I lived here for about a year before making the decision to move out of state. It's just location and I would not consider these apartments to be luxury but they are well-managed. Several of my appliances (ac switch), lights, and fixtures (knobs) broke within 3 months of move-in. The maintenance staff are very kind however they seemed to be short staffed (there only seemed to be two) and low on supplies because the most of the replacement items were clearly from other vacant units since they had a short life. I ended up doing some repairs myself. Also they only fixed major items and seemed to bypass smaller ones. I suspect that's why the lights in my apartment went out fast because they were hand-me downs. If you are noise sensitive, as I found out, only rent from the center building because the train comes through pretty often and it's often loud enough to vibrate the eastern buildings at night and insulation isn't that good. The rent increase for the next year was around $100 on top of the additional monthly fees. The leasing consultant also did not tell me that the washing/drying units were not apart of the rental and would be $40 extra per month right until I was there to sign. When I first toured the apartment they were there and it said w/d on the site listing. This apartment complex charges a lot upon move out as well like wall marks and they even claimed painting inconsistencies were damage. The office staff were nice but the move-in/move-out just left a bad impression. The grounds are kept pretty clean and so is the clubhouse area which is nice. The parking garage is also spacious and there aren't any ridiculous parking policies surprisingly. If you are on the younger end or just more outgoing side, just know that it's not really that vibrant of a community despite being on west 7th. Might be a plus for some. If I could've done it again I would have rented closer to southside. read more

I've lived in over six apartments across the country, and unfortunately, the fees here are among the worst I've encountered. My final bill included charges for: Parking fee, Common Area Electricity, Common Area Gas, Drainage Admin, Environmental Protection Fee, Final Drainage Admin, Final Sewer Base Charge, Final Sewer Charge, Final Storm Drainage Fees, Final Water Base Charge, Final Water Charge, Rent, Rent Service Fee, Sewer Base Charge, Sewer Charge, Storm Drainage Fees, Trash, Valet Trash, Water Base Charge, Water Charge, Full Clean Needed, Extra Heavy Clean Charge, Sheetrock Repairs Needed, Trash Out Needed - 1 Bag Total. I've moved out from all my previous apartments across the country and have never charged more than $100 before - Although I have missed something, even if I double-checked, there's no way I left a bag of trash inside. I had a negative living experience here. The external fan could be very noisy, I would advise double check if there are any external fans, especially if you choose the first floor. I have multiple outside my window, and I had to move my bed to living room for weeks, the maintenance is quick to respond, but after two fixes, the noise is still evident. Also please be noticed some units don't have washer and dryer installed, you need to spend additional ~$45 per month to rent one, which they did not mention before signing. On a positive note, the staff here are incredibly friendly and helpful. This is not a complaint against any specific staff member. The location is good and the apartment is true to size. read more

So far I have enjoyed our time living at these complex. The location is perfect, we have restaurants and stores at walking distance. The office team are great and the maintenance team is outstanding. Great location and apartment layouts, but be wary of which direction your unit faces if on top floor. We have our AC set to 66° for 24 hours a day ($$$) and yet it is still hot enough inside to break a sweat every afternoon. It simply cannot keep up with the square footage of certain units even with the blinds closed tight. The heat is radiating straight through the poorly insulated walls, you can feel it's hot just by touching the wall. Chocolate melts sitting on the table for an example. Again great location/everything, just select a unit carefully...make sure you tour in the afternoon around 5-6pm when you'd be getting home. read more

Renters beware!! My son lived here for 3 years. Security deposit was paid. The apartment was immaculate when he moved out and he was relying on the security deposit money. They security deposit was not returned and he is being charged an additional $3,700 for unknown fees. Now a collection agency has contacted him for the money. He is trying to fight this. If you do happen to rent an apartment here, be very very careful. Before move in take a picture of every inch of the apartment. Ensure that there is no crack, water damage or anything that you could be charged for when you move out. things you should examine and keep photo evedewnce of at the time of move in - all cabinet doors (inside and outside), refreigerator (inside an out), dishwasher (inside an outside) bathrooms, kitchen, carpets, molding floors etc. I am telling you to be careful our of experience. My daughter was sent a bill for repairs for water damage to the walls which were clearly due to the freeze and loss of heat in early 2021.. no one can intentionally cause water damage to walls. And while she was communicating with them to settle the matter, they sent her account to debt collectors. read more

My daughter and her roommate have not moved in yet, but so far we are impressed with the level of customer service we have received from leasing agent, Autumn. After looking at several apartments on Saturday-with many not having any units to even show us and therefore made us hesitant to sign with them, , we called Olympus in the off chance they had any units to show us and have an apartment at the time the girls wanted to move in. Autumn made time for us even though we did not have an appointment and she was the only one in the office that day. She showed us an apartment and we were able to complete the leasing application in her office. Even after getting approved, Autumn has been very responsive to my many emails and phone calls, no matter how small the question and assisted with technical issues signing the lease. I am sure she was tired of my emails. Autumn's customer service is excellent. read more

Great service then. Since the new management (change from AMLI to Olympus) has taken over, service has suffered significantly. I went for three weeks without adequate air conditioning in July 2016 and was told over and over again that AC was fine - while it was 85 to 88 degrees in the apartment. I moved us out early to a hotel and lost $1500 in costs due to their delays in even acknowledging I had a problem. Further, they sent their maintenance crews in at odd hours and without notice with only my minor child in the apartment alone. This was extremely upsetting to my child of 13. If you are looking to be near 7th street, pick another place. There are many new complexes that cost about the same or slightly more, and their management can't be worse than this crew. After living in a house in the suburbs for fifteen years, my wife and I decided to sell it and move to the West 7th area. We moved to Olympus last September and have loved every minute of it. While there are newer properties around this area, the location of this one is by far the best. The apartments actually feel like a home and not an apartment, which was important for my wife and I. The staff is extremely friendly and accommodating, and the service is outstanding. Our AC went out late afternoon on Sunday, July 1st, with the outside temperature hitting 99 degrees. I submitted a service request thinking it would be Monday before I would hear back from anyone. Thirty minutes after submitting the service request, maintenance was at my door and had everything back up and running in no time. I would definitely recommend Olympus. read more

Incredibly expensive for an aging complex. You are paying for the location. Units are not well insulated and show a lot of wear. Average electric bill was $120 for a small efficiency. You will be hit with many additional fees on top of your rent - sewer charge, storm drainage fees, extermination fees, trash pickup in addition to your water bill. On moveout I was charged another $300+ for bagged trash left my front door, small spot on the carpet. Very nice area but not worth the price. read more

If by any chance you work and you're not home, you won't be able to count on this complex holding package deliveries for you in the office as others do. If you're comfortable with the packages sitting outside your door, carry on, but I prefer investing in places that are more secure and protective of my belongings. There are such facilities in the same area, so definitely do your research before giving this complex your money. They are very snobbish here, and will be sweet until your contract is signed, then you're just a unit number. read more

We lived at Olympus 7th Street Station while we were looking to purchase a home. We really enjoyed every minute of it. The location was so convenient to everything. The manager Kate and all of the staff were wonderful to deal with. We only had 1 small maintenance issue and it was dealt with immediately. I can not say enough good things about this complex. We've been here a little over six months. If you have pets you'll want to be aware that they do not do upkeep on their dog park. It's constantly muddy, they have huge holes in the fence covered by bricks, the water fountain has not worked in months. When we moved in they said they were considering AstroTurf for the dog park... didn't happen. Pool- They had to close down the pool twice this summer due to broken glass. approximately 10-14 days total. Even though they have signs and send out emails regarding no glass bottles in the pool area... it happens EVERY weekend and almost every night of the week. People drinking out of glass containers right beside the pool. Fire Alarm testing- We just went through Fire Alarm Testing. My husband works at a large condo in downtown Fort Worth. At the condos they give you a half day window when they will do testing. Here, they gave us three days with no time of day specified. We've had to milk them for every little bit of info. This is a really big issue if you have dogs you need to remove while they test. We have to be on standby for three days? Noise-We are on the "quiet side" of the apartments. It's not quiet, but I guess it's quieter than on the bar side. They are pretty good about repairs and everyone seems nice. It is an AMAZING location, but when my lease option is up I'll be moving. read more

I recently lived there for a year during nursing anesthesia school and had a great experience. The location is great, you are within waling distance from everything. The staff is also phenomenal; they are always willing to go out of their way to accommodate. Sara and Amy are great in the office. I have had multiple experiences to brag on, but the one that stood out the most was actually when I moved out. After the mover came and helped me pack up the u haul, I realized that left my backpack on bathroom counter while cleaning. I called ten minuets before the office closed in a panic because it held very expensive items that I could not afford to replace again being a broke graduate student. I was about an hour outside of FW and Amy actually drove to meet me somewhere mutual to drop off my bag to me. They truly care about their residents, best apartment experience I have had. read more

I have lived in probably 6 or 7 different apartments throughout my life and this one was just too easy and smooth for me not to leave a review. There were little issues along the way, but they took care of it in a timely manner. Maintence team gets 5 stars, front office were always joyful to be around, helpful, and seemed to enjoy the service they provide-5 stars. They often have social community events which helps you connect with your neighbors-I never was able to attend due to schedule,but heard from neighbors they were a lot of fun. I was initially worried about noise being that we are next to the Poor House and the Gold Standard but I surprisely never heard much sound from inside my apt walls. Hands down the best apartment I have ever lived in! The office staff rocks, the maintenance staff kicks butt (came and replaced the batteries in all my fire alarms when they started to die in the middle of the night), and location and amenities are amazing! The community does all sorts of events and they all around just take care of you. They truly care about their residents. I will never forget: shortly after I moved in, I was traveling and left some documents I HAD to have at home and they went in to my apartment got the documents and overnighted them to on location! I loved living in AMLI the two years I was there! It was a perfect location, close to restaurants, bars, and the Montgomery Plaza which was perfect for quick shopping runs! We loved how central it was and had close freeway access for us to get to work in the morning. The staff was always very delightful and helped us with any issues that we had. The maintenance team was amazing and if we ever had any issues, they were there to fix it very quickly! I also loved that they had community meeting and events to connect you to your neighbors. They always provided a lot for their residents and I would definitely recommend living there! read more
