rent from these people again. To give some context, I was looking for a low cost, dog friendly rental in a safe neighborhood and had limited time to find a suitable place. Work dried up not long after the move and money became tight, so I needed to end the lease early. I informed them of this and moved my belongings out within a couple weeks of doing so. I had been paying on time and handling issues as they popped up, doing what was required per the lease, never had an issue with mgmt until I needed to end the lease. They informed me it would cost an entire month's rent, over $1000, just to list the property as an 'early termination fee', and continue paying monthly until a new tenant is found, something they buried in the lengthy contact I had to sign after a number of hoops jumped through just to move in. They also insisted I continue paying utilities on the empty unit. This went on for over six months. No one was buying, yet they never reduced the rent to move the unit and seemed lackadaisical in finding interested parties to view it, instead squeezing me and resorting to threats of legal action. Near the end, I barely had enough to cover food and refused to pay because I didn't have it. I'd repeatedly told them finances were tight, but they didn't care- rather than negotiating a payment plan civilly I was sent an eviction notice. This after I'd had to deal with pest issues and a faulty appliance (had to kill two snakes, one came up through the septic the other down the stairs, and frequently crush millipedes) all on my own. Fortunately my money issues were soon resolved (my own doing) and a tenant found later that month. Home Dream then had the temerity to send me not one utility bill but two, the latter from accounting for the final two weeks after the new tenant had signed but prior to their move-in, this after stating our agreement was done. They also took out a ridiculous amount from the deposit for a $5 item and cleaning, claiming the unit wasn't clean enough despite days doing so prior to move out and to me nothing stood out. If you have any sense, read their contracts and refuse them any business. Hopefully their business will wither and die, then I will dance a merry jig on its grave. read more

Rick Banez is a greedy con-artist. I ended up using Home Dream at a coworkers recommendation to purchase my house in May 2019. I unexpectedly needed to sell the home a year later in May of 2020. I naturally reached back out to Rick, and since doing so am questioning every recommendation he gave during the buying process. When I contacted Rick he told me I had no equity in my home (even though the market was trending upward in our area). He listed out, rather convincingly, all the reasons why it was a waste of time to list the house for sale, including informing me that I'd need to come up with $17,500 to break even. He also gave me numbers to convince me that renting the home would be an equal waste. His recommended "option" was to sell the house to him in a trust, subject to the existing financing. So the mortgage would remain in my name, preventing me from buying another house in the future, for a significant amount of time. Thankfully, I got a second opinion. The realtor I went with was certain I could sell the home for a high enough list price to break even, worst case, and best case make a small profit. When Rick saw the house was listed for sale, he had the audacity to email me AGAIN stating that he saw I had listed it for sale, he "hoped it would sell" and that if it didn't, he would still be interested in purchasing it in a trust. My house sold at asking price within 3 months and I made a profit, with a realtor who has only been in the industry for a couple years as compared to Rick, who has been in real estate for over 20. My advice is to stay far far away from Home Dream and Rick Banez. read more
