While…read moreI was out looking at the damage and shutting off the water, my wife called a couple of plumbing companies for repair. Of the first three companies she called, the one that could come out the quickest was Heavenly Throne - a local mom-and-pop shop (father son and another plumber). They sent out the young son that evening who assayed the damage which was only a hole in the galvanized "T" (about a $15 piece of pipe) The young man said the repair would cost "a few hundred dollars", and he would be out about 0900 the next morning to repair it. They didn't arrive until after 1030 the morning and after a few minutes the father-son team went back to their trucks. The son sat in his truck until the father came back with repair parts. They didn't bring with them any of the repair parts even though the son had come out the night before to assay the damage. When they came back the father assisted with the repair for a little more than 1/2 an hour and the son finished about an hour after that. When asked how much the repair was going to cost the father stated $853.33! Considerably more than the few hundred quoted the night before. When we asked for an itemized bill, the father stated they didn't do that. The son stated that an itemized bill was no longer an industry standard. They replaced several unnecessary parts and stated that they "may" eventually need replacing. After MUCH debate I finally got a bogus invoice which was eventually replaced with one that made sense, but only reported a breakdown of parts ($197.50); labor ($600.00); tax ($55.83); total ($853.33). There was no breakdown of labor cost per hour, how many hours or a list of what parts were used and the costs. How do you come up with a $600.00 labor charge installing $197.50 worth of parts in less than a few hours. When the son was finished, the water was turned back on and after a few minutes the pipe blew again because he didn't wait long enough for the PVC cement to dry. This error added another half hour to his stay. When he left, he took the PVC glue and left over PVC pipe that we were charged for. They certainly will never get a recommendation or be asked to return. I think they believe the lack of providing an itemized statement is their license to steal.

After all of my years of being in the location, no work being done to the location and me paying my rent up a year in advance I asked for a rent reduction. The reasoning for this was, the spaces next to me had sat empty for YEARS (4+), no real foot traffic, no garbage can (I had to haul away my own trash), horrible parking for clients, I had been broken into twice and the list could go on. As a retail business owner I didn't want to move my location because my clients knew where I was at. Asking for the rent decrease the property manager told me that he had full authority to make any decision to decrease the rent or not. He told me he wouldn't. Finally after having no choice I decided to move. I asked Ranny if he could give me about 45 days to move and he told me that he wouldn't and immediately issued an eviction request for me on the 9th of the month (my rent was due on the 5th.) I spoke to an attorney and basically since I had already secured another location they told me to just move and not to try and fight it. I moved but I want everyone to know, property owners that are looking for management and potential tenants that may rent from his company. STAY AWAY. He only cares about what he can make and that's it. He doesn't care of the property is horrible and needs repairs he only wants the rent paid. Tenants, he doesn't care about anything. Property Owners he will tarnish you're brand for your property with his horrible attitude, antics and business manner.

Well, Friday night we come home after work to no water and open the crawl space to find the pipe connecting the well pressure tank to the house has blown...so lucky we found out within a few hours and were able to flip the breaker and start removing the standing water with a shop vac. Lying in bed after that (after cleaning off with baby wipes, because we've got no water) we are SWEATING the price of emergency plumber service. Why does this stuff always happen on a Friday night? I mean, we like camping. We can probably make-do with no running water until Monday, right? I was shocked and thrilled to get a reply from Bruno's Plumbing within minutes of contacting them that night. And they were willing to come out the very next morning for a price that made us forget talking about which friends house to shower at this weekend. The next day, Randy and the guys clearly explained the issue and had it fixed and our water back on in no time. Impressed with their knowledge, the quality of their work, their responsiveness, and their commitment to keeping costs reasonable...I had them take a look at a quote we had done for re-piping the whole house back when we bought the place a few years ago. They beat that quote by more than $1500, threw in some extra toilet bolt tightening and hose bibs from the honey-do list...so we hired them on the spot to come back in a few days and get all of that polybutylene out of there! (And, for the record, the quote that we had was low-to-mid priced for our area and several years old. If I'd gotten a quote TODAY from a typical mid-to-high priced company, I'd be writing that they beat it by $5000+.) The team made quick work of it on a Monday afternoon, and a stressful Friday night turned into checking a major issue off the to-do list thanks to these guys showing up and being awesome.
