I've had a great experience living at The Elm at River Park. The community is well-maintained, quiet, and has a welcoming atmosphere that makes it easy to feel at home. The property is consistently clean, and it's clear that management takes pride in keeping everything in good condition. The amenities are also a great bonus--one of my personal favorites is the awesome coffee station. Everything is always accessible and well cared for. The location is very convenient, with easy access to shopping, dining, and major roads, while still maintaining a calm and relaxed environment. One of the biggest reasons I've stayed is the staff. Morgan, the manager, does an excellent job overseeing the community, and Judith, Gracie, Millie, Sergio, Amy, Sandra, and Jason all work together as a great team. Everyone is friendly, professional, and helpful, and it really feels like they care about the residents and take pride in what they do. I've chosen to renew my lease multiple times, which really speaks to how much I enjoy living here. BEWARE of the Elm at River Park apartments, they are a LIVING NIGHTMARE! I regret to say that my experience living at The Elm at River Park has been nothing short of a nightmare. Theft is a constant worry, and some residents don't bother cleaning up after their pets, allowing them to defecate and urinate in hallways and the parking garage, making these areas completely unbearable to pass through and the smell leaking into my own personal space. Gang activity has been noticed on the premises of this apartment complex and adds to the stress of just trying to live. The front desk staff is consistently rude and unhelpful, offering no semblance of customer support. It took an egregious 8+ months to receive a refund for an accidental charge, only to find that the checks issued had the wrong name and incorrect amounts. To add, unauthorized charges appeared on my credit card statement. In summary, the overall management of The Elm at River Park leaves much to be desired, and I would strongly advise against anyone considering renting here. The disregard for residents' safety, lack of accountability, and abysmal customer service make this place wholly unfit for habitation. Don't live here! Be prepared to step in dog feces on the regular because they can't seem to manage it. Expect the manager to be condescending and to tell you "good luck finding anywhere else that's better" when issues are raised. And when you decide it's time to leave, you can bet they'll charge you $5k+ to leave. Also, on my my REFUNDABLE deposit, they are refusing to refund me the full amount, stating "carpet cleaning charge is standard for every apartment". I've lived here about a month. Everything from looking around at apartments to move in and everyday life has been great. Kate showed me a couple really nice floor plans and I ended up going with a first floor option with a yard. Move in was seamless, neighbors are super quiet. The gym is probably the nicest I've ever seen in an apartment complex. The pool is so peaceful. I'm definitely going to enjoy the fire pit and hammock once it starts to cool off. They also throw resident events about once a month which is a nice way to meet new people. Whenever I see Kate, Milly, Judith and Morgan out and about they're always very friendly. read more

We have lived at The Elm for about a month. The amenities are great, the community is clean, and they are very pet friendly. The Coffee Bar is a wonderful plus. It would be nice for them to put security cameras in the garage in the future. It is new and a beautiful place ! Jose and Sergio are quick to come and fix any problem you might have. The Elm forces you to use Fetch Delivery Services for their residents but they don't use the service themselves. They claim it is a wonderful service but this has not been my experience just another fail for The Elm Luxury Apartments. Buyer beware - this property will probably ultimately be a nice place to live but during the construction process it is a bear . I wish The Elm Luxury Living would vet their vendors before the force them upon their residents. Here are some of the horrid reviews easily attainable on Fetch but this is another forced add on service which will probably account for at least in the tens of thousands of dollars for the property which it is fully leased up which by the looks of things will take another year or 2 based on the current lay of the land. If you're considering making The Elm your home ask about when they will get thrash cans up around the community, when they will have the work-out facililty fully equipped, when they will have door mats at each entry point - large door mats, when will the bike cave be fully functional, the dog park, and the dog wash. When you come in to lease they will only tell you the positives but what share what is really going on. It looks like they are making some strides of moving toward a nice property but not sure how long that will take.
