The property is consistently clean, and it's clear that management takes pride in keeping everything in good condition. The amenities are also a great bonus--one of my personal favorites is the awesome coffee station. Everything is always accessible and well cared for. The location is very convenient, with easy access to shopping, dining, and major roads, while still maintaining a calm and relaxed environment. One of the biggest reasons I've stayed is the staff. Morgan, the manager, does an excellent job overseeing the community, and Judith, Gracie, Millie, Sergio, Amy, Sandra, and Jason all work together as a great team. Everyone is friendly, professional, and helpful, and it really feels like they care about the residents and take pride in what they do. I've chosen to renew my lease multiple times, which really speaks to how much I enjoy living here. Overall, I would definitely recommend The Elm at River Park to anyone looking for a comfortable and well-managed place to live.I

Maintenance NEVER comes to fix anything so your apartment will just continue to crumble and get worse. Management NEVER answers calls or emails and rarely on sight(they also change management OFTEN so the next person never knows what's going on and is always overwhelmed with backlogged issues). There is no longer consistent upkeep of the property. There were WEEKS of trash piled up for unexplained reasons. The people from the bar at the end of the block take up all the street parking. Windows don't open in some of the apartments(a safety HAZARD as well as a stuffy apartment). I experienced the absolute most hell at this property.

Rent prices are crazy high, the location is next a liquor store and another garbage apartment complex, and you'll still have to drive to be "downtown". EXPECT PESTS! Cockroaches to be exact; they spray once a week and you'll be lucky if you don't find dead roaches in your unit the next day. Water damage, foul odors, and amenities that don't even work are the best you can expect from this dump. Maintenance is the only saving grace about this cesspool. Do yourself a favor and don't give this dung pile, or this dung pile's manager, any money. ABSOLUTE DOG SHIT!

    Unsafe living conditions…read more For two full weeks, we were living in an apartment that was under active construction, including times when parts of our ceiling were completely removed. The unit had exposed electrical wiring, exposed nails, and fiberglass, creating extreme hazards. Industrial fans ran throughout the day and night , and the caused skin reactions, which caused me to remain confined to the bedroom to avoid exposure. They were fully aware of the unsafe conditions but were not willing to take meaningful action to address them or provide reasonable accommodations

    We dealt with a ceiling leak from the unit above that resulted in drywall removal and sections of…read moreour ceiling being opened for repairs. While the active leak was addressed quickly, the repair process that followed was prolonged and far more disruptive than originally communicated. For roughly two weeks, we were living in a unit under active construction. Portions of the ceiling were removed, insulation was exposed, and industrial drying equipment ran throughout the day. The constant noise, exposed materials, and ongoing work significantly interfered with our ability to live normally. We were unable to comfortably use our kitchen or common areas the way we typically would, and much of our daily routine was disrupted. During that time, we experienced skin irritation and respiratory discomfort that coincided with the exposed materials and ongoing repairs, which added to our concern. Our frustration was less about the need for repairs and more about how the situation was handled. Completion timelines shifted, communication changed, and follow-through felt inconsistent. We made multiple efforts to resolve the matter respectfully and directly. A rent concession and legal agreement were discussed, but timelines continued to move and communication stalled. We were also presented with the option to transfer under a new lease term rather than adjusting our current lease, which would have added additional cost and disruption. Unexpected maintenance issues can happen anywhere. What matters most is communication, clarity, and reasonable accommodation during the process. In our experience, those elements were lacking, which made an already difficult situation significantly more stressful.
