You should BY NO MEANS rent this apartment, and if you're going to read any review, READ THIS ONE. I've even included screenshots! (Actually it's hard to see the photos in order on yelp, please see my photos via google review by Amanda Te: https://goo.gl/maps/Asf5hjoxfWN4pyBC8) To management: Don't bother trying to save face by replying. You 100% had time to work it out with me civilly via email/phone and there was no effort whatsoever. I emailed an endless amount of times, called, and tried going into the office and contacted upper management and literally N O T H I N G has been resolved in the 2 MONTHS I've tried reaching out. I lived here from Jan '20 - Feb '21 and here is my list of inconveniences I've faced in this short time (stay tuned for the ending, it's the worst). 1. Before you move in, you have to set up your electricity and insurance. I did this promptly, but last minute, the unit I originally signed a lease for was still occupied, so I had to sign a new lease. I had to redo my electricity/insurance, which was a pain, but mistakes happen so no big deal. 2. The day I moved in, I drove from CA, so I got there close to closing. They gave me the wrong parking spot and mail keys so I didn't know where to park and by the time I found my apt, the office was closed. I came kind of late, so partially my bad, and decided to fix it in the morning. 3. After moving in that night, I found that the apt was ROACH INFESTED. Not one or two..INFESTED (see pics for the massacre I personally killed, only posting one because there's just too many). I wanted to cry. I went to the store late that night and bought a bunch of cleaning supplies to try to kill as many before I fell asleep. 4. I brought up the roach infestation (and wrong parking spot/keys) to the office early the next day. I was told, "I don't know what to tell you, Arizona has roaches." Really..? This lady didn't even try to look like she cared. She only opted to help with sending pest control (shouldn't they do that BEFORE I move in?) 5. Pest control came but obviously it's not a quick process. I waited 2 weeks and finally emailed the manager photos. Only then did they move me to a new unit. (I had to redo electricity/insurance AGAIN) There was no compensation for anything I bought for extermination or help with moving my things. But they moved me out, so I was like ok it's been bumpy but hopefully things get better. 6. The new unit is fine, then quarantine hits so I kind of leave my apt and use it more for storage (still paying everything on time). I went to live with my bf (still in phx). We checked on my apt from time to time to make sure everything was ok. Then it comes time to move out, so we spent a couple hours to completely scrub it down. I turn my keys in, everything seemed fine. 7. I get an email later of an amount I supposedly owe ($2000+) and I am outraged. The list of fees don't make sense, so I email/call, because it could be a mistake. See pics for the long chain of emails, but TLDR they don't work with me whatsoever to clear it up. They initially didn't even give me a chance to show that I paid, and then 2 MONTHS LATER when I threaten to sue, they finally reply and ghost me AGAIN. I literally just want to settle it. I can show I've paid every month, plus their other "move out charges" are kind of bs (i.e. I DON'T HAVE CARPET AND THEY'RE CHARGING ME FOR CARPET CLEANING). I don't know if they just want to keep my deposit or what, but this whole experience was ridiculous. I feel like I've given a ton of flexibility and time for them to respond. Actually I got baited that I would be helped and then just let down again, which is worse. I'm posting this review everywhere I can think of because I'm really tired of apt complexes taking advantage of tenants and if I can prevent people from signing their soul away to this place, then I guess that's repayment enough for the deposit I lost. Also as a side note, despite this terrible experience, there were about 2 employees that I really appreciated and helped me a lot, so shoutout to you guys. (The rest of you..literally have no competency and I'm baffled people like you exist.) read more

This community is extremely beautiful, well kept and peaceful. Everyone from the Office to the Maintenance staff are extremely accommodating and friendly. The interiors of the apartments are updated and modern. Everything from shopping, dining and entertainment are all within walking distance. Great place to call home! read more

Absolutely WORST place I've ever lived in. Wish I could leave negative stars for this place. Entire complex is always covered in trash, I've seen so many used tampons and condoms all over the place. Homeless people walking around the inside of the complex digging through trash. If you're a single female do NOT move here. I've had multiple men follow me around in the complex and be very pushy while walking my dogs. Super creepy. The office never knows what's going on, they are so disorganized and never help you. I've been moved out an entire month now, after living there for 12 months, and they're still trying to get more money out of me. These people are sharks and will take advantage of people. If you like roaches as pets, Management that doesn't care, AC units that leak, and toilets that do not flush then this is the apartment complex for you. Management tries to bully the tenants around because they feel they will not stand up and defend themselves so they think that's ok. Also read the fine print if you do not renew your lease they will charge you hundreds of dollars for repainting the walls, replacing the carpet, replacing the locks and any other thing they can think of to take your money.... This by far the worst place I have ever lived, for many reasons. First thr over charging after your rent amount, about $200 over your base pay. Then the unreasonable emails sent about fines they will charge the community if X Y Z are not done, prison wardens. Then not giving you much notice to remove all your items from the cupboards and your pets for a whole day. Then the ridiculous rules that follow. DO NOT MOVE HERE!! Probably one the worst run apartments I have ever lived at. I had to follow up multiple times just to get a lease sent to me to move in, I was on a strict timeline moving to start a new job. They gave me the wrong apartment number so I got internet and utilities started on the wrong apartment and they didn't tell me until my move in date. On my move in date they gave me 3 different amounts to pay up front causing me to have to go back to the bank multiple times to get cashiers checks (which is all they accept). I was put into a "newly renovated" apartment" which is probably the worst renovation I have ever seen with SUPER CHEAP materials, floors and countertops uneven, metal stuffed down the garbage disposal, holes in walls. Maintenace staff has no experience or certifications yet works on electrical and plumbing issues which almost caused my apartment to burn down. Infested with roaches. Illegally entering apartments without proper notice. Office staff is unfriendly. Fees and charges VASTYLY change each month. Sometimes I am paying $2400 sometimes $2700. It is a great place to live for family. You can find lot of kids around and serene parks to go on a long walk. They also have two big swimming and pools that is well maintained. There are multiple open barbecue sections where you can organize small parties. Leasing office also organizes fun activities for kids through out the year. read more

Absolutely hands-down the worst apartment complex I have ever had to deal with. I came in here looking for an apartment for my mother-in-law overall the place looked extremely clean the apartments that were shown were absolutely beautiful we were promised so many things upgraded everything and upgraded does include the countertops not just stainless steel appliances. Well what it came down to at the end of the day when we finally got to see the apartment for our walk through the entire place looked as if someone had just moved out it reeked of cat piss stronger than my nose could handle (my mom is allergic to cats) ..everything was so filthy and dirty the molding was separating on all of the walls all of the corners. There was a massive crack going down the master bedroom of the corner of the wall. Keep in mind this is move-in day for my mom the day she is suppose to get her keys. Me and my husband at this point did the walk-through for her because we were expecting to help move in all of her things and get the keys for her.... After seeing the place we absolutely refused to move her into this filth whole. With the countertops that were not upgraded that were very damaged and looks like they came out of some cheap apartment in the early 2000's. The main manager agreed to refund absolutely everything to us well a month later we still have not received that check putting my mom in a horrible situation where she doesn't have her money to move into another place. These people are unreliable they are liars and they do not hold up to their promises! Trevor that took us for the walk-through obviously wasn't educated on the property and doesn't know that when the property was bought by the new property management ... for the apartments where the tenants still lived in, the new management had no idea what they were walking into with those apartments and what it was going to look like as "Kylie" stated. So you shouldn't make promises and set expectations to customers when that's not what they're going to get. And as far as Kylie she's unreliable, she has an attitude and she doesn't call people back or hold herself accountable. We are still waiting for a $1800 refund check over a month later! read more

I wish so badly I could give this place a negative 0 star review I can't even explain how much of a nightmare this place has been since I moved here do yourself the biggest favor and do not move here you get charged for random things rent goes up every single month my starting rate was 1750 and now I'm paying 2000 a month they charge you for random stuff and they can't even explain what it is also there is a cockroach problem . I am completely disgusted by this place and I cannot wait to leave I hate it here I don't even want to sleep here at night anymore. I have called the police maybe eight times within living here from my car being robbed and tweakers roaming the parking lot doing drugs and approaching people . Not to mention I don't even feel safe taking the trash out because there are tweakers at night behind the dumpster. The pictures I'm going to be putting on this review are the tweakers dumpster diving and hiding behind the dumpster at night. This place is super unsafe and a total rip off. Also beware that the model they show you is completely fake compared to what you really move into. I paid for the upgraded apartment and the dark cabinets are not real wood it's white cabinets painted brown and the paint peeled up and the floors also come up. I'm sure I will be blamed for it to when I move out and I don't count on getting a security deposit back considering how money hungry these people seem. Very dissatisfied by my experience with this apartment complex. Paid $60 for application fee. Phoned repeatedly to get a response on my application whether it was accepted or denied. Learned over a month later it was denied without any notification via phone or email, which they had both. Learned today it was too bad on my part because I did not call, but I did many times to get an answer. Too disorganized, I would stay away from this apartment complex. Very rude also. Told I should get an attorney if I wanted my decline in writing. This makes no sense, since the majority of decent management companies have the decency to offer a decline in writing with an appropriate response as to why there was a decline. Shouldn't need an attorney for this. Again, I phoned numerous times spoke to both Kylie who said she would offer help, and Trevor... This place will nickel and dime you to death. Filled out an agreement with the cost agreed to it all of a sudden after the lease was signed were told that because it was a six-month lease they forgot to charge us an extra hundred dollars. So we had to come in after we already moved in came from Illinois no place else to go and sign the new lease. God for bid you have a pet you're going to pay through the nose plus no deposits are returned for any pet so it's money that you're just giving them to allow your pet to live with you plus a monthly fee also. We left this apartment cleaner then when we moved in not one nail in the wall and the floor was steam cleaned had to go out and buy a steam cleaner just because after we moved in if God for bid you had white socks on they turned black. I came from Illinois we never had to pay taxes on any kind of labor or service. But I guess in Arizona they're allowed to charge you plus you pay a tax on it so out of the $1400 that we put down as a deposit they took $600 for normal wear and tear they said the apartment needed to be painted that was a lie and they use Covid as an excuse for it being painted that's not my fault. We were there for six months we are in our 50s and left the apartment cleaner than what it was when we moved in. read more

The high for the day was 117 degrees....it was hot. Next thing you know it the a/c went out. By that time the front office was closed and I'm looking everywhere, contract...website... neighbors and from the neighbors I asked, nobody knew the emergency contact. I called the main number for the office and all you get is to leave a voicemail...we did and we never got a call back. When we got the apartment, the office never gives you a number for emergency contact but then on their website it shows that they have emergency maintenance...doesn't make sense at all. read more

Weve been living at Heritage at Deer Valley for over 4 yrs. In preparation for a new company's pest control treatment, we were required to empty all cabinets in the kitchen and bathroom. A daunting task to say the least, almost like packing to move out. But turned out to be like a major spring cleaning. Lots of stuff gone but a bit inconvenient to have everything else in our small living room for a couple of days. Up side is that our new management company which took over in Feb 2021 is doing a great job with all the care of the complex.: special events, landscaping upgrade, pools, area lighting, and now full pest control treatment to be sure our apartments are clean and safe to live in. Thanks to Lisa and Cheryl and the staff for coordinating everything. read more

I've been residing here for a year, and unfortunately, the office staff at this apartment complex has consistently fallen short in providing helpful responses and necessary resources. From the initial contract signing, where disrespect was evident, to ongoing issues such as unaddressed maintenance requests, the overall experience has been challenging. Despite documenting pre-existing concerns before moving in, a year has passed without any resolution. Clear communication about water shutdowns and maintenance schedules is lacking, leading to inconveniences for residents. Furthermore, overhearing staff discussions about residents in Spanish, assuming no one understands, adds to the discomfort. Addressing these issues constructively with the management could significantly improve the living experience for all residents. However I don't for see this changing due to it being present for almost a year now read more

Lisa the front office lady is rude and disrespectful, I was in there to take care of some of my personal matters and I overheard the manager Lisa being very rude and disrespectful to a resident I couodnt believe the way she was talking it acting like she was god or somebody important, after that it took everything in me to not get involved because I thought that was so horrible the way she was belittling the resident I also talked to one of my friends in the building and had told them about what I overheard and she just looked at me and rolled her eyes and I guess she haa been treating people like that . I would like to share my experience, which been amazing so far. Yes, Heritage at Deer Valley is a large and busy community. Being large and busy, comes with its own challenges. And during this Pandemic, the shortage of manforce adds to the challenges. However, taking care and being sympathetic, is more valuable for a happy customer. And may be this management understands the crux of it. I was new to city looking for an apartment. I did a google and showed my interest in Heritage at Deer Valley. Next day, I got a call from Irene, may be a sales lead in the management. I visited Heritage office next day and applied for an apartment as per my first need. Irene helped me and I submitted the required fees. That should be it, right? But for me the journey started from this point. Irene became face of Heritage to me. After I applied, I added many conditions, flooring, Sun, cost, space etc.... And repeatedly went to Irene, with a new additional need, kept asking to map me to one different apartment. Usually people do not that and management is not obliged to accommodate changes every time, right? But, I had a Medical urgency and needed specifics. Irene is been very sympathetic to it. Rather looking from a business perspective, she rather been very patient to listen, agree and accommodate. And she kept on giving me all good support that would make me feel Happy. I see a good people value in Irene. And thats what matters now. I have visited many apartment offices in last one month, but the kind of welcome I have experienced at Heritage makes feel different. All their staff are good and polite. I read a lot of reviews. The opinions are personal experience. And mine with Heritage Management have been pleasant so far. Finally out! A little background, when I first saw this apartment complex it was a whole different management, I had asked to see a 1 bed room and 1 bath apartment , they had shown me their show room which was renovated and beautifully decorated. Fell in love but before moving into my apartment, I had asked if I can view the apartment first before signing but the other management said no because the other tenants were still living in the home . Didn't question it because I had trusted the management office at the time, signed my lease and waited for the keys . Did a walk through of my apartment , oven was dirty , stove tops were broken , the walk in pantry was broken and dead roaches were on the top shelf , bedroom door had a hole but was covered up with plaster , the windows cracks were full of flies and dirt , smelled very like curry , windows didn't budge open , the top of the fridge was full of flies and dust , fans were covered in dust. I sucked it up for 2 years because rent was so cheap and the house was close to my job which was very convenient for me so I sucked it up . On my third year , I was going to renew my lease because like I said it was convenient and close to my job so I wanted to add my boyfriend to the lease , It was around $1000-1065$ to add my bf to the lease . I was like y'all are money hungry , the place is not a luxury place to be charging $1000 to add another person to my lease . We decided to look around and we couldn't find anything that was under our budget so we asked the front office to view a 2 bed / 2 bath apartment because it was the cheapest at the moment . Yes rent was cheap but it was $1000 to add my bf to the lease , another $1000 to transfer to one unit to the other and another security deposit so around $3500 in fees just to move around and add someone. It was ridiculous . Don't even get me started with the front office , when the new management came along , they lost my cashier check because they were in the process of changing management and was told "if I don't show proof that my rent was paid , I would get charge an additional $100 per day for being late in rent" but like my mom always says "paper talks" I took my check receipt to the front office and showed Lisa and with a snotty attitude she says "Trevor ( previous agent ) did not bring this to me" and I knew with that attitude, I was not going to like this woman . A month or 2 passed , Covid happened and my work had an issue with my paycheck , I told the front office of the situation and all they said was "sorry but either you provide us with a check or it'll be $100 a day that you are late" . From that moment I knew it was going to be helllll. Before Signing on the 60 day notice, I had issues with upstairs neighbors, it was a couple with 3 dogs , they were very loud and nosey , to me it sounded like they were fetch with their dogs , running up and down the hall at 2am and even arguing with each other where I had to call the cops and cops couldn't do anything about it since they couldn't identity domestic violence .One morning before 6am ,you can hear this couple arguing so I had enough and went upstairs to tell them to keep it down .They said ok and slammed the door . For weeks , it was nonstop stomping , running , arguing , yelling , you name it. I had enough , complained to the front office about it . Only verbal warnings were given but nothing was done . I sucked it up till I moved out . I do not recommend this place , place is full of roaches , place charges an arm and a leg for unnecessary things , if they wanted too they would charge for breathing . Yes rent was affordable at the time but would I ever recommend this place , hell no . The only person to ever give me peace and help me calm my frustration down was Irene . Irene is very sweet and never ever lied . Always helped me , always help me understand why things are the way they are without giving me attitude like Lisa and the other girls in the front . Sheryl was another woman who gave you attitude for no damn reason . Happy to be gone. I could keep going but this place by far the worse place I ever lived . If I wanted to rent with crackheads , roaches and nosey people , I would of moved somewhere else . Place is horrible . Charging extra for no reason , this place makes almost 6 figures a year but can't even make the place look decent . Place is a dump . If I could give this place negative stars , I would . Pay the extra bucks somewhere nicer because paying 1800-2500$ a month to live with roaches is not worth it ! read more

I just barley moved here a month & half ago and to be honest I love it. I was a little hesitant because of the reviews. BUT I'm so happy I made my own judgment. The staff is really reliable. Irene was very helpful and made us feel comfortable. The property is well kept. Pools just re-opened. In my opinion it's a nice family oriented complex. They have a food truck that come out every week for breakfast, Lunch or dinner. Very good food. Couple weeks ago they had a snow cone truck here. My daughter enjoyed it. As far the inside of my apartment, it's nice, everything works fine and haven't had any problems with bugs or roaches. I see a lot of long term resident's with negative reviews. In my opinion I like the new management. They actually care about their property. I have no regrets. read more

If I could absolutely put negatives on this place I would in a heart beat , it's seems nice on outside and like a very well family oriented place to live. However, ignore the kids running around playing, the parents are tired are stressed 1700 on rent is crazy ridiculous, not to mention they can add any charges on your monthly bill like cam charges and other charges they want. Everyone is struggling, me personally couldn't afford it and they can resign your lease after the 60 days with out you knowing automatically so if you can't afford imagine the second time around. Everyone seems very calm and well spoken at front desk but are completely disrespectful when you start getting to know the place after living there. It's not as nice as it's looks don't get fooled, I got a gun pulled out on me had to call cops multiple times. Got threatened every day by homeless people and harassed by people from budgets next to Heritage to even where I had to go to hospital for inquiries. Should have done this review 3 years ago. Day 1 on move in day mind you we had signed papers and everything over 2 weeks in advance and been told we would be able to move in on the morning of. We showed up to get our keys at 10am with our car full of my property and we're told that my apartment wasn't ready that they were cleaning it and finishing it. Mind you this is the middle of June they told us it would be ready by 2pm and they would call us. Then we were also told that our counters had not been done yet and the would be done the following week. Well 2pm rolls around and they still hadn't heard anything so I walk in at 2:30pm and are told not yet. At this point I'm ferrous I then asked what time will it be done and I'm told we don't know so I said fine we will wait here and we waited in the parking lot because I was done wasting gas. Finally at 3:20 we get the keys and the maintenance guy is still fixing stuff. When the property staff shows up to do the walk through with us we point out the stuff that is wrong with the apartment. (Blinds missing, scratches on the floor from dragging the appliances back in after the floor was installed, paint missing in kitchen and so on and so fourth) so what were they doing till 3pm? I had to work the next morning and need to do a load of laundry. I put my work clothes and soap in the wash and hit the start button and nothing. My boyfriend noticed they hadn't turned the water on and when he barely touched it it broke and water went everywhere. The laundry room, kitchen and part of the living room flooded. I tried calling emergency maintenance 5 times no answer and my boyfriend finally found the shut off in the outside closet. I called the office the next day when it opened and was told they could come fix it and I asked about the water damage and they said to call my apartment insurance. I said no that they needed to take care of it since I had been there less then 24 hours and I wasn't gonna pay a deductible for something that was there fault. She agreed and I was there for over a year and never had my floor fixed. Well we finally get all our stuff in and unpacked within the week. They they do the counter tops the smell is awe full to the point it made me sick and I was tempted to stay at a hotel. But I stuck it out and put towels around the bedroom door and lots of fabreeze. And low and behold roaches thousands of them everywhere. We try our best to handle it ourselves and when that doesn't work we have them spray and they come right back. Any time we moved our furniture they were just infested. I wanted to leave so bad. Well since I moved out over a year ago they are trying to get me to pay for the floor along with some other charges and trying to say that my ex was on my lease and they had denied him. I'm back again aha and let me just say I'm moving out tomorrow as my best decision ever since this place is ABSOLUTELY the worst ever and only find ways to make more money off you for they're worthless junk of an apartment! My washer has been broken for 3 months, my wall is leaking water out of a drywall!!!! They have don't nothing to keep up with the community let alone a simple repair you ask them for the staff is absolutely rude along with ask for management or anyone higher they'll act like they don't know who you're talking about or just say they're not there and not helpful at all, the management minus we'll join the circus as clown with how bright they are and untalented they are with knowing anything about things that are going on and will pretend that things didn't happen and they have no emails or call records from you even when they break their own lease with you!!
